About 3 hours before Thanksgiving dinner, the sinks, toilets, and showers started to back up. We knew this wasn't good, so we reached out to the property manager who arranged for a plumber from Royal Flush to come out. I don't think it was more than 45-60 minutes before we had a plumber at the door. Amazing speed. While he didn't find a solution at that time, Royal Flush arranged for an entire team and a heated, mobile porta-potty to be delivered first thing the next morning. The Royal Flush team worked all day - super nice and collaborated with the city public works team to find a solution. When we replaced it, the new one was placed directly on the basement floor with no pan or anything around it or under it. Our basement has never flooded before (in 25 years) but it looks like some water may have come in near the new water heater. I don't know why else there would be water inside the water heater at the bottom. Hunter said they can no longer honor the warranty for the water heater because of this. It seems like it should have been raised off the ground at least a couple of inches when it was installed or had a pan of some sort to protect the bottom of the water heater. But I'm not an expert on water heater installation so what do I know? Hunter got the water out with paper towels and relit the pilot light. Hooray! Hunter saved the day. I think he may have changed the setting back down to its lowest because we are running out of hot water very quickly when showering. Hopefully that's all that has been done. We keep forgetting to check it until we're freezing in the shower :)
