I lived there for 12 years, and the A/C went out 12- 20 times. It was over 100 outside, and I was told that the units can't get below 70 or it breaks. Gross. Don't live there. Quaint little property. Close and walkable to many restaurants, bars, and Trader Joes, which I love. The property manager Alex is so sweet and friendly and she really tried to help me find the perfect apartment. Ultimately I ended up moving to another part of town, but I would recommend all my friends who want to live in or near River Oaks to definitely look at Gables City walk! read more

Living at Gables Citywalk has been a disaster for so many reasons. Without going into all of the details (because it would take all day), I would like to share an experience that happened to me a week before move-out. Let me preface by saying I specifically moved to this community because they touted themselves as being "non-smoking." The man below me smokes like a chimney, and Gables has looked the other way for months. Today, I received this email: Dear Residents, We have received multiple complaints about strong cigarette and marijuana smells coming from an apartment home in your building.  Please note that this is in violation of your lease agreement as per page 3, paragraph 20 (a) which states: You, or your occupants, and your guests may not engage in the following activities: manufacturing, delivering, or possessing a controlled substance or drug paraphernalia. This letter serves as a warning of a lease violation. Further violations of this nature will result in actions taken by management against the offending apartment, which could result in eviction. ....this is the second threatening email I have received from Gables--the first one, which also threatened legal action, was sent out before the power outage last month, and basically threatened legal action if pipes burst. Management is sloppy, lazy, and shameful. Do not move here. read more

Extremely unsatisfied with the professionalism of this complex! RENTER BEWARE! WHEN YOU LEAVE, YOU WILL BE HIT WITH TWO MONTHS RENT YOU ALREADY PAID! SAVE AND DOCUMENT EVERYTHING! Lived at this complex for 2 years. Bought a house and gave my standard 60 day notice with all blessings from the leasing office. Had the lease manager walk thru my apt after I moved out, which I had professionally cleaned, and was told, omg! We can rent this apt tomorrow! Spotless! Even had the carpet shampood! Paid the last month's rent and have yet to receive my $1800 deposit! Then they turn me over to collections! Saying I owe 2 months rent. I called corporate office and was told to dispute it on my credit report! SERIOUSLY? DO NOT DO BUSINESS WITH THESE THEIVES! read more

Great Location! Can walk everywhere. Good management : Maintenance requests are completed within 24 hours and they will even do small requests (like a dropped metal tab in the garbage disposal). It is a quiet community and feels safe. Down side is the pest problem is horrible here. I have to buy my own pest control measures because the company they contract with uses something that doesn't make one ounce of difference. I had them spray my entire apartment 3 weeks in a row and it didn't make one single difference with the pests. Now I use my own and it is better. read more

My roommate and I signed a year lease here in October and are coming up on our last 3 months. With the exception of a few broken appliances and very limited parking (both resident and visitor) the experience here has been a very pleasant one. I even added a $75 a month garage to the lease. Well I was more than surprised today when I was sent my renewal rates for next year with a $249 monthly increase! As a resident who has always paid on time, never had any other residents complain and pay for extra apartment add-ons, like the $75 a month garage, I found this to be quite offensive. And to add to the insult, they included a "Gables Renewal and Great Rewards" flyer which informed me for paying an extra $2988 (12 months X $249) next year I would be entitled to a carpet cleaning and 1 wall being painted. What a joke. So while it was enjoyable to live here, don't plan on being able to renew your lease a reasonable rate. read more

This property has been near and dear to my heart for the time that we have lived here! We are sadly moving out next week to a new area, and I will sure miss the friendly staff, speedy maintenance team and just how well kept the ground are on a daily basis! Love the location, unfortunately I am being harassed by my neighbor and the front office is allowing this behavior because she has been living in this complex for years. The front office has threatened me with calling the cops and my neighbor has done so, where the police were not able to do anything because I was not doing anything wrong. Now I am in "violation of my lease" because I am "disturbing" my neighbors. The front office does not speak to me about these issues directly but give me warnings/ final warnings that they are going to kick me out via email. My father is a transplant patient here in Houston, so I deal with a lot of additional stress in my regular day to day. Dealing with this harassment is leaving me in great distress. My neighbor no longer calls the cops but the front office instead to make false complaints. I will not take this harassment lightly any longer. I love living in this area and most of the tenants are young and seem to mind their own business. But I now feel that I'm being set up to fail, and without the help or support from the front office my neighbor is successfully harassing me. I would not recommend this place as a place to live. Clearly if you've been here longer, your voice is louder and heard from management. This is disgusting behavior that needs to be corrected for future tenants. read more

Solid 5 stars for location. Everything else makes me slightly depressed tbh Everything is pretty dated, but there are in unit washer/dryers. Windows are single pane. Counter tops are over sprayed laminate- it's like a dirt colored bumpy brown paint over laminate. Every year I try to convince my boyfriend to move to something that's not a giant complex full of strangers, but it's relatively cheap (and BF's relatively cheap). You'll probably have at least one roach outbreak. People are bad drivers. Usually have to park far from the apartment unless you pay more for a space. It's gated, but doesn't always feel super secure. There's a police officer who lives here (probably for a discount) and is sometimes prowling around the complex. WARNING: DO NOT LIVE BY THE POOL. If it's above 85 (which is like most of the year in houston let's be real), there are people there. Children shouting for hours, adults conversing moderately loudly, party people with loud music who have invited tons of people over, weird dudes smoking and chatting at 11 pm, bible study at 7am. You might think "oh I guess that's better than looking at a parking lot." NOPE it's not- if you live by the pool prepare for a headache permanently. It's a good apartment for people who aren't ever in their apartment. read more

Good luck having anyone get back with you at this apartment complex. I've set up 2 virtual tours and both times I was stood up. If you're able to speak with anyone they blame their associates and then tell you they will email the information. Don't hold your breath, because it will never come. I've spoken with 2. Texted and didn't even receive an apology for keeping me waiting o the virtual tour. All in all not a good impression for a potential tenant. Talk about dropping the ball. read more

Great value! Long time resident for a reason! Maintenance team is quick and office staff is friendly and responsive. Quiet neighborhood and safe gated community within walking distance to Trader Joe's, or a short drive to Whole Foods and HEB. Several great restaurants and bars within walking distance too! This community is peaceful and quiet. The issues remain with the staff and rent. The leasing agent, Ashley, is extremely rude and unprofessional. She appears at our apartment door to talk to us about living arrangements. This sort of thing should be done in an office. Also, they're sketchy with money. Our electricity got turned off without any notice on a school day (I am an elementary school teacher). Although we had been paying our "electric bill" on the community's online portal, no payment had been received to the electric company. The apartment itself is lovely, but I dread every time I have to go to the leasing office because of how disrespectful and rude the staff is. read more

Overall: good neighborhood, standard-issue apartments, friendly but disempowered staff, brutal towing policy. This complex was a lucky find for someone moving to Houston from out of state. The most obvious benefit of this complex is the neighborhood. It's in a rare walkable part of Houston, with lots of restaurants nearby. Whole Foods and Trader Joe's are within a very short walk--I never had to drive to buy groceries during the year I lived here. It's possible to jog to the Rice University area, as well as to run in the relative safety (from Houston drivers not used to pedestrians) of River Oaks. That said, there are also some sketchy elements not far away, including just to the southeast, and I got the impression that there was probably a small-time drug dealer living in one of the more run-down complexes across the street, at the northeast corner of Greenbriar and Kipling. A downside of the neighborhood is that it lacks the quirk and charm of Montrose--this area is a sort of bizarre mishmash between River Oaks and Highway 59. The apartments are pretty rudimentary; they're comfortable but far from luxury. As others have said, you're definitely paying for the neighborhood here. But the complex does feel pretty secure overall, and the parking lot is well lit. The residents are mostly young professionals, many of whom appeared to also have moved to Houston in the last few years from out of state. There were one or two insecure-type guys, whose big, loud trucks sometimes woke me up at odd hours as they drove by outside the thin apartment walls, but mostly people were pretty respectful. Like most of Houston, there are roaches here, but they were't too bad, and the complex does pest control. The apartment staff were all helpful and friendly, and it's sad that Tyler left because he was an above-and-beyond kind of staff member. The corporate management appears to mostly keep the staff disempowered about major choices, like leasing options and the draconian towing policy. The staff also appeared to be a little less responsive to my final questions as soon as I had moved out and was no longer paying rent. But they paid back my deposit at the end with no hidden fees or other monkey business. One complaint, though, is that the rent is exorbitant if you want to pay month-to-month, or for a lease that is shorter than 12 months. My biggest complaint about this neighborhood is the towing policy. A CityWalk resident crashed into the back of my car in the middle of a work night, by somehow driving over a parking lot barrier and through a retaining wall, destroying the back of my car. On my first night driving home with a rental car, I parked in my usual parking area (which is far away from the towing warning signs). My rental car got towed within a few hours of me parking it, because in the chaos of dealing with the accident while still going to my job, I forgot to transfer the parking pass from my destroyed car to the rental. There was no warning given, and I was really upset to have to spend $250 and show up late to my job again the next day because I was in a cab, tracking my rental car down at the sketchy, far-away impound. I am surprised by the lack of mercy about this towing issue for the paying residents, especially because I am not the first resident to complain about having my own car towed. I admittedly did park in a general resident-only parking spot without a tag, for a few hours, but I was also a genuine, verifiable, paying resident. It's as if Gables has some sort of financial arrangement with the towing company that makes both companies money at the expense of the residents. One staff member sympathized with my situation and promised to reimburse me for some of the cost, but others said they had no power to do so. I asked them to at least change the towing policy in the future to allow cars a single warning on the windshield before being towed off, like other places allow, but they said nothing could be done. Gables keeps the local staff from having any real decision-making power. This is unfortunate because I saw a few other cars in the lot with the tell-tale marker scribbles on the windshield indicating that they'd gone through the same shenanigans I had. I even watched my neighbor's boyfriend's car get towed one night, a few weeks after this happened to me. The towing company guys prowled through the lot at around 9 pm, found his car (which he said he'd parked for about 5 or 10 minutes while dropping something off at his girlfriend's apartment), and had it all chained up and off to the impound in minutes. He and his girlfriend were just as upset as I had been. Bottom line about these towing shenanigans: expect an unforgiving towing policy that seems to affect a lot of the residents at some point during their residency, and staff members who are unable or unwilling to bend about matters that involve money. read more

I have lived in Waterford Square for nearly 3 years and have thoroughly enjoyed it. I have felt 100% safe the entire time and any service requests were completed within 24 hours. The staff is super friendly, very helpful and always there when needed. This complex is within walking distance of many restaurants, bars and stores including Whole Foods & Trader Joe's. There are three pools on site and are always kept clean and maintained. The fitness center is very small, but the neighborhoods are well kept and have been safe so far. Eleanor Tinsley Park/Buffalo Bayou are within a short bike ride and are highly recommended to visit. I highly recommend this complex to families and singles. Have fun! read more

Moved into CityWalk about a month ago and have had a generally nice experience! The only reason for 4 instead of 5 stars is because of the crappy parking. Other than that, I have put in several work orders to fix some little things that were off when I moved in, and they were all taken care of... except I needed an exterminator and when I put in the order for that, roommate and I got an email saying it had been completed, but no one had actually come. We went to the office and scheduled another exterminator, and that time, someone did actually come out. So, work orders have been hit or miss in my one month here (we've only had trouble with ones we submit online, but the ones we tell the managers in the office face to face have all gotten done). Other than that, it's a nice place. Nice apartments, quiet neighbors, friendly neighbors, great location in the city. read more

The property is really well kept, maintenance issues are always resolved quickly and the staff is great - Fairuza has been extra helpful! I would HIGHLY recommend you look elsewhere. There are plenty of options in the area where you can find a better place at a better rate with better service. Things went off the rails during Hurricane Harvey. We (along with what looked like dozens of other units) discovered there were massive holes in our roof during the storm and ended up getting a lot of water damage on our ceiling and side walls - but hey, not totally Gables' fault. We called it in the second day of the storm and they were quick to send in their repair crew to survey the damage as soon as the storm ended. The lead guy on the repair team told us we had "extensive damage" and that we would "be a top priority"; everything would be taken care of "within a week." Lo and behold, a couple weeks go by and we're still looking at a soaking wet wall and ceiling. By this time black mold had grown pretty extensively on the walls, so we called and emailed Gables until they sent people back out. The next crew that came in ripped out all of the drywall and insulation, leaving our family room essentially exposed to the outside. We were told by this crew that someone would be coming "tomorrow" to take care of the mold before putting new drywall back up. Once again, nobody shows for another ten days or so. Mind you, this was early September in Houston so our A/C bill from those few weeks of pumping air directly out of the house was outrageous. Again, we call the leasing office repeatedly and let them know. This time Gables sends a crew out to put up new drywall. They do so, but not before completely trashing our apartment. Though we were told they would "clean up after themselves," we arrived back home to a thick layer of dust over all of our furniture and kitchen appliances, small chunks of drywall strewn across the floor that our dog choked on, and even work equipment left in the house (which they never did come to pick up). But hey, at least our struggles were over... Not so fast! The folks at Gables, in all their wisdom, had never actually done anything about the mold before putting the new drywall back up, so growing behind our walls this whole time was a ripe layer of black mold. Over the next few weeks we noticed we were both feeling stuffed up, had headaches, and were coughing a lot. We assumed it was probably just allergies, so didn't think much of it. We only realized the problem when black mold spores started growing out of all of our vents. The mold had gotten so bad that our entire ventilation system was covered in mold, leaving us breathing poisonous air for at least three weeks. We alerted Gables and they (finally) came and fixed it. Harvey was in late August and by the time the mold was cleaned out of the vents it was late October, just over two months later. Then, to top it all off, six weeks later we received our lease renewal offer and they jacked up our rent by about $100. No thanks. I certainly understand that labor was hard to come by after the storm, and that so many people had it so much harder than we did. Having said that, the Gables staff COMPLETELY botched our repairs. This had nothing to do with a lack of labor; it was just piss poor service from Gables, who failed to ensure that the units with damage were taken care of, seemed to ignore following up on these issues, and had clearly failed to communicate with the repair staff. If we hadn't hounded them incessantly, this would have never been fixed. Huge bust. Don't live here. Other issues just for what it's worth: our A/C unit was perpetually broken (had to be fixed at least 4 or 5 times), they completely oversold parking so you can't always get a spot, if you do park on the street on Greenbriar there's a solid chance your window will get smashed in, they charge an extra $25 a month so that some guy will walk your trash the 10 steps from your apartment door to the community trash cans, the "rewards" system is total BS unless you live there for a decade, and water pressure in the showers is terrible. The only reason this place gets any credit is because of the maintenance staff - those guys are always friendly, always helpful, and clearly work hard. They made life there bearable. None of our issues were their fault; if anything they minimized the damage by always being so responsive when we needed them. read more

The best thing this place has going for it is the location. Can't beat it. The facilities and apartments are definitely outdated however. The Leasing staff is pretty nice but are not always very responsive. Maintenance people are pretty fast at responding to a service request but it's hard to understand because them because they don't speak English well. It's frustrating when your ac breaks often in very humid weather. Also there is not much security and the gate seems to be open all day. Another con is that residents seem to always keep to themselves and it's not very social or warm place. read more
