He found the part, gave us recommendations on where to find a tool for it, and offered us an older tool for delta to try to remove it. I needed to replace 2 water heaters in my house located in a crawl space that were leaking.. I received quotes from the 2 big box hardware stores, both about $7K - ouch. Both quotes had a lot of extras that they said needed to be added - extra labor to carry out the old heaters, re-routing pipes. GM plumbing estimated $5.9K, I gave them the go-ahead and in the end the bill was $4.9K. (Note: the quote for the physical actual water heater units was fairly close between all 3) GM completed the job in 2hrs - fast, efficient and less expensive, - a great combination. read more

Vast inventory and helpful, friendly staff. Our kitchen faucet, installed five years ago when we updated, had what we thought was very low water pressure. We went to George Morlan looking for a new faucet with a better flow rate. A new faucet could have cost well over $100. When we explained our flow rate problem to the staff they suggested using a different part in our existing faucet. With the 1.5 GPM connector replaced we have magnificent flow. For $40 we solved a problem that we were prepared to spend a lot more on. read more

I recently bought a house that was in dire need of new toilets, which I considered buying online. However, I really didn't want to get broken toilets in the mail, so I found George Morlan sells the toilets I was interested in. I made a visit to the Tigard showroom and saw one of the toilets that I wanted was in stock. After a short discussion with a salesperson, I was able to buy three toilets and arrange for one of their plumbers to install them. Excellent experience! I sincerely thank the exceptional folks at George Morlan Plumbing for their help in replacing my water heater. In just a few minutes, they told me exactly what I needed after my old one stopped working. After sending him a couple of photos with the model info and available space in that corner, we were done. They arrived the next day, removed the old one, and installed the new one securely. I was very pleasantly surprised at how clean and efficient everything went. They had the unit I needed in stock. Their prices are higher than other places, but it was well worth it! They know their stuff, and I prefer supporting local businesses with trustworthy people. He answered my questions about rebates, various water-heating technologies, warranties, space and safety requirements for building codes, etc., and he was polite and respectful of my time. I went in today and requested 3 waterline caps in two different sizes. I was told that the sizes I wanted were incorrect and that the contractor at my house didn't know how to properly measure the waterline opening. The employee told me to get a picture of the pipes. So I went home a block away and got them. He sold me what he said were the actual correct sizes and I went back home only to find one was too small. I went back a third time and was helped by another employee (who said they were having a bad day and they weren't friendly either) but they did however sell me the correct caps, the exact sizes of caps I asked for in the first place. Look! I got the adapter needed for attaching our garden hose to our outdoor spicket! Tonight was my first time to water my front yard potted plants with a HOSE! I didn't have to carry a Rubbermaid container back and forth between spicket and planter pots. Wow!!! Yes - there is a frustrating story behind this caption. I received EXCELLENT service from a legendary NW company this week. I'm not even gonna tell you who because you'll know as soon as I say that for the first time on my life I needed a new hot water heater. The song is probably already in your head! Wife came in from the garage, asked me to come see a puddle. Ours was an 18-year-old unit - yikes! - obviously time to replace. Did a bit of online research, had an idea what I should expect to pay, called a buddy in the business, asked if he knew a guy. He did, would make me a deal, XX+100. From my research that was a pretty average price, not really a "deal". All the places I researched were within a couple hundred dollars of each other, so because the song was stuck in my head I checked out The King. The King has a reputation for great work, also for costing a bit more than average. I found the first rep to be accurate, not the second. The King was actually $100 LESS than my buddy's "deal", plus included a 12-year warranty, all new supply lines, etc., not to mention the peace of mind that comes from working with a company with decades of experience. I answered a few questions, hit "submit", minutes later received a quote at a surprisingly far, competitive price. Called Sunday afternoon hoping to get an appointment in the next few weeks. "Is Tuesday ok?" Yes please! Very pleasant guy, Stefan, shows up on time, checks out the situation, says "This isn't right." Asks how long I've lived here, I told him about three years. He tells me that my set-up shouldn't have passed inspection, the vent pipe was routed incorrectly and not up to code. No way I'd have known this! He re-routed the vent and corrected all the wrong that the previous owner left me and didn't charge even a dime over the original estimate. THANK YOU George Morlan Plumbing. The water heater KING. I contacted them online to (non-urgently) replace my electric water heater and supplied them with the requested info. I found the online request tedious and useless. It took 2 weeks of back-and-forth phone calls, online submitting multiple photos of the old water heater, closet it was stored in from multiple angles, measurements of door clearance, plus the make, model, serial number, measurements of the old water heater, my name, home address and phone number, (which I sent repeatedly during the entire process). The water heater was finally replaced, and after waiting an hour as instructed, I ran the hot water tap and hot brown water came out. This continued for hours, never resolving. By the next day the hot water was less brown and more beige, but still murky, and it would leave a film behind that coated the sink. I called and they sent out the same technician the following day. He could not find anything wrong with the installation, called GM and told me their advise was for me to wait 2 weeks to see if it will clear up on its own--essentially "live with it." I dismissed the tech and telephoned GM myself and told them I did not spend $1500 to get hot brown water, and that the new heater had to be defective, as the problem was not there until it was installed. The rep I spoke to was argumentative, implied I was mistaken, and there couldn't be anything wrong with the new heater nor the installation. He reiterated the suggestion to wait 2 weeks for it to clear, and told me it I could bathe in the water, just not drink it. He detailed the inconvenience for them to order another heater from the supply, have it delivered and installed, and that there was no guarantee the problem would be fixed. I found it insulting to argue over this, and I asked, "would you bathe in hot brown water?" The response was silence. He agreed to send a different technician out to investigate. The second tech who arrived, "Luke" was truly professional. He did a thorough evaluation of the water system, couldn't find anything wrong with it, replaced the water heater with a new one, and within an hour, the brown water resolved. read more

TLDR: Service center folks bad at their jobs, didn't register product with manufacturer, charged exorbitant amount for less than 1 hour's work (~$1,000) for a replacement install. We purchased a water heater about 3 years ago from George Morlan. Soon after it was installed, I noticed a pinging sound from it after we used the hot water for more than about 5 minutes at a time. I called up their service center, described in detail what sound I was hearing and that it was coming directly from the water heater and that I could hear it through a wall, and he told me that it was an issue with the pipes - specifically that I had water hammer. He told me that I needed to install water hammer arrestors and have my house repiped. He refused to listen to me when I repeatedly told him it was an issue with the water heater and the previous water heater we had didn't have this sound at all. He also refused to send someone out to look at the water heater. Well, we installed the arrestors with no change to the sound coming from the water heater. Then we had a repipe this year, with no change to the sound coming from the water heater. I called the service center back after we continued to have the sound in the water heater after the repipe, and they told me the same thing: it's an issue with the pipes and there was nothing they could do about it. After several minutes back and forth, they finally gave me the phone number to the manufacturer's service center. The manufacturer was easily able to identify from my description that it was an issue with the water heater itself. Thankfully, it wasn't a dangerous issue, but it was something that required replacement. And, they replaced the water heater for free, though I would have to cover the cost for the installation. I figured I'd be out a couple of hundred dollars. Spoiler: it was not a couple of hundred dollars. I also found out during this call, that despite the original installer for George Morlan saying THEY would register the water heater with the manufacturer for the warranty, they DIDN'T. Thankfully the manufacturer didn't have an issue with this and registered it for me over the phone. When I scheduled the replacement to be installed, I found out that it was actually going to cost me almost $1,000. I about lost it. But I HAD to go through George Morlan for the replacement install because I had originally purchased the water heater from them. The installer who came out was...fine. He did an alright job. But it took him less than an hour for the work to be done. Almost $1,000 for less than 1 hour of work. Absolutely ridiculous. When I looked at the details of the receipt for the replacement install, they charged me the EXACT amount for the installation as what the cost of the water heater was (they listed both the water heater price and the replacement install price, and they were the same). I will never use George Morlan again. Honestly, I feel like I've been scammed. read more

Jesse, the lead installer, spent a day and a half trying to do the installations complicated by the supply line locations from an earlier re-pipe. But Jason, and his manager, Glyn, went the extra mile to get the job done quickly and honored the original estimate. I can't compliment these people enough. I have a water heater located in the attic. I submitted the requested photos of the heater and location. I was told they had done this type of attic installation in my area before and that I "was the perfect candidate for a tankless conversion." On the day of the anticipated installation (I took the day off work for this), the installer, who was here no longer than 15 minutes, told me the tankless water heater required a dedicated vent to the roof or side of the house (the current tank shares venting with the furnace.) He could install the dedicated venting and cut a hole in the roof or side but could not guarantee exterior water intrusion as they don't do exterior work and he only carried an 8 ft. ladder. This critical piece of information could have been relayed over email or phone, considering they stated having done this type of installation previously. I declined the installation at that point. When it was all said and done, the installer's boss, Randy, wanted to charge me $200 for the visit. It should be noted the installer, Luke, was polite, professional. read more

Yeaterday, we had a major leak break through on our water heater. We called George Morlan as a last resort as they were the only place that promised same-day appointments. The repair guy was supposed to come after 6pm. By 7pm, he had still not shown up. My husband tried to cal them several times, and no one answered until after 8pm. We were told they could not contact their repair man and had no idea if or when he would be coming. They said they would try to contact him again and cal my husband back. They never called us, and we're closed when we tried to call back about 20 minutes later. Horrible customer service. read more

To be honest, after reading the negative reviews, I wasn't expecting much when I walked into the Tigard location the other day. However, I was lucky enough to have the assistance of Victor who answered my numerous questions about a new bathtub. Since I could not decide at that moment, Victor let me know that he would be there the following day if I had anymore questions. The next morning, I walked in and Victor remembered me. He went above and beyond to help me. He checked the system to see if they had the tub I wanted and luckily they had it in stock. He went up to the warehouse to make sure and came back to confirm. Then, I asked if I could see it and he said sure! After looking at it, liking it and walking back to the store counter, I was still worried that I may not like the way it felt to sit in it. He said, "Well, instead of taking it home and bringing it back, let's go back up there, pull it out of the box and let you sit in it!" He even pulled out the other one I was looking at and let me sit in it to compare. Now if that's not customer service, I'm not sure what is! I needed a Toilet with a unique spec, a 10" rough in (10" from the center of the drain to the wall, instead of the standard 12"). This would be a special order at Home Depot or Lowes, but George Morland carries it in a couple of their stores! Also, they had a faucet watter supply line extension, instead of making me buy another line and a coupler. I called ahead with my order because it was near closing time and they pulled the stock for me before I arrived and it was immediately ready for me-- just a quick purchase then I drove to the loading section, and they put my purchases into my car. I think the prices are very fair, so given the selection and the service, I recommend it highly. This was the opposite of my Home Depot experience today, where there was absolutely no help in the plumbing isles, but lots of employees hiding in pairs just chatting and avoiding customers. Today, I stopped in to George Morlan's for the first time ever. After several trips into Lowe's and Home Depot looking for a solution to a broken shower handle and getting answers ranging from "I dunno" to "This isn't my department" to "You will need to hire a plumber because a hole has to be cut to replace everything", I decided to talk to a real plumber. That led me to George Morlan's. I found the store chock full of professional-grade hardware, quite a few customers, and three people working the service counter. They were busy. Yes, I had to wait, and no, I wasn't spoon-fed. Nor did I expect to be. What I did expect was good advice. And that's exactly what I got. That and a solution. In record time. The counter-person knew exactly what the problem was and quickly provided a simple part that put the shower back in working order. It was impressive. We bought a polished nickel basket strainer/drain for the kitchen sink. It was made by Mountain Plumbing. We had the new faucet and drain installed by a professional plumber. 2 days later the drain was turning black, as if it were tarnishing. I had not used any products other than soap and water in the sink. I called George Morlan on Barbur Blvd. and talked to a clerk who agreed that it didn't sound right and I would need to call Mountain Plumbing. I sent photos of the strainer. She said they no longer carried that product. I called Mountain Plumbing who said it was not something they "commonly saw". Their agent suggested I try silver polish, which did not work. Then he said maybe I should have waxed it before using it. He kept focussing on passing me onto other people who might help me figure out how to clean it. Never once did I hear - sorry you got a dud or anything to that effect. I finally pointed out that when I bought a drain for the kitchen I did not intend to have to polish it or wax it, that their product was just defective. He seemed surprised and said I would need to talk to George Morlan for a refund. I said what about the money I am going to have to spend to have the plumber come back to take it out and put in a new one. He said he couldn't help me. After paying the plumber to replace the defective strainer, I took it back to George Morlan on Barbur Blvd. The guy at the counter pretty clearly communicated I was a pain though he did give me my money back with no complications. At no time did he say anything about being concerned that his company had sold me a defective product that had cost me an additional $150 for re-installing, not to mention inconvenience. By the way, the plumber who had done both installs was coincidentally next to me at the counter when I returned it and he confirmed to the clerk that he also believed it was a poor product. He said he had only seen that kind of discoloring at a Dialysis Unit at a hospital where he regularly replaces the strainer in the sink because of the heavy chemicals they use. I shop at local stores because I value being treated honestly, with integrity and pride in a quality product or service. I did not see that on display at George Morlan. I would have received the same customer service, or better, at Home Depot. read more

Great store for all your plumbing part needs. Nice, clean showroom. It's not the kind of place where everything is on display. Most of the times you have to go to the counter in the back to get the part you need, but this ensures you get the right stuff for your job. As far as toilets, they fancy Toto brand. We were looking for a Kohler toilet so we had to go elsewhere to purchase it. Lots of options as far as faucets good. The sales people on the floor were very helpful though. They seem to angle a little bit more towards professionals, but for the uninitiated I've heard they also have recommendations of plumbers that you can hire to install anything you find here. read more

So I found out we had a a leaking water heater. Called these guys Friday at 5:57 (3min to close) and they answered, gave me a price over the phone, set up a replacement water heater install next day. Gave me a time of somewhere between 1:00pm and 6:00pm. I know they have to give a big window because they never know exactly. AJ the technician called at 1:50ish and said he was 20min out. New water heater in and he was driving away at 4:15. He replaced a few water supply sections that weren't done properly and even put in a shut off valve. Very friendly, very helpful, and very quality work. Couldn't be happier with their timeline. I'm in the service industry too. $1k for new water heater with installation and hauling off the bad one may seem high to some, but your paying for pro installation and a lot of convenience. The guys has a plumbing store in his work van essentially and if I tried tackling this myself I guarantee I would be making half a dozen trips to the hardware store. My water heater replacement journey started at Home Depot, where I got a major run around by Fast Water Heater company, with a first visit not having the right heater (I took several pictures), and the second appointment cancelled 5 minutes before due to "still not having the right heater". This isn't rocket science, just a simple non powered direct vent model. I called George Morlan and was able to get my Direct vent water heater installed the next day, and for $600 less than Fast. I have been going to this place for years. Seems like they have been slipping the last several months? The last three people I spoke with either knew nothing or tried to sell me something other than a simple solution. Their store is always mobbed by traffic on 99W so when I go there I need a useful answer and am willing to pay for it if it makes sense. Lately they seem to not care. After all, I do not want one of their over priced hot tubs or water heaters... I will look hard to find a different plumbing store to work with or use 'Just Answer' and the internet.
