Im a board member and I would not recommend. We hired powerstone a few years ago and it started out good. They responded promptly, took action addressing items for the board, and overall provided typical management services. If we needed something, they got it done. Over time the service started going down hill, and it's gotten 10x worse since Christina left (former office director). The new office director talks a good talk, but doesn't take any action, respond, or hold our community manager accountable to do her job. He's just there when we need to escalate things above our community manager, which unfortunately we have to do more than we should. And unfortunately he's no help. The community manager that we have is terrible. Nothing gets done, she doesn't respond to the board (can't imagine how she responds to the other members in the community), and she does less than the bare minimum for our community. She can't even put together a complete board packet for our meetings. I've been on the board for about 7 years, seen lots of different managers, and she's the second worst manager I've experienced. The worst was from a previous management company that legitimately was operating with a suspended business license and lied about their CM certifications. If finding a new management company wasn't such a PITA, we probably would be onto a new management company by now. The biggest fail from powerstone is we have about $14,000 in outstanding invoices to a vendor that powerstone is supposed to pay since they manage our accounts and write our checks. They haven't paid for several months now, so the vendor has rightfully added late fees and interest to these invoices. The HOA shouldn't have to pay for Powerstone's negligence, so now it's one more thing we have to deal with. This has been going on for months and when we do hear something, it's "we are working on it". I could go on with other serious issues that are causing our community more harm than good, but I'll just state again- I do not recommend powerstone. read more

Business operating during the pandemic, "thanks, but no thanks" Review #12 i own several rental properties, a couple of which are in HOAs including two in the Pacific Pines development in Encinitas. i have NEVER dealt with a less responsive property management company than PowerStone. last spring, i got a call from my tenant to let me know the water had been shut off for the entire 16-unit building. she was quarantined (read: stuck) in a condo with no running water. I left more than a dozen messages and sent more than a dozen emails before I finally heard from Madison Murray, PowerStone's property manager at the time. except for a one-day window in the middle when only hot water was available, it was two weeks before anybody in the building could turn on the faucet and get a drink much less shower, wash dishes, or even flush the toilet. (i put my tenant up in a hotel so she and her family could be in a semi-habitable situation). as angry and frustrated i was at the time (not to mention how angry a whole building full of folks were), what i didn't realize was that was the high-point of quality service from PowerStone Property Management. mid-September, i got a call from my other tenant: she came home and found her entire downstairs condo flooded. i called a plumber (NOT the same one Madison called-- see my ASAP Plumbing review). turns out, a pipe fitting on the unit upstairs ruptured. several dozen calls and several dozen emails to Madison later, i still hadn't heard a word. it was more than a month before i heard from Christina Mercer. she was very congenial (she's ALWAYS been very nice just not very useful) and apologized profusely for the lack of responsiveness which she blamed on Madison who had left the company. it's now early February -- that's right, it's taken nearly six months. after much teeth-gnashing, hair-pulling, and threats of physical violence, the three insurance companies (mine, the upstairs owner's, and the HOA's) have finally settled on who owes what (insurance companies are infinitely better at collecting premiums than they are at paying claims). it took an astounding amount of drama to get this far (i.e. i was told several times by several different people that they (PowerStone) sent a check on January 7th, that arrived January 25th, in an envelope with postage canceled on January 22nd), and was dated January 11th. all i'm waiting on is for Christina to tell Liberty Mutual (who's also calling and emailing her) if their check should be made out and mailed to me or PowerStone. i'm at three emails and three phone calls and counting. the over-under is twelve. smart money's taking the over -- WAY, WAY over. read more

In my last review, Power Stone Property Managment deserved a one star review in this updated review. They deserve zero stars. However, I have to give them at least one apparently about a month ago somebody yelled at the pool vendor so they blame me sending me letters through the HOA's attorney stating I went out into the parking lot yelled at the pool vendor, forcing them to leave the premises. This is completely disgusting. Considering I have time clock punches, showing I was at work, not even in the city of Oceanside, where this took placeThey did the same thing about a year ago Christina Mercer out of the Carlsbad office gets upset and does this on a regular basis, if she doesn't like you, never mind the fact that she doesn't reply for over a month to pretty good question when you sent out documentation from your attorney for the HOA stating there is a rule change, that originally stated you are not allowed to do something before you mail. This documentation you should attach with the rule change is along with the statement that there was a rule change, otherwise, knowing that the rule stated you cannot charge electric vehicles in the garage is due to the fact that they're blowing the breakers, that would mean the only logical change is that you can now charge electric vehicles in the garage to have the same breakers, needless to say, after waiting one month for clarification on this matter, I called the home office here in Irvine, where Christina Mercer threw another fit and accuse me of attack in the pool vendor however, I replied, I would like to know the time at which this occurred as I have punches printed out from the time clock at work showing I was not even in the city of Oceanside where you claim the incident happened so then they say we need you to send everything in writing, and then claim I was using bullying and intimidating methods to intimidate Ms. Mercer, and her colleague, Alysia Dale out of the Carlsbad office however, I had never use any kind of threatening tactic or intimidating tactic to deal with this office as a matter of fact, I took a meeting with them over the phone were actually Mrs. Dale out of that Carlsbad office yelled at me for quite some time on the phone. Secondly, every time they get upset, there is a preposterous. and slandering accusation from them through the attorney. This would mean the only people using any kind of bullying or and or intimidation tactic is actually Power Stone Property Managment, and or Roseman Law their attorney. I tried to contact Rene Decker, the owner of Power Stone Property Managment as he is the direct supervisor for Christina Mercer, who is the Director of the Carlsbad office and they run the other way or just transfer you back to Christina Mercer who is the root of the problem along with Surf City Pools however, her kickbacks are more important to her than actually taking care of the community I would strongly recommend moving forward with any company other than Power Stone Property Managment. read more

This is by far one of the WORST Property Managment companies I have ever experienced. I have had my car towed from my own designated space and they did nothing about it, and I had to pay the tow fee! Also, they nit-pick about everything and are never there when you need them. I have been emailing them for over a month now and still have not received a response, yet they are charging me a violation fee when I already took care of the discrepancy months ago. They are charging an additional $90 for the next 3 months and not even considering if families even have this extra money to pay out, they just charge us and God forbid we don't pay, then they charge additional fees! They are very rude and think that they are above everyone. I have tried my best to be patient with them but feel like I am talking to a wall. SO unprofessional. I have also called their head office multiple times and still no reply or call back. We are paying outrageous HOA fees and aren't seeing any benefits from it at all. There is always some sort of a deficit to pay and no explanation as to what it is for! They treat us as their client/customer like crap. Honestly? I would rather not have HOA as it is a total scam and waste of time. With all the extra BS fees they add on, I pay almost $5,000 per year in HOA fees! We don't even have a pool for crying out loud! I hate paying all this "dead money" for someone to tell me how to live in my own home! When they pay my mortgage? then they can tell me how to live in my own home. HIGHLY NOT RECOMMENDED! read more
