I provided move-in photos proving these issues existed before I moved in, yet the accounting department has not responded to multiple emails, calls, or voicemails. Communication has been extremely poor, and it feels like tenant concerns are ignored. I expect management to review the documentation and resolve this issue promptly. This level of service is unacceptable and really shows how money hungry big corporations are. I sent them another email of proof since they want to lie and say they never received it like seriously how hard is it to check for emails, but not surprised they want to be scammers and liars and I'd also like to add maintenance was horrible and they never had working Air conditioning during the summer it's not worth to pay rent here and they treat you like trash!

The property manager along with the support staff and maintenance staff are amazing. I never have to worry about tasks being left unfinished. They answer all questions and concerns. During the Pandemic, they have been a huge help with giving access to rental assistance programs. I couldn't have asked for a better place to live. If you're looking for a quiet, respectful, and metro accessible home, Aventine is the place for you.

More detail: Neighbors: This is a friendly building, with community get-togethers a few times a year either in the lobby or someone's apartment. Mix of ages--young families, middle-aged and older people. Residents maintain a listserv, so people communicate well and help each other. Posting when they need to borrow a phone charger, have spare vegetables, etc. I posted one evening when I was locked out of my apartment, and in a short time I had half a dozen offers to couchsurf. Management: Staff were always friendly and welcoming. The building manager and the company's director of property management have an office on the ground floor. The maintenance man keeps the building clean--for example, you walk down the hall running your fingers along the trim and on the windowsills--and no dust! On the minus side, it sometimes took longer than I wished for problems to be resolved, such as contractor delays when fixing dryers, repairing window screens, etc. Apartment: Comfy. Bamboo floors, geosourced heat and cooling, large windows. There was little noise from neighbors. My fourth-floor apartment across from a park had a lot of privacy, esp. for being within the District. My unit had a deck. The building: Well maintained. Indoor bike parking. A freecycle space on the ground floor where residents exchange household goods, books, etc. Laundry rooms on each floor, not in-unit. Auto parking at additional cost in secure garage or on unlocked surface lot. I parked my car on the lot for two years and never had theft or vandal problems. The location: Decently walkable. A few blocks from downtown Takoma Park, MD (hardware store, year-round farmers' market, chain pharmacy, both upscale and normal restaurants, fun shops). Right above a great soup café. Right across the street from the Takoma stop on the Metro. On the minus side, the proximity to the Metro requires safety vigilance. We had problems with package theft from the 314 lobby when I lived there. Several security cameras on the lobby captured this. 314 was a great place to live. If I moved back to DC, this would be my first choice.

    As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!
