My boyfriend and I have lived in our beautifully renovated 2 bedroom 2 bathroom apartment for about 1.5 years. The floor plan is so spacious, in-unit washer & dryer, gated parking garage, kitchen has updated appliances, and many amazing organizational components/storage. I truly enjoy having access to our complex pool and it is well maintained by a pool service company. Cleaning and landscaping crew comes at least once every week. HIDDEN GEM APARTMENT COMPLEX!!!! Tucked away from all the traffic in the Balboa Shopping Center. Another amazing feature is Telecote Canyons Natural Park. There are over 6 miles of hiking trails. It is a short walk to the trailhead and offers wildlife + peaceful & beautiful nature trails. On top of all the incredible details above... I cannot say enough amazing things about GRAZIETTA, general manager/landlord of our complex. She made our application process smooth and genuinely treats us like we are her family. Extremely accommodating and super sweet. Our neighbors are kind and respectful. We feel extremely fortunate and grateful to be living here. Thank you, Grazietta, for all that you do! My girlfriend and I decided to move down to San Diego for work. We found this place on one of the apartment websites and wanted to give it a try. We met Grazietta that day and honestly she was very sweet to us and gave us a full tour. Especially in these crazy times. We have lived in our 2 bedroom 2 bathroom apartment for 6 months and we love it here. Routinely cleaned, no disturbances from neighbors since our neighbors are nice, and amazing floor plan. The biggest reason we got this place was the kitchen. We use the second room for our office. Plenty of space all around. And storage. When we moved we did find some issues with the apartment. However, with the maintenance crew that works here, they quickly fixed all our problems. I think my only gripe about this place is that we are next to a very busy road. But that isn't the apartments problem at all. We literally are 10-15 minutes from everything. Want to head to the beach? 10 minutes to Mission Beach. Want to get groceries. 2 minutes or just walk there. Want Asian food? Convoy is 5 minutes down the street. Easy. We love the place and we are re-leasing again. read more

Amazing hidden gem in Clairemont right next to Hi Tech High School. Location is central to everything San Diego has to offer. The remodeled units are of very high quality, with a ton of space. 1100 square foot two bedroom with a massive balcony. Parking is a bit of an issue but this is 5 stars all the way. Grazietta (PM) made my very difficult, very last minute warning from Bungalow Living that I had to vacate their property MUCH easier than PMs I've dealt with in the past. I had to find a new place, work 12+ hrs/day, and move between Thanksgiving and NYE so I was unable to see any of my family. Many thanks to Grazietta!! read more

My roommate and I have been here for 6 months and are renewing for another 6 months! Since our initial apartment tour we have been satisfied with our experience. As mentioned by other reviewers, Grazietta has been really kind and accommodating since day 1. She is extremely responsive and willing to answer any questions and address concerns. Maintenance is also responsive. The floor plan we have (2 bed 2 bath) is definitely one of the best we've seen during our search. The price is agreeable, and the location is prime (shopping, restaurants, etc). Neighbors are kind and friendly and will say hi to you. Genesee Ave is a noisy street but that is the reality of a lot of urban living. We are happy to be here for another 6 months and if we decide to move after that, I don't believe it will be because we find fault with Genesee Colony. Thank you Grazietta! read more

I was looking for a new place in SD a year ago and stumbled across Genesee Colony. I'm sure glad that I did. The property manager, Grazietta, is fantastic. She's very prompt to respond if you have any questions or issues and is always working to keep the property secure and looking neat and clean. As an added bonus, she is very nice and really fun. The units are spacious and well-laid out. If you get one of the renovated units (most are) you can expect laminate flooring and stainless appliances. The interiors are good looking, enough so that even my mom complimented it. Don't ask why a guy in his 40s cares for his mom's approval. Probably something to do with some good, old fashioned Irish Catholic guilt. I almost forgot, but there are washers and dryers in the units!!!! That is worth its weight in gold for me. I dare you to find quieter neighbors. There's a nice mix of people living here, from young couples to small families to folks more life-experienced than I am. People are friendly and I have yet to hear anybody making too much noise. Location-wise, we are lucky. The 805 and 163 are close by, the 5 isn't far and there's a bus stop right in front of the property. There are the Target/Home Depot and Vons shopping centers right up the street on Balboa. They're definitely within walking distance, but I'm far too lazy for that. The pool is great in the summer time, but not heated in the winter. It's good if you want to join the polar bear club in January, though. So it's got that going for it, which is nice. Parking.... Yeah, the parking. That's by far the number one complaint. One assigned spot in the gated garage is good. The gated garage is kind of tight, but definitely doable. Same for the small outside lot. The problem is when you want to have guests. Your only option is street parking on Genesee which can be really sparse in the evening. The other thing I've heard that some people don't like is the noise from Genesee. Grazietta told me that I'd get used to it, but I didn't believe her at all (sorry Grazietta). Well, I should have. Sure, you'll get some noise, but we are living on a busy street. I leave my balcony doors open all day and night and really don't notice it anymore. So, nice, fairly-priced apartments with a great, central location, quiet neighbors and an awesome property manager. You can't beat that. I like it enough that I'm signing up for another year. I almost forgot, but you have to go to www dot atlasmgroup dot com to find the description of these apartments. Searching Genesee Colony doesn't seem to bring that up for me when I search it, but that's the website for the property management company. Hope this helped. read more

My boyfriend and I have lived here for 7 months now. Overall our two bedroom 2 bath condo is awesome. We had a list of specific amenties we were looking for and this place met our needs. First off its a prime location for us. Centrally located, we are a short 5-10 minute drive to the beaches, downtown San Diego, and Fashion Valley mall or Mission Valley mall. Being a student at San Diego Mesa college, I can walk or ride a bike to school. There is a Target, Khols, Vons, Ralphs, CVS, Walgreens, Albertsons, and Sav-on all within walking distance! The 5, 52, 805, 8, and 163 freeways are all very accessable. Besides the great location, our actual condo is so nice. Hardwood floors in the bedrooms, dining area, and living room, and a travertine like stone tile in the kitchen, entrance, and bathrooms. The rooms are good sized, and the master has its own bathroom, seperate his and hers full sized closets, and a sliding glass door to the balcony. The living room is spacious and also has a slinding glass door to the balcony, and a wood burning fireplace. Another great feature is the stacked washer and dryer in the unit, so convenient for us! The only a few downfalls, there is no guest parking, but plenty of street parking during the day. You only get one indoor garaged parking spot with your place, so you have to pay an extra $30 a month to park a second car in the outdoor parking lot. The pool is nice, but there is no jacuzzi. The managers Bob and his assistant Chris are really nice. They work on this property and I believe others so they aren't always around. Everyone kind of keeps to themselves, and the complex is fully gated and secured so you don't get anyone knocking on your door, ever. We are happy here, and plan on staying for as long as we can before my 7 and 8 year old outgrow their room. read more

Clean, well maintained, quiet, great neighbors who quickly became our friends, and the resident manager Grazietta is as good as managers get. She was very kind and responsive and truly cares about what goes on there without being obtrusive at all. We find Genesee Colony to be a good value for us in a great central location in San Diego. The management has done a great job of taking care of us and responding to any of our concerns. The best part about our experience at Genesee Colony has by far been the property manager, Grazietta. She's basically our second mother and makes sure that we are well taken care of. Even when we've had minor issues with things like the plumbing, she's made sure that we've received almost immediate resolutions to our problems. The unit itself is spacious, the stainless steel appliances are fine. However, where the amenities really shine are the washer and dryer that are included in-unit. They are a bit loud, but they get the job done and they're incredibly convenient. We have two inside parking spots, and we haven't had any issues. That's actually our favorite part about this property. We only have two minor gripes with the property, but at this point we're just nit-picking because overall we find this property to be a good value. One of these gripes is the road noise from Genesee Ave. If you like sleeping with your windows open. The road noise can be unbearable sometimes. The other minor gripe is there's someone around our unit that smokes, and that smell permeates our entire apartment when we have the windows open. Overall, this place is great, there's nothing really bad to complain about. Haven't had any issues with bugs, pests, or appliances breaking down. The price is right! read more

My adult daughter & I have lived at Genesee Colony for nearly 4 yrs. Initially, the young resident manager was rarely on site. He was friendly and personable, but was sent to work on major projects in other locations/cities; thus the property suffered. Approximately 18 mos ago a new resident manager came on board, with a "can do" attitude! Grazietta is very professional, but not afraid to get "down & dirty" with anything that needs attention. She is responsible for many improvements to the property: upgrading the landscaping, general cleanliness, lighting and other touches making the entrance & lobby more pleasant & inviting. The safety & security of the property & tenants is very high on her priority list. Being centrally located provides easy access to all the major freeways. In close proximity (2 blks) to the intersection of Balboa & Genesee Ave, provides the benefit of shopping, banking, restaurants, etc. within walking distance. Plus a bus stop right in front of the building! Genesee Colony is quiet and home to a wide age range of residents. Everyone is welcome! read more

The faucets and sinks were made of metal, but looked like there had been acid poured on them. The bathrooms were not cleaned and the carpet was worn pretty badly. The apartment manager showed us this place without the lights on at night and didn't even come with us to answer questions about the apartment. It is big and spacious and we were stupid enough to rent it and assumed it was in decent condition. She couldn't explain why there was a smoke smell in the apartment though allegedly no one was allowed to smoke in the apartment. After we moved out the new apartment manager charged us almost $700 for cleaning and painting even though the apartment was obviously not cleaned before we moved in. What are you going to do when you arrive there with all your stuff and a rental truck and the place still looks like crap? You suck it up and move in. On a side note, the new apartment manager doesn't know how to spell and has horrible grammar so the signs he leaves around the complex are pretty funny. read more

I'd been looking for a home for several years and found Genesee Colony. I love this place. The kitchen is a nice and spacious. I love the hardwood floors and there is even a fireplace. Can't wait for a "cold" night so that I can use it. The neighbors are quiet or at least I don't hear them. Grazietta, the property manager, works hard to meet the needs of the tenants. She cares about the tenants and the upkeep of the property. The building is located within walking distance to banks, grocery stores, department stores and restaurants. The only downside is it's on a main street and the traffic is loud. However, I'm a city girl so I got over it. read more

About a month before I moved out some former tenants saw me at Costco and told me Gearge Mazi, the owner had refused to give them any of their $1000 deposit back listing phony charges and telling them they owed him $300 more for 1 door key! I could not believe it. Then he refused to give me my deposit citing phony charges and said i owed him even more! He breaks the law. While you are there you won't get repair requests satisfied. If you want to get ripped off this is the place to go. When my wife and I first moved in we got "bait and switched" because they showed us a nice new unit with hardwood floors, nice new kitchen and everything clean. When we go to move in it was wall to wall old carpet, dirty window sills and corners and the kitchen had old cracked counters and a dishwasher that was 25 years old, wow. Since we were already committed we just ended up moving in anyway, big mistake. The parking is absolutely awful. We had two parking passes one outside and one inside. My parking was on the outside and it was constantly full even though I had a pass to park there! I had to park on the street a number of evenings and my car was broken into twice because of it. Towards the end of my lease management finally started cracking down on people parking in the paid tenant lot illegally but they towed MY CAR along with others and refused to pay me back the nearly $300 tow fee. I debated taking the management company to small claims court, I knew I would have won but I was moving far away and I didn't want the hassle. I want to warn any future tenants though beware of this place. read more
