I highly recommend this company. I'm a first-time home buyer, and went through my home inspection with Andy Vergara. He was thorough, knowledgeable, and personable. He explained everything in terms I could follow and gave me tips on the things I could install or monitor myself. Extremely helpful written explanations and videos. Knowing very little about the complex systems and structural features about a house, I felt very intimidated by the process of making an offer on a property "as is", which is what the market demands at this time. Prior to placing our home on the market, we wanted a thorough home inspection to identify areas that would require correction prior to negotiation and sale. I didn't really know where to begin in locating an appropriate home inspection service. After searching the internet, I realized that members of a professional inspection association should be the first place to look for consideration. I focused on firms that are members of the American Society of Home Inspectors (ASHI). Using this criterion, I was able to narrow my search to three firms; I then selected Highland based on reviews and available information. Mr. Andy Vergara was the inspector and in our opinion, he did a great job in identifying areas of concern. Furthermore, he explained why these items needed to be addressed (code requirements), as well as overall safety concerns, especially where owners with children could be affected (gaps between steps and railings; ventilation issues; furnace and exhaust systems, etc.). Mr. Vergara was professional, polite, and competent. Pricing for the inspection service was reasonable and competitive. We received our multi-page report on a timely basis. In short, we felt that we received real value for our investment in having our home inspected prior to sale. Recently Highland Home Inspections, Inc performed an inspection for a potential buyer considering my mother-in-laws house. The report contained some valid findings, some false findings, and an excessive amount of speculation on the part of the inspector. In many cases, the inspector would note a deficiency and then emphasize the absolute worst case of what the condition could represent. There was no accounting for what is normal in a 30 year old house. My impression was the report was written in a way that would create fear in the buyer rather than pointing out deficiencies and giving a reasonable assessment of their significance. read more
