However I wish I understood his style before hand, then I wouldn't have missed so much work... But he does the inspection and doesn't really want to talk about it until after he's done where he gives you a comprehensive review of everything he's found... I liked the style tho, it gave me a chance to really see the home past what I saw the 1st time and made me realize that I really love that home... But he found SEVERAL things that he could have missed if he was giving us an inspection the whole whole time... & then he emailed us a PDF with images and description of exactly what the problem was, which real estate agent also appreciated since he couldn't be there... He arrived to the appointment early and was patient when the property developer was late. He got into the unit and went about his work, taking notes and pictures. He made sure to explain things to me so that his report made sense later on. He didn't waste any time and did a very good job. He spent several hours not only providing feedback on the state of the various systems in the home, but explaining why certain things should be a certain way. When anything was not as it should be, he helped me understand the path forward. The home was not in perfect condition and several major components needed work, but Jim's feedback gave me the information and reassurance I needed to move forward.

It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.
