This place is a disaster and I don't know where to begin. I have had two clients who chose to use this escrow company and both transactions ended up in significantly complicated and expensive litigation. The latest transaction was screwed up so bad that the escrow company mailed the seller's closing documents to the buyer, including a promissory note for $2.1 million. You read that correctly, the borrower has possession of the original $2.1 million dollar promissory note, and can do with it as he pleases due to the screw ups of this company. The seller lost title to 7 acres of property with 7 dwelling units and only netted $878. Avoid this company. read more

I worked with Glen Oaks escrow (James Isham) on the purchase of my new home from the recommendation of my Realtor. I wasn't going to write a bad review initially however it just continues to be poor service. I've been in lending for 13 years and recently relocated to CA and have never seen something like this. Maybe they are too busy, if that is the case they should hire more people. There were several times when I would email Glen Oaks with no response. I recall one time having to email over 4 times in order to get a response. And once again we are in the same position with another email sent to James and no response in 3 weeks. This business is about service and if you can't provide it then maybe you should consider another field where you don't deal with clients and multi millions of dollars. read more

Our experience with Glen Oaks demonstrated a pattern of poor follow up. We had two experiences that ultimately led to money out of pocket due to avoidable issues. The first was when my wife had to travel out of country and we needed a power of attorney document for the lender. The document Glen Oaks had us sign was promised to be the right one, but we discovered after my wife left that the lender rejected it. Getting a new document signed was extremely challenging, and no support from Glen Oaks was given. We spent considerable money and time to sort this out but ultimately the only solution was to fly home and resign new documents. This came at a cost and put us at risk because it violated the closing timeline. Thankfully the seller didn't object and we were able to close. But after a couple of months at the new property we discovered that the water main had a leak. Turns out this was discovered at closing and only Glen Oaks had the ability to inform us about it. They chose not to disclose it which meant our ability to work with the seller on compensation was lost. This caused additional financial burden. Glen Oaks offered a small fraction in compensation but ultimately the out of pocket cost was substantial. Could not in good conscious recommend them to anyone. read more

My escrow was delayed one day because they failed to communicate with my AAA condo insurance and didn't let me know about this until the day of closing date!!!! Unbelievable!! I was very busy at work and had to call AAA in order to get this sorted out. Now I have to reschedule my moving date. All my schedule regarding moving, vacation date, online orders, daycare arrangements, and etc... are ruined. This company does not realize that In 2019, we have email, voicemail, and cellphones for communication. They said they tried to contact me, but I wasn't available. WTF? WHEN? you couldn't leave a voicemail or send me an email? I didn't see your phone number on my cell anywhere, either. I was the one contacted you guys last week via email, regarding a form that was needed. You should have my email address on file. Ridiculous!!!!! read more

I was the buyer in a transaction with a 15 day escrow; the seller chose Glen Oaks Escrow. Escrow closed a day late, but Scott, the escrow officer, did not let my Realtor know about the delay until the afternoon of the contracted date of closure, although his communication on the contracted date indicated that he knew escrow would close late four days beforehand. Scott never notified me about the delay at all. The seller did not have clear title, which showed up in the preliminary title report shortly after escrow opened. Scott told my agent and me at the time that he did not think closing would be delayed, and that everything was being handled. He never amended or updated that information. However, four days before the contracted closing, and after Glen Oaks Escrow confirmed the receipt of the wired purchase funds, there was a supposed delay in getting final title documents from the seller according to Scott'e e-mail to me the day after the contracted closing date. I requested a refund of escrow fees, since the late closing and the failure to notify me about the late closing cost me a lot of money, along with tremendous time rescheduling contractors. I have not received anything, so I am following up with a complaint to the California Department of Financial Protection and Innovation. read more
