After doing my research we decided to go with Good Life and I am so glad we did they made the process very easy. Malissa Martinez was my onboarding point of contact and I have to say she was very attentive, responsive and professional. She answered all my questions and kept me informed the next steps in the process. Emails came in daily with the updates that had been completed at my home in order to be put on the market. After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

We first reported rat activity outside the property in May 2026. Good Life canceled that request as "Not maintenance issue." A second rodent request was also canceled. By July, we had specifically reported holes around the rear deck and asked whether conditions at the property were contributing to the problem. On July 31, a rat ran through our kitchen, and the pest-control technician found evidence of rodent activity in multiple kitchen areas. Good Life acknowledged that the owner is typically responsible for structural conditions allowing pests to enter. It also told us that it had received a report from Thrasher Pest Control and that the owner was reviewing it. Nevertheless, the response continued to focus primarily on trapping and monitoring while permanent exclusion work remained unresolved. Good Life later admitted that Thrasher had advised it that entry points needed to be accessed and sealed beneath the rear deck. When our dishwasher was eventually removed for repair, we discovered extensive apparent rodent droppings and debris concealed underneath it. We photographed the condition. The air-conditioning experience was similarly unacceptable. We submitted the repair request on July 22 during significant summer heat and reported indoor temperatures exceeding 85 degrees. The system was not repaired until September 3--43 elapsed days later. We purchased a window air conditioner and fans because the provided system remained unusable. This was not a matter of submitting a request and allowing management a reasonable opportunity to respond. We repeatedly had to send emails, seek updates, contact vendors ourselves, preserve records, and challenge inconsistent explanations before meaningful progress occurred. A Regional Manager eventually apologized for the "frustrating timeline," but an apology after months of preventable disruption does not restore the sleep, comfort, time, and peaceful use of the home that we lost. Good Life markets itself as providing proactive maintenance, attentive tenant communication, and stress-free property management. Our documented experience was the opposite. Based on how it handled serious rodent-entry conditions, a prolonged A/C outage, appliance problems, and communication throughout the process, we cannot recommend Good Life to either tenants or property owners.

Since making the switch, property management has become smooth, highly professional, and--surprisingly--actually enjoyable. Jonathan Peacher is exceptional. He brings deep market insight, consistently offers proactive solutions, and maintains a genuine owner-first mindset. He treats every property as if it were his own and communicates with impressive clarity, speed, and transparency. Jesse Landry shines on the real estate side, combining sharp expertise, meticulous attention to detail, and a calm, confident approach that reliably delivers outstanding results. The entire IPMG team--from maintenance and accounting to leasing--is responsive, knowledgeable, and deeply committed to owner success. Tenant issues are handled swiftly, financial reports are crystal clear, and the overall level of care is simply outstanding. What's especially impressive is how the value they provide goes beyond excellent service: the cost of their management essentially pays for itself through the substantial savings they generate on property expenses--everything from smarter vendor negotiations and preventive maintenance to efficient operations that keep costs firmly under control. If you're looking for a management partner that reduces stress, maximizes performance, and treats your investments with genuine respect, IPMG delivers true white-glove service that restores both your time and peace of mind. I've recommended them to other owners, and the feedback has been unanimously positive. Reach out to Jonathan, Jesse, or the IPMG team--you'll likely wish you'd made the switch much sooner. Highly recommended!

HOSTILE AND A NEGLIGENT COMPANY…read more STAY AWAY!!! The Clark street property has a generational old cockroach infestation issue that they have been dealing with long before I moved in. when I moved in (August 2020) within the first six hours I had noticed and have picture of roach droppings along the windowsills in (September 2022) the tenants next-door to me in unit six I've been living there for over five years and had gotten a pest treatment done prior to getting their treatment done. Their pest control. Technician had informed them that if a treatment was to be done on six, it should be done on all the surrounding units, including mine, and prior to doing business with Payne pest control during the bid for Clark street property they were informed of what would need to be done to get rid of this pest infestation which meant getting the property tented mind you this was before I had moved in I was old told that Bryan and Samantha had just gone with the cheapest option which they also knew would not take care of this issue. A couple months into moving in I had informed them of the pest issue and needing treatment in which they responded by sending an inspection out rather than a treatment which only allowed the infestation to move and grow worse in my unit. By the time any treatment had been done all of my property, my kitchen appliances. Everything was infested, no matter how much we cleaned how much we threw out they constantly kept coming through the same places that the water would come through for the flooding pictures emails of it all during confronting them on their negligence they choose to divert from laws and ordinance codes that I present to them that they're violating in which I've had to move units because of this issue and the infestation has spread to my appliances I was no longer able to move anything from my old unit (5) into my new unit (4) I had to buy completely new furniture and knew everything but the same old infested appliances from number (5) had to come with me I am not the only tenant who I have witnesses and current tenants that are willing to testify against this as well as it being an issue long-standing before I had even moved in, not only have I had to personally take losses from their negligence, but Bryan has also been calling other tenants making them uncomfortable with personal questions about me and he is also insinuated nefarious things about me to other tenants he has also told new tenants moving in he has told them that I am the cause to their generational old roach infestation problem. if there was an option for zero stars, I would select that Bryan and Sam and the entire company are a bunch of slumlords looking to steal your money. These people should be disgusted by their negligent practices from pest infestation to defective appliances to a hostile landlord. these people should be ashamed of themselves and the business they represent, I've been staying in one of their units for a couple years now I and have lost thousands of dollars in property damages due to their negligence of the maintenance and upkeep of the property man their maintenance man "Jeff" is literally the worst contractor I've ever seen do work the work this man does in their units and properties has a lifespan of 3 to 6 months and when that happens, Bryan and Sam like to point the finger at the tenants a complete scam
