Do not rent here!! Been here almost a year and NONE of THE AMENITIES are in working condition! Which when renting they advertise they have a pool, clubhouse , spa and working laundry rooms. They don't have any of those things. Which is false advertising. . There is construction every single day with zero completion of any of the projects. They literally have one person working a day on a clubhouse that has been "in construction " for over a year. They block off 30% of parking every single day. Not to mention the staff is so wishy washy! They never get back to you on time. I should've known during the leasing process it was going to an inconsistent mess. A friend tried to rent here and couldn't because the staff never followed through. He was told to come back at 3 pm to fill out an application. He came back and the young lady said "oh oops I just rented it out" she said she would call him back with more info on another one. SHE NEVER CALLED BACK. If you don't mind fighting for parking because of the construction and workers taking the parking, and if you don't mind paying for amenities that don't exist sure, rent there. I lived in these apartments for a little over a year and I absolutely loved it. Parking was a huge deal for me and I was always able to find a spot. The laundry rooms were always clean, security on site was nice as well. The studios were very spacious and I really enjoyed the layout. I would definitely live here again if I get the chance to come back to San Diego. I lived in a studio with carpet. They planned on renovating the studio once I moved out. This was my first ever apartment and I'll be honest, I probably wasn't the cleanest and I could have been more careful with keeping the carpet clean. They ended up returning my full deposit even though they didn't have to. I will always appreciate that. Thank you to Christine and her awesome team at the office. I only lived in this apartment for 1.5 years and after some time has passed since I moved, I feel like I can review this complex pretty fairly. The application process was easy & fast. Unlike many other reviews, I feel like I was treated very fairly and I enjoyed the entire process with Christine & her team. They were extremely communicative and pleasant. Once I got settled and months pass by, I still felt the same towards management and was really loving living there. I really liked how there was onsite maintenance and there were two onsite laundry centers. I also liked that we're were lots of parking & the appliances in my studio worked nicely. What I didn't like was that they didn't have online payments for rent, which I can only assume is an administrative headache for the employees as much as it is an inconvenience for the renters. Over time, I was beginning to notice that the management team was a bit slow to respond, more particularly, when I had an unsafe encounter with someone banging on my door and I had to call the police. I rang their office numerous times in the middle of the weekday and couldn't get an answer from them to help me at all. As a woman, I didn't feel safe living at this complex sometimes since they lacked security and rarely answered the phones. One of the other difficulties I had living here was the mail situation. I've gotten mail and expensive prescription stolen from the mailbox since those aren't very secure and are easy targets for thieves & since the apartment isn't gated / secured, my packages weren't always safe either. I've contacted the management team before when trying to locate a package & instead of saying "yes, we'll let you know if someone turns it in", Christine suggested I walk door to door to locate my package throughout the studios on the complex. I thought of maybe not posting this & cutting them some slack, but my current property manager has treated me so well & continues to do so (past baiting you into signing a lease). Overall, the studio I rented was newly renovated and I kept it nice, but the management's service here is definitely lacking. It continued to be the same even when I requested for status on my security deposit (as they were late on refunding). read more

I hardly ever take the time to leave reviews, but felt compelled to since my experience with the Mesa Palms staff. I started my apartment search last winter and expressed interest in Mesa Palms with Christine. I've had extensive experience with different property management groups and this has by far been the best one yet. Christine was the kindest, most prompt manager I've ever worked with. I've been going back and forth between renting and buying since last year, yet Christine has remained super patient with me the whole time. I've asked her sooo many questions and had multiple apartment tours and fell in love with Mesa Palms. I don't even rent here yet, but if/when I do, I know it will be at Mesa Palms. The grounds are quiet and very well kept, and the staff has been amazing and so helpful. Rare to find in San Diego! FRAUDSTERS! SCAMMERS! I'm a college student who put down a security deposit of $600 for an apartment. They rejected my application because they said the co-applicant got the dates wrong on his employment history and they gave me back my CASHED, ENDORSED money order. I couldn't return it as the place that sold it to me informed me that it has already been cashed. I'm now in the process of submitting a lawsuit in the small claims court of San Diego as well as filing a police report for fraud! Michael, one of the managers, spoke to me on the phone telling me that the company wasn't able to write me a valid check. I suspect he is the one who went ahead with the scam. read more

This is the most poorly managed apartment complex I have ever lived in. This morning I woke up to my car getting towed for supposedly parking in an area that was "blocked off" for lot construction. This construction has been rescheduled 3 times. They have no respect nor care for the tenants. They flooded my apartment and refused to replace damaged furniture and appliances. Their laundry facilities usually has less than 50% working machines. The cold water tap runs hot (around 110 degrees) for several minutes to indefinitely when turned on. My clothes in the closet are consistently covered in termites and debris. All of these issues have been reported to the property manager. Don't be fooled by the "renovated" units they are offering. When you have a complex as poorly managed as this one, new paint and flooring won't save you. read more

Since this place uses Yelp to advertise, I'm going to hold them to Yelp standards...be open when you say you're open. The leasing office advertises that they are open Monday - Sunday, 9am - 6pm. My wife and I showed up at 1:30 p.m., and find a sign on the door that says "Out to Lunch!...Be back at 4." So, you're open at 9am, at lunch from at least 1:30pm to 4:00pm....then close at 6. I loved living here, and wouldn't have left other than for the fact that my boyfriend was moving in together. It's got great location in middle of all the major highways, great little local eats within walking distance (omgsh K's sandwiches!!!) and you can't really beat the price for a one bedroom. I had the great luck of getting a corner unit, facing the laundry and a nice lawn with an extra window on the side (which you need, because the only drawback of the apartment is getting enough sunlight). The managers and maintenance personnel is always super friendly, and all the neighbors are super quiet and respectful. Highly recommend this place! read more

Been a resident here with my girlfriend for roughly two years now and we have been extremely satisfied with the service and care they have provided us. Unfortunately we are leaving because they do not have a 2br2ba option. I can definitely recommend this little gem that we found. Pros: -Always helpful and responsive. I can always get s hold of them during business hours and will always get a call back the next day if I leave voicemail. -Maintenance is FAST. Always same day or next day. -Never hear my neighbors. -LOTS of parking. Never have an issue. Even for guests too! -Reliable. -Affordable!!! Cons: -sometimes amazon leaves packages in front door...have had my pkg stolen once, but that's not their fault. -next to freeway, but with the windows you don't really hear it. -Amenities are alright...there isn't really a gym, but you don't pay much anyways so you can just grab a gym membership elsewhere. I'm really going to miss this place. If you need a decently sized studio at an affordable price definitely check this place out! read more

When I tried to obtain a place here, the management/employees were quite nasty to me and did not take me or my friend seriously because we were both young adults. They probably didn't anticipate us being able to afford an apartment because we were still in our first year of college and didn't expect us to have any money. I attempted to produce evidence of employment, but the girl I was dealing with stated that she called my place of employment (Sprouts), but Sprouts "had no record of me working there"!?!?!?!?!?! My boss stated that she never received a phone call inquiring about my proof of employment... They were treating my friend and me like scum even before anything happened! I don't remember the employee's name, but it looked like everyone in the front office thought we were stupid because we were so young and didn't know much about renting our first apartment. My friend and I had the money and good jobs to afford this property, but everyone there was acting so high-minded. I'm not going to say I wouldn't suggest Mesa Palm Apartments to anyone, but I just wanted to share my thoughts and story of how we were mistreated by the front office. I wouldn't mind if they were just pleasant to us and said something like "sorry, we aren't accepting new tenants at the moment," but I knew they had multiple spaces available since why would they set up a meeting with us if there weren't any open/ready to rent places? read more

I miss this apartment complex, I've lived in 3 apartments and this one was my absolutely favorite. The parking is huge, the apartments are lovely, it's nice and clean, it's also the one apartment that I felt so cozy in unlike all the other ones. One of the problems I had with it (which is the main reason why I had to move out) was pricing. $840 for a studio was already out of my price range (unfortunately this area is overall expensive). I came from a different studio down the street that costed $960 but the manager gave me a deal for $900 which still was a huge price for a studio. I recently heard Mesa Palms changed their studio prices to $900+.. geez. The complex is next to the freeway, so obviously there was A LOT of noise, especially when I would open my windows. They should give a huge discount for that alone.. My least favorite thing about this place was the office management. The first person I met was Christine and I just sensed this tension inside of her right away, she was just radiating tension. For some reason she took a REALLY long time to approve me for the apartment which I thought was kind of sloppy. I kept calling her and asking her if I'm approved yet, the third time I called she was clearly annoyed and said she'll be the one giving me a call when I've been approved. I get extremely impatient with slow workers. Especially when at other places it took 48 hours to approve me, this lady took almost 2 weeks! But I thought "Once I move in I won't have to deal with her". Boy, was I wrong. I had 3 more encounters with that woman and came to the conclusion, she needed to get... relaxed, if you know what I mean. There was only one nice lady in that office, her name was Marla (?) or something like that and she was a total sweetheart but after I moved in I didn't see much of her. People here are talking about Angel and Susan, I have no idea who these people are because I lived there a while ago but hey it's about time they change the people in this office to happier, friendlier faces. read more

When we first toured the apartment complex, we were unsure as to what we really wanted in an apartment since it was our first rental. After we saw the townhouse-style layout of the one bedroom apartments (upstairs/downstairs), we were sold. We've rented here for over a year and the staff are very helpful. The majority of renters are quiet. The prices are reasonable considering the amenities (free water, trash, and sewage. Among others.) It is a no pet facility and considering there is no smell, yappy little dogs, or messes on the lawn/sidewalk to avoid, it is well worth the price. There are shops across the street and Starbucks within walking distance. Also, since the AT&T building is just down the way, ATT throws some promotional breakfasts/lunches to get you interested in their Uverse service. Five stars for price, value, location, and quality of living. read more

This is the best apartment I've lived at so far in my adult life for the price I can actually afford. This apartment is in a decent location (close to markets, restaurants, freeways, etc ), has a fair price, plenty of parking, friendly and helpful staff, and it's clean and safe (security guards at night). With all those things considered, I'm actually sad to be leaving this place unlike other places I've had to stay in. I've never had any real issues here. The only time I had an issue was due to a noisy neighbor that all of the other neighbors were also complaining about, but Christine and Michael handled the complaints respectfully and the problem was handled well. I'm not sure if they do this for all units, but the carpets were replaced before our move in and I saw them doing the same for other units after someone moves out. They also replaced our AC unit without a hassle when it wasn't working when we moved in. It was also cute of them to give us a little welcoming package of toilet papers, soap, and other misc. items in the bathroom when we moved in. The service at Mesa Palm Apartments is something that I will definitely miss. I could always reach them when I needed something fixed and they always made sure to do so im a timely manner. In the end, I thought that the security deposit that was returned to me after deducting the cleaning fees and other small fees was fair. I know it's no fun to get barely anything returned after landlords deduct miscellaneous fees from the security deposit, so I really appreciated the minor deduction that Mesa Palm Apts applied to my deposit for things that actually made sense. I would've definitely stayed here longer if I were to continue living in this area. read more

If you are in the military and you deploy don't move here. They told me that deployment orders can not terminate a lease when the FHA clearly states it can. When I requested their lawyer info they failed to provide that information. Due to being told I was deploying very last minute I couldn't take any legal actions. I moved out recently due to relocating and I had the best time living in Mesa Palm Apt for the last 4 years. Firstly the location is everything you're seconds away from the 163 and can get anywhere around town within 15 minutes. You are walking distance to Starbucks, K sandwiches, a nail salon, Rose Donuts and Lupe's Mexican eatery. Additionally, there's nice neighbors and an awesome staff working there. Including an incredible maintenance and cleaning crew that are stellar at keeping the facilities and building in top shape. The front desk and property manager are always available and quick to answer any questions and provide any assistance. As for rent prices this is a great value for the location and services offered. There was always ample parking and the building has thick walls so I never had any issue of hearing neighbors. The community is safe and there is also a security guard working the overnights. I've lived here for about 9 months and I love it! Initially we were skeptical about the apartment since the complex does not have a sample room to view before going on the waitlist. We saw pictures online plus measurements and a 3D visual of the townhome so we hoped for the best. I live in a 1 bedroom townhome and I love it here! Pros: Plenty of space for 2 people, a lot of parking, good price, close to freeways, close to convoy, laundry room on site, maintenance is fast, security, and office employees are very friendly and responsive. Cons: One night there was a really weird security guard that was watching me and my sister get out of a car. Didn't say anything, just watched us like a creeper. I didn't feel safe at all and felt like he was going to follow me to my apartment. My boyfriend ran into him another night and didn't like the way he was watching him either. When I called the office about it, they said he was doing his job, and I haven't seen him since. It gets really hot upstairs during the summer. Some townhomes have an A/C upstairs but not all units. Wish I knew about that, otherwise I would've waited for another unit. This complex does not allow pets. However I have seen a million dogs walking around with their owners at this complex. Wish they were more strict, otherwise I would be happy to get a dog read more

I have stayed here for the last 1 year and it has been one of my best experience with any apartments in the past. 1 bedroom units are spacious and have enough storage space. Parking is easily available and hence is not a hassle even when you have friends over. Laundry rooms are clean and they have enough machines installed. Gym is not a positive point for this apartment but if you just want to do weights then it is alright. Management is really professional and cares for the tenants. I have had few issue with the dishwasher and the maintenance guy came very promptly. Its close to Walmart, Target and other Asian stores (Asian restaurants as well). Starbuck is just next to the leasing office. Rent included all utilities except electricity, and you get parking tags for your vehicles. All- in All I had a great time here but I have to move because I need a 2 bedroom house now. Enjoy renting. read more

Went here to look at apartments on Saturday and at 3pm the leasing office was closed and there was a sign on it that said "out to lunch, be back at 4:30". That's a long lunch, especially when the place closes at 6pm. Also, the leasing office hours posted online don't list the time closed for lunch. My boyfriend and I signed into a studio here back in July and we love it. Great complex, super clean with pretty decently sized studios(HUGE CLOSETS). All the facilities are always kept clean and there is AMPLE parking in the lot. The neighbors are all quiet, as well as the neighborhood, we feel very safe here. You are pretty much central to everything, on a main highway, and no more then 15-20 minutes from everything you would need or want to access here. Most of the time the places we go are only a few minutes away. Hell, there's a Starbucks, amazing hole in the wall sushi place, pizza, and sandwich shop within walking distance. Like I said though, it's on a major highway with NO sound wall, so the buildings on the highway are exposed to a lot of noise pollution. We cannot open our windows at all as we face the highway, which is unfortunate given how nice the weather always is. Another thing that is a major downside is the no pet policy. But that's just me and is the one thing that takes away from this place being perfect to me. Management is a bit stiff but Angel is always pleasant, and as long as you pay on time and follow the rules you won't hear a peep from them. All in all, Mesa Palms is a really reasonably priced complex in a great location, and definitely what I would recommend to anyone who has just moved into the area and is looking for cheap housing(let's be real that's hard to find here). read more

We lived here for 2 years and everything was great. Small but perfect for me and my husband. Great price, great location, great parking. Not really much to complain about other than sometimes in the summer it gets hot in the upstairs part if you don't have an upgraded unit. Management was great! In the office Sue was always pleasant and Angel was always so sweet and helpful. The Manager herself is amazing and always on top of things. The maintenance guys were nice and friendly all the time as well. I highly recommend living here. Neighbors are great, laundry units work well and we never had to worry about leaving our stuff in the washer or dryer while we did other things, nothing has ever been stolen. So I just moved in about a week ago and honestly I love it. Michael helped us in the leasing office and he is so nice! The community is peaceful and very clean. We moved into a studio and I absolutely love the layout! It's perfect for one person or a couple. Very spacious and affordable. The complex has onsite laundry which is very convenient, a pool, tennis courts, hot tub and a fitness center. You also get a parking spot included with rent. It is also located in a very convenient area. Freeway is close by so no morning traffic and there are shopping centers about 5 minutes away. So far I am very pleased and happy living here. :) read more

I had an amazing experience living at these apartments. Their one bedroom apartments are two stories so no need to worry about someone being above you or below you. They have plenty of parking that even my guests were able to park in during the day. Parking was never an issue. The management and staff are great. I never had a problem. It's located right off the 163 and 805 which is very convenient. Super close to lots of food place and walking distance to a taco shop, Starbucks, and liquor store which comes in handy a lot for last minute things. Great place. read more
