After our first meeting, everything moving forward was extremely easy and understandable for people who have not that kind of expertise (I am an assistant professor in neurology at UCSF). Short version: Faramarz and his team gave me the OK to remove my loan contingency but then a week before closing, they bailed and left me high & dry. Faramarz was referred to me by my agent when buying my first property. We worked together for about a month or two, but mostly it was through his assistants (?) and nobody really helped guide me through the process. I didn't know what the heck I was doing, and a little bit of advice and education would have gone a long way. After I made an offer, Faramarz and his team went to work and once they had the assessment, they told me everything was good to go - I was all set to close since the loan contingency was all that I had left. I cancelled my lease, my girlfriend cancelled hers, we scheduled vacation days and movers to get into our new place, we both got rid of a bunch of furniture... we were ready to move in to our new place. But about a week before closing, informed me Faramarz that he had screwed up. And he screwed up badly. He didn't read the documents about the property closely enough and despite giving me the OK, he wouldn't be able to provide a loan on an non-warrantable condo (a condo in a complex where one entity owns more than 10%) He pretty much walked away and put in me in touch with a friend who could cover non-warrantable condos. I was still left with all of the stress of canceling movers, rescheduling vacation, oh and FINDING A PLACE TO LIVE!!! Fortunately, everything worked out, but no thanks to Faramarz. read more

There are plenty of people out there who will gladly take your money and sell you a mortgage. But here's the real bonus about working with Faramarz (FM): he's just a great guy to talk to. Yes he has great rates and yes he knows a ton about the different loan options available to you and yes he can answer any question you have about the process... but that's just table stakes as far as lenders are concerned. Buying a house in the Bay Area is intense, stressful, and rather unusual as far as real estate transactions are concerned (just wait until you think through what it really means to write a $1M+ "no contingencies" offer on a 100-year-old fixer-upper in an earthquake liquefaction zone). Having someone on the other end who is easy to talk with, a clear communicator, never pushy or impatient, and seems genuinely invested in helping you across the finish line is a huge advantage when you're about to make the biggest financial transaction of your life. FM is that guy. We found FM on the advice of our realtor, who recommended him because of his team's ability to move fast-- a critical quality in the hot housing market of the SF Bay Area. His team definitely delivered here, helping us get pre-approval and offer letter documents within hours of requesting them, even if that meant putting in some overtime on the weekend. We had earlier tried working with our credit union to get a loan, and while they were friendly, they did not show anything close to the hustle and sense of urgency that FM and his team brought to the process. I closed on a house last week with the help of Faramarz. I can't emphasize enough how helpful and critical he was to my home buying process. I found Faramarz less then a week before offers were due on a home I was interested in, and he gave me immediate attention, starting collection and processing of loan documents immediately. In just under a week, He was able to give me loan approval (not pre-approval, full approval) - so I could remove the loan contingency from my offer and better my chances. As it turned out, there were 5 other offers on the same house - but the seller chose us, in large part due to the quick close we offered by having no loan contingency.
