Very pleased with their work. Jon worked with us as we changed several things during the process. No headaches! I have worked with many contractors in my years as a residential project manager but none comes close to the two-faced treatment that is FNS. I hired Jon in part because of is demeanor and the fact that he had very high ratings on Yelp( only to learn later that there are a bunch of one star reviews that Yelp see's fit not to account for). Here's the run down in case you don't want to read the whole post. The landing at that bottom of the stairs acts as a bowl and all the water pools there. None of the sides of the sidewalks are straight. Boths sides of the stairs bow out. The top cast coating was never applied or spray properly and is now spotty and ugly. The new concrete is a trip hazard as it is higher than the driveway it adjoins. And last but not least. The concrete was to be colored so as to match the house and set itself apart from the driveway. Jon originally gave me a chart from one company and then on the day of the pour gave me a chart from another company( superior ready mix, the company providing the concrete, doesn't use these colors). Needless to say, I have lavender colored concrete and not the light grey/tan it was suppose to be. Thanks FNS! I should also add that I reached out to the other bids that I had gotten when Jon refused to correct the problems. They won't touch the project for their original bids because of the mess that Jon's company made and their concern for litigation. I will be posting pics shortly. Here's the rest of it...We had FNS come in and remove the existing front step and sidewalk and replace it. He also agreed to have his crew remove an 18" retaining wall adjacent to the walkway. He told me that they would remove and replace on the same day. It didn't feel right to me but he is suppose to be the expert so I deferred to him. Needless to say that my thought was confirmed when the concrete truck showed up and they were still putting up forms. The pour went ok but it didn't take long for the problems to show up. The first happened when they took off the form for the top of the front step. When they pulled it off it took off the concrete and left the exposed aggregate. Mind you at this time Jon told me that was exceptable and within standards for the business. I assure you it is not. None of his work is. My response to the owners comments. First. The reason why I was going to find someone else was because you said you weren't going to fix it. You walked off the job saying it wasn't worth it to you to fix. I didn't have a choice but to find someone else, did I? Second. You told me that you expected to get paid even if it were for the materials and labor. Let's be VERY clear. You did try and charge me! I refused and you finally agreed that it was a poor job. (see picture below of the top step riser that you told me were with in "industry standards"). Nice guys don't take money they didn't earn. You told me the day you poured the concrete, after it was all done that "oops, we probably shouldn't have rushed the job". You gave me the option of whether it was a one or two day job and I referred it back to you. Just to be concise, it wasn't a budget of 1500.00. You were the one who chose to give the bid price as we never talked about price before you sent the bid. The bid was for 1800.00 not 1500.00 You decided to take the project so don't try and put it back on me that my project is the reason you now have a "minimum base price". read more

There are other negative reviews for these guys. Not sure why they dont shop up in the ratings. Look through the pictures and you can see complaints. These guys did my driveway a few years ago and while there is no cracking, the finish is very rough and when it rains the water goes right towards the house and pools up. Doesn't really drain at all. There is a floor drain placed right in the middle of the slab but it's in nearly the highest part of the slab surrounded by a small ridge so hardly any water goes in to it. If they cared at all or had any pride in their work they would fix it. read more

I'm a retired Quality Engineer of 40+ years and as such I expect exceptional quality in the products and services I buy. It's a rare occasion when I am impressed enough to actually write a review, but FNS exceeded my very high standards. John, Bernardo, Polo and the finishing crew were "Awesome"! I had several potential providers to choose from but what caused me to hire John & FNS was the fact that he had a written, detailed, reasonable quote to me within 8 hours of seeing what I wanted. Additionally, once we agreed on price, terms and start/finish dates, he and his crew arrived exactly when they said they would and got started immediately. My job required operating a bobcat in very tight spaces and Bernardo operated it with the precision of a brain surgeon. Polo reconfigured two block walls almost single handedly and didn't slow down. Each day they arrived with smiles on their faces and worked together like a well oiled machine. They cleaned up the work area at the end of each day and did lots of little extras that they didn't have to do. Many of my neighbors stopped to admire the quality of their work. John is very polite, professional, and easy to work with. I'm very happy I found John and FNS for my concrete and retaining wall projects and will recommend them to anyone needing concrete and retaining wall services. Armando and his crew did an incredible job with my yard. They removed 6-7 trees, numerous bamboo branches, a large dead cactus, and a horrible overgrown bougainvillea plant. I do not know who the reviewer Randy W of Escondido is, but the photos attached to his review are of MY patio in San DIego! That is a fake review. My patio began to crack shortly after its completion and continues to crack. The owner of FNS, John Venegas, NEVER returned our calls after we paid him in full. It was also sealed incorrectly and looked really bad and he never came to correct it. In our front yard, we chose a certain color of paver and he installed a totally different style and color. He has also never returned to reseal it as promised. They promised to clean up and haul away debris and did a terrible job with that including rinsing their cement equipment onto our next door neighbors lawn. The cement pumping company dragged their hoses and equipment across my new pavers and scratched them, and I have permanent boot prints on my concrete from the workers. Very unhappy with the quality of work and customer service. Very unhappy to find a glowing 5 star review using photos of my property without my permission as well as these photos on the FNS website. read more

Terrible and unprofessional. We hired John @ FNS and paid him $4,000 to landscape our backyard. The job is not finished, he has not returned, and now he won't return our calls or keep his appointments. Again today, I took off work to meet him at the house and he didn't show up. When I finally got him on the phone, he implied that he had no intention of keeping our appointment or ever coming back. I can't believe how disrespectful and dishonest he was. He has all of our money and the job is incomplete. Don't be fooled by his seemingly boyish charm. He is a complete fraud. read more
