The only good reviews seem to be from homeowners. The place we rented was a terrible mess. Dirty, disrepair, unsafe. Then they tried to say we left it dirty and caused some minor damages with items we didn't even use. Do NOT rent from homeowners that use this property management company. If I could give Foothills Property Management ZERO stars I would! I rented a location from them in Sedona for filming, but my fuzzy baby had to go in for emergency surgery a week before I was supposed to be in Sedona. When I contacted them to request a refund with a promise to rebook as soon as she was all healed up. Their response was "there is nothing we can do". I had just spent over $3,200.00 on my little girl's emergency surgery and there would be no way for me to be in Sedona while she recovered... so Foothills Property Management felt it would be appropriate to steal over $2,000.00 from me instead of changing dates or refunding me in full. When I got my attorney involved they told me that they didn't appreciate me getting my attorney involved... well, I don't appreciate you trying to steal over $2,000.00 of my hard-earned money while my little girl is in a dire situation. They also attempted to admonish me by saying that the rental dates were my responsibility and that I should honor my commitments... THE NERVE! My little girl passed away suddenly while they tried to admonish me and steal my money. Do business with these detestable theives at your own risk and peril. read more

I rented my dream home from these folks, despite the negative reviews. This home goes down as one of my all time favorite spots I have lived in. It was very well maintained, and when minor maintenance issues arose, they took care of it pretty quick. While they were someone particular when conducting the exit inspection, I realize this is because they have high standards. I went on to rent a place in another state and the standards were very poor. I have always treated the staff with dignity and respect. It was when 2 different agents reported damages to my property with conflicting stories that the tenant actually caused the property damage and the management company charged me for the repairs. The property was well maintained where the management company allowed the previous tenants to damage the property and the agent failed to identify the damages before releasing the tenants deposit. I discovered over 14 screens damaged for an expense of over $1,800, an awning that was destroyed worth $2,000, and failure to return the property in the original condition valued at over $500. When Tawnia was confronted about this, she stated that she isn't managing the business anymore and her daughter oversees everything. I fired the company, where they pleaded to allow them to oversee another investment that I owned, but I had seen previous concerns with their company about that property as well and terminated our relationship. I had a strict no pet policy and Foothills three times allowed tenants to sneak pets into the properties and when I stopped by for an inspection, I discovered the tenants failure to honor the lease agreement and the management company to perform semi-annual inspections. When confronted about these situations the management company essentially said their agents were not properly trained to check for everything even though the damages that I've mentioned are on their tenant move in/out punch checklist. It's part of their responsibility to check every room, door, light, cabinet and exterior including the propane tank to make sure to document the condition of everything. This company has deteriorated from the initial business that I first hired them for managing my investments. Brad and Tawnia Plummer were initially responsible but when the company grew the agents became less trustworthy followed by the management was transferred over to their daughter, and now the company is in dire straights for responsible management. I'm genuinely shocked to see any reviews of Foothills Property Management that are less than 5 stars. I rented from them for just over three years, and my experience was nothing short of phenomenal. Let me preface this by saying: I do not give 5-star reviews lightly. I see reviews as a public service -- a way to help others get an accurate, honest read on what they're stepping into, whether it's good, bad, or exceptional. And Foothills is exceptional. I've lived in many places and many types of housing, and I've developed a pretty sharp sense of what's standard (even if people complain about it), what's actually subpar, and what qualifies as above and beyond. Foothills lands firmly in the "above and beyond" category. They treat tenants like people, not paychecks. Any time I submitted a maintenance request, it was handled promptly, professionally, and at a time that worked for me. Everything I brought to their attention was addressed thoroughly and efficiently. No stress, no runaround -- just clear communication and quality care. I had a somewhat complicated move-out process, and Cori and her team were supportive and communicative every step of the way. I genuinely cannot thank them enough. And just to clear the air on something I've seen in a few negative reviews: I received my entire security deposit back without any issue. If you take care of your unit and are thorough with your move-in inspection, you'll likely find, as I did, that Foothills is both fair and reasonable. Their pricing is also incredibly fair -- especially given the location. I lived in a two-bedroom in the Village of Oak Creek with a million-dollar view and walkable access to all my favorite spots. Because the unit and appliances were a bit older, they priced it accordingly. That kind of transparency and consideration is rare in property management. To sum it up: Foothills is responsive, warm, professional, and personable. I literally cried when I left my townhome -- not just because I loved the space itself, but because I truly loved working with the team. I've had a pattern of moving year after year because I refuse to stay somewhere I'm not happy with, and yet I stayed with Foothills for over three. I would have stayed much longer if I hadn't moved out of state. A special thank you to Cori, who was instrumental during my move-out process, and to Mayra, who helped make my move-in seamless. These are good people running a good business. The fact that Foothills doesn't have a higher average rating on Google is, in my opinion, more of a reflection on the nature of "review culture" than on their service. My experience with Foothills was five star. My initial inquiry was answered quickly and professionally and making the reservation was effortless. As the check in date approached I received information via text and email. On the day of check in I received a personal call with helpful information. We rented Sky Dancer and it was FABULOUS! I highly recommend this property. It was immaculately clean. Our family of four loved this house - it is so comfortable and the views are incredible. We took advantage of a late checkout for a reasonable additional fee that was worth it since no one was checking in the next day. read more

For our April trip we rented through Foothills what was supposed to be a calm, peaceful, and private home in Sedona (~$500/night). Instead we found on-going, loud, highly disruptive contruction, right across the street that had started a month before we arrived and isn't scheduled for completion until the end of July. When we told Foothills this is the reply we received: "Thank you for the information. Sorry that you were not informed. Enjoy the rest of your stay. Do not do business with Foothills Property Management Sedona Az. Sunrise Condominiums 120 E Cortez Dr especially unit 202. It is the worst experience. It's not like the pictures shown on the web. Don't expect comfort, everything is low quality grade & junky. Management takes your card payment upfront then ignores issues you have during your stay. The emergency after hours number hangs up on the call. They CHARGE your card AFTER CHECKOUT for unfounded accusations and damage to their cheap furnishings. They are unethical and it's part of the whole package. Just don't ruin your stay by dealing with them. There are plenty local places that will treat you better. read more

DO NOT RENT FROM THIS AGENCY. I wish I took the other bad reviews more seriously before booking 3 months in Sedona, but unfortunately we were booking late and desperate to find a place.  In the end, we wasted THOUSANDS of dollars on a rental that was so bad we had to leave a month early.  First of all, we spent $6.7k/month to stay in this place. I say this to make it clear that we were meant to be staying in a pretty nice place (considering the price). The agency  also made it clear that we were getting A DEAL, because they usually rent this place for $9k/MONTH.  If anyone has ever paid 9 thousand dollars to stay in that horrible house, then I feel bad for them. Truly.  About the house: it was built in early 2000s (we looked on Zillow). It doesn't look like it's been re-furnished or maintained since. It's one thing to have dated, funky furniture. A little weird, but fine.  But it's another thing entirely when blankets, pillows, rugs, upholstery is 20 years old with minimal cleaning. To put it simply: the house is disgusting. We willed the vacuum every single day by trying desperately to get the rugs clean. That's how much build up there was. It made us allergic, sick, and irritated to be in the house because it was so unclean. There's mold in the showers, everything was falling apart, plastic, and poor quality (please see photos).  The blankets were so old, smelly, and LITERALLY crusty- that we had to buy new blankets and pillows just to sleep comfortably.  The only credit I'll give to the agency is that anytime we bought something new (also like the tea kettle that broke, or the lack of hangers in the closet) they deducted that fee from our monthly bill.  But keep in mind, we still paid THOUSANDS of dollars to stay in a...dump.  The view is beautiful. But the yard isn't fenced. We had so many coyotes, javalinas, bobcats, and even mountain lions that we couldn't enjoy sitting outside due to the lack of protection. This was also challenging with a dog.  Last thing as far as working with the agency itself- I've never encountered a more rude customer service group than Foothills Rental. Truly appalling that they walk to PAYING CUSTOMERS the way that they do. They're actually super kind and accommodating when they're trying to get you to book, and then switch as soon as you're locked into a lease. Cool. Their lack of professionalism and poor communication only made us want to get out of the house as a soon as possible, as we dreaded any interactions with them (which happened A LOT because things were always breaking in the house).  In the end, we left a month early. Didn't get any sort of refund, just ate the cost, because that's how bad the house was.  DO NOT RENT WITH FOOTHILLS. They're crooks, to put it simply. read more

The worst property management company ever. We rented 350 Indian Cliffs Road in Sedona and the air conditioning went out that cools the main floor and master bedroom. It has been 98°-101° outside this week. After two phone calls and an unanswered email to them we gave up. They sent an AC repairman who could not do anything because the room was locked that he needed to get into. It is 87° in the upstairs of the house and it is unusable. There is a unit that cools the basement so we are relegated to the two basement bedrooms. I had to argue with Sam at Foothills to have garbage bags delivered to the house, we rented it for 9 days at a cost of $5,000 and he told me they only supply enough garbage bags for a long weekend. We are four adults and I told him it was crazy that we pay this amount of money and are expected to bring our own garbage bags and dish soap. There was no soap in the bathroom soap dispenser and no dish soap was provided. The house has a pool and there is one pool/lounge chair that is filthy dirty and stained. Do not rent a home managed by Foothills. They are dishonest, non-responsive, and do not maintain their properties. read more

The code to the door didn't work when we arrived at 430 pm so we called the number given and NO ONE CALLED BACK. 4 days later they still haven't called and luckily the back door was unlocked! THANKS! Then there were unfounded completely ludicrous complaints that couldn't have even been possible. Make a different choice when you stay at a VRBO in Sedona. This property management company deserves zero stars. They (Brittany) was rude and unprofessional when the roach infestation and dirty shower was brought to her attention. She refused to understand why we were unable to sleep in one of the bedrooms due to roaches because they weren't "bedbugs ". She told our party of 6 that we were just not familiar with Arizona critters. The property management company offered compensation of $150 (not even the full cost of the cleaning charges) if we left a good review on Air Bnb. We refused. Be aware this company is not customer service oriented and seems to be unconcerned about the sanitation of the properties they manage. It was unfortunate our weekend getaway was ruined. We were unable to secure other lodging due to the size of our group and were forced to sleep on shifts with the lights on to ensure we could keep the roaches away. read more

After submitting my review and a request through AirBnB for an additional refund I received the following response from Foothills: First I would like to apologize for any inconvenience you experienced. As far as your bad reviews and lengthy issues you experienced at the home, they were found unwarranted. We had the home inspected for bed bugs by a professional pest control company and there were NONE found, in any of the beds. The scorpion was OUTSIDE in the pool which is to be expected since its an outdoor pool and this is Arizona. The water is treated weekly and although the tiles are loose, there was no reason the pool could not be swam in. The refrigerator was a legitimate issue and that was handled in a timely manner, plus you were compensated for that which was failed to mention on your reviews. Please understand that you rented someones house and unforeseen issues do arise. We do not feel that any additional compensation is warranted. Not only for not giving us a chance to rectify any issues you mentioned but also for leaving slanderous and false reviews about the home. read more

Did an Air B N B they were handling. Had some issues with the hot tub. They seemed interested but not really. Nothing done in the 400 dollar a day rental, gave them benefit of doubt and did not rip them for upkeep of tub for the review. First Airbnb rental for me but I am aware reviews of me are important. They did not take the time to review me but kept sending me reminders to review them. Their time and interests seemed more important than my time and issues. Am about to again work on cleaning off what looks like 20 years of cooking grease on the kitchen cupboards. They are awful. 20 years is how long the former renters were here... under the watchful eye of Foothills Property Management. I neither requested not expected a refund, and this solution more than satisfies my request. I'm even more pleased with this as it restores my faith in human nature. Old review We booked a vacation rental - "Sweet Sedona" - for the end of March 2020. Foothills Rentals was pleasant and efficient, and all was well. Then of course coronavirus struck and we cancelled our plans. Sure, the pair of us - in our sixties - could have legally flown from Seattle as originally planned, but really? In the face of every recommendation and "stay home" order? This wasn't Foothills Rentals' fault, it wasn't the owners, and it wasn't ours. All I asked for was that some of our FULL payment be used as a deposit towards a future stay, and I was told no, the owner needs the income to pay for the mortgage. So look at us! We're contributing to the owner's mortgage out of the goodness of our hearts. I would not rent from this company; they and their owners are ethically challenged. Definitely, if you want give them a try anyway, stay away from "Sweet Sedona" specifically. (Btw, we also had to cancel a family reunion rental in North Carolina, and that company/owner credited us the amount of our deposit towards a stay within the next year. See? I bought a retirement home in Rimrock in 2018, planning to rent it out until I retired. I read uneven reviews about Foothills and other companies so I found my first renter in my own. He stopped paying rent pretty quickly, then wouldn't leave. He dug up the yard and painted interior walls without permission. I finally had to get a lawyer and the sheriff to get him out. So I got onboard with Foothills and they took care of everything, cleaning up the mess that my bad tenant left and finding me a new good tenant who stayed with us for years. When anything needed repair, Foothills let me know right away and helped me get a contractor to fix the roof or replace the appliance or whatever. I live out of state but I never had to worry about my property. And the rent was deposited in my account every month. I am retired now, and the renters have left. A recent inspection showed only very minor normal wear and tear. My home was well taken care of, thanks to Foothills. They were great! read more

I have lived in major cities, LA, NY, Tampa, Philadelphia and never experienced what I experienced here :/ Very strict watchtower mentality. A few nice people work there but as a renter I didn't alway feel cared for whatsoever. I think it really is just a business for them and they will take your money at the end for any little tiny thing.... If you prefer 1:1 service and peace of mind I'd recommend just renting directly from homeowners and not going through a strict management company. i would give no stars if I could. I understand that rentals in Sedona are competitive but this rental company is the worse! First of all, the receptionist is just down right nasty. Besides their horrible customer service and the fact that you make appointments and they just don't show or call, they do not honor a first come first serve policy. We traveled across country to find a new place to live. Made an appointment to see a property and were told we were the first ones to put in an application. After seeing the property, paying for the application we were told another couple came after us. The property owner was going to decide between the two applications. I am a school teacher by choice with a family trust fund. The landlord chose the second applicant because they made $100,00 in total salary. I was the first to put in an application. Could well afford the rent and even offered to allow them access to my trust for proof. The agency should have been an advocate and they should follow a first come first served unless there was a problem with the application. They discriminated against me because i am a social worker and school teacher. I rented an incredibly beautiful duplex from a private owner. my landlord is amazing! The dryer caught on fire while drying a load of clothes near the beginning of our stay. We had to put it out with a fire extinguisher. We called the company multiple times - finally spoke to someone about the issue near the end of our stay and it never got fixed. The person we spoke to, finally, about the issue, instead of trying to fix it spent a good amount of the call demanding that we give him the exact number we had called previously and time - claiming he had never received our message. After we dug through my cellphone records and provided that information he told us he would send someone. That person never came. The next day he called back and asked for photos of the dryer. And the person never came to fix it - we left on Sunday (not having access to a washer or dryer, like promised, for the majority of our trip). Not to mention that the dryer is a fire hazard (obviously it needed maintenance before we arrived - dryers just don't catch on fire when you put a load in them to dry) and could have caused major damage to the property and to us. But no one seemed to care about that. The company and we are lucky we found the fire extinguisher in time and were awake when it happened. read more

I just had to change dates for a stay in Sedona at a Foothills property and the experience was so great from beginning to end. I think the person I talked to was named Anna? Anyway, I got a response within 24 hours of my initial note to them, and she said she would work to get me the dates I wanted, and emailed me back within another 24 hours with the changes that I requested. They canceled my reservation the day before I arrived in Sedona, offered me a new home, and then the entry code at that home didn't work. I rented a vacation property through FPM in June 2007. I dealt with Brittany mostly. She, as well as the rest of the staff, were very helpful and prompt with returning phone calls and sending emails. There were some minor issues at the house from the previous occupants that she worked to correct as soon as possible. Other than that it was clean and in good repair. The house was represented accurately online and had good pictures. I would rent a vacation home through them again. read more
