As part of an insurance claim, Garland came out for an extensive job touching every room of our home and blew me away with their attention to detail at the start of the process and thorough execution of the construction. At the estimation stage, they detailed a long scope of work that I looked over very carefully myself, ultimately finding that they were impressively accurate about detailing fair, eligible costs to be covered by insurance, while not overcharging me for the extra improvements I asked for during the rebuild. They were very flexible about allowing me to save costs by DIYing some of the tasks in their estimate, and about giving me time to decide on flooring options. My take-away was that their experience on the front end really helped my bottom line here, as catching all these details up front saved me money by making sure insurance covered everything I could possibly be eligible for. Stay Away From Garland Restoration! I hired Garland Restoration to restore my bathroom after a leak in December turned into a nightmare. It took them 4 months to finish, and the project manager, Rob, was unprofessional, and was extremely pushy (not to mention he reeked of cigarettes ). He constantly made false promises and attempted to pressure me to use specific vendors, which felt like a kickback scheme. Despite the insurance paying for a new vanity, they simply restored the old one. When I confronted them with evidence, they only replaced some parts and offered a shower door to appease me. To top it off, their workers left my backyard filthy, stained my floors while completing some of their work, and didn't even clean the new bathroom properly, even though after-work cleaning was included. They also left their trash for us to dispose of. If you value honesty and professionalism, and good work, avoid Garland Restoration at all costs especially having Rob as your project manager. We hired them to restore the house after water damage. In the end, most of the work was completed correctly. Our adjuster Tim and project manager Kevin would often ignore texts and emails. I won't go into detail but the job was estimated to take 3 months turned into 8 months. I would not suggest doing business here, the team and project manager Derek over extended the time line and failed to communicate on critical aspects of the project. Garland Restoration seems detail oriented but failed to follow the line by line item job scope that made up their pricey quote. The MO for this business seems to be stand behind crummy work and bully the customer while insisting that they and their work were completed correctly. We experienced two different water leaks in two years but had a very good experience with Garland Restoration. The first was major and required replacing a large portion of wood flooring and trying to preserve large pieces of kitchen granite. It was a difficult time just after the pandemic but our project manager, Tyler, did an exceptional job keeping things moving. The second was a smaller leak, and again, Tyler brought in the right specialists to finish the project quickly. Both were mostly covered by insurance, but Garland was very reasonable on prices for extra work and upgraded materials so we felt they provided good value. I am posting a complete review on Garland below after having been patient for more than 6 months now. Stay away from this company and definitely don't consider them for a larger project (flooring, kitchen or bath remodel). Mercury Insurance recommended me to use Garland after I had a slab leak in my kitchen. Ofcource having limited contacts on various contractors for different things involved in this big project, I decided to use Garland at my own risk based on insurance recommendation and I still repent each week on the blunder I made. Breakdown of why this review - There is a project manager named Derek who has no clue on the details and he had to be notified of each task whether its ordering hardwood, ordering slabs, arranging for a plumber, checking on the measurements for the hood or even courtesy of cleaning up after the work, its as if I am managing a project manager. They completely messed up my hardwood installation in the family and living room due to which now I am so paranoid that I have to hire a different contractor to get my kitchen flooring done right. The hardwood install guys (owner named Glen I believe) did such a terrible job that even Garland's crew who was there in my house acknowledged it and said to me that you need to complain to the insurance. These guys are so unapologetic that they completely denied that the flooring was installed incorrectly, so I took two other reviews from flooring experts who came in and saw all the faults I had noticed. From hardwood install delays to kitchen design approvals, this company has their project management & quality of work in question big time! I absolutely don't recommend their services due to sloppy work, missed communications at every step (including informing us of the time contractors would come next day), and the quality of the jobs is terrible at best (they left doors open overnight once when we were out of the house). Due to all of this mess, me and my family (with two kids 8 & 11) have been without a kitchen since October 2023. It's a joke and a shame for this company & Mercury insurance frankly that they can't get their act straight! I hope Garland's management sees this and takes corrective action to address these for their future customers at least and I hope Mercury insurance takes note of this and doesn't recommend Garland anymore. We had water damage in September last year. When our insurance came out they told us we would need to get a contractor out to repair the plumbing, tile and shower. So they sent us Garland to give us a quote. They came out in October. The job didn't get started till the new year. This was my first time dealing with a licensed contractor and let me tell u it was a shit show. They had me waiting for weeks because the guy in charge of my project was so bent on using one specific tile guy..so I waited. I do have to say that the tile guys they had working were pretty good at their work. The plumber (Daniel) did well, in the beginning. But then he let me down when he installed the shower and water splashed all over my ceiling. He didn't screw on the shower tubes tightly. Then my tub drain plug didn't catch and I can't draw a bath because it doesn't work. He never showed for the two days we both agreed on so that he could fix my shower and drain. The only ones who never disappointed me were Carlos and Eric and his crew. That's it. Anyway my job was finally completed two weeks ago. Oh! And you would think that a contractor company would have a design sketched out for u... yeah I never got that either. My project manager should have realized that from the beginning before asking me to sign the contract. So ask for the design drawing! Lesson learned, even with a license contractor you deal with crap. And I paid a pretty penny for my bathroom remodel. read more

Was referred and used them through an insurance claim. They stated their job is to "restore" your house the way it was before the damage. I thought that was great, except for the fact they never even bothered to come see the house BEFORE the demolition. So how would they bring it back to the way it was? They painted the bathroom the wrong color, left an absolute mess, no attention to detail, poor workmanship, etc. Scheduling estimates and the work needs major improvement. They are clearly overbooked and overextended, which I believe most contractors are anyways. These guys are no different. I do like the fact that they assign a project manager to each job so that you at least have some familiar with the project and I can talk to negotiate scheduling. I had no problems with any of the specific people that worked on the house. They were all individually very nice people. I had more issues with the direction that they were given by their managers. Overall, if you have the chance, go elsewhere. read more

Do not use Garland; it was pure aggravation having to deal with them. They work sporadically and we didn't see them for weeks at a time. The restoration that was supposed to take 3 weeks took 3 1/2 months. In the contract the Garland estimator Tim wrote a detailed estimate/contract which listed what would be replaced for the price. The foreman Danny did not even attempt to perform many of the repairs listed in the contract. Instead he did decided on his own how to do the repairs in the least expensive way. He argued and complained about the work and price every time I pushed him to do the repairs that were listed in the contract. When I attempted to contact the estimator about the way the repairs were being performed, he did not answer his phone or respond to emails. No consideration for the customer. The one good thing I can say about Garland is that they had professional crews who did the drywall and painting. Epilog: The last item Garland completed was the reinstall and reconnect of the kitchen sink. This alone took Garland 3 trips (and weeks) to complete. Two days after finally getting a usable kitchen again the sink would not drain. Garland send their "plumber" to address it. When he arrived, he just laughed and said, "you need a plumber this is nothing we touched". The licensed plumber I called removed dry wall material he found blocking the drain. The insurance reimbursed me for this repair, but I did lose another day thinking Garland would do more than go though the motions. read more

I have done three projects...2 full home restorations in Los Angeles and one is Palos Verdes using Garland Restoration. There teams are very good. In fact, in Los Angeles one of the teams recovered a lost diamond ring and gave it back to us! Great teams that were very respectful of our homes. It is a family business and their sub-contractors have always been reliable as well. They are very well and experienced and walked my wife and I step-by-step through our projects. On one house we were in escrow on, the principal, Shawn came out as a part of a requested home inspection and discovered a below grade wall in the garage had lost its waterproofing. We quit the escrow and this probably saved us $200k in remediation costs necessary to fix the entire below grade wall. I think their pricing is appropriate because they do not use day laborers and they are properly insured for what they do. My wife and I would not use anyone else! Lastly, they handled a water claim at my mother's home with such great care for her advanced age and health. They made sure the insurance company, Mercury, paid what it was supposed to and my mother paid her share of the loss...very fair and definitely not the "insurance company's pocket."
