Giving tree when we first moved into their property was awesome, with in that 12 months they informed us that the owners were wanting to move back in which was understandable as it is their house! Shortly after the move my ex wife and kid find out that the owners never moved in but in fact moved in another family which is honestly really screwed up and maybe that's how this property management and owner works that once your years up they use "the owners want to move in" tactics to find another tenant so they can either charge more or charge less! I'm glad we will never do business with giving tree again! Maybe their name should be lying tree property because they aren't honest at all!!! I hope the new residents like the mice and termites we would complain about and nothing got fixed or how the "owners" wanted to turn the garage into a ADU!!!! I hope these new residents get the exact treatment and realize that when it rains all the water comes inside!!! Horrible company!!! read more

Sam Hahn and Sadie at Giving Tree Property are awesome, they went above and beyond their job to find an apartment for my boyfriend and I. On April 3rd, I had scheduled a viewing for an apartment managed by Giving Tree in North Park and liked it so much I applied right away. Unfortunately, I was not picked out of the other applicants and was not expecting to hear back from Giving Tree again. Instead, Sam Hahn personally called me to tell me about other apartments that were not yet listed on the website that were similar to the one I saw and offered to take me to view them. I viewed another apartment April 6th and viewed another April 13th. I LOVED the one I saw on the 13th, signed a lease just 4 days later, and moved in May 4th. Once again, I appreciated the extra care they took to find me a an apartment in North Park and were very prompt in returning emails/phone calls. read more

Unbelievable, if you ask me. I got a Cesar salad. $13 I wasn't going to get protein but the server recommended it. So I said why not. Total came out to be $26!!! That's without tip. If you ask me that is just OUTRAGEOUS. $26 for a lunch Cesar. There was maybe $3 worth of chicken. Lettuce was so/so. Overall rating out of 10 is a 2.5. Don't waste your $26 for a chicken Cesar. We had been renting our previous home for nine years. Diligent tenants; never missed a payment in all that time. Let's just say the owner of the home was *very frugal.* barely anything was done to the home that we did not do ourselves. That's fine. Whining about the owner is not the point of this review. Here is the point: **Sam Hahn is the real deal.** In a world where a person's word isn't (unfortunately) worth a great deal, Sam kept his word. His was the third property management company our high maintenance owner had burned through. Yet Sam was professional, honest, and prompt in responding to our questions when we were informed that we needed to move out as the owner wanted to renovate the house. But Sam went beyond our expectations in helping us get back our original security deposit. Honestly, I am not sure how he did it, considering the dubious character of the owner. But, Sam did it. Don't hesitate if you are considering using Giving Tree Property Management. They are not the typical typical type who only care about collecting the rent and siding with the owner. They are fair and honest to both parties. What more can you ask for? read more

The first time I met Sam as a potential tenant, I found him aggressive and unapproachable. When I moved into the apartment, noticed once of the bathroom amenity hardware that was present at the showing was missing. I was never informed that the amenity will not be available His first response was to justify and state that it is completely reasonable for the amenity to be missing. Only after I stated the impact of the contract, did he contacted the owner and reinstall the hardware. Still no apology, no remorse. He really doesn't advocate for the tenant makes everything unreasonably difficult and only get things done when he has no other choice. I had to move out of the apartment because of a pest situation that sent me to the hospital 3 days after moving into an apartment and had to move out from the trauma. After a pest extermination pid by myself, the entire kitchen was covered in pest carcass. Even after seeing photos of my wounds, paperwork from the hospital, Sam and Giving Tree only returned the deposit. They did not offer to cover hospital cost, partial or complete rent, my move etc. I had to cover 2 moves in 2 weeks, paid a month worth of rent, attorney costs and covered pest extermination costs, when I only lived in the apartment for 3 days, I've lived in multiple rental units in different states, Sam and Giving Tree till this day, is still the worst property manager and firm I've every worked with. Giving Tree Property Management, and more specifically Sam Hahn, struck me as an honest, ethical, knowledgeable, and hard working professional that I could trust with my house (now investment) while I am on the other side of the country. He efficiently set everything up, got us a good renter, and his rates are reasonable. The property located at 227 Calle Del Sol Vista, Ca 92083 has RATS!! I was also told that my lease was not being renewed because the owners where moving in. Then the property was listed for sale and I had to deal with strangers coming to view the property while i was still living in it. They kept $350.00 of my deposit for some alleged water damage. No surprise the property did not sale for the outrageous listing price and is back on the mark FOR RENT! This is a beautiful property just in the ghetto and rat infested. read more
