After 6 long years of using our master bathroom shower, we realized the poor workmanship of the house flipper that sold us our house. Tiles not lined up, water leaking out the shower door, water leaking through the grout, grout cracking, water pooling in a corner of the shower because it wasn't properly sloped. It got to the point where what once was a pretty shower became a nasty place to shower in. Kenny was fast to respond, professional, and took his job seriously. He also had a punctual team who worked hard and was attentive to details. We were more than impressed with the outcome of our shower. They nailed our "accent wall with shower niche". I discovered Sergio after I saw his incredible work/remodeling to the house next door to me. We arranged our first meeting whereby he bought his laptop, and provided numerous options and designs for my bathroom remodel. Fortunately, Sergio has great ideas and suggestions, making the process of decision making, ie. what materials to use, design options, etc. The process started right on cue, and the ETA for completion of 4-5 weeks was righty on the money! The guys that work for OSH are ALL exemplary, professional, prompt, and courteous! From the demolition guys, the carpenters, the electrician, the painter, the glass guys, I could not have asked for better! The thing that stands out for me, is the fact that these guys were consistently prompt, and did not skip a beat. Unlike most contractors, whereby days are missed, job gets delayed due to spreading themselves too thin with other jobs. None of that with Sergio, he was spot-on prompt with moving this job along as scheduled. My bathroom remodel also included a steam-shower installation, which took on extra diligence, but well worth it! An Architect's Review…read more As an architect, I work with contractors on a regular basis and needless to say, I was probably more particular than most when it came to choosing someone to work on my own home. Word of mouth and research led me to ARC / Armando... and I'm glad I went with him! From the beginning, communication was clear and straightforward. We went through the scope of work, my requirements and budget. I had some very basic drawings prepared to communicate my ideas. Along the way, Armando made suggestions to work with my requirements and budget. His pricing was reasonable and, most importantly, he completed the work within the budget we originally agreed upon. Anyone who has done a renovation before knows how easily costs can start creeping up once work begins. That was not my experience here. The scope and budget were established upfront and Armando stuck to them. And this was very important to me as I had no way of accommodating an increase in cost. The work was for a garage renovation, it included interior demo, replacement of an exterior window, addition of a new exterior door, vinyl wood flooring, drywall and installation of a new gypsum ceiling. Work progressed efficiently and to my expectations with no unnecessary delays. Communication throughout the project was excellent, and mostly Armando initiating the conversations to keep me updated. He was also very easy to work with on finishes and hardware. Some items I provided myself while others were sourced by him. Again, he made recommendations to work with my budget while not compromising on quality. Speaking of quality, the quality of the work was exceptional. It has now been over a year since the renovation was completed and everything still looks as good as the day it was finished. Absolutely zero complaints! His attention to detail was very much appreciated. He constantly made suggestions when he felt something could be improved. For example, he suggested a more random tile pattern for the vinyl floor instead of the more regular stagger I had proposed. We went with his suggestion and I am very pleased with it. Armando is knowledgeable, reliable and a pleasure to work with. Coming from someone who deals with contractors professionally all the time, I don't make that recommendation lightly. I was contacted by someone from Joshua's team, offering to "settle" the issue and remove the my review after I posted my initial review on 7/24. However, the "settlement" never came. If you think about hiring this company, this company is NOT LICENSED, I just hope no one else has to go through what I had to go through. ----------- Orig review posted on 7/24/2026 Clean Out Pros LLC REFUSED to provide their license number. There is no record of the company in Contractors State License Board, https://cslb.ca.gov I made a mistake of hiring Clean Out Pros LLC for a roof repair after reading the positive Yelp reviews. Josh from Clean Out Pros LLC is unreachable, so, I can only leave a review here. SUMMARY The roof repair failed in the next rain following the repair, Clean Out Pros came out to inspect the leak (in the same area they repaired) and said a larger area of the roof would need to be re-roofed since the house "shifted". I hired a licensed contractor to repair the same roof area, only to discover the repair work was not done correctly, the new waterproofing paper was installed on top of the old waterproofing paper and the actual repair area is smaller than what was quoted, missing the actual water intrusion point. DETAILS Clean Out Pros LLC performed roof repair work, and the repair was provided with a written ten-year warranty as reflected on the invoice. I relied on Clean Out Pros LLC's representations regarding the quality of the repair and the warranty coverage. Unfortunately, the repair proved defective. Beginning on or about October 14, 2025, following rainfall, water intrusion and leaking occurred in the same area that had been repaired by Clean Out Pros LLC. The leak continued during subsequent rain events. I contacted Josh from Clean Out Pros LLC regarding the problem. On or about October 21, 2025, Clean Out Pros LLC inspected the area and advised that the prior repair was adequate and that a LARGER area of the roof would need to be re-roofed. Concerned by this explanation, I obtained independent inspections from several licensed contractors. The inspections revealed significant deficiencies in the work performed by Clean Out Pros LLC, including: 1. Waterproofing paper was improperly installed on top of existing paper rather than underneath it, contrary to applicable roofing standards and resulting in water being able to flow beneath the new material and enter the home; 2. Damaged plywood was only partially replaced, leaving portions of damaged material in place; 3. The repaired area was substantially smaller than the area represented and promised, comprising approximately seventy percent (70%) of the agreed repair scope. I retained a licensed contractor to correct the defective work in the same area, the licensed contractor actually charged $2300 LESS than Clean Out Pros LLC, and the leak stopped completely.
