Greedy. Maintenance is awful. Three repair guys in my time here and none fixed anything -- my window still won't close after a year and a half. Dishwasher issues never fixed. They took over 300 out of my deposit 4 out of 5 hours to clean a spotless apartment at $50 an hour is insane There's a random switch that cuts power to the whole apartment. One accidental tap and everything shuts off and the Wi-Fi takes 30 minutes to reboot. Garbage disposal pipes clog monthly and shoot dirty water everywhere. All appliances are the cheapest possible. AC is insanely loud. Ceiling is low and the place feels cramped for $1,200. Hallways, stairwells, and the elevator are extremely hot with no AC because they want to save money. Zero amenities, overpriced, and greedy -- they even took $300 from my deposit for things that were broken when I moved in. Not worth it. Should be $700 max. read more

This place uses borderline legal practices when dealing with your deposit. For example in our case, Forward Management/The Revere at Smith Crossing put in a work order for carpet replacement 20 days before our move out date. After being questioned about the work order entered on 05/11/2022 they justified it by stating (as quoted from the email) sent by Kyle Komplin, property manager of The Revere at Smith Crossing, "The carpet replacement was scheduled early as a precautionary measure after my pre-inspection in which I noticed a heavy pet odor and likely damage. This is standard practice in order to secure an installer as they get very busy towards the end of each month." (06/22/2022) We had two cats on the premises who were 8 and 10 and 100% litter box trained. In pictures forwarded to us after we questioned the carpet replacement, Forward Management INC/The Revere at Smith Crossing showed us 3-4 (there were more photos but some photos were of the same thing) spots where there was some kind of stain (one was dark like soda and clearly not a pet stain) and stated these necessitated total carpet replacement. The stains were in the main living area of the apartment and the total SQFT they charged was 1190 which is the whole apartment. Included in this amount were the bathrooms and kitchen which were hard surface. Excluding these and the bedrooms (which the cats were not allowed in) the SQFT should be approximately 800. The litter boxes were in the front hallway closet, ie right when you walked in the front door. This is the suspicious and strong smell Mr. Komplin is commenting on. Once the litter boxes were scooped the urine odor also went away. Forward Management INC/The Revere at Smith Crossing are actually trying to CHARGE us $1453.84 which is $2375.28 for new carpet/pads (which the installer, Coyle Carpet One notated "No new pad needed") + $160 cleaning charges + $12.27 for LIGHT BULBS + $41 for gas bill. After they deduct our $1530.00 deposit from the $2983.84 claimed in repairs and cleaning, we were BILLED in the amount of $1453.84. The cost Forward Management INC/The Revere at Smith Crossing quotes of $2375.28 for carpet replacement is based on this formula (as handwritten on the carpet invoice by Mr. Komplin): "Carpet life is 84 months. Carpet was 12 months old. 72 months remaining on carpet life $2771/84 = $32.99/mo $32.99 * 72 = $2375.28 due" Additionally the move out sheet states in regard to the carpet: "We will attempt to have it cleaned at your cost" No record of this is given and the order to lift the carpet was put in well before checkout inspection. Kyle Komplin Property Manager for The Revere at Smith Crossing commented via email on 6/22/2022: " If the carpet would not have needed replacement, I would have cancelled the work order and carpet installation." However, Mr. Komplin did not inspect the premises after moveout, but rather went ahead with the work order #190918 "Pull Carpet" dated 5/11/2022. Further, we were charged $357 by Coyle Carpet One for carpet removal and a misc charge labeled "APT CPT Plush" for $715. There is no further information on what this may be, however it isn't the carpet or pad as those are listed clearly. The $357 for removal is in question here as Mr. Komplin stated on 06/22/2022 "As for the pad, it was missing from the invoice as we did the carpet removal and pad removal ourselves, before the carpet installers arrived." However, it wasn't missing it was charged to us despite the above comment. So did Coyle Carpet One or Forward Management INC/The Revere at Smith Crossing remove the carpet pad? As if that wasn't enough, suspicious record keeping suggests at one point that only employee 383 (hmmm mysterious 1984 stuff) worked on cleaning and removal of items from the property but we were charged for the labor of 4 people. The move in inspection provided by Mr. Komplin during move out is not the one signed and turned in with items indicated as missing or damaged. It lacks any notes and a signature/date. Black mold is present in the apartment. The seals on all of the bedroom windows are broken and the mold accumulates no matter how much you wipe off the condensation or attempt to clean it with bleach, vinegar, ammonia etc. The problem is obviously a known issue as there is a "mold" section in the lease terms. As we have pets and many chemicals aren't safe for use around them the removal of the mold was further complicated. The apartment was clean and vacuumed upon move out. 2-3 hours were spent on the kitchen alone. Pictures were taken of the bathrooms, carpet, blinds, and kitchen before leaving the keys on the counter and vacating the property. These clearly show the state of the carpet and that there were no visible surface stains which leads me to believe changing the carpet of ANYONE with pets is indeed "precautionary" (as stated by Mr. Komplin) and in my opinion "standard procedure"; not based on actual damage noted. read more

Do not make the same mistake my wife and I did Forward Management is a bunch of scam artists and will do anything to make a quick buck. We had nothing but terrible experiences from move in to move out and Tami Tetzlaff refused take responsibility and it would take days to return a call or email. Just typing her name makes me cringe more than calling Comcast. Move in - Notified 12 hours prior that our place wasn't ready and it would be at least 2.5 more days before we could get in. On my google review they responded claiming they compensated us for that. Well if you consider that I had to ask for and negotiate that you would pay for the additional two nights of our Uhaul a fair and sizeable compensation it makes sense that you would also steal our security deposit from us. Mud all over when we moved in ..... "Sorry we already cleaned the carpets we wont be doing it again, must have been the contractors" Their workers will come in to do a job and leave your place a disaster.... and I mean to the point where it takes 2 people four hours to clean up after their insane mess that was dragged across the entire apartment.... why was there grout in my bedroom when you were doing the kitchen backsplash and bathroom? **mind blown** Straw that broke the camels back - We received our deposit less $485 due to a "dents and scratch" in the refrigerator. (I see you crafting your response right now Forward...."we have photo evidence and there was significant damage" - BS We took photos of the entire apartment because of how terrible our entire experience was with this group and we assumed they would try to bend us over...well they did. Their photos are zoomed in on a small part of a freezer door that included a minor impression that was smaller than the size of an eraser and this was worthy of purchasing and installing a new door for $485. Beware people....they are in the business to nickel and dime you until the sun don't shine. Any reasonable being would look at these photos and be shocked that it was worthy of a charge, let alone $485. If you try to reach others in the organization they are just as incompetent. They will stick behind the criminal like behavior of their employees and continue to get away with this crap. Hope this helps some of you when it comes to making a decision on your apartment choice. How does this company stay in operational? For example for the twowinters we lives at Apollo Lane I often shoveled the sidewalk so I did not have to walk thru deep snow after snowfalls. So my main thing is We moved into a dirty apartment with cat hair everywhere. They did come revacuum the carpet again. I am sure the previous tenants paid extra to have a cat. The carpet was stretched out you could see the seams in every room. It really needed replacing. Especially for 1650.00 per month. Oh and they charged us for cleaning the inside of the stove we never used. These people are from the cracked jacks prize packet. BEWARE,BEWARE, BEWARE. Stay away from this unprofessional company. I lived in at Cross Hill Heights for two years and while I was there I really enjoyed it. I have written other good reviews for the building and thought it was the exception for the mediocre reviews from Forward Management. However, then I moved out. I had always had really good communication with the property manager Joe, so I let him know on July 30th that I would be moving out on September 10th, but would be paying through the end of my lease Sep 30th (as expected per my lease). On July 30th I asked what would be expected of me at time of move out. He basically said the norm, clean up, turn in keys, and thats all. On Sept 5th (the Sunday afternoon before moving), I received a very detailed list of cleaning that would be required in order to not be charged. This list included 50 bullet points of cleaning required, including wiping down baseboards, washing out every cabinet, "oven sparkling clean", wiping down the doors of your storage unit, cleaning the track of the sliding door, etc. Since I work at full time job, and was moving, I did my best, and definitely left the apartment in good condition. Then I got charged for 5.25 hours of cleaning, which equaled $199.50. Considering my security deposit was $199, that was the entire security deposit. As if that wasn't enough, I was then charged over 500 dollars to replace both refrigerator doors due to deep scratches. They provided a photo of a minimal scratch on one of the doors, and only that one door was noted on the check out form. Luckily I noticed this and brought it up. So my cost was dropped from $513 (on top of losing my $199 security deposit) to $240. But the scratch was so pathetic and did not require the replacement of the door. I sent 17 emails back and forth with the management of the apartment and forward management and during these exchanges I looked at the reviews of Forward Management online and realize this scratched fridge charge is their thing. They do this to many tenants (see many of the comments below), so buy the $10 buff before moving out. Additionally, Forward Management, why do you give low security deposits for those who have good credit if your goal is to be as nitpicky as possible when tenants leave? It is significantly easier to budget for a known cost than an unknown. Also, requesting payment in 10 days when you provided my itemized list 42 days after I moved out is ridiculous. read more

Forward Management are absolute crooks. We lived at The View for 3 years without complaining. We watched as people left dog poop on the stairs and in the main entrance for days. We complained when our neighbors showered mud and dirt on our patio. We watched as countless neighbors refused to wear masks in common spaces: Then, when we moved out, they charged us $700 to repaint (even though they had painters lined up before we even moved) and for "deep cleaning" of our patio. Renter beware the service is lack luster and they'll nickel and dime you for every cent of your security deposit We lived in their cottage grove apartments for 2 years, and while the apartment was nice the service was sub-par at best. Every time we had to call maintenance the gentlemen would complain about the work and constantly made my wife feel like she was stupid when she would ask questions. We eventually just stopped calling maintenance, or made sure I was at home when they came in. The apartment itself was nice, but don't be fooled. Once you live there for awhile you see some of the cheap work that was done to build the apartments. When you finally move out, be sure that they'll charge you for every single thing they can find. Prior to moving out my wife and I spent half a day wiping every surface, rented a carpet cleaning machine and mopped and wiped down all the bathrooms. The place was cleaner when we left, then when we got it... Amazingly all that effort was for not as we got hit with a nice bill to clean the entire apartment for another 3 hours! Evidently it takes 2 hours to clean a patio window and dust an ac vent... Their billing rates for repairs are truly insane and will eat away at the steep deposit they require. They'll charge you to replace light bulbs though they expect you to replace them while you live there, they'll charge you to replace things instead of repairing them. read more

WORST RENTAL AGENCY!!!! DO NOT RENT FROM FMI. If I could select no star, I would. I had the worst time with this apartment complex. Always paid my rent on time. Never complained about the hardest water in Wisconsin. I re-signed my lease and 4 days later, I asked to see if I can rescind the renewal of my lease. They wouldn't let me rescind the lease. The property manager was rude and told me all the wrong information about subleasing the apartment or adding another person as a roommate to the lease. I made an honest effort to sublease the apartment and the potential renters weren't approved by the apartment complex. Following this, I was informed that I was not allowed to add a roommate to my agreement. I had to get legal documentation from the State of Wisconsin to allow for me to have a roommate. At the end of the "sublease" (ie having a roommate) ended, the complex kept my security deposit and charged me for some outrageous items. All the light bulbs were not working when I took possession of the apartment in August of 2018 as a sublease. Apartment charged me $43.23 to replace 6 light bulbs. That boils down to $7.20 for a light bulb that would have cost $1.50 at the local store. My last day was Memorial Day at the apartment. I forgot to leave one of the keys. I returned in the morning on 6/1 to return the key and a new renter had already taken possession of the apartment. I returned the key to the office. Then they charged me for a Lock Replacement because the new renters felt unsafe. Forward Management Inc is the worst leasing agency in the Madison area. DO NOT RENT. read more

I would advise you to strongly consider what other options are available to you out there. If for any reason at all you think there is even the slimmest of chances that you may need to find a sub-lease, you should consider those months to be a donation to Forward Management. In order to sub-lease, you will need to pay $200 and find your own sub-leaser that needs to go through the application process. They will tell you that they help you find a sub-leaser, but it doesn't make business sense for them since they already have you locked in and loads more apartments opened in this area. If the apartment managers are incentivized to get new tenants, then you can be sure you will not get out of your lease unless you find someone yourself. read more

The apt. was fine for a short term stay. Decent location and pet policies. But what brings this down for us are two very foolish mistakes we made and how they affected the return of part of our deposit. We did not take photographs of the apartment and the problems it had when we moved in and after we had it professionally cleaned when we left. We also were not there on the checkout day. Here is a fun list of the bs we have had to deal with over the past 4 years. --When we first moved in to the revere there were sheet metal shavings all throughout the carpeting, one of which ended up in my foot. --When we changed apartments, here are some things we had to clean because FMI didn't care enough to. ------Cupboards and drawers in kitchen had dog food in them from the previous tenant ------All walls and blinds needed to be scrubbed and sanitized due to the previous tenant smoking in the unit ----------This took several hours and was completely disgusting. The entire apartment smelled disgusting and was unlivable until we scrubbed everything with vinegar. ------Toilet seats weren't changed in between tenants (which is even more disgusting than the smoke covered walls) --Tenants leave trash and personal effects out in the shared basement/parking structure despite clauses in the lease that prohibit such behavior --The best one is when the arrestor valve on the washing machine broke off (because FMI uses cheap parts when building their properties) and flooded our apartment and both units below ours. --But speaking of snow removal...I believe there were also quite a few complaints when the workers were using LEAF BLOWERS TO REMOVE SNOW FROM SIDEWALKS AT 2 AM. I spoke via e-mail with Ken Sinner, the Property Manager of Brookstone Townhomes. His one liners were simply put, bland and not as appealing as they portray their properties to be. He simply was unwilling to make any arrangements to address the needs of a potential tenant to show an apartment. This laborious conversation left a spoiled taste in my mouth regarding Forward Management's management and specifically Brookstone Townhomes. I will not advise any potential tenants who are looking for housing to seek out any Forward Management properties because of this interaction. I emailed the owner and Regional Manager, but I don't believe they'll respond, because if he felt this was ok, he's done it before, and they're either unaware and too far separated or completely accepting of this behavior. The reply you see to my previous review below is pretty representative of Forward's ways. "Well, we follow all the laws." Oh yes, the Wisconsin laws that leave a great deal of ambiguity that favors powerful landlords. (In the particular instance I described before, they *did* accidentally break the law, but insofar as it was an accident and they tried to remedy the situation ASAP by leaving and making quite sure to call me every time afterward, it's not really worth fighting over. One time they scheduled a showing for early in the morning when I said I'd be in bed and got "we'll be quiet" without offer to reschedule as a response, but that, too, is legal.) As is typical of corporate landlords, Forward openly and legally offers you good, reliable apartments and service. And then they openly and legally charge you as much as they can get away with charging you for it. The rent in the renewal offer incrementally goes up, and when you leave they send you a giant 5-page packet of cleaning instructions promising to charge you if anything is inadequate. It's questionable if cleaning falls under "normal wear and tear" or not, but are you really going to lawyer up over less than $200? No? Oh, and did you know that Wisconsin, unlike many other states, doesn't say that the tenant only owes a proportion of the rest of the useful life of anything that has to be replaced, so they can charge you for the full replacement? Undoubtedly the $$ adds for them in the grand scheme of things. They fulfill their promises, their maintenance is punctual, the system functions, and they will do as best suits their operations just legally enough that it's difficult to justify doing anything about it. It took 10 MONTHS for Forward Management to give my roommates and me a straight answer for why over $100 of our security deposit was taken out for cleaning. After receiving no response to any of my five emails, I went in to talk with the with the manager of our apt complex. After promises that she would follow up in a few days, I got no word back. Long story short, I had to send more emails, and stop in in-person two more times to get any response at all. As it turns out, the workers who took care of wear-and-tear repairs (which landlords are legally not allowed to charge for) did not clean up after themselves and we were charged for the clean-up of their work. Additionally, the pictures sent to us by Forward Management (once they finally got back to us after an entire school year) included a bathtub (our apartment did not have a bathtub), and when I questioned this, I was told Forward Management no longer managed the apartment building I rented from that that they would no longer communicate with us to resolve the problem. Overall, I found Forward Management to be highly unprofessional, uncommunicative, and to nickel-and-dime charges. Please don't give them the business. read more

My husband I rented a two-bedroom apartment at Copper Creek on the west side for two years, from its opening in July 2015 to May 2017. We really loved our top-floor unit and would have stayed there longer if we didn't move to Seattle for work. It was very quiet, and having two underground parking spots was a great bonus, especially during the snowy winters. Tami Tetzlaff was our property manager, and she was extremely friendly and understanding. We rented at Hercules Trail (also owned by FMI) on the east side for one year before moving to Copper Creek and also had a really great experience (with a different property manager). read more

Absolutely terrible. Do not rent from The Landing, which is a new property managed by Forward Management. I live at 248 E Hill Parkway and this property was built last October. That's brand new right? Well don't get excited. There is a loud howling noise that has happened since I moved in and the property manager says there is nothing they can do about it. It's literally so loud it's wakes me up in the night. Usually it only happens when it's windy, but that's a lot of time in the fall and winter. I moved in last October and have been emailing with the property manager and two other employees for Forward Management about this issue and they can do nothing. It's ridiculous. I enjoy living at Stockbridge Trails. There have been 3 different managers over the 5 years I was there and each was very responsive in addressing any concerns. The maintenance team fixed issues within days and things I put in as non-urgent and I thought they would get to in a week or two, they were there next day. They didn't fix something and then bill you for it unless they informed you that it might happen ahead of time. They power wash their underground parking garages yearly, typically in the spring and maintain the grounds. They put reminder emails out and if you ever have a complaint they address it. I only wish they had a grilling area. You can use electric grills but that isn't the same as a charcoal or gas grill. They have a nice area where there could easily be a grill placed, but there isn't one there. I haven't heard about if I'm getting my security deposit back yet, so this review may change, but as of move out it's 4 stars. read more

Forward Management is one of the most unprofessional management companies that I have worked with specifically (Tom). Their business practices are inconsistent and they are not consistent with their communication. The property manager we worked with was disrespectful and kept reminding us that they manage over 500 properties. I suppose that was their way of communicating we don't care about your maintenance issues or the errors we make on our end because we are too busy. Swan Creek was moderately maintained however they failed to advertise if you use the garage storage units everything you are storing will be filled with mildew. We had multiple items damaged due to storing our items in the garage. I will never do any type of business with them again and if you can avoid renting from them please do so. read more

Absolute worst. Do not rent from this management company. 8 years ago they claimed $1600.00 (full deposit plus this amount lol) in painting and cleaning fees for a 450 sq ft apartment. They took me to court 4 years after and now this weirdo at the company runs my credit as a hard inquiry frequently with out my permission, I believe his name is Tim, tom ? It's now been reported and a police report filed, so that this low life can receive the repercussions he deserves. If you don't want your credit being ran without your permission periodically DO NOT give these assholes your information. 8 years and my credit gets ran all the time as a hard inquiry!!! Not to mention this guy smells like he pissed his pants 10 times . Always read reviews before you commit. I live in Woodland Fields on the lower west side of Madison managed by Forward Management and our property manager is Tami Tetzlaff. Woodland Field apartments are so serene. You are nestled into the woods, by fields, and a pond. There is even a walking path that surrounds the two buildings. One might think an apartment complex so close Epic that allows for dogs and cats, might be loud, but it isn't. You wake up and go out onto your balcony and see nature all around you. I moved into Woodland Fields 4 years ago with high hopes of being on the "edge of town" and while the area has continued to grow, the apartment complex still remains peaceful and the neighborhood inviting. I have not been disappointed. There are people walking their dogs, kids playing on the playground, and tons of bikers on the path. The neighbors are so friendly and everyone says hello to one another. It is amazing how tranquil it is considering how close it is to so many convenient locations. My 3rd floor apartment has vaulted ceilings, fans, recessed molding, in-unit washer and dryer, great appliances, central heating and air, underground parking, and a terrific view. The sound proofing is amazing. The walls and doors are thick and well-made so noise doesn't travel. There is also a rather large storage unit in the basement. The staff keeps the place clean and up to date. Maintenance has always been prompt, friendly, and helpful with any general issues that arise. The management staff, Tami Tetzlaff specifically, goes out of her way to respond quickly, kindly, and with detailed information. If you are looking for a safe, lovely, and great place to live, I would highly recommend Woodland Fields. read more

The west side of Madison forward management is one to avoid. Tami was really the only manager who is very responsive, kind, and well organized. The apartments (including brand new) are very cheaply made. Handles falling off the doors, windows broken, all when you move in. Be sure to take photo and video evidence when you move in and when you move out. The managers and consultants never know what they are doing, and prefer to just charge you late fees or extra from your security deposit for their own problems. They are especially rude and unhelpful, especially after you move out. They don't return calls or call you upon request, only vague emails. When they come to show your apartment they also give you a time frame, yet come earlier than they said they would because they can't tell time. They also don't enforce their own policies, if you report anything, they don't do anything about it. Don't expect to get your security deposit back because they use scammy cleaners who over exaggerate. If you cleaned the place spotless they will write that it is filthy all over your check out form and charge you $500+ in cleaning. I lived with them for multiple years yet they had no appreciation for tenants who don't cause problems and don't destroy the apartments. They are lazy, incompetent, and money hungry. Update: Kristin is very unhelpful and snooty. Appears to be up high on her horse and treats residents like inferiors..HAHA. I've also experienced horrible neglect from management who ignore multiple follow ups from serious maintenance requests and it is well over a month with 3 emails to different management and I still have a huge issue with my brand new apt. I lived in Stockbridge Trails, Madison managed by Forward Management and have been very happy with this apartment complex! I moved from a smaller town in Wisconsin and was nervous about renting in Madison after hearing a number of horror stories. I was pleasantly surprised. I had a great experience, we had a couple of minor maintenance issues and my manager (Adam) was responsive, helpful and kind. The maintenance crew was timely and very helpful. Our apartment was spacious and comfortable. The only reason I give it 4 stars is there are no conveniences within walking distance, though there is a beautiful park only two blocks away! read more

I would have to to say, be extra careful or simply go somewhere else; before signing anything read/know your rights very well, you can easily dispute any charges, you can also cheaply drag them to court without a lawyer. Make sure you are strict when signing the check-in form, they have a check-out instructions which they will not show to you till you are moving out; read it before sending the check-in form back as it will help you properly inspect the unit, contact me if you need a copy of it. They stress that you DON'T NEED to be at the apartment during the check-out inspection, guess why? a reputable place would encourage the tenant to be there to avoid issues. I can only confirm what the negative reviews have stated - FMI is horrible, and Kristin Michael is a highly incompetent, arrogant specimen. Yes, they try to charge you for a SPOTLESS apartment after you move out and take it out of your security deposit. We got lucky, due to a glitch they had to use our security deposit for our last month of rent, so there was nothing to withhold their fraudulent charges from. Karma is a girl! We lived in Westridge Appartments from July 2017 to June 2018, and paid a pretty penny for a subpar 2BR/2BA with no A/C upstairs and a hotel-style A/C unit downstairs. It was the proximity to my work that made it worth it. According to this website, http://www.tenantresourcecenter.org/security_deposits_in_wisconsin "Carpet Cleaning It is illegal to deduct for routine carpet cleaning from the security deposit even if the tenant signed a lease that states that they must pay for carpet cleaning. The exception is if they damaged the carpet beyond "normal wear and tear." If the landlord deducts money from the security deposit for routine carpet cleaning, they should follow the steps below. ATCP 134.06(3)(c), Wis. Stat. 704.28(3) Be aware that the landlord may still try to get the money in small claims court!" Another useful tip I found on above website: "...An explanation that the tenant could take further action, including small claims court for double the amount wrongfully withheld, court costs, and reasonable attorney's fees or filing a complaint with Consumer Protection (see below). ATCP 134, Wis. Stat. 100.20(5), Wis. Stat. 66.0104(2)(b)..." We will definitely lodge a complaint with Consumer Protection - they've been allowed to run rampant and abuse renters for far too long! read more

Forward Management inc. is a complete joke! Once you sign the lease you are in for a real treat.. If you ever have a problem, they do not take care of it. I used to be a former tenant (2013) as well and it was the WORST EXPERIENCE I have ever had! We moved into a house that they had for lease in the country off of Reiner rd. After about 2 months of living their we had the sewage back up down stairs. So we to gave them a call and let them know what happened. They told us that they would send someone out to take a look at it in a couple of days. A COUPLE DAYS!!! Everyday we came home it reeked like complete s***. After about 2 days of having to deal with that they finally had their maintenance guy come over to clean it up. By the way he used are wet/dry vacuum to clean it all up! Thats the reason why they did this and didnt hire a professional is because they knew that they had a very expensive big problem to fix but failed to inform the tenants of the issue. They told us after signing are lease that we should put riddex down the toilet every month! What?!? I have never heard of such a thing! So not knowing of the issue, thats what we did. You think that even helped the situation? Nope! The 1 year of living their we had it back up about 4 times. When I mean backed up, I mean backed up! We had a fairly large basement and the whole thing was flooded up to about 2 inches high! Complete bullshit! Funny thing is when we called Roto Rooter to have them unclog the back up, they told us they that they have been their before for the same issues! And by the way, who was the one to pay they bill, us(the tenant). Also forgot to mention they took are WHOLE security deposit when we left, and told us we actually owed them almost $140.00.extra after they $1250.00 security deposit. let me guess to clean up the basement all over again?!? I've lived in a property managed by FMI for almost 3 yrs now. Used to be better before our specific property (woodland fields) became manged by another person of their staff. No office located on the property which has led to fedEx/UPS packages being left in the lobby and stolen. Maintenance requests if they are in your unit are dealt with in a timely fashion, but not if there is an issue with things outside the building like lights in the parking lot. Was much better when Tom was the contact person for Woodland Fields. Overall ok, but I wouldn't go out of my way to recommend them. read more

I lived in College Station for one year. Pretty typical apartment complex, nothing too much to complain about living there, but probably overpriced for what you get. The one bedroom units are pretty small and the stove isn't full size. I might give 3/4 stars but they will find every excuse to take a chunk out of your security deposit, and exaggerate/make things up in order to do so. Make sure when you move out you note every little thing that isn't brand new on the check-in form (i.e. oven drip pans, among others). They certainly will when you leave. read more

And when moving out it was a joke also I spent 2 days clean and they still took my from for sec what a joke.
