RUN!!! Stay far away from them! Terrible community. If you want your money stolen than feel free to apply. I applied and was given the run around by an incompetent leasing agent. The staff has no idea what units are available and what isn't. They quote you availability for one unit and then constantly offer you another. The unit I applied for the application was canceled! I was told there was no confirmation that the person living in it was leaving (then why put it out yet), I was then offered two more apartments that were unavailable. I applied March 6th and have yet to receive a refund. I called corporate who was also unhelpful. Oh yeah and the application and admin fee together is $438, so be prepared to lose your money. Just stay away from this community, I'm sure where you're living can't be worse than this. read more

My car was booted and I live here, have the decal on the car, and they have my license plate number. They are switching to a new system and clearly didn't communicate to the private company they use for parking enforcement before switching to this new system. As the management company of the property they should have already had this process figured out beforehand. read more

Beautiful apartments, friendly staff, good location. That's the best I can say. The building is filthy, my apartment hadn't been cleaned in months WHEN I MOVED IN, had to do it all myself as the cleaning crew they recommended was a no-show even after I paid up front. The office workers are nice but there's only so much workers can do when it's clearly a company wide issue also make sure to ask any question you could possibly have as they won't necessarily remember tell you certain things and the move-in process had me in and out of the office all my first weeks as they gave me a faulty fob, no mail key, no info on parking etc. Due to recent crime it's very cheap for the value of the actual apartments which are nice like I said but be prepared to fight for everything you want to have fixed and done properly. Maintenance is very half assed so stay on them and keep calling if you need something done. Management already knows about all my complaints so I hope they don't respond and ask me to contact them as this will do nothing to change past events and facts! This is an honest yelp review, not a complaint letter! Hopefully something changes around here as it's a waste of nice housing. If you do chose to move in, like I said, be prepared to be your own advocate in order to get full value! read more

If I could give this place 0 stars I would. Literally THE WORST 5 months of my life. I moved in April 2023, signed a 15 month lease and literally only lasted 5 months. Would have moved out sooner but I gave them a few too many chances to try to fix the problems. Cockroaches GALORE!!! Literal infestation. I called NUMEROUS TIMES and BEGGED them to help. I have extreme allergies and asthma and cockroaches are some of my worst allergens. I went thru 2 albuterol inhalers in the 5 months I lived here due to waking up wheezing and coughing numerous times. I'd also had blood red, itchy watery eyes the entire time I lived here. The staff DID NOT care that MY HEALTH was affected by their disgusting place. The urine in the hall was pretty standard. Also have numerous pics of just garbage in the halls but they only allowed me to select 10 pics and I wanted to make sure everyone knew of the roaches and urine. Would NEVER recommend even my worst enemy to live here. Stay FAR FAR away!! read more

Ok so management here sucks . They never answer the phone I did my app and never heard from Anyone after I was rushed to apply it took over a week to get someone on the phone they never answer and the office is always closed and Emoni Cooper specifically is horrible rude and ghetto . I don't know why she works there she literally doesn't want to be there . When I did my tour another applicant car was broken into while he was viewing and she told us both she was closing the office we had to leave and literally wouldn't let him use the phone to call police told him he has to be a resident and told us to sit outside in 90 degree weather . read more

I just need to give a shout out to the property staff here at Gables Midtown - Jaleesa, Rodney, Bryan, Riley and the rest of the gang - because they are on point. Any question that I have had, any help that I have needed with a package, and even the minor maintenance request that I submitted... they handled it all immediately and professionally which has made the experience of living here a joy. The location is great. My apartment is in good shape. I've been here since May/June. Pros: Location - right between midtown and Buckhead Amenities Price Quiet - for the most part Cons: - Dirty Hallways -Residence DoNot clean up after themselves -Cars are broken into if you have something in it. My car is always empty so it hasn't happened to me. -Gates have only worked properly for about 2 months (very unsafe) I have to go get my guests in order for them to be able to get in. The main gate is also always broken. I don't know if it's cheap parts or what but we are always getting an email saying it was out of their control. People keep tailgating because the guest gate doesn't work and then that leads to the gate breaking. -They actually sent us an email asking for residents to pick up after themselves or it could cause longer wait times for maintenance. I clean up after myself but I would think that it's their job to figure out what to do to keep the grounds clean. Some things that I see are the residence's fault but the staff could be better at their response time. They should probably consider valet trash instead of these trash chutes and do better at getting new residents. - The front office staff is useless. You can ask them something and they will write it down and say they will get back with you and NEVER do. So your stuck going to the general manager (who I'm sure has bigger things to deal with). They are nice ... but useless. - The 24 hr security... useless. - They were suppose to be adding two more gates to the property but they just stopped construction and haven't told us ANYTHING. They are communicative but only when it's about things they want to tell us about. So now we are stuck looking at half done construction with cones and caution tape. Not something I'd like to look at everyday... and they still haven't told us what's going on. Honestly, if my rent goes up higher I will seriously be considering another place to stay because I don't think it would be worth it after that. read more

This place is totally unsafe , I was visiting my friend who lives there for a few days and noticed multiple break ins into apartments specially at the 3rd floor (which is a ground floor) and a few apartments in higher floors. Their parking garage is a crime scene, there were 3 or 4 cars broken into within a week because the parking gate is always malfunctioning. read more

One year later, my old review still stands. I am still living here and happy to call this place home. Covered parking, fob access to all amenities, amazing gym, beautiful pool, parking on roof for guests, maintenance follows up very quickly to requests, access to all highways, grocery stores super close by. At times I see complaints from people yet they remain living here. It's very interesting to see people give 1-2 stars to a residence they continue to live in. There must be something positive to say. I worked with Lex the leasing agent. I came to Gables Midtown looking for a new home. Lex was eager to assist. She was beyond kind, demonstrated professionalism and had an upbeat will do attitude. She had so much patience with me. She began by giving me a tour of the amenities within the Gables. I was blown away. She ensured based off my needs, I'd be living in a secure community. She asked what I was looking for and ensured the Gables would be a perfect fit for me. She worked with great urgency to expedite my application process. When I began getting slightly discouraged, she ensured the process takes a few days but instilled hope. She was trust worthy. She was welcoming and willing to help. She continued to follow up and never demonstrated anything other than a positive attitude. I wish all leasing agents were like her. She made the process exciting and something to look forward to. Attitude to the max!!!!! If you truly want to live here, you have to get past their nasty attitude. Today I walked into this facility seeking an apartment. I was seeking a restroom to use and as I was walking whomever (Manager I'm sure) rudely said, "How can I help you". Mind you, she was on a phone call with another future resident while she was extremely nasty with me. In addition, she didn't greet me as I came in, but could rudely ask me what can she help me with and also saying she was the only one working today (What does that have to do with me or anything?). When I came out the restroom, I simply walked out this facility as I refuse to give my hard earned money to someone who's already rude in the beginning. When we first moved here February 2020. This was a great place to live. I'm not sure if the COVID has a lot to do with the changes. Not only has the rent drop for new tenants. But there has been no incentive for tenure tenants. But it seems like it easy for anyone to stay here. The tenants are nasty now with trash always on the ground. The smell. Of Weed especially on the 7th floor. To make it worse their is shooting every weekend. This past Sunday morning. I'm afraid to get up and leave early in the morning. Not knowing what I might walk into. Plus the gates are always broken and anyone can come in. This is unacceptable and need to be corrected ASAP. Also why pay over $1925 a month and not have the security you deserve. There needs to be cameras everywhere. read more

We've lived here for 4 months with a parking permit, and already our Car has been booted in our own drive. We refuse to pay the scammers that this place hires to scam its community out of money. They won't get an extra dime out of us. This is an absolutely horrible place to live. People warned us. Do not move here. The ignorant people in the office are so clueless and lazy, and with all their hearts, they want to stay that way. Please don't make them work. Don't make them deal with anything beyond their desks. They'll just act sheepish when people in this building are simply asking for the Gables and its affiliates to please stop holding us hostage for more and more money. Beyond that, this building is dirty. This building has dog poop and pee in its stairwells. This building has bugs. The day we moved in, we saw roaches running around our kitchen and no matter what we do, the roaches rule this place. We've seen dead roaches outside of other peoples apartments, so I know we're not alone here. This has turned into a frightening health hazard for us several times. Let me remind you, we've only just moved here 4 months ago. People have been killed outside the leasing office, peoples cars have been stolen...folks, it's not safe here. The doors don't lock properly, so if you move here, be ready to hear alarms at all hours of the day and night. As soon as we leave, we're never looking back. Tried for three weeks to get in touch with on-site leasing team and not the central leasing office with no help whatsoever. Never returned my calls, never emailed. For three weeks. The central leasing office response was that "they were busy". For three weeks? That's excessive. This complex will fraudulently assess fees against its tenants and verbally harass its tenants. Aside from improper fees assessed and no way to remedy these fees, the complex has a horrible package system (tenants can only receive their packages during the leasing office's operating hours which are only 10:00 AM - 6:00 PM) and they threaten to dispose of your packages if you don't pick them up quickly enough (a federal crime by the way). Finally, on at least two occasions, they breached their 24-hour emergency repair policy. Its absurd to pay $2,000+ a month and have to wait 3+ days for air conditioning to be repaired when the outside temperature is 80+ degrees. Stay away from this complex. read more

Lived here for a year and so glad my lease is up and have moved elsewhere (although I hate my new apartment even more). PROS: Apartments are beautiful! My particular apartment had a nice balcony view of the city. Everything up to date as far as amenities, etc. They have food trucks very often and that always a plus when you like to eat as much as I do lol. CONS: Main elevator ALWAYS broken. I lived on the 8th floor so the only way to get up to that floor is by elevator or stairs because the parking garage stops on floor 7. Entry and exit gate always broken too. I remember I got stuck inside the parking garage one day because the gate wouldn't let me out. The crime rate there is terrible!!! If you frequently watch the news, you'll see that Gables Midtown was featured because a woman was robbed at gunpoint at her own apartment. Still have emails of them notifying us of the many different incidents. Multiple car break ins and multiple car thefts. I will never forget the night a neighbor walked up to me and told me he seen some unusual guys eyeing my car one night and that I'd better be careful because 2 similar cars had been stolen that same week. They eventually ended up hiring a security team but you'd always catch them sitting down in their personal car, on the phone or just not doing their job. Gables would be okay if there wasn't so much crime and they get the elevators and gate fixed and remain consistent with it. read more

Worst apartment I've lived at. The office is rude and never cares for residents. Everything is always broken and a lot of crime here. Shalise is the worst one in the office. They don't even call cops for break ins especially when 6 cars were broken into at same time and they don't care the security was no where to be found. The maintenance has been quick and responsive to matters at The Gables. Edgar in particular has provided great service for us.

This place is a total nightmare. I'm staying here temporarily until I can close on my house. My apartment overlooks the pool - presumably a premium location - except that every weekend (and some weeknights) the pool turns into a club. People bring huge speakers and basically move in with all their nearest and dearest 50 friends. Even when it isn't a party, people will often come out late and night to go swimming. Sounds travels and I've had to call the so-called "security patrol" several times. They often do nothing. Add to that the filthy hallways (there was vomit in one stairwell for close to a week) and constantly broken gate to the garage (which came down on top of a rental car I had) - RUN AWAY! I can't believe what they can charge for these places. The only bright spot is the office staff. They are sweet and friendly in dealing with all of my packages. But the office hours are limited which makes it challenging to actually retrieve packages. read more

If I could give this place zero stars, I would. Vehicle break ins are a huge issue and the leasing staff does nothing about it. The property manager Blake is less than competent to run this property, and he talks to residents like they're less than. There is a mold issue in my unit, 1719, and apparently the resident that lived in this unit before me had the same issue with mold because they left the same review prior to move out. I've been told by leasing staff, particularly by property manager Blake, they cannot guarantee my safety in regards to the vehicle break-in issue, and I've been told by maintenance there's nothing they can do in regards to the mold issue in my home. This is completely unacceptable. Save your time and money and steer clear of this property; they are money driven and only want your money. read more

I've been living here for about 5 months now and I really like it. I typically like studios but they had a really good deal on a one bedroom and decided to sign the lease. The staff is awesome...everyone is really nice and helpful. The common areas are clean and the grounds are well kept. The pool is pretty awesome and I haven't had any issues getting a chair to lay on. There are a bunch of grills spread out over the property and I've never seen so many pet waste stations in my life. There are no excuses to pick up pet waste especially when there is a box by every exit/entrance. The units are awesome...I would say they are somewhat Modern with a touch of Martha Stewart. I enjoy the dark wood cabinets, granite counter tops in the kitchen and bathroom and the edging and doors painted a dark grey...it matched my furniture perfectly. I hardly every hear any of my neighbors and everyone is so friendly and nice. I've even borrowed a wine bottle opener from my neighbor! Pluses (+) - Plenty of guest parking. You can even call them into the garage if needed. - The amenities...fantastic pool, gym and the beautiful rooftop terrace overlooking Atlanta. - The views of the city are amazing....the complex is built on a hill. - The staff...all are great! - Security is really good here. You need your key fob in order to get access into anything/everything. - Great recycling area by the mailboxes. - Location is perfect if you spend most of your time in Buckhead, Midtown and the VA Highlands. Just as I'm moving out of this place, I;m writing this review. I have lived here pretty much since they opened, which is close to 4 years so I had the advantage to have a new apartment never used by anyone else. Here are the pros and cons of this place Pros- Convenient location, close to midtown and 1-85. Traffic is not that bad and are is not noisy despite being close to highway. Apartments are gorgeous from the carpet, kitchen, etc. They provide you with washer and dryer in unit which is a money and time saver. Gym is pretty nice and complete. The service personal was always very pleasant, reliable and did a great work with any repaired you need. Cons- PRICE, main reason why I'm moving out, my rent starting going off since my second year here and its pretty absurd right now. I was hoping they would like to keep loyal customers who take care of their apartments but it seems they don't care about that. And if I needed to stay a little longer, my month to month fee was up to 1900 for a one bd! Loud neighbors was also a complaint as well as visitors who loved to pulled fire alarm at 3 am! Overall, would have stayed if it weren't for the price. read more

The people who run our apartment complex, The Gables in Midtown, were going to let us move from one apartment in the complex to a cheaper (but smaller one) for a $500 lease transfer fee. The new apartment we would be moving to, which is about 200 square feet smaller than the one we are currently in, would save us approximately $500-$600 a month so we could save for a condo or house. The day after agreeing to do this, but before signing a new lease, we found that our current apartment, which is 200 square feet bigger than the one we are moving to, was being listed for only $20 more than what we were going to pay for the new one. So basically, we were paying $500 to move out of an apartment to one that was smaller, and we were going to be paying $20 less than a new tenant would pay for our current place! Well, when we nicely, politely, and rationally brought this to the attention of our leasing office, they couldn't give a ---- less and kept saying "corporate sets the pricing". When I asked what sense it made for us to move out of a place, go through the expense and hassle of moving, pay $500 to transfer the lease, only to see our current place go for only $20/month more to a new tenant with no opportunity for us to get that, all those clowns could say was they would talk to corporate (meaning they would do nothing). We even offered to pay $500 to transfer the lease from the current rent to the new rent! We were willing to negotiate! They didn't want to do that because they suck. Predictably like cowards, they e-mailed my wife -not me, even though I was the one calling and e-mailing and asking them to return my messages- and said there was nothing they could do. BTW - they upped our rent each year we lived in that apartment. So it's interesting how they say the market reflects the pricing, yet they seem to have no problems raising rent even though the market shows the apartments are going for cheaper. Liars. We have been loyal, model tenants at this place for the last 2 years. We pay rent on time, we don't cause any trouble, we have no complaints against us...we don't even use the pool! But the people who run that complex would rather push out loyal tenants than cut a deal to keep them in the complex. So I say F--- YOU, GABLES. read more

I am giving Gables a slightly better rating, as there haven't been break ins over the past 5-6 months. The occasional fire alarm gets pulled at night, which is still an issue that the complex will need to get fixed. Positives: Overall I think the front office and maintenance are really nice and prompt in fixing issues. They take the time to get to know your name, get packages for you whenever they're open, which is a big positive. Gym is also very expansive, and is open till 10. Apartments are relatively quiet, you can't really hear that much going on in other apartments. Negatives: Rent will always go a lot higher every year you stay, (100-150 a year), which is expected with these types of apartments. Service elevator breaks fairly often, and people often leave messes in front of the trash compactor. Not enough security cameras, even with security guards, more cameras could catch lawbreakers more easily. read more

One of the property managers, Kawanis, showed me around the property and I was super impressed with the apartments, the rooftop lounge, the fitness center... and the location is amazing! Crooks. Don't move here. I applied for an apartment and paid the application/ admin fees online as there is no in person touring. Daniella was helpful but when I asked was the apartment upgraded like the ones shown on their homepage she told me no. Luckily I asked because I would have been pissed with that ugly carpet and white backsplash. I asked her to cancel my apply and refund my fees. Someone named Kawanis sends me and invoice saying nothing is owed to me. I called and emailed and no one responds. I reach out to corporate to discuss this matter and the regional manager Johanna Nowik was no help. She said I had to cancel my application within 72hours. Well it would have been cancelled in a timely manner had the leasing office responded to my emails or phone calls. After getting off the phone with her a receive an email from Kawanis saying they would honor the refund because he read the emails stating I was entitled to one. He later replies to disregard that email. I feel like Johanna told he/she not to refund my money. Pretty lame considering there are no in person tours available, they hardly answer the phones or emails. Do they not realize there's a whole pandemic going on and people don't have 300$ to throw down the drain because of their horrible communication. Don't waste you time with these unfair ass people. Glad I didn't lock in a year lease with them. read more

The maintenance workers are absolutely wonderful. Edgar is AWESOME! Every time I have an issue he is spot on and very friendly and always gets the job done.
