We enjoyed a night stay here with our dog over the holidays. This is a historic property so therefore the rooms and baths are not modern like a chain hotel; however they are charming and comfortable. The breakfast was delicious and plentiful (made to order for us because it was a quiet night!). A nice touch with the holiday plating and general home decorations. We got a very nice history from the owner of the property and area along with a spot-on dinner recommendation. The local brewery is a 2 block walk down the hill. Interesting B&B in downtown Franklin. It has a long history with a surprise along the way. Breakfast was the highlight of our stay.

My family and I stayed here for two nights and I was very happy with their friendly service, hospitality, professionalism, cleanliness, and communication - and of course the breakfast! They were very accommodating when we asked last minute to move one of our family member's booking to the first floor because of her difficulty with stairs. They were also helpful in offering restaurant recommendations in the area. During breakfast on the first night, we were told the history of the house, which was fascinating. The breakfast coffee was very good! And the common areas were beautiful (decorated for Christmas, which was right around the corner). This place is a great stay. read more

All the charm on the outside until you step up to a sterile reception desk and no real hospitable greeting from what appeared to be the grown son or grandson of the owner, Who unlike most bed-and-breakfast owners was completely absent during our visit. He didn't volunteer any information about this really historic property And no real display about it. Handed me the room key and I had to ask where the room was. The room was extremely small, the linens cheap, and the room was in need of a deep cleaning, new carpet and wallpaper which was peeling. Cobwebs and walls needed painting. Bathroom soap dish was rusted, Bath mat was in need of replacement and there were hairs trapped underneath it. Looks like we were going to rough it. Small double bed and mattress were cheap and beyond thanks it means a lot to me their prime on what appeared to be an unstable bed frame and headboard That had all of the charm of a roll away bed. We looked forward to the breakfast, which most guests raved about in online reviews. The woman cooking had a real attitude as if guests were an imposition on her. Wonder where she learned that? From the front desk guy who probably hired her. Breakfast? Who would have expected anything less than scrumptious eggs, fresh danish and biscuits, sizzling crisp bacon, gourmet coffee and fresh flowers on every table? Quite the opposite. Dead flowers, overcooked dried eggs, grits that were lumpier than the surrounding Smoky Mountains, cold coffee and microwaved bacon. It's clear that current owners have lost interest in the property upkeep or maintaining the charm of what has the potential of a first class historic B&B. So clear that that the same guy that greeted us barely thanked us. It's like we were doing him a favor to be there. Which we were. Very clean and quaint. Walking distance to downtown Franklin. If you can live without all the amenities of a luxury hotel, this is a great option. We stayed here to go to the Highlands Motor Festival in close by Highlands NC. Highly recommend for an experience with less hustle and bustle. read more

My husband and I just got back from a weekend in Franklin. We had such lovely stay at the bed and breakfast. Maureen's first priority was our comfort and satisfaction, and we were comfortable and satisfied! The breakfast was delicious, and the house is clean and well kept. Granted, it is an old house with many quirks, but that makes it all the more charming. I appreciated Maureen's hospitality and the affordability of the b&b. If you're looking for a relaxing and quiet get away, then this is the place! We loved being able to walk into town in the evening, and we loved having hiking trails just a short driving distance away. We will definitely be back. read more

I have been coming here for the last 4-5 years. I really look forward to staying here when I come to Franklin. It feels like my other home in the mountains. I would highly recommend to come and stay here when you're in the area. Paul is doing an excellent job running the bed and breakfast. He will cook a delicious breakfast every morning that will keep you full most of the day. You will meet other interesting guests and have great conversations while you are here. I had family in Franklin, and have thus visited this great little town in the mountains quite a bit. The Franklin Terrace B&B 's best characteristics are it's character, location, and breakfast. Originally built way back in 1887, the Terrace keeps much of it's old-timey feel through the antiques and furnishings throughout the interior, yet has the main amenities of current-day accommodations. The location is only a couple blocks off the main street & square, making the downtown well within walking distance. As for the breakfast, I think it was very yummy, but it's only served until 9am so don't miss it! The owner and her staff make it fresh every morning and includes a large variety of down-home favorites: eggs, bacon, sausage, biscuits, gravy, muffins, French toast, cereal, fruit, preserves, coffee, tea, etc...all home-made. The owner can be a quite protective about her rules, though (NOTE: No children under age 3). This is a place to kick-back and enjoy the slower pace of life in the gorgeous Smokey Mountains. read more

I'd like to disclose that my grandmother, Maureen, runs this B&B. But regardless of whether or not you are her grandchild, staying at the B&B includes all of the best parts of visiting grandma! The Franklin Terrace is a 130 year old home that is settled in its ways and occasionally talks back like all older homes do. It's insulated by enduring trees and foliage, including a very old, but living hemlock which is rare for the area. All of the Main Street attractions are a short 5 to 10 minute walk from the front steps. As a newly-wed nearly a decade ago, I lived nearby off of Lyle St and made a similar walking commute to my job at the bookstore on Main Street every day. As its name implies, the B&B's most inviting and charming feature is its front porches. The lower porch is screened in, cool, and cozy while the upper porch is unscreened and open to the mountain air and views. You'll frequently find the outdoor furniture displaced, either relocated to a quiet corner for solitude or clustered together where guests have met for conversation. Expect to meet my grandmother when you enter the parlor, behind her antique desk, ready to greet you and get you settled in. You'll be welcomed to fresh cookies and coffee or tea. The rooms are as distinct and unique as their gemstone namesakes (Amber, Coral, Sapphire, Amethyst, Peridot, Topaz, Ruby, Opal), no two alike, although each contains traditional accommodations including full bathrooms, closets, antique bedroom sets, and sitting areas. And just like grandma's house, expect to be occupied by all of the interesting items found around the house including unique pieces of furniture, pictures, knick knacks, and books. As enchanting as the home and its grounds may be, I'm only coaxed out of bed in the morning by the smell of the delicious and sizeable breakfast spread. Nobody makes it like grandma! Breakfast may just be my favorite part of our stay and a perk of B&Bs that often get overlooked. In addition to all of these lovely details, dog-friendly rooms are available, including one with its own exterior door and grassy area! To me, the Franklin Terrace feels like home and family for obvious reasons, but I dare you not to feel the same when you visit. We stayed for one night but wish we had been able to stay longer. The owner, Maureen, was welcoming and very accommodating. She changed our room shortly after our arrival, because she thought we would be more comfortable and she was correct. The house itself is large, has great character and charm and the antique furniture is wonderful and all through the house. We thoroughly enjoyed looking at much of it. There is much history to the place, which Maureen was happy to share with those interested - we were. Maureen was also extremely helpful in other respects too...she provided a map of Franklin and a brochure of things to do and even went so far as to print a map for our trip next day to Bryson City, advising us to go on a specific route, to avoid getting caught on the more twists and turns of the alternate route behind any slow moving vehicle, which she gave to us later in the evening when we returned from dinner. The room we had was comfortable. We had a double bed, which is smaller than we are used to, but that was fine. Some of the decor is getting 'worn', but the upkeep of such a property must be a lot of work and in some respects it adds to the charm. Breakfast was interesting. Usually, the breakfast is buffet style, which makes sense when there are several guests and they are able to help yourself to what you would like. On our visit we were one of just two couples plus one other single guest and so breakfast was made for us individually....eggs, bacon, sausage, fresh biscuits and cinnamon rolls, fruit, french toast, two different syrups (one home made). Coffee and hot tea etc., are serve yourself from the Keurig machine. The downside with this....there was way too much food. When only a few guests are staying, it might be better/nicer to be asked what you want to eat and to cook that to order rather than serve all that was served and throw much of it away. Perhaps a small card/sheet that people can use to check the items that they want from what is available? Place settings were wonderful, but on the smaller, two person tables, it left no room for the large serving plates that carried the large amount of food from the kitchen. Maureen joked with us about this. There is a TV in each room, but there are also only 7 TV channels available, only two of which we recognized, ABC and CBS. Unfortunately the CBS channel was not watchable due to some kind of scrambling of the feed from DTV. We had hoped to catch up on the days Olympics, but NBC was nowhere to be found. There was a WiFi network available for guests, we believe, but we were unable to access it as it was secured and we were not provided with the password. If the WiFi is actually available for guests, perhaps providing access details in each room, or upon check-in would be useful. We will definitely stay here again when traveling through/near Franklin and would recommend this B&B to friends traveling in the area also read more

We just loved the experience of staying here. The upstairs porch has a beautiful view. We sat for a good while on it and relaxed. The outside had a nice play area for our daughter. Best of all the breakfast. Everything was homemade from scratch and delicious!! read more

We stayed at this B&B in April 2017. Maureen was a very nice hostess and her breakfasts were very plentiful (mostly frozen or prepared ahead of time). I wished she would have had a container of coffee for the table (didn't much like jumping up to make my own one cup at a time). The room was fine and as clean as you can get an old home. The bed however had a distinct swag in the middle and it was difficult to sleep in it as it tended to throw both people toward the center of the bed. I would recommend getting a new mattress for the yellow room at the end of the hallway. There was a TV in the room however it didn't work very well. There was only one or two channels you could watch at all and then the TV would pixel quite frequently. When this happened you couldn't watch it at all. I got the idea all the work and running of the B&B was a little too much for Maureen. We did enjoy our stay and we would go back. The area is beautiful and the town delightful. read more
