I would recommend Clever Inspections to my relatives and best friends. I am sure you will be satisfied with the service. Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

I have been told this is very typical of this man as he then gets a second inspection and gets to make more money. He actually said our furnace was leaking toxic poisonous gas and if that was the case we would have died years ago. Our furnace was also tested by a professional with no issues. He then said our garage was going to cave in at any moment and again it was checked and this too was a lie. The best one yet was he said our entire house smelt like mold and was most likely full of mold. Pretty amazing that I was a health inspector for over 30 years and know a little more about mold than this moron and on top of that my home was completely renovated within the last 5 years and we never ever had mold. If you don't perform a test how can you even state such a thing! I could go on and on with the nonsense that this man comes up with to make himself look like god. Our buyer backed out after trying to get us to lower our price substantially for issues we knew were not legit. In the end we ended up with a better price and buyer so it was a win for us and a loss for the first buyer who lost out on great house and probably overpaid for a second inspection. This man should have his license removed and will be reported to the better business bureau. Do yourself a favor and do not waste your money on this guy. No house is perfect but there are plenty of other inspectors who are not alarmists and liars like this guy! What a joke!

In a market where Buyers are waiving everything and Sellers aren't providing any concessions, Heartland Home Inspections' work shifted the balance. We purchased a home that had a pre-listing inspection done. For the uninitiated to the current market, this generally solidifies that you're going to have to buy the house as-is, with no wiggle room whatsoever. But the pre-listing inspection wasn't done by Heartland Home Inspections. Ed Novak was thorough, meticulous, and cut zero corners. He found issues that were missed by the previous inspector- giving us the opportunity to either wiggle out of our contract, or push forward. For a variety of reasons, we pushed forward- but Ed's work gave us over $12,000 in completed work and cash at closing. Need I repeat that, in this market, with a pre-listing inspection, that is beyond unheard of. As a homebuyer, the unknown can be daunting. But Ed (aka Columbo) provided us with as much information as possible, making us feel prepared and ready for what's coming next as we assume ownership of the property. Why wouldn't you want to know everything that needs to be taken care of in your new home? It's like having a mini to-do list that we can cross off as we go. When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. He even sent us detailed suggestions on how to handle the problem--what kind of work would be needed, the materials to use, and even what kind of handyman to look for. He also gave us a few referrals to get started. We were originally planning a much more expensive fix, but thanks to his knowledgeable advice, we are able to switch to a more practical option and hence cut the cost in half. We really appreciate his honesty and guidance. He is the kind of handyman you would like to work with, especially for people like us after working with various dishonest handman/plumbers...He is definitely someone we'd trust and would go to for our future home improvement projects.

Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Honestly, we would be so lost without his guidance and advice, but he has made our transition into our home less stressful. He wrote up a 150 page report detailing all the shortcomings of my house and then I was able to use that as leverage for my negotiations. He came back to the property today for a re-inspection and again did a wonderful job to point out some of the things that hadn't been addressed properly.
