Highly recommend Phil as your next home inspector. He's very knowledgeable of the process and detail-oriented throughout the inspection as well. Phil is also very easy to work with and talk about anything that comes up as well. He doesn't rush through it and is always happy to answer questions and walk you through everything he is seeing on his end. You're not going to find a better more dedicated home inspector than Phil at Fredrick Home Inspection services. I had Phil selected base on his reviews and personal chat when I was checking for inspectors. His rate is higher than others bit a little margin but I think his attention to detail is a level above. Pros: - Very available to chat on phone or text before or after inspection - Very modern / up to date - for example he used a drone to check the roof of our 4 story town home under construction. I don't think we'd ever have found the exposed nail issues w/o that. - He is very thorough - for a pre-drywall inspection he actually stopped by the next day to check a few extra things as it had gotten dark the prior afternoon. He absolutely could have not bothered but he did find a few extra items to point out. - Phil will guide you guidance what is a 'must fix'; or things that you can probably just be aware of but not fight on. - Very good write-up with lots of photos, even a video in one spot to show a loose item. The write-up is available online in a system that you, and the seller or builder can view. It can also be downloaded to a pdf. A key feature is that you can identify just the items you want your seller or builder to fix and generate a PDF of just the 'fix request'. Phil did the final inspection as well and found a very small window crack we missed. Had he not found it, would have 100% been our responsibility after closing. Cons: - Nothing really. read more

As a new home buyer, I was looking forward to working with Phil. Unfortunately, 2 days before he was set to come by for the home inspection, he canceled on me because I was concerned with his pricing structure. I sent a respectful email asking if Phil had any flexibility in his terms, where he was looking for payment in full and upfront before any services were rendered. As I was uncomfortable with that scenario and my risk exposure, I was hoping Phil would be receptive to a partial payment upfront with the remaining amount paid once services were rendered. What disappointed me was that Phil did not engage in a dialogue here, and simply cancelled on me before we could even come to terms. I found Phil to be emotional in his delivery, incomposed, and handled the scenario quite unprofessionally. read more

Phil is a pro's pro. As a real estate agent, I'd feel comfortable recommending Phil to any client. The very first time we met, you could just tell he cares. He cares about the business relationship, he cares about your clients, and he cares about the service/product(tech-savvy inspection report) he provides. His knowledge is quite extensive. Working with him on homes ranging from the 1800's to current day Pre-drywall New Construction, it's been quite impressive. Some other inspectors don't even provide a report during pre-drywall inspections. Not only does Phil provide a report, but he catches things other inspectors would easily overlook. As an agent, it's reassuring to have someone that cares about your clients as much as you do. For all my other agents reading this review, give this guy a chance -- you won't regret it! read more

I just recently completed an inspection done by Phil and I can honestly say it was the best decision I made in ensuring that our new property that we're closing on soon is the best that can be! While reviewing other home inspectors, I was drawn in by the reviews from others and the fact that I would be supporting an independent business. After a 20-30 minutes phone call, I knew that Phil was the right person for us. Even before I agreed to take him on he spent time discussing his own experiences and what he looks for in a place. More importantly, I found out that when I booked him on, I would be his dedicated client for the day, so he would be able to take his time to review and explain things to me without the need to rush off to make another appointment! When he came to inspect our place yesterday I was completely impressed with his thoroughness and professionalism. We spent roughly 5 hours combing the place from top to bottom. He had a keen eye for finding any potential issues that we could bring up with the builder before I close. The addition of a drone to take photos of the roof was also a big plus! What I liked about Phil was he also spent time looking at the smaller details, like cosmetic fit/finish of things. We ended up finding a lot of things that I'm able to bring up with the builder and get resolved before we close. If you are on the fence about Phil as your inspector, I recommend giving him a call to just chat. He's more than happy to discuss things and address your needs. I'm happy to know that I can call Phil whenever I might need advice or clarification of doing the necessary homeowner maintenance on our home. I'm sure that I'll be hiring him again soon for future inspections to ensure that the investment we're making in this home is taken care of for years to come! read more

It was late in the day in the middle of July. With the market being as hot as it was temperature-wise, we needed an inspection on a home that had just listed and for which we were seriously considering... and we needed it the next day. Frederick Home Inspection Services was the most responsive and professional option we found... AND they made it work on almost no notice. We wanted to make a competitive early offer on a property that we loved, perhaps without any contingencies. But we needed an inspection to do that. When we called Frederick Home Inspection Services (late in the afternoon/early evening, by-the-way), Phil called us back nearly immediately. He discussed all of the options and made a point to ensure we understood everything. And then he said he could do it the next day. Since the homeowner's realtor would only give us a very limited time, we opted for the "Walk & Talk" inspection because the full inspection with reporting wasn't feasible within their window of time. And actually this was actually perfect for what we needed. Phil was waiting for us at the property and we immediately jumped into the inspection. He came prepared with all of the appropriate tools (including his drone for the roof/chimney/spouting, etc.). He checked things that I'd not seen inspectors check in full inspections, and he kept a mental tally of issues, ensuring he discussed them all thoroughly with us throughout and reviewed again at the end. When he inspected the attic crawlspace, he not only had a clean ladder ready, but he was thoughtful enough to bring a small vac to clean up any mess afterward. This type of attention to detail among his knowledgeable discussions impressed the other realtor enough that she asked for his card. We wound up passing on this home, partially because of the new information (and confirmation of a couple issues) that Phil brought to our attention. We were very pleased with the service, price, and process every step of the way. Extremely professional and Phil even found time to follow up with us later. Overall, a fantastic experience that would have been great in any scenario, but came in clutch for us when we were in a bind. read more

Frederick Home Inspections is great at doing inspections. They did my pre-drywall and final inspection and they were extremely helpful and knowledgable. 99% of the things they were able to find, I would not have been able to do so myself. The important thing about hiring them is that they will find issues that the builder will not tell you about and it gives the builder pressure to fix all of the issues. As a result, my home was built properly and all of the issues were addressed. They are well worth every penny and I would highly recommend them to any people who are looking to purchase a new construction. The report they give is highly detailed with images and text and they will help you through the process and answer any questions you have. read more

I work for CASA that operates a Shelter for Domestic Violence victims in Hagerstown. Wanting to know exactly the condition of our Shelter before we start looking at a renovation, I reached out through Yelp for Home Inspections. Having received multiple quotes ranging from $1500-$2500, Phil called and offered to do the Home Inspection at no cost. While Phil may not have charged us anything, he did not take shortcuts in the Inspection. He made a trip to do a pre-walk through and then brought 2 of his associates to do a full inspection. Phil takes the time to explain things that may be hazards and just general maintenance. He truly has a passion for what he does. A 110 pages report was provided that will help us tremendously in addressing concerns now and for future planning. I highly recommend Phil and Frederick Home Inspection Services. We had Philip inspect our new construction at Lake Liganore yesterday and could not be happier with his services. After getting other estimates he was the clear choice in terms of pricing and thoroughness of his sample report. Philip showed up an hour before our scheduled meeting to inspect the exterior of the home, then spent the rest of the morning into the early afternoon inspecting the interior with us. He was very friendly and cordial, and obviously extremely knowledgeable about safety elements and also has a keen eye for cosmetic issues. He also works with the latest technology, including a drone to examine the roof and exterior structure. His report was very extensive and through, and delivered the evening of our appointment. It will provide a great basis for us to go back to the builder to fix some items - including some major structural/safety issues that we would have easily missed if we didn't hire him.
