I just completed a ground-up project building 6 townhouses in Oakland. I appreciate that they came out to bid the job, but what a waste of my time. They asked for plans, so I sent them the structural & architectural drawings to review prior to our meeting. They then scheduled a time to come out. We went over the project, and I was told it was definitely something they do & getting me a quote would be no problem. Later that day I was informed it would take a couple of weeks to get back with the quote, because they do several bids a day & it takes time to get them out. 3 weeks later (this morning) I get an email saying they won't be bidding my work, because they are changing their scope of work, and this just isn't the kind of job they're looking for. Too bad, because once I learn the building process on my ADU I have plans to move on to doing a small subdivision.... And things will only go up from there. My family has built residential & commercial real estate for decades, and I am presently looking for the right people to use in the future. Not the best way to run a business, but hey.... Maybe they don't think long term & that's ok. Most business like that will peak & by the next generation will diminish into nothing. Dan and his crew were really great! We had a drainage mess in our back yard that was leaving us with 7-8 inches of water under our house. He demo'd the heaved patio, installed a solid line and French drain, and excavated and graded the back yard before installing a lawn with sprinkler system. Dan kept me posted on their progress, and he quickly identified snags that came up on the way and fixed them. His crew was always on time, respectful, and really clean. They cleaned up every day before they left. We were battling with the weather, but they showed up on the weekends when they missed days during the week. We've done a lot of work with contractors across various trades over the past five years due to some large remodeling projects. Dan and GHS have been by far our favorite to work with. They are responsive and organized -- I don't think we ever waited longer than an hour for a callback or text/email reply. And every request we made was acknowledged and tracked. I was always nervous when we would meet with Dan and talk about plan updates, changes, etc. and he would just nod his head without taking notes -- but he never forgot a thing. The project started on time and ended on time. The crew was super efficient, kept the worksite clean and organized, and they were a pleasure to be around for the weeks that the project took. Dan had great ideas for modifications to our original plans, and we came to rely on his input when trying to make decisions. Often, he would anticipate things before we even got there. More than once, we would say "Hey Dan, what about this?" and his reply would be "Yes, I already took care of that yesterday." To top it off, Dan's quote was the best of all the quotes we got. GHS Landscaping did a phenomenal job on our backyard. We couldn't be more pleased. We had a yard that we were only able to use about a 1/3 of. It was slanted and mud would pile up on the sides during the winter. The gophers were digging it up constantly and it was so much maintenance. Dan came in and had great ideas for how to maximize our space. We had the ground leveled, drainage put in, pavers put in, DG in the front, and a planter box made so we still had some dirt to garden in. They also put in a pad of artificial turf in the far back for the kids to have their swing set on and two gates on either side of the house so we are enclosed. This is great especially with a 1 year old. We are using our yard daily now and have already had a few outdoor parties. They came in and bulldozed out my 35+ year old overgrown, rotting retaining walled front yard, took away probably 30+ yards of bad soil and old plants and replaced everything with a beautiful Basalite block wall, a gravel patio, and a beautiful brick path. Dan and his crew were phenomenal. The quality of work and attention to detail is unparalleled. They even earned the approval of my father who is an old school contractor (long since retired but still has his license) and that is not easy. My project was a massive one, a 90 foot long 5 foot tall engineered retaining wall on a shared property line. In addition the retaining wall in the front of my property along with a fence atop the whole thing. I met with so many contractors in the beginning I had to make a spreadsheet to keep track of them all. Being my father's daughter I had to make sure I got a fair number of bids and perhaps tend to be a little over cautious when selecting a contractor. Dan at GHS not only had the best price but he was also the most attentive and quick to respond. He owns his own equipment which honestly cut the price dramatically and sped up the entire process. Dan was extremely patient, explained everything in detail and and answered any questions I had which was a lot... Again, being my father's daughter I was asking about bolt sizes and specs on drainage which I'm sure not everyone would do. He quickly adjusted any detail I asked in the estimate before finalizing the contract and included my neighbor in the communication. COVID-19 put the project on pause, however the moment construction was allowed to resume Dan and his team hit the ground running. They worked quickly and efficiently demolishing the old retaining wall in less than a day and removing the dump bin just as quickly. They wore masks and cleaned up everything every day. They also took extra care to keep the area as safe as possible (I have a toddler) and made a point to tell me about areas to take extra care. They finished the project in record time and I was so impressed with the quality of the work I added numerous items on, including another retaining wall with the neighbor on the other side and a fence along the back. I can't recommend Dan and his team enough, they have been truly outstanding! Maybe I'm being a little excessive with the before/after photos (I documented the whole process, there's a bunch in the photo section) but clearly I'm extremely happy with the work and the craftsmanship is beyond impressive. read more

Dan and his crew are outstanding -- our neighbors had a wonderful experience with GHS, and when I saw what GHS provided them in terms of a comprehensive overhaul, I called Dan. We'd had ridiculous bids by boutique landscapers over the years, which kept landscaping, a fence, and a deck, on our "distant dream" list. GHS helped our dream come true. And we are grateful to our neighbor for finding such a reliable, reasonable one-stop shop company. As other reviews attest, the design, craftsmanship, and partnership that GHS offers are exceptional. Our backyard (a large lot in the lower Berkeley hills) was an unimaginable disaster of fruit trees damaged by deer, weeds, brambles, and undergrowth, along with decaying rail ties and concrete debris left by the previous owner. Some boutique landscapers were daunted by the prospect of clearing the yard, let alone landscaping it. I knew from our neighbor that GHS had the machinery and crew necessary. I also was confident GHS had the necessary expertise in terms of drainage and settlement issues, and working on sloping land. Early on Dan, displayed his understanding of the challenges of soil that is mostly clay, etc. We presented Dan with some ideas, and discovered he has a special ability to envision a design that is both artistic and practical -- far better than our ideas. He provided us with a phased plan that encompassed so much more than we had imagined -- at costs we could afford. He was sensitive to cost, which we appreciated. After clearing and leveling the yard, removing some trees and trimming others, GHS constructed an attractive retaining wall with basalite, a terraced walkway, a fence around our yard with three gates, a ground level deck, and a large gravel area where our dogs can play. Dan was very receptive to tweaking the plan over the course of the work, and the crews (different crews for different parts of the work) were hardworking, conscientious, and courteous -- they always left the space clean at the end of the day, and checked in at certain points to make sure we were satisfied with their work. They also were exceptionally kind, going above and beyond. They used river rocks that they had to displace (which they could have thrown in a pile) to create a beautiful border to the walkway they built; they moved our potted plants to add a special touch at the end; and much more. Dan and his staff were excellent at communicating, and Dan visited our site daily to monitor progress. Recommending French Drain- Hardscaping Specialist This past summer we were looking for someone to put in a french drain for us. We got several quotes - and ended up going with GHS Construction & Paving - (based from El Sobrante.) My husband I & I are extremely happy with Dan and his stellar crew. He was prompt to show up for the initial consultation and once we signed the contract, we were given a start date, and they were punctual. Dan, the owner, said for us to expect them to be there for two weeks but they completed their work in less than one week. At the end of each work day the workers left our house (their job site) clean and orderly, and left the work space in a safe manner - there was a big ditch around the house so they blocked the door/marked areas for safety etc... The GHS crew were kind and considerate; and Dan very good to work with. His rates are "just rates" as he stated, "a fair price for a very good job" (his words) and it is true. His quote was extremely reasonable - especially for what we got. One of the other quotes we received for the job was twice what Dan was asking. We will call GHS again, for sure. As a contractor with years of building experience, with a very critical state of mind, I give GHS Construction truly a 10-star rating if it were possible. I had a one-acre, 3,200 square foot home and detached workshop removed from my property destroyed by the Tubbs, Santa Rosa, CA fire. This included removing potentially toxic soil from below the debris in order to satisfy the County Environmental Health's rigorous soil testing procedures. Why do I give GHS Construction a 100% positive rating? I observed the following: 1. GHS owns its trucks, excavation equipment, and has long-term happy employees. 2. GHS's onsite manager is truly liked by his support staff and they are open to his direction, without bad attitude. 3. Tools and supplies are placed together in an organized fashion, rather than laying around haphazardly. 4. GHS Construction owner remembered my original requests and onsite manager was given those desires in every detail. 5. Original price was fully itemized, should an item not be needed; and, in this case, a credit was voluntarily reduced in the final invoice. 6. Original start date happened, it was not modified. 7. GHS Owner, on a minor misunderstanding on insurance, without hesitation, admitted to the error. This Owner is open minded to debate and honestly responds...a very rare character value. 8. The field supervisor/manager was conscientious, smart, and, best of all, took pride in his work. The field staff were extremely hard workers, and harbored similar spirit and seemed to enjoy working: they never worked slowly! 9. Everything I was told about licenses, certifications, and insurance issues turned out to be true. As a retired contractor myself, I checked everything before work began. Amazing results! Once you get a Proposal and approve it, the project moves quickly. I had demo of a bunch of huge Juniper bushes, and basically a removal of old lawn and other plants. When finished it was so neat and clean! It opened the street and sidewalk. My next job here for GHS will be artificial grass. PAVERS TOO!
