    BEWARE!!! Get every single teeny tiny detail in writing or else "you never ever talked about that…read moredetail" and it won't get done unless you fight with Ken or pay extra for something you already talked about getting. This process started with a relaxed walk through to discuss the job and what we wanted to have done. What we wanted was to have a retaining wall built around our back yard to level out the yard and sod put in. It was discussed that we had a company coming to build a new fence and the fence would be going on top of the retaining wall. We also had 10+ mature 7-8 ft tall arborvitae that we wanted to have removed and replanted when the wall was done. When the crew got to our house they seemed to think that we wanted the retaining wall built in front of the trees and fence on the inside of our yard. How does hat even make e sense?? Ken then told us we would have to pay extra for them to take down the fence and excavate the trees. They dug up the area for the fence using the excavator and brought in at least 2 truck loads of backfill. Which they were only able to do because the fence and trees were removed so I'm not sure how they planned to do all that digging and hauling of dirt without having taken down the fence that we had to pay them extra do do. Needless to say it would have taken them at least twice as long to do that work without the excavator. They then built the wall in a way that would force the fence to be built at weird angles in order to work with the wall and we would lose 5-10 feet of space in our yard. When we said the wall needed to be adjusted to align with the fence line. We were told THAT WOULD COST EXTRA for them to do the job the correct way. We have another row of arborvitae at the back of our yard that they didn't move but because they were leveling the yard, the leveled portion of the yard was higher than the arborvitae, they told us that they couldn't put any more dirt over the ground there because it could kill the trees, but we did assume that they would at least make the area look nice and not weird. But guess what that DIDNT happen! While they were working on the project my husband talked to Ken and they discussed the fact his team would clean up the flower beds as well. Today the project should be completed but when we got home we saw that they hadn't brought back our trees, the flower beds were not clean, there were large gaps between spots in the sod, the weird hill by the arborvitae was still as weird as ever, half covered with soil half covered in disheveled dirt with weeds and dirt clods and around the edges of the yard were weeds, just a very unfinished looking project (see photos). When my husband called Ken to discuss the issues he claimed that none of these things had been discussed and that our trees were "completely implantable" but that he could get them and bring them to us if we wanted. He was VERY rude and combative to my husband who is PAYING HIM! Overall, this project was a massive headache, clearly Ken had not taken good notes when the project was discussed and we should have made sure that every single tiny detail was included in the bid because now we are going to have to put in a lot of time and extra money into finishing this project the way it had always been intended. I do want to add that I thought his workers did an excellent job with what they were instructed to do, but that the issues we have stem from the top down.

    Express Landscaping started off fine. They did an good initial yard cleanup, then took on…read moremaintenance on a bi-weekly schedule. The first year, they mowed, picked up (and removed) fallen limbs, edged and weed whacked where needed. Leaves were removed in the fall and I kept them on. The second year something happened. Gates were left open (allowing pets to escape), balls/pet toys on the lawn were just mowed over instead of moved aside, leaves were not removed until asked and branches were left until asked, as well. The third year, they ran over the lawn with a truck, leaving gouges that were not repaired until I mentioned it, branches were just tossed to the fence line, not even moved to a place for removal, leaves that I had (finally) moved to a central location for removal were there 5 months later. After four episodes of leaving gates open, lack of picking up leaves and branches, the final straw was them hitting our retaining wall with their mower and moving 250 lbs of concrete blocks, along with the material behind it 6 inches. They never advised me of the damage and did not repair it. (I did). The visit after I repaired it... they hit it again. If you are looking for a "Mow and Go" service, Express Landscaping may be the one you need... if you don't have pets, don't mind gates being left open and don't mind unreported damage. If they had owned up to the damage, I would probably still be limping along with them. I would recommend for a one-time cleanup or special project, but as I am now finding, others do better work for less.

    Back on 2019 I had an irrigation system built by a landscape company in Portland. I recently…read moreneeded some work on it and called them but they indicated they no longer do work in Vancouver, but when I asked if there was anyone they would recommend, they said Simple Lawns. I had a problem with two leaks in the irrigation system. You could see water getting into the valve boxes when you turned on two of my zones. My suspicion was that the water pipes coming out from the valve to the irrigation tubing had broken when I had a contractor install a pumped sewer system last fall. The trench for the sewer pipe went across the water outlet pipes from the valve boxes. I called Simple Lawns to see if they could come work in fixing the leaks. They were able to schedule a visit by their irrigation expert within a few days. I paid a deposit which was for the service call to diagnose the problem and assess how much it would cost to fix. The employee came and looked it over and was able to fix it right away. He had it fixed within an hour or two. I was surprised it was possible to fix it so quickly, and he indicated the cost would probably be just the service call fee or a little more. The one slightly odd thing was I didn't get a email from the company to indicate the job was completed and that there were no additional charges. But the repairs were successful and they didn't send any additional bill, so I figured that was the situation. I was dreading trying to get those leaks fixed and I was amazed how quickly they fixed them and that it cost way less than I expected it would.
