Luckily wrapping up a 20-month experience which has been sub par in many ways: 1 - Irresponsible Management: Greystar is a joke. Since the previous manager left ~10 months ago, things have gone downhill. In our instance they raised our rental price by 70% for a short-term month to month lease necessary to bridge to my wife's graduation! If you have an uncertain planned rental term, you're in for a ride - with your fate turned over to some unknown algorithm and inaccessible 'pricing analyst.' 2 - Facility Deterioration: Common areas are not as well taken care of, especially since management turned over. Trash rooms always have some unwelcome surprise, hallways routinely have trash unaddressed from the 'valet' and grills / workout facilities are inconsistently cared for. 3 - Non-existent Ownership: First off, our close friends at Greystar will not give contact information, but informed us they sent grievances on our behalf. Unsurprising, we received no response - typical of rent seekers.

Cans are strung up in trees for neighbors to shoot at and we've had wet trash dumped in our empty trash cans when we've left it out for pickup. If you're a quiet person and can't get a top floor apartment here you may run into problems. ----- I've been living at Artisan at Brightleaf since August 2012 when I moved to the area from several states away. I originally found the apartments through recommendations from friends who had switched from an apartment complex next to the Briar Creek shopping center, and chose Artisan at Brightleaf after personally touring it and many others in the area. At the time, Artisan was completely brand new. Many of the apartments were still being built, they were still working out exactly what they would offer in certain services, and some of the landscaping was not complete. I expected there to be issues with construction noise and possibly other mixups - after living in Atlanta, GA for several years I've become very sensitive about getting some quiet and respect. None of my worries happened. They were very smart about keeping construction under control and I was surprised to find it complete as I never heard the noise! The landscaping was completed and beautiful, there were never any issues with billing, nothing to complain about whatsoever. Through my months of living at Artisan I've only had one real problem with a neighbor who developed an obsession with playing dubstep as loud as possible. Here's where I have advice to anyone sharing a wall with neighbors - there's not much apartment staff can do when you don't let them know and you don't try to record any proof. I let staff know about the neighbor, recorded a little video just in case, and the issue was dealt with wonderfully quickly. It feels good to know that the people who maintain your living complex honestly do care about you. Artisan has trash pick-up from your front door Sundays through Thursdays (which is FANTASTIC, I've never even heard of this service before!) and there is a large trash and recycling deposit area that is an easy walk away. All of my maintenance requests were handled quickly by very respectful and kind maintenance staff. Originally packages were held at the front office, but it seems that now most packages get delivered to your apartment. I've never had anything but pleasant interactions with staff, both on and off the complex. The gym and pool areas are top-notch and kept very clean - which is important when you're sharing equipment and grills with many other people! About those grills, by the way, they're by the pool and feature minifridges. The staff is great about hosting events and food trucks that keep the community involved. The complex is extremely safe (again, I used to live in Atlanta, so this was extremely important to me) and I've never felt uneasy - each apartment even gets two locked doors, one for the porch and one for the main entrance! The apartments themselves are designed extremely well. I'm definitely no decorator, but every guest (including family and "in-laws") have given me compliments about how nice the apartment is. So far I've seen the smaller one-bedroom and I live in a larger two-bedroom, both have kitchens that flow into the living room and a fantastic amount of storage space. All of the appliances are new and electric (you'll be hard pressed to find gas in an apartment) and work perfectly despite all of the food-related trauma we put them through. We're never at a loss for electrical outlets and since completion of construction there have not been power or internet outages (Time Warner) in the area. I've fallen in love with RTP and have been recommending these apartments to anyone looking into the area. If you're thinking of checking them out yourself, don't be afraid to leave a message at the front office asking for what the monthly special is, as they seem to love running themed promotions. *An edit of things I forgot to add in the initial review: - There is a monthly pet rent addition of what I believe is $10 per pet. The complex is very pet friendly with many dog waste stations and a small dog park. I personally have two cats who love to sit on the well-sized windowsills - In my experience the majority of people at Artisan are professional adults, young adult couples, and families without young children - I use Verizon and reliably get 4G throughout the complex

So they extended my lease to 8/24 (2 extra weeks that I didn't ask for) and charged me the month-to-month rent price of $2000+ for the 19 additional days (mind you, I was already moved out before the 19 additional days even started) which costed me $1873 and they charged me an additional $360 for leaving a few drill holes in the walls. Assistant Manager Deborah Kelly is a narcissist and will play in your face. Had the nerve to laugh at me while I was explaining to her how this isn't right. Also don't expect the maintenance staff to handle your requests in a timely manner. Save your response, I don't care to hear your bs excuses. Do better by the residents that shovel money into your pockets.

Only later did management admit the check had been sent to the wrong address. We were then told a replacement check was cut in early November and would take 30-45 days to receive. That timeframe has long passed, and we still have nothing. Communication has been abysmal. Multiple voicemails and messages have gone unanswered, and there has been zero accountability or follow-through from management. At this point, the lack of response feels intentional. Holding a former tenant's money for half a year with shifting explanations and no communication is not just unprofessional, it is outrageous. This is not how a legitimate property management company operates. Prospective tenants should think very carefully before trusting Crosstown at Chapel Hill with their money. I could also go on to speak about how our apartment wasn't turned over before we moved in (found a razor blade embedded in the carpet!!) which we were told we would receive discounted first month rent for (never happened), the ongoing bug problems, the pools being closed majority of the summers, the lack of response to maintenance requests, the dangerous rotting wood on the balcony, the disgusting and constant overflowing trash at the dumpsters, etc. Follow up in April on 2025: we have STILL not received our security deposit and we moved our EIGHT months ago

I would say there's no such things as a perfect community, but this community has alot of work to do. Issues Below: - First issue= onboarding was moving in, the 2 staff members that I was working with kind of left me in the dark, which I had to keep following up with the community (I should've taken this as a red flag) - There has been an increase in dog poop throughout the community (I've stepped in poop at least 3 different times in different areas) - The call box doesn't work and beeps often throughout the night - Repeatedly come across someone dog peeing in my building if that's in the elevator or/and the hallway carpet - The leasing office staff is slow at giving updates/being responsive, which isn't good - I've been dealing with a water leakage that seems to be forming into mold for over a month, I continue getting the run around/no movement still; I've also spoken to the Property Manager, Susana, about this matter and told her that I plan to go to corporate (she's even promised to give me a call last week as I've been to the office about 5 different times, and haven't received 1 call from her; today her + the male worker acted clueless which isn't good as they manage the property and the residents come first especially safe, especially coming from someone that has asthma and has dealt with growing mold in the past; I've been told by staff to put in another entry request + to continue stopping by which is very inconvenient - There are 2 doors in my building that always jam, + another door has a hard time closing when the temp. changes - Susana refused to give me her business card and didn't provide her full name on a sticky note she gave me when I asked for both # and email address of hers + of corporate (she made a comment, "They will just transfer me to her" in such a way as if you won't get far - I told the staff that I was not happy - I was told by some residents that the community rarely fixes things/this is just how it is here - Limited parking at night - The brick with the community symbol/name on it needs to get power-washed - I was told there would be a theater room available at the beginning of the year by a staff member, but still no movement - I've asked for the pool access code and still haven't recieved anything - There's been a rusty old back sitting outside of the community in front of a building with no movement that I emailed about (not a good look) - Thin walls - Marks on the walls - Carpet has been lifted up 2+ weeks and haven't been replaced - Amazon workers have a hard time getting into the packaging area; I've been told by a resident to get my Amazon packages sent to Whole Foods to pick up - Valet trash doesn't always come when they're supposed to: I've been told that they're moving on with a different company as it's been an issue here, but I've seen little change - I've seen some grill at least 3 different times from their porch which I think is a fire hazard as flames and smoke was going up (Attached are a few examples, if needed I can point out the different areas in the community) I'm sure there's more to talk about but I have not though about having to create a list. I will be contacting corporate this week through email and phone. I now have no interest with attending future events or letting staff interact with my dog moving forward.

It is a quiet complex and the neighborhood is walkable and near the greenway. Staff host parties for the residents periodically and these are fun to attend and help build the friendly community that is already present at The Aster. Regarding amenities, there is both a conventional pool and a lap pool, which is very nice. The exercise room is incredibly well-appointed with various pieces of equipment to choose from. All of the equipment is top-notch and is kept in good repair. They offer garages for rent or reserved parking spaces if you're interested. The apartment buildings also have electronic keys to provide additional security for residents. Overall, it's a fantastic complex and if you're looking for a safe, quiet, friendly place to live, I highly recommend it.

The complex is a very dirty , roaches e everywhere including in side the unit ( hallways , parking deck,, main entrance to the building , ) the events they have monthly are horrible, nothing but cheap stuff from the store and don't have enough for residents . I have been troubled with noise issues during these years. 1) I first lived on the second floor. The window and the ceiling always produce noises of cracking. Despite that I have complained several times, no one treated me seriously until I left a one-star comment on Google Map. 2) I moved to the top floor later. Recently, they are replacing the roof. Every morning, I am woken up by the noise of someone walking on the cracking roof BEFORE 8 AM! I email the leasing office several times. They replied my first email and claimed that they would communicate with the vendor, but the noise did not stop. The other emails following up on this issue from me have been ignored. In addition to the two experiences I mentioned above, 3) The building if of poor quality. The ceiling leaks. There were several very noisy fans put in the corridor to dry the wall after it snowed this winter. 4) The do have roaches! 5) The gym is not maintained in time. It takes centuries for them to replace or repair equipments that do not work properly. 6) The apartment was not cleaned before I moved in! I found dead roaches in the room!! There are good things though. The maintenance team fixes things in the apartment quickly, and they always try to keep your place clean while doing their job. I also appreciate one of the ladies in the leasing office for signing my package when I was not able to come back home. However, overall, as a place where I pay to get enough sleep, chapel hill north is a poor choice.

03/18/26 I dropped packages off to this location countless times in the past year and every time I…read morego the security guard tells me to leave the packages at the desk and today I go to drop some packages and as I'm putting them on the desk the guard pushes 1 away and said he doesn't take it. This is a guard i never seen before. I thought he was saying the package is at the wrong location so I replied they go here i scanned them for this location. And he went off talking about he's in charge and has been working there for 6 years and he knows what goes there and what doesn't. I asked him why is he so combative? I also let him know I always leave the packages there and I noticed someone came into the lobby and was standing there. So I asked him if he was the manager and he said yes and the very next thing out the managers mouth was "let him talk". I was so upset I had to take a few seconds before I said anything else. I guess the manager could see how upset I was by the comment he made that's when he asked me what was wrong. I didn't reply so he asked again still I didn't respond because I'm burning inside over the let him talk comment and that's when the security guard said he only take packages for residents and I would have to deliver the packages to the businesses. I often smell weed emanating from other apartments in the hallway, the gym is lackluster and there are overall few amenities that other, nicer facilities offer at a lower price. There was black mold in my air vents that I don't think has been fully removed. You get the point. In the past few months, I have been caught in gunfire while on property, had my car keyed, and become aware of people being arrested for wandering onto the property at night. Overall the area is quite unsafe and seems to be getting worse. There have been homicides right across the street and cop cars are a routine sight and sound. Management has been very disappointing with handling my concerns. The property is owned by an LLC based in New York and they have hired a global real estate company that normally doesn't manage residential spaces to tend to things. If you're looking for a place to live in Durham, then look elsewhere IMHO. There are similarly-priced places with safer locations and more amenities.
