Resort was decently maintained . Weekend seemed to be the busy days . Our room was nice with the patio. Our room did not have any of the offered kitchen items available but they quickly brought us items requested when we called. Everything was pretty clean . Housekeeping brought us towels when needed. Any problem you have from broken furniture to delayed service is due to staff incompetence. Mary is the worst and the GM who gives you lip service but doesn't address guest issues comes in second. Gardenia has been there for a while and you can tell because she's the most accommodating and efficient. The pool is dirty. You can literally feel the sand and debris in it. My son got ringworm. It's a one person show at the grill on most days. How gross is that? Cashier & Cook. This place is horrible. They need to do a sweep of staff. It's not clean. I definitely don't recommend it. once i stepped into the room i knew i was about to go through war. it smelt like the dirty sock bean boozled that you would get. i immediately noticed some sussy stains on the wall that looked like they were from 100BC. while i was pooping i felt scared. the toilet water splashed up onto my butthole and i swear im getting a hemorrhoid now. i heard somebody 5 rooms down playing rod wave screaming to get arby's. when i showered i was genuinely scared. there was mold growing and there was probably a new virus starting from the shower corners. if you want to be scared at night, then this place is definitely the place for you! read more

My family of six had a pretty good time, aside from a couple of things. When we first walked into the room, the door of one of the bedrooms didn't close at all, one of the toilets didn't flush, and we had to call maintenance. Oh where oh where can I even start... The amount of work this place needs is ridiculous. Sheets, towels, dirty. No one cleans the room while you stay or bothers to send clean towels unless you ask for them. Same with the trash- we called and were told we needed to take out all the trash to a larger garbage can outside. Walls dirty- visible stains. Bathroom gross- mold in the shower, tiles, mirror. Pictures on their website definitely dated. Shuttle service to Disney theme parks- mediocre at best. It's "complimentary" but it's definitely lacking. First you have to call prior to reserve a spot, or Hope the person who arranges the transportation is there, and they don't answer or have a voicemail that works. Second they are not consistent with the pick up time, they either show up early and fly past or they show up really late. Thirdly, the buses they use are also FILTHY- I understand it's meant to get us from point A to B but there's so many gross stains on the seats- definitely a yuck! The people in the front desk a very dismissive and don't even bother to acknowledge the issues. One day while we stayed there were well over 30 guests who were waiting for the bus that showed up early and didn't bother to wait 5 minutes. We were told the bus time changed and that we should've been there waiting at least 10 minutes before. All the guests had to pay for a different mode of transportation to the parks. I'm from Vegas, so I'm very critical about the places I stay. This place gets 3 stars just because it is in a very convenient location. 15 mins away from the Disney parks and 15 mins away from universal. And many food places near by. We stayed total of 4 nights. We got the 2 bedroom suite that comes with a kitchen. The bathrooms didn't come with extra toilet paper. The room only came with one extra garbage bag. And the floors were not the cleanest. Good thing I brought house slippers. I can hear the neighbors flushing their toilet. Overall, it was an okay stay but for the price a night they charge I expected better rooms. read more

This was our hotel choice for our family vacation to Orlando. We chose this because of the spacious suite with a kitchen, Livingroom, 2 bedrooms, 2 bathrooms and a balcony. The pool was another reason we chose this hotel. My kids loved the pool and it was definitely the highlight of this place. As for the cons, there are quite a few. 1. The suites are very outdated. The cabinets, appliances, walls all look like they are from the 90s. 2. The hotel and suite has a very strong fragrance that just kept me up at night. I can't describe really describe it. 3. The locks to the bedrooms and bathrooms do not work. Luckily it was just our family here. 4. Only 1 of the 2 showers actually worked. 5. The toilets run constantly and wouldn't stay quiet 6. The toilet paper on the dispenser was stained and dried up. It definitely fell onto some water and dried up but they still used it. Makes me question the housekeeping service here 7. There's a game room by the bar and pool but half the machines were down for service. The room is not much of a game room either. There are quite a lot of cons with this place but as a family that hardly stayed in the hotel I guess we can overlook some of the things. Most important things for us was location, pool and space to prepare breakfast, able to shower and sleep. With all that said, I think we'll likely splurge a bit and get a better hotel next time around however Floridays is a decent budget hotel in my opinion. read more

If you're looking to stay at this hotel when going to Disney or universal I recommend you go elsewhere. Shuttles are extremely unorganized. They never answer the phone. Some days arrive on time other days earlier and leave. There was about 20 people that didn't get picked up because the bus decided to come earlier than pick up time and not even wait. It was suppose to come at 7:35 we we looked down at 7:32 and it wasn't there. Got down there by 7:34 and waited for 10 minutes. Then decided to ask the front desk and she said it came at 7:30. The paper said pick up at 7:35. Huge inconvenience, we woke up our little kids at 6am to be on time yet still left behind. When trying to talk to a man at the front desk he wouldn't even look at us when we were talking to him. Super rude, zero sympathy, and no accountability for their disorganization instead he blames us for not being there and that our phone times were wrong!! How were we suppose to know it was coming earlier? Aside from that there was mold in the bathroom, weird smell when you walk in the room and dirty bed sheets. Staying at a Disney hotel is 10x better this place is not worth it. read more

Absolutely gross. Smells like an old up north cottage, without the quaintness. Upon entry the photos are what we found. Dark outside and no lights on in the hallways. I haven't shared the Lysol Wipe pictures after we used after we walked in. Nasty. Unit 301. Trying to find somewhere else to stay for a couple days. Please think 4 times before you stay here. The location is great for going to Disney. The size of the of our rooms were good. Rooms needed updating and a good cleaning. Loved the pools. The staff was friendly. But their security is horrible. We had the catalytic converter stolen from our car. When we reported it they we're apologetic, but offered no help nor did they give us a discount. This is our preferred place when we go to Orlando. At times, when going to the Universal parks, we have opted to stay in their resort. However, since our youngest were toddlers, whenever we want to room and lounge together comfortably, my sister and I have stayed in either 2 or 3-bedroom condos. here and we absolutely love Floridays! You can look at all of their amenities on their website, yet, suffice to say that the kitchen, dining, living areas are spacious enough for eight, and they have a balcony. The bedrooms are also roomy--particularly the master bedroom suite. If you're looking for modern or updated, you should consider another resort-style place in Orlando, but the accommodations here are just right when your purpose is the parks. Their price points are unbeatable! In the 3-bedroom suite, which is where we recently stayed, they provide lamps with USB ports, an iron and board, a stackable washer/dryer, a built-in desk, a pullout sofa, fans in every room, a full-size dining room table & chairs, and island with stools, kitchenware; including plates, bowls, glasses and cups, a Keurig machine with k-cups, a microwave, fridge--all of the standard appliances. You can also order from Publix through Instacart. There are shopping strips and a lot of different eateries. The outlets are pretty close too. It is truly centralized, and with all of the parks being within 7 miles, except for LEGOLAND which is about 40, what else can I say? Let's see.... Whenever we need extra bedding or towels, we either call or go to the lobby, where they take care of us and not begrudgingly. Moreover, the ladies who clean are so sweet and completely accommodating. If I remember correctly, they have four stories, but I recommend building A, since it is directly across the pool and lobby. They also have a cafe and pool bar. Check-in/checkout is quick and always courteous. They are pet friendly too--so much so that this past weekend they had a group of show pups staying there, but they all went practically unnoticed. We have stayed with at Floridays for a decade (even my oldest grandson has stayed there), so we hope we can continue to do so! read more

Upon arrival, the first thing we noticed was there was no gate to monitor the ins and outs on the property. Anyone can visit and from what we can tell there is no security. However, we had no problems. Our checkin was seamless except our initial keys didn't work when we went to the room. We took it all in stride and walked back to get the keys reset. We stayed in a 2br, 2 ba condo. Once in the room, we were happy our preferred view of the pool had been honored. Also, our condo was pretty clean even though we cleaned it and loaded the dishwasher again as a precaution. As we reviewed the room we noticed that most of the dishes and towels were missing. It took several calls over two days to get everything we needed. The staff reported that they were out of many items. We were even missing the chairs from the balcony. We didn't understand why housekeeping didn't note what was missing so they could come back later. It shouldn't be up to guests to report it. We do appreciate that the staff appeared to go out and buy some items (ex. hairdryer, cookie sheet, pot holders and oven mitts). For sure, we marked the inventory checklist from top to bottom so we wouldn't be charged later. Despite our hesitancy and comparison to fancier resorts we had visited, we were pleased with our weeklong stay. The resort promotes Publix delivery but we opted for Aldi's. It was great to avoid grocery shopping and our order was cheaper, accurate and delivered by 10am the next morning after our arrival. Wonderful! The resort staff was great! The pool was open from 7am-11pm and was usually packed except early mornings and after 9pm. I never got in the pool but members of my party did early in the morning. They ate once at the pool cafe and that was breakfast which was okay - nothing fancy. The drinks were pretty good. The mattresses were pretty good which is the most important thing for me. I also travel with a mattress pressure pad to accommodate my joints. Floridays is couple, children and family friendly and located near everything. We would stay here again. Management needs to hold housekeeping accountable by ensuring each condo has what's listed in inventory. read more

We've been coming here for several years now and every year it's a little worse than the prior. The rooms need a major overhaul, the bedding is old, the kitchen is sparsely filled with things you might be able to cook with, our coffee machine was broke, there is always a concerning amount of mold in the bathrooms, the light fixtures are filthy including the lampshades which appeared either burnt or moldy. We don't typically spend a ton of time in the room so I've always looked past the dingy-ness but the moldy bathrooms is where I draw the line. It's a major health concern for guests who are staying an extended period of time. The BIGGEST concern at this resort is safety. It's very clear that on the weekends the resort pool is flooded with locals who are able to walk right in, there are no locked pool gates, no wristbands, nothing to keep paying customers safe. And let me tell you, the locals aren't exactly trying to remain anonymous. They are taking up large spaces, bringing in their own music and speakers and acting all sorts of inappropriate in the pool lacking any respect for other guests and in particular any families with younger kids who don't need to be subjected to twerking and vile language. The manager seems like a reasonable business man, I hope he'll do his part to keep paying customers, families and young children insulated from the riffraff Great pool area, bar and cafe but its unfair to spend the money when carloads of entitled locals take over the common space. read more

Really solid choice if you prefer having more room and feeling more at home. This resort is more like an on-site managed Air BNB vs a traditional "hotel" where you get daily maid service, etc. You can ask for mid stay cleanings for an additional cost but like other VRBO type condos/rentals it's not automatic. They have 2-3 bedroom units that are privately owned and the Flordays management takes care of bookings and service while you visit so you don't have to contact the h it owner directly. The units are clean, a little dated but nicely decorated but the best part is all the room! Having TWO bathrooms, our kids having their own beds and a full kitchen for meals at home which saves so much money. Pools are really nice, especially the larger "party" pool. Beautiful. The Palm Cafe food takes a while but never disappoints. Moderate walk to Publix, Target, Chick fil A, Chipotle, etc. Big property so parking can be an issue but it's still worth asking to be in the back like building F. Less road noise and you don't have to hear the kids and music from main pool. Overall we like the idea of condos vs hotel rooms and this resort checks all the boxes for us. Kitchen is modestly stocked to get you started but you may want to pack some essentials. Paper plates, etc. read more

MARCH 2023 Do not stay here! First room was in building D room 102, D for dilapidated. Soon as we closed the door I kid you not the door handle fell off and the door would not close all the way. I was willing to look past that after my family's long flight. We just wanted to shower and get to our airboat tour. That was not happening, the towels were filthy and when exiting I noticed all the hanging light fixtures were rusted. This room should have never been available for anyone to rent. It is not suitable for animals let alone people. The room looked like a rent-by-the-hour motel. Here is where it gets really good, instead of switching hotels my husband just wanted to switch rooms. I call the front desk and let them know and was told to come down for another key to a different room. My family was reassigned to B203, upon entry I notice shoes, luggage, papers and a pack of cigarettes. The room was occupied! I was assigned a room where someone was staying. Returned to the desk, upset but respectful. Luckily the guest services manager was there, he waived resort fees and was willing to lower our daily rate to 175. Unfortunately knowing that some random person may walk into my room did not sit well with me, especially with my children. If I were you I would avoid this place like the black plaque. read more

The jacuzzi tub in the room was awesomely placed in the master room where you could open a window to the master room. Each room has a balcony. The front desk helper was great at check in. The pool was nice! There is towel pick up and return at the pool. There is a cafe, bar, and a mini convenience store. The store has a "Starbucks" but eehhhhhhh trust that was a grain of salt lol he had to modify my drink after the fact. The cable tv was horrible though. The channels barely came through. It's a great resort for families and for the price best on others it almost perfection. It was a beautiful campus full of beautiful palm trees and banana leaves. The pool area is nice but overcrowded. We didn't get a chance to enjoy it but I'm sure the other hundreds of people in it did. They had karaoke on Friday night with a DJ. The room was amazing. It's basically a condo apartment. We booked a two bedroom suite which was the prefect size. The room aren't super close so there some privacy between rooms. Parking on the weekend is chaos!! Get there early and take an Uber or Lyft or shuttle because if you get back after 10pm chances are you won't be anywhere near where your room is or you'll be parking on the side of the street. When we first arrived we weren't assigned C502 but the door wouldn't open. They then moved us two floors down. Didn't really appreciate that too much after a 12 hour drive. Having to wait on security then another room. They should have a good idea on what works and what doesn't on the property. There is plenty to do around here so you could never get bored. Attractions everywhere. Overall, I've already booked to come again in July. read more

I do not recommend this resort! We just stayed at this resort for the dog show. We put tarps down in our rooms so we could keep the floors clean. There were so many problems! First we were locked out of our room with non working keys and maintenance never showed up after we were told they would be. Security and front desk kept providing us with keys for E104, and F105 yet we were F104. The front desk staff was very rude and left the loby to hide in an office after stating there is no manager me to speak to. This went on until 1 am. Hot tub jets didn't work and kitchen was barely stocked with anything. I checked out at 9 am on Sunday 12/15/24 and my roommate not long after. I neatly folded up my tarp and left a clean floor behind. Now on Wednesday the hotel is falsely claiming I left dog poop smeared on the floor....in the area the tarp was! This claim is a scam! And we will never return to this hotel as they are now charging me a $225 cleaning fee for something I didn't do! We are here for a group function. Below our room were dogs that barked continuously until 10pm and then again all morning. I did notify the front desk and they offered to move us and suggested they move the dogs. The rooms were clean but the jets on the jacuzzi were full of mold. Water pressure was at minimum. What a great deal! $125/night 2 bedroom suite! I needed my Hilton - BUT we wanted to save some Benjamin's this trip- so off to a 4.5 star resort according to TA. Arrived, looks clean, a bit more inspection reveals a Fingernail clipping on the cloth couch...horrified. The next thing I check, always, not just in this hotel is the bed-looking for clean sheets, bed bugs, stains, dampness anything which would make anyone turn and run! Our bed had a zipper cover, ziptied so I couldn't fully check, the next layer, the cushioned cover revealed stains of unidentified nature. 2 strikes. Now, I'm nervous- I cover all furniture with sheets. Scary fingernails on the couch(my fear factor). Called the front and they came to change 100% the bed (add a star) Pots and pans missing-strike 3 Again front desk restocked Stinky smell on the 1st floor and the garbage chute -like a horrific cologne. Pool was OK, clean and only slightly cloudy. Sunned by the small pool which was a block away from our building. .overall, if you are not a hotel snob, if you just need the basics, want to save $ and have 2 full bedrooms, if you want to be closer to Seaworld and I-drive. Nothing like what I was expecting. Our original room was occupied on arrival. Went in to find another party was still in the room. We were giving another room of poor quality. Very dated. Says they have Wi-Fi but I had absolutely no Wi-Fi the entire stay and the structure interferes with cellular signal. When I told the front desk about the Wi-Fi she didn't seem surprised and said she would contact the internet provider...lol... yeah right. If you ever tried to occupy a sick toddler you would understand the importance of Wi-Fi and how irritated they get when it's in constant buffering mode and Mrs. Rachael has a stutter. The mattress was horrible. I swear one of the springs almost punctured my kidneys. The smell was atrocious. It smelled like soiled diapers and mold that been left for days on end with the ac shut off...gross!!! The only upside was we didn't spend much time in the room. read more

I stayed 10 days with my family in January, positives are the pool, bar, food service, pet friendly, and buses to parks, but the negatives are irrefutable... the rooms were not clean, the beds have one sheet and that's it no blankets, many many bugs in the room we got bugs in the kitchen that we wrote off to food left out till we found bugs in the master bathroom... one thing they were good with is when we pointed these issues out they helped a little but the issues were never completely resolved. I heard from others staying they had mold in their rooms which was never cleaned even after they told the front desk, also half way through our time there the pool area became a construction site that was never told to us. read more

A solid "could have been better". We just stayed one night and honestly happy it was only one night. Pros: ~Price was less than others for a three bedroom ~Nice little view of water feature Cons: ~Unit seemed dark, drab and dated ~I know it's stated, but kinda cheesy to charge for an early check in if room is available. First time that I have ever had that experience. We flew in on a red eye and were beat, so we paid the $35 or whatever it was....I was too tired to remember the cost! ~Noisy after 9 pm. Lots of noise from the parking lot and other rooms ~We were charged $26 and change to our credit card on file after check out. None of us remember reading or being told about taking out trash, emptying dishwasher, etc. like some timeshares tell you. I am guessing that is why? There was not one piece of literature in the room for what to do before checkout like other places that require such duties to not be charged. It would be helpful to have a booklet, flyer, something posted in the room about this. Due to more cons that pros, we would not stay there again. Even though it was less expensive than others when we priced it out, it ended up being just as much with the early check in fee (that most resorts in the area do not charge....and the resort was not full at that point) and the fee upon checkout for....whatever it was for (eye roll). read more

Cons: beds are very uncomfortable, also spare room is not 2 queens as described for our booking, but is actually 2 full size. Mold in both showers, will add photos soon. No room service provided aside from trash under sink was replaced, no beds were made and towels were not replaced. The service and the price were great. The pool bar... top notch ! Those are the only nice things i have to say. The rooms were filthy. The bedding was so old. The hotel ran out of blankets so some of our party had to wear double layers of clothes to bed. There were smooshed bugs on the walls (indicating the place was rarely deep cleaned). The showers had standing water. The dishwasher had old food in it swishing around with the 'clean' dishes. AND WE HAD A COCKROACH IN THE KITCHEN AND ONE PERSON FROM OUR PARTY HAD DEAD BED BUGS IN HER 'CLEAN' BED. The pool ran out of towels. Twice. Here are the issues we had: dirty bathrooms, unswept floors, bathtub that wouldn't drain, no housekeeping, rude and indifferent front seat assistant (Vanessa) and the furniture is disgusting with food and stains. We didn't have any towels because of a spill and called for towels 4 times, went to the front desk twice and after 3 hours we still don't have towels. The Floridays Resort in Orlando is a perfect place to stay if you've got a family. It's also a good place to stay if you're looking for a relaxing getaway in Orlando. It's not good if you're looking to get crazy in O-town. I believe this used to be a condo complex that was turned into hotels. They feature two and three-bedroom suites. We stayed in their two bedroom suite for two nights in December. Some of the features of the room include: Free wifi- which isn't the fastest. DIsh washer A full kitchen dining table balcony each bedroom had it's own tv as well as one in the living room the master bedroom had a jacuzzi tub in room washer and dryer. Make sure to put your parking pass on your dashboard of your car. The hotel also has a nice pool, game room, small restaurant, room service options, and a small but nice gym. They also have pet friendly rooms. While the rooms themselves may look a little dated, they are nice. They are clean. I did feel like they needed some more light, but we made it work- open up a blind and it's more manageable. I would stay here again for sure. I'd recommend it to anyone coming to the area. It's a quick ten minute or so drive to the parks. For the price and the amenities it is a steal. read more

Free shuttles to the theme parks. Washer and dryer in the condo. Cons Lack of response from front desk/housekeeping. The pool needs to be vacuumed and the area around the pool was filthy and needed to be power washed. No consistent utensils in the room. (1 coffee mug for 4 people). Took 3 days for them to bring us more towels. There were no washcloths for 3 days to wash with. The toilet in our master bath kept clogging. The blankets on the beds are THIN. T H I N! Second time staying here, likely won't be a third. The place is "not bad". Fairly clean, friendly, great for kids. But, it's not well-kept. Housekeeping did a bare minimum job in the room (didn't clean the glass-top dining table which was CLEARLY dirty, among other things); the public spaces were not well maintained. We watched two employees spend approximately 5 minutes apiece sweeping up a 1'x1' area of sidewalk... and when they were done the offending leaves and debris remained. Meanwhile very nearby to the sweepers was the pool: tables weren't bussed/cleaned, old towels lay strewn about, garbage on the floor. Not a single member of the staff present to maintain the pool deck on Friday or Saturday. The pool bar and restaurant was understaffed and quickly overwhelmed. ONE bartender and four kitchen staff. The line for drinks was unreasonably long (the lone bartender did an excellent job but was overwhelmed); ticket times were minimum 30 minutes to in excess of an hour (again staff was overwhelmed). This was our 2nd visit there will NOT be a 3rd. In past 2 years this quality of this place has gone downhill. They are not ready to be open This is the true story of a family of 6 trying to vacation here. Staying 3 nights in 3 bedroom room. Check in was smooth and the woman at the front was very nice. Get to the room and.... 1. Missing Iron 2. Missing Ironing Board 3. Light out in dining room 4. Fridge and Freezer didnt work, more on that later 5. Broken Bulb in Master Bedroom 6. Missing Tv Remote 7. 3 Towels provided in room, come on, really. 8. No dish or hand towels provided 9. 1 trash bag provided 10. Blocked view with broken wall on balcony. 11. No Ice Bucket Dont ask the housekeeping for anything they tell you to call the front desk to get them to bring it up. Guess what, the front desk dont pick up the phone. Walk back down to main building ask for couple things and they were provided by woman at the front desk. Taking a shower ended with me in 2 inches of water because of poor drainage. On Sat morning I went down to advise the front desk of my issues and the guy gave me a look like he didn't wanna deal with it and that I was bothering him. Yes I got that from just his look. Getting in the pool you need a wristband like an amusement park. This really added a nice college party feel. Wristbands are silly, did i mention I was given 6 for my stay. Did you think I wanted to walk around with a neon yellow advertisement for you? Back to the room. So they came and looked at fridge said it was working fine so was the freezer. Check out the amount of ice that was made in the photos. This was after 2.5 days of being there. Ice Cream was soft when left in freezer. The broken bulb in bedroom was never fixed. Check out the photo. The shower was never fixed, check out the pool in the shower photos. Multiple attempts to call the front desk were never answered. I had walked down to ask for TP, again because we had very little in the room. This time a new woman was there and said she send someone up. First why was she not willing to walk 10 feet behind her and just grab it, the other woman did. Well guess what, TP never came and guess who is not picking up the phone when you try to call them. We would have moved but we were part of a reunion and everyone was on the same floor. Thats right, 2 more rooms were rented because of my recommending,.what a mistake. Do yourself a favor stay somewhere else that is ready to be opened with a staff that wants to do a decent job. read more

We stayed here for 7 days from 7/12-18 The service is great the room they give to us is perfect fir my family 2 bedroom 2 bathrooms full kitchen that we love it. If you need anything just call and they bring to your room. We love it next time we come to Orlando we will book up this resort again. They got swimming pool here outdoor I think from 8 o'clock to 11:30 pm. The front they're very friendly staffs, we also got the tickets to magic kingdom from the Floridays Resort make it easy for us when we get the place.
