When we moved in, none of the cleaning was done, many things around the apartment damaged and broken, like they didn't even do a walkthrough before movein. We requested time and time again to get this completed, ended up doing it ourselves. Ontop of that, staff is extremely slow and unresponsive, leaving us to deal with the issues they refuse to take care of themselves. They ignore maintenance requests, send calls to voicemail, and then once tracked down to complete request, they do a lazy job. One star is generous. read more

The seller ended up dropping them off at the house later that day--no biggie. I expected the process to take a few months, but I did not expect the insanity that came with the COVID housing market. After 8 months and offers on multiple homes, I finally went under contract on a home that checked off almost everything on my wishlist. I lost count of how many house showings we went to, but Christy was always patient and never pressured me to make an offer or offer more than I was comfortable with. In fact, she pointed out issues with several homes that I wouldn't have noticed, like poor drainage and asbestos in the basement. The owner and staff are VERY unprofessional and rude. They have their tenants move into apartments that have multiple things wrong with them, on move in day. It takes a month for them to fix maintenance requests, and they offer no compensation for THEIR appliances not working for the entire time the tenant has lived there. I have given 2 years and 2 months of my renters life to Garcia Properties. I stand in the same place as I did when I wrote my first review a year and a half ago. They're an amazing company that love their tenants and make sure we are well taken care of. Nothing has changed in that. They're not trying to get any renter that just walks in, they want to make sure the people they rent to are good, solid people. I love that it doesn't seem money hungry driven. If there is a problem, they fix it. If you call them, they call you back in the same day. Unless you call at midnight wanting them to fix a hall way light bulb, you're just going to have to wait until the next day when the office is open. However, they do have a 24 hour maintenance request line you can contact. Keep in mind this is for emergencies only - fire, flood, etc. The Garcias are young, fresh, and great people in general. I love that I can walk in and hold a casual conversation with them and they are not uptight and yuppy about it. Buerto, Miguel, Johnny, Martie, and Luther are super awesome. I will definitely miss them. I have had such a great experience here and I can only hope that when we move that we can find the same in our next city. I really don't think they can be compared with anyone else simply because the Garcias are that unique. I say this with all my heart that if you are going to live in South Town or by SLU, they're definitely worth contacting and worth renting from. read more

My wife and I found a house in Republic, MO that we really wanted and put an offer on it. That offer was accepted, so we had to sell our old house in St. Louis. As we had lived in the same place for 38 years, we had no relationship with a realtor or any idea how to go about this process. Our realtor in Republic referred us to Courtney and Steve Weng at Garcia Properties. They came to our house and, after a brief conversation and a tour of the property, we were confident that they could sell our house. They were both personable, knowledgeable, patient, and energetic. After a few days they provided us with a list of things they felt would present our home in the most favorable light. We spent a couple of weeks removing clutter and making some updates. As Courtney told us, the potential buyer needed to look at the space and envision their family and possessions in the house, not ours. They staged the house and listed it on a Wednesday. Showings began on Thursday with an open house on Sunday. We were away from home from Thursday morning until Sunday night so as not to be underfoot. On Sunday night, we got the first offer (at $5000 over asking price) and were told that another offer was expected. On Monday we got the second offer (at $2000 over the previous offer) and we accepted it. Courtney and Steve bent over backwards making this process as easy as possible and arranged closing around our schedule. They were patient with our concerns and had the knowledge and resources to make this transaction happen. Here is the most important thing: Garcia Properties treats their tenants like people and not contract slaves. I will politely disagree with Kate D.'s review--Garcia's is the best landlord I have ever rented from. As a female living by myself in the city, I felt they offered me great advice upon move-in, they repaired problems quickly (as in, within a week), and they were always pleasant to deal with. They never tired of repairing the glass in the front door panes, which were often broken by rocks from a lawn mower, and when I called to ask about my ages-old window A/C unit, they REPLACED it with a brand spanking-new, HUGE window unit, at no cost to me. Wow! Exceptional! They refunded my security deposit in full and thanked me for leaving the unit so clean. I have never had such a pleasant renting experience. My one complaint: To the credit of their standards, they have a harsh pet deposit agreement. If I wanted to have a dog in the unit I rented, which was nicely kept up (probably due to lack of lazy pet-owners), I would need to pay a non-refundable $250 pet deposit, plus an extra amount each month. Now, I don't think a responsible pet-owner would cause $250 worth of damage, but I understand their need to protect their properties. However, because I would like to be a pet-owner, this one detail gives me pause about renting again. They do have dog-friendly units, but the quality of these apartments is visibly less than their other apartments. read more

I have been renting from the Garcia's for 2.5 years. Things started off great but as time has passed it has gotten progressively worse. Although the Garcia's are really nice people they are not the best landlords. They are slow to fix problems and seem to be too busy to devote much time to any one property. Last spring the gutters clogged and overflowed into my kitchen wall. The wall then began to mold and flake off. It took them nearly a year and me threatening not to renew my lease before this problem was fixed. It also took them over a month to fix a broken window. My building is also settling (as many old buildings do). However, instead of fixing the problem right they have plastered over the cracks in the stairwell and my apartment several times. The cracks/holes in the basement have been cemented over twice since I moved in. They also told me when I moved in that there were laundry hookups in the basement. This was true for the other side of the building but my side had no hook-ups. After 2 years of going to the laundry mat I called them about it numerous times before I got to talk to someone. They told me that they were going to put community coin operated laundry in the basement soon. That was 4 months ago and I have not heard from them since. However, as Steve O. said the maintenance man Luther is amazing and he does his best to get things fixed when he knows about them. If you are considering renting from the Garcias be sure to THROUGHLY inspect the apartment before you sign anything as they have a habit of just painting over problems. read more

I recently moved out of a Garcia Properties apartment located in the revitalized SouthTown neighborhood and for the first time since moving home from Mizzou (it was hard to leave college) it was just as hard to say goodbye to the city, my apt, and the friends I made with Garcia Properties. I had heard nothing but good things about Garcia since before I was a renter as I had heard of them through some friends. They had come highly recommended so I figured they were worth a shot. And I am so happy I did... Not only was the apt i got into perfect, but as a multiple location renter in my past 8 years between college and living in and around STL, I have not seen nicer, more updated apartments, than I have with Garcia. That and the rent $$ was absolutely perfect for what I got into. This coupled with the fact that the minor maintenance issue I had was resolved within a day, it was easy to see that they were not only running a good business because of the quality of properties, but also because of how much they actually care about their tenants. I have name dropped the company quite a bit in the past year and hope it brings in new tenants for these guys & gals.
