We recently stayed in "Sedona Sky View". The house was amazing: spotlessly clean, extremely comfortable all around, well equipped, conveniently located, and simply beautiful. The view from the house is awesome. We were two couples staying there and the setup could not have been better for us. Prior to our stay, I had a few questions and found it easy to connect with a live person that the Sedona.org rental agency, all of whom were immediately helpful and friendly. This was such a pleasure compared to the frustrations I have experienced in the past when attempting to speak with a representative at one of the "other" large agencies. I'm writing a review about a property on 656 Jordan Rd, Suite 207 Sedona, AZ 86336 where my husband and I recently stayed. The reason I am writing the review here is because this is the only place where my concerns can be stated because of the brief submission window. We recently stayed at this property in mid September 2025. Upon arrival, the property was clean. However I feel, the description of the property was overblown. There is no kitchen or kitchenette. There is only a coffee maker, a small microwave, and a beverage refrigerator. There is no sink other than the bathroom sink. Our stay lasted for approximately 4 days and the only amenity to our satisfaction was the location. The coffee maker never worked despite being replaced twice, so each day we arose to make coffee only to have to deal with broken machines. So all of our purchased water and creamer had to be tossed or was wasted. The bathroom, while showy, was weirdly outfitted, in my opinion, because the choice was between a rainshower head or a handheld one that could only be affixed at waste level. The bathroom door was a large piece of glass that never closed properly because there was no latch/clasp. The bed is next to the door when you enter the rental. One of the most annoying things, besides none of the three coffee machine working, was that because of the awkwardly hanging bathroom door, it was a nuisance to keep it closed so that you didn't run into it. I've never seen anything like it. It was very strange and inconvenient. A fancy outdoor patio that, if used, would probably require some take out for food or some kind of refrigerator that was accommodating for food to cook or store. It was great to look at, but not as useful. Our first time in AZ and Sedona, and, in our opinion, we would have faired better by staying at a hotel with a closing door, room service, and free coffee. We toughed it out, but was never comfortable. It seems like some effort went into this place. I gave it two stars because each morning when we discovered yet again a broken coffee machine, they came to replace it quickly even though it was with another broken machine. read more

Sedona.org's customer service is lacking at best. They charged over $400/night and you would expect everything is clean and in good working order. Two motorized blinds in the family did not work at all. They said someone would be out to look and repair. We had three no shows for three different days. They kept saying things like they didn't see our message or they didn't inform the person to come out! I found a total of 3 wands for the blinds. Two were siting above the one blind in the window opening! This problem was going on for some time without any remedy. Also to work the microwave you needed to push on the door. Appliance guy came out and told me he was out before and told them the hinges were bent and needed to be replaced to no avail. We cut the two weeks to 10 days, because we were upset with these items and the partition by the stairs had cobwebs and the kitchen window was filthy outside so we ended up cleaning it. I have asked for some kind of credit with nothing seen. We stayed at a different house last year and it was very enjoyable. We will go back to that one next year. I cannot recommend this mgmt company! read more

We stayed at Bellissimo from 5.19.25 to 5.22.25. The home was great when we checked in. Very clean and in a nice neighborhood. Very quiet with beautiful views. This is our 2nd vacation rental home with Sedona.org. While the home was spacious, it's best asset was mainly the views. The bathrooms were quite outdated. The water pressure in the shower was low. It was great to have two master bedrooms though. Unfortunately, the skylight in one of the master bedrooms was super bright when the sun came up about 5am. This made it impossible to sleep. You couldn't see the stars at night either. A simple and relatively inexpensive screen would do so much. Additionally, that room got really hot with the afternoon sun and had no ceiling fan, but they did provide box fans. The other master had a ceiling fan, but it only came on at one speed, so that was annoying. The refrigerator worked but is old. The kitchen could use some updates. The microwave worked, but was cheap. The grill was great for us as two people, but if you had a larger family/group staying there, you'd only be able to BBQ a few items at a time. We appreciated the backyard being 100% fenced and our dog enjoyed that too! The hot tub was nice as well. The patio furniture sofa pillows were faded and uncomfortable. They looked dirty. They could use a gate to block off the stairs that lead to the bottom floor for kids and pets. It would also be nice if they could also add some board games/cards, etc. The foosball table was fun to play. They also had alot of books available. We found two tiny mice in the home on day 2 of our getaway. We called the number (it was after 5pm) and I left a voicemail that I wasn't pleased. We did not receive a call back that night and it was quite unnerving knowing they were running around at night. So again, the next morning, I called after 7am and got an individual who said something like "oh I was going to call you this morning". I was thinking this was a major priority, but apparently, they didn't. They said they'd send maintenance who came out and put traps in the kitchen. They explained how Sedona has bugs, rodents, etc. They were very nice, but maybe try an exterminator? Overall, we had a nice trip. read more

We stayed at Sedona Breeze, and it was an AMAZING experience. The property is beautiful and very well maintained. It has breathtaking views from the back patio, very private, quiet and relaxing. The home is lovely, well stocked with anything you could need. A nice BBQ in the back for grilling, which we didn't use on this trip. Cute little pool, spa that you can pay to have heated, which we did and it was so nice! Another great feature of this property is that you can access it from the 89A instead of the State route 179, so there is less traffic. Highly recommend this place if you are looking for a nice place to relax and enjoy Sedona!!! read more

This review is for Sedona Bellissimo since the property management company, Sedona.org won't post my honest review on their website and I unfortunately booked direct with them. If you're two couples celebrating a special occasion I would not rent this house. It's nice for one couple since the main master has beautiful views but the other room they advertise as second master is not pleasant. The only window is a sliding glass door that gets all of the afternoon sun so you're forced to keep the mirrored closet doors they have in front of the window shut. There's no way to let a breeze into the room since there are no real curtains on the sliding glass door. Also this room it's literally off the courtyard so you have no privacy and no view. If you leave the sliding glass door open, people from the street can see you in the bathroom and bedroom. The afternoon sun makes this room uncomfortable and it is not a nice "master" bedroom. There are no extra blankets to snuggle up on the sofa. The "master" off the courtyard has a duvet for a double bed with a king size cover. One person sleeping in the bed has no duvet, just a duvet cover. Why no extra blankets? We rent homes all over the world and I work for a property management company in coastal California. I've never seen so many notes taped on walls before. This home has a note for everything. Don't do this don't do that. You'll be charged money if you do! Two large main sliders in the living area have no screens and most of the sliding glass door are difficult to open. If you're unlucky enough to get stuck in the downstairs bedroom, the bathroom/laundry area has a smell and horrible lighting. FYI construction can start at 6am but you as a person renting better not make any noise until 7am. For the HIGH price this home charges per night in October I would expect better amenities, screens on doors, blankets, speaker to play music, softer towels, king size duvet that actually fits the bed. We came to Sedona to enjoy a very special occasion and enjoy the house by cooking in and relaxing after hiking all day. The living room furniture is uncomfortable and also the upper deck furniture pads don't fit the furniture. It's unfortunate the home looks much better in the photos than it is. Very disappointed in this property. Would not stay here again. It's overpriced for the condition of the home. read more

In a word.. WOW! This home is absolutely luxurious, down to every detail. The first thing you notice is the landscape and the gorgeous composite deck on the front of the home, with ample space for looking at the red rocks, entertaining, dining or having drinks outdoors and enjoying the hot tub. Once you enter, you're in that huge open floor plan that includes the great room, modern kitchen and dining area with seating for 14 people. That whole front area of the home featured some breathtaking "postcard" views, from the inside and out. It was easy to find, but still a few blocks off of the main drag, so the street was very quiet. Believe me when I say, this place is spotless and there was so much attention paid to every modern detail. And I must say, I'm the type who doesn't like to be away from my own bed for very long, but the bedroom we stayed in was so comfortable, I slept better than I sleep at home. The floors, the decor and the wall accents were just gorgeous! There were also plenty of linens to go around, that's a detail that often gets overlooked with larger rentals, but not here. It wouldn't have mattered anyway, with the full laundry room with a modern, full-size washer and dryer.. On the lower level, you'll find the private casita-type area, with its own private entry. There's also bunk sleeping for a half-a-dozen or so, along with a 3-car garage with a ping-pong table. The backyard entertaining includes more composite deck space with a 2-hole putting green, comfortable lounge chairs, shady trees and even an artificial lawn, if you want to just throw down a towel and get some sun. I really enjoyed hot tubbing on the front deck, under all of those stars. I had never spent the night in Sedona, so that was a huge bonus. TIP: Bring a telescope or at least some binoculars, if you're really into stargazing. We met up there with two other families, so we just split the expenses and made some amazing memories together. If you're looking to get away from home for a while and reconnect with family or friends, while taking in all of the beauty that Sedona has to offer, I can't think of a better place to to it. We're hoping to go back during the winter months so we can see the rocks wit some snow on them and enjoy the views with the sun at a different angle. I just can't say enough about how much we enjoyed this home and all of amenities. I highly recommend this rental. You won't be sorry you stayed here. read more

I wish that we had seen some of the negative reviews here before renting Eagles Nest Pool house in Sedona from Sedona.org. The problems started right after booking the place, I found out that the house I rented because of the pool, had an unuseable pool - even so, I was not offered the opportunity to cancel without penalty even though my reservation was made based on incorrect information in the listing. The next even worse problem was that the house was filled with mold and pet dander, was not clean, and had broken glass around the unheated and unusable pool. On top of that, this rental management company not only mis-represents the properties they rent they also appear to look for ways to charge you extra on top of the already high costs. It starts with them "offering" for you to arrive early or stay later than the official check out time.... at an added cost of $100/hour. We didn't pay these fees out of principal. Then, this place was not clean when we arrived and the significant mold in the home made us sick. The beds in the home need to be replaced and gave us back aches. The living room furniture is ridiculous and not usable for comfortable gathering or watching tv. The final insult was that, after leaving the place in cleaner condition than when we arrived, Sedona.org tried to charge us an added pet fee even though I'm quite allergic and cannot have, and do not have, pets. I had to argue about it and finally prevailed. We strongly recommend that you do not rent with Sedona.org read more

One star is one star too many for this wretched company!! I booked Tanglewood Treasure two months in advance for myself, my 3 children, and two dogs. We fell in love with this property and were so excited to stay there. Driving from Northern California with this crew took two days, with a stopover in Barstow. Towards the end of our first day of travel, the day before we were to check in, this outfit called and told me that we could not stay in this unit. Apparently they had discovered in the walk through the day before that the AC wasn't working. They refused to call a same/next day repair person to honor our long-standing reservation. Instead they offered a sub-standard unit with very little compensation. When I told them it wasn't acceptable, they said they could refund my money, and I could find my own place. Mind you, this was the day we were driving into Arizona to begin our stay. When I suggested they call someone to fix it, they became rude, condescending, and even LESS helpful. Come to find out, there was a review on this property dated TWO full weeks before our stay stating the AC didn't seem to be working properly. Sedona.org replied soon after apologizing and stating they would have it repaired in time for their next guest. Please visit Airbnb Tanglewood Treasure and read Audrey's review. Not only did they LIE about when it was discovered, but they had two weeks to repair it in time for our reservation and, obviously, did NOTHING about fixing it. Horrible company from start to finish. WE have also been screwed by Sedona.org / VRBO on our reservations to go to Sedona, AZ April 26,27,28, 2020. We paid over $1400. four this weekend getaway. By order of the state we are unable to travel due to the Covid 19 lock down/Stay at home. We are currently under lock down until 05-03-2020. i called and spoke with the owner's representative and was told point blank that there was no refund, no credit, no adjustment, simply your screwed. I feel cheated and knocked down because I don't have a job any longer and Sedona.org / VRBO and their property owners, don't care. We are not allowed to travel, and you don't give a damn. Obviously, I will never book with VRBO again and will book through Airbnb which is working with the cancelled reservations. After talking to the representatives, I choose not to cancel my reservations as it won't benefit me in any way. This review covers the flipside of Sedona.org -- how they treat their other clients, the owners of the homes they manage. According to the reviews I see, I'm afraid it's not much better than the service they give to the guests. The most generous I can be is to say they are woefully inconsistent in how they communicate and then follow through on things they say the will do. Sometimes responses were rapid, but mostly I would have to send several emails and leave a voicemail or two to get a response, even when they had reached out first. I reviewed owner statements and every month found overcharges, errors, and expenses we had not been consulted on. Let me repeat that. Every month there was something. I could give more details, but I've already wasted enough time trying to manage their problematic property management. I considered giving 1 star, but I am trying to be fair. I can imagine that some companies actually deliver worse service. All that said, there is one relatively new person in owner relations who is trying to fix the systemic issues. I wish her luck. That said, I couldn't wait for the results and have moved on to another property management company. Owners beware. This will likely not be a "set it and forget it" experience. read more

We cannot agree more with the other reviews. We are from Germany and our experience with this organization is really bad and I am shocked about the absence of empathy towards costumers. We made a booking with them on Feb 09 for the date's March 19 until March 23 via HomeAway. We headed to the US on March 6. With the travel ban for European citizens, effective from March 14, Lufthansa our carrier cancelled 95% of their flights from Germany to the US. On March 13, our hotel booking at the Grand Canyon for March 17 and 18 was cancelled and our hotel where we stayed on March 15 and 16 closed the restaurant and advised us to bring our own food I guess you can imagine how we felt and that we only wanted to return home. Therefore, we contacted Sedona.org, informed that we will not show up and that we would like to receive at least a partial refund for the accommodation fee and a full refund for other fees that will definitely not apply, like cleaning fee. Meanwhile we learned that HomeAway advised property managers to 1. grant a credit or 2. If this is not possible grant a partial refund. Sedona.org offered a credit: "we are able to offer to move your stay to anytime between now and April 30 of 2021". We appreciated this offer, but as this would result in a 6,000 miles trip for us, we kindly asked to reconsider the refund scenario. The ultimate answer from Gabe with whom we also communicate now, is that we will not receive any refund as we had not purchased a cancellation waiver, even not for services that were not provided, like the cleaning fee. We fully understand that these are challenging times for all, but a compromise should always be achievable. In contrast Gabes cynical comment "Living 6000 miles away from the destination is an extra factor and one more reason that the cancelation waiver should have been contemplated at the time of the booking." leaves us speechless. Meanwhile we experience that they have re-booked us to dates that we have not approved - in fact we rejected a shifting of the booking. They do not care, do not answer emails and hinder us from claiming back the booking fee from Homeaway (they offerr a refund in case of Corona related cancellations). Beware of this shady company. We booked a 2-week vacation at a premium property many months ago, but now need to reschedule due to Covid-19 and notified Sedona.org with 6 weeks notice about the change, but Sedona.org said they can't help us at this time and will keep our $5,000+ deposit. They tried to lie about the fact that the money is held for the property owner, but a manager admitted that they have our money and will keep it. So, Sedona.org won't do anything at this time to try to accomodate a reschedule and will keep our $5,000. Very shady. As others have noted, this is Sedona.org's shady business practice. The owner has several similar businesses and my guess is that he's taking or keeping deposits from hundreds of innocent consumers. If any attorney wants to sue this un ethical company, we'll support! read more

This merchant has found a way to collect $$$ whether you book or cancel a reservation, even within 24--48 hours. When you are booking the reservation there is "Cancellation Waiver" that pops up and advises that there will be a fee (in my case $275) to cancel the reservation. However, when you try to get more information nothing appears, so of course you by-pass it and complete the reservation. It is only AFTER you make the reservation that they send you an e-mail advising that if you want to cancel this reservation you have to purchase the "Cancellation Waiver" of $275. The nerve of these people...I understand that if you try to cancel closer towards your reservation there would be some sort of a fee...nope...with Sedona.org even if you call less than 24 hours later they still refuse to refund your money plus they pressure you to sign the rental agreement. Stick with AIRBNB, VRBO, Expedia, etc...these third party merchants are only interested in getting your booking...run, do not walk away from these crooks. read more
