When our renewal came up we needed to customize the term and FPM was very helpful in working it out with the landlord. Our place has been great. We tried so hard to reasonably communicate with FPM staff , but they failed to treat us with respect or decency. ugh, Rented a vacation house from Foothills for the month of February, 2016, House was not clean, needed repairs, and numerous other issues. they addressed some but not all issues. The real clincher was they just charged me cleaning fees for an "unauthorized pet", I have no pets, and certainly didn't bring one on vacation. I referred them to previous emails I sent regarding cleaning needed. This however didn't matter to them. I told them to ask the handy man who was there several times, and a plumber, and a carpet cleaner if they saw a dog. Didn't matter. Worst customer service ever. We lived in a property for only 5 months. The window blinds were all old and nasty. There was even red paint all over the master blinds. Upon move out they charged us for replacement even though they were crap when we moved in. The vertical blinds were so old they were dry rotted and would literally fall off every time you tried to open them for sunshine. I had to install my own curtains for privacy because the blinds would not stay up. They will charge a large non refundable "redecorating" fee even though it's not furnished. Ok so maybe that is to cover re painting...nope you will be charged for that separately out of your security deposit. I highly recommend taking pictures of EVERY SINGLE THING upon move in. I will not work with FPM again or recommend them to anyone. They were unfriendly, unhelpful, and unresponsive, even when I explained an emergency situation I faced after signing up to rent from them. It seems that they are only interested in trying to make money off of clients, regardless of their experience. I have known about this company for more than 10 years, and they used to be professional, responsive and flexible. Regrettably and I do mean regrettably, we were thoroughly disappointed after having had several years of positive experiences with FPM. This was however, the very first experience with having to rely on FPM to resolve problems as it were, with the property itself. For the past four years or so we have rented a vacation home in Sedona through FPM for the month of August. However, after our most recent August in which about two weeks were spent repeatedly having to contact FPM to resolve problems with the property, we were forced to cut our vacation short and return home. Our most serious issue was a "mysterious bug" infestation that persisted over the entire period of our two week stay; was still unresolved when we left; and, from all indications was an on-going, preexisting problem well before our arrival. It was obvious that FPM and the owner knew of the problem but chose to list it as a rental anyway. The Pest Management Company sent by FPM to treat the problem was completely familiar and had obviously been unsuccessful In past attempts. We were also advised that no one had been able to identify the bug in question. In addition to the unacceptable nature of the bug problem, other annoying, intrusive, disruptive, emergency repairs had to be completed on our time including, water regulator replacement because of unusually low pressure within the house (showers and sinks); GFI outlet which continually tripped, rendering certain other electrical outlets useless (master bathroom); and, a significant exterior water leak which flooded the side yard and large portions of the rear yard each day, and was still unresolved at our departure. During this critical time however, our FPM Agent who was initially responsive and essentially helpful, and has been very helpful in the past, abruptly and without prior notice pulled a disappearing act. A different agent was assigned, but had very knowledge about the situation despite her insistence to the contrary. The new agent seemingly was assigned to apologize on behalf of FPM; find a graceful way to exit the situation; and, shrug her shoulders as a way of explaining the previous agents unknown reasons for taking a couple of days off in the middle of what we considered a crisis of confidence in this company's ability to take care of business. The essence of our disappointment with Foothills Property Management is centered on the fact that the property was clearly not ready for "prime time". The routine maintenance problems we incurred likely would not have been an issue had FPM conducted a walk-thru/inspection prior to our arrival or even prior to agreeing to list the property for rental. Besides the maintenance issues, there was no king-sized bed as indicated in the listing; bathroom towels were mismatched, substandard, faded, well used, and in some instances tattered; the mysterious bugs were obviously there the day we arrived; a variety of dead bugs or insect types literally littered the garage floor from a recent pest spraying; and, the large and obviously unfamiliar clusters of fresh animal feces alongside the outside of the garage according to one of the pest management employees, was Javalina droppings which still remained upon our departure. It goes without having to say that our highly anticipated, fun and adventurous annual stay in Sedona was summarily and undeniably ruined for 2016. Foothills Property Management not even in a show of good faith offered any alternative accommodations to help maybe salvage our two remaining weeks. Nor were we offered any compensation for our considerable expenses incurred in preparing for a month-long stay away from home. Instead it was insisted after we inquired of course, that a refund might be considered if we prepare a demand letter citing all the reasons we should be entitled to the return of any monies, and that any refund decision would be solely at the property owners discretion. The property owner eventually agreed to return a portion of our rental fee. Duh!!!!!!!!!! lesson learned, ya think? Well, as has been said, the happiest people don't have the best of everything they make the best of everything. So this experience is no reflection on Sedona which is still in our future. They lie and manipulate every time they feel it works out best for them whether it is necessary of not. They make false claims about legal issues as well as conversations they claim they had with the owners they represent. Do your best to stay away. The Management Company decided to tack on extra cleaning charges after we completed the entire list of duties to be done as we exited the property. Excessive laundry is a bogus claim when there are beds to sleep 8. Are we supposed to not use all the beds? And apparently when the trash can is full when we arrive at the property, its our fault that our trash doesnt fit in the bin. I am tired of companies making false and ridiculous claims to make a few more bucks. Avoid this company if possible. read more

I would not work with FPM they are all so rude. There's nothing friendly, kind, ambitious or informative about the agents at FMP. The first property I looked at the agent barely spoke. I don't think she knew anything about when the property was even built. Did I mention she was so angry? I have many family members who work as real estate agents in many different cities I don't think I ever heard them speaking to a client without any decorum. Agents should be professional, but these agents are not. Plus, they are unorganized and inefficient, and withhold information from you ( I'm assuming to just get you locked into a lease). I would go with any of the other agencies. Take me word for it, and don't waste your time, money or energy. read more

May 24, 2016 To everyone involved in this matter, I was never evicted and it does not say I was evicted I read the county record, which I will prove to you once I get to Cottonwood, and second of all I explained that my credit score was extremely low because I have $30K in student loans, but I have a new job there that pays $2400 a month to start and provided proof. You could have ask us if we could provide a co-signer, we have one with excellent credit. I explained that my roommate has 1 felony conviction that is over 25 years old and nothing else, however; someone there does not seem to understand that re-registering when you move is not another conviction as you stated in your rejection letter to Robert. I think it is really sad that you take honest people's money who are upfront with you and you know that you won't rent to them but still take their money and run the reports knowing that you were already told what you were going to see. You should really be ashamed and will have to stand before God one day and explain your actions. Last of all we have lived in some very nice neighborhoods and really nice homes and never been treated like this and never been denied by any one that we have applied for housing. Our credit is higher now that it has been in 15 years even with my student loan debt. I hope you never have to go through what we have been through. Wait no I do hope you have to, maybe then it will make you all better people, that really listen and hear what someone is saying so that you actually know what was said to you, that way you're not wasting other people's time and stealing their money. If you think what you did after I explained exactly what you would find and still taking our money stealing then you are a big part of what is wrong with this country today. I will guarantee in a couple of years when my student loans are paid off and I go to purchase a house there I will have nothing to do with anything you are involved with and if anyone ever asks me about your company I will tell them what I just told you. Choose a different rental company if you possibly can! If homeowners knew how this company is treating their renters, they wouldn't use them. I rented from Foothills for two years with no complaints from them and had the owners out to view the house twice. They were happy with the condition of the house and happy with me. When I gave notice to move out, Foothills presented me with their "Handy Dandy Move Out Packet" which was three pages long and used the words POLISH throughout. When I asked for a "walk-thru appointment" I was given one for the last day I would be in town. Though the woman walked through the house with me and NO issues were brought up, she informed me that her, "official" walk-thru would be done at a later date and would take her TWO HOURS! I was upset to say the least, but knew the house was clean, so I wasn't worried. When I received what was left of my $2300 deposit, Foothills had taken over $1000 of it! They sighted such things as "fingerprints" on a door, not using Spackle and repainting where I had hung pictures, and even a complaint about the replacement of the door lock (which THEIR repairman had changed out) because the work around the lock looked "rough". My attorney said I definitely had a case against them, and I may still pursue it, but he said when I add attorney fees and court costs to the cost of gas and a hotel stay to go to court, I would likely only break even. It makes me furious to think that I lived with their slow, sometimes inadaquate repair service, a dishwasher that never worked right, an ancient refrigerator, their non-existant shrub and tree service and an actual SINKHOLE in my backyard that they simply told me to "monitor" while I lived there. I didn't want to be a "bother" to them, and this is how I was treated. read more

I have had Foothills manage my long-term rental house in Sedona for many years, and I've never had a problem with them. I live out of state, and I need a local agent to handle all the hands-on work. From my vantage point, they have dealt with me and with my tenants professionally, and have notified me when something needed attention. They have helped coordinate contractor access when special work needed to be done. Re-renting the property has never been a problem; I don't recall any gaps between tenants. I would certainly recommend them to property owners looking for an agent. read more

I was turned down twice by this company for what they said was "credit" problems. I could not understand this because I had no problems renting from other places prior too Foothills. I contacted the company who runs their credit history research in California called AppFollio. They told me,"We see no reason why you we not approved. There is nothing that would substantiate grounds for denial." My credit score was a bit low, I admit, but a lot of renters have some issues. Mine was because of a choking accident that kept me from working for 6 months. I had great references from prior landlords, plus an income that is in the top 4% nationally. The thing that really made me upset with them was they said I had a criminal history. 5 years ago there was a mistake of identity that was proven in my favor in court. The case was dismissed, but Foothills still had the nerve to bring it up and distort it. Shame on you Foothills!! I feel as if I have been shunned by pompous jerks who's noses are up the owners you know what!!! Avoid this place like the Plague. read more

Buyer beware sedona foothills property management. I booked with these a scheisters for 170.00 for 2 nights and they charged my visa $570.92 CAD! They refused yes refused to cancel when I immediately asked for cancellation! They are unethical, rude and intractable. PLEASE DO NOT book with any foothills property. I have spent 9 days trying to cancel and they are refusing. I am pursuing legal actions against this company. Save yourselves! They are scammers!. They are dreadful and unethical and greedy and rude! We rented from Foothills (we worked with the Cottonwood office) and they were great. We were with them through three years and two properties, and we never had any problems. Both properties were nice and well-maintained, and the staff at Foothills was courteous and helpful, and responded promptly to any issues we had with the homes. read more

My husband and I had gone out to Sedona last fall with my in-laws, but my mother-in-law ended up getting sick while we were there so we didn't really get to enjoy it much. We decided to take our three adult children back this summer for an Arizona vacation, as they had never seen the Grand Canyon and we wanted to get back out there to experience more sights. We had a plan to stay in Sedona for 5 nights and Scottsdale for 3. We scheduled our vacation and purchased several tickets for shows/tours. Unfortunately the day before we were schedule to leave, we received news that my mother was very ill and expected to not live more than a day or two. There was no way we could leave at that point. We stayed and I was with her when she passed and was home to set up and attend arrangements and take care of her effects. Obviously it was hard losing my mother, but it was also extremely disappointing to have to cancel our trip. Luckily, everyone we had been working with in planning our trip was extremely understanding and we were able to get all of our money back from the airline, Scottsdale rental, and all of the tickets we had pre-purchased. Everyone EXECPT Foothills Proper Management. They were very difficult to reach for one. It took my husband emailing and calling SEVERAL times before we were even given a call back. And then, when they finally got back with us, almost 1 month later, they offered us nothing except for the cleaning deposit. I realize that legally they did not have to give us anything back since we had to cancel at the last minute, but neither did all the rest of the companies we worked with who were so understanding. We certainly didn't choose to miss our vacation and there was obviously no way for us to know 30 days prior that my mother was going to pass away. It's about morals and empathy. We had wanted to reschedule the trip, but now being that we are out the money anyway, I don't see how we can. They could have offered a voucher to receive the nights at a later date or they could have at least offered SOME money back given that we didn't use the any of facility (pool, spa, electricity, water, trash, etc.), but they offered NOTHING. I won't work with this company again, which is too bad for them as my husband and I are nearing retirement age and are looking for places to rent for months at a time. I would stay away from this company. Although it's unlikely you will have the same experience as we did, it's about integrity, and this company clearly has none. read more

I am truly impressed with Foothills Property Management. My husband and I are new to Arizona and the rental market here can be really tough. But Foothills found us a lovely long term rental. Since then they have worked diligently with us to keep the property up to standard. Even when the property owner was resistant to fixing certain maintenance issues with the home, Su and Virginia went above and beyond what I've ever experienced with a management company to ensure that my family was comfortable and happy in our home. As an owner of a home that was rented and managed through Foothills, I really appreciated how hard they worked to make both the owner and the tenant happy. We've used Foothills twice in the past, the first time no issues. A year later we used them again for a house we rented in Sedona. We arrived late and were tired after several days of travel. When we arrived , we needed a code for the gate which we did not receive from Foothills so we could not get in. The road leading up to the house was in such bad shape I bottomed out the car a few times during our stay. There was old home made lawn furnture scattered throughout the property with rusty nails sticking out of it. When I complained about this Foothills said they'd send someone to pick it up, which never happened. Huge hazard for my 6 year old daughter. The house itself had a moldy smell to it, and the furniture was old and dusty. We ended up covering the furniture with bed sheets which helped. We were not told that there was no cell service in in oak canyon and the satelite internet was as slow as a dial-up. We posted a review on their web site through a 3rd party reviewing agency, and the review mysteriously disappeared. We will not use Foothills again. read more

Foothills property management is a total scammer. DON'T never rent from them. We rented an old bad condition motor home from them with an overpriced rent. First of all they will disturb your privacy with their unnecessary visits. Second, even though they were told to visit by appointment, they will make surprises and come to your home without any solid reason and force your door. We have outdoor and indoor cameras. They were even reported to local police. Finally, they will put you behind the door for no solid reason. They will call your work and insist to your manager to speak to you. The written reason they have indicated to end the lease was, we were not enough communicative. Most of all, they collected $2450 deposit. They have given a written Handy Dandy cleaning notice when they kicked us out that says we need to clean the corners, behind everything with tooth brush. However they neglected to give that notice at the beginning of lease. After all their unfair behavior, we left the home reasonably not clean, they charged us over $2600 just to clean the house and repair some lights that they were entitled to repair when we were living there. So that means if you rent from those scammers, you will never receive your deposit, moreover, they will give their overcharge of $180 to collection just to destroy your credit. See the other negative feedback about them. These are their illegal company policy and usual behavior. We will publish the pictures of the house before and after renting from them. Hereby, we claim from unfair Foothill Property Management to review their over exaggerated bill and issue us a fair check of our deposit. Read more about them.
