This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for…read moreLocations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

Discriminate against different…read moreraces (mainly Japanese brokerage doing work for international Japanese that don't know better but to use this awful brokerage) I worked with realtor Tao Miller and Broker Jennifer Akaki - they were AWFUL. Tao did not return my calls and emails. I missed many important milestone appts and submission deadlines due to his irresponsibility and carelessness. He claims he was "sick" for months on end. Why doesn't he have somebody to cover for him while he's "sick" - scam and complete slob!! I fired him as my agent. Do not hire Tao, Jennifer, Ben or anyone affiliated with this brokerage. After Tao was fired, I worked with Jen and she started twisting her words and got caught in her own lies. Petty and filthy. When I spoke to Jennifer about my property, she made it sounds as she was innocent and complexly impartial. She emphasized she wanted to do what was best for the customer and she had no interest in making money for the brokerage. Later, I find out she ripped me off because she takes a lion share of the brokerage earnings - as her grandfather started/owned the business. Things started to make sense now. Also, they couldn't do simple commission % math. I wanted to give them the benefit of the doubt, but with all the sneaky and sly things Jennifer and Tao did, it was done. Jennifer was hoping to not get caught and really should be reported to the board and fined/have license revoked for intestinally ripping off customers. Brokerages calculate commission for a living -- that's their livelihood Furthermore, Tao, Jennifer, and Ben will not put anything in writing, mail, email, etc. because they know they will get caught, and they change their story constantly - they did with me for almost a year. Unprofessional and nauseating the lack of intelligence this firm has. Just look at the other reviews of texts sent to clients. I've had so many good experiences with brokerages and realtors in Honolulu, stay clear of this place. I know many people that have been deceived and used by this brokerage.

The first thing is that the air conditioner in my bedroom had a filter that was old it was disintegrating. I was told as long as it worked they would not replace it. Several months later it completely disgraced. They still, would not replace the very old use air condtioner because it still worked (poorly). To me this was now a fire hazard and extremely dangerous. The air conditioner in the living room was so small it wouldn't cool down a small car. I rent for over 2 years from HH LLC. I never missed or was late on a payment even when you didn't have to pay rent during the "pandemic" I put iron my credit card. Sense Eric would not replace the very dangerous (in my opinion) air conditioner in my room I did the next best thing. I knew the hot water heater was not up to code so I made them replace it with a new one costing a lot more than getting me a fully functioning air conditioner. Then there was recent electrical fire on the other half of the duplex. When I went to the fuse box which is so old I'm sureish it is not up to code either. Flames were shooting out of the outside electrical socket. The energy blew out the outside socket and shoot to the next one which was in my bathroom blowing out that electrical socket and shutting downtime whole system. I called the fire department which in my observation really pissed Eric off. I wonder why? Maybe there e are more code violations tone found? Just a guess. They never sent anyone out to see why it happen or fix the blowout electrical sockets. Im my opinion they take the most and give the least-= proceed with extreme caution. Former tenant glad to not have burned to death from a missing filter or bad electrical system. When contacting Robyn about our rent after being out of water for almost 2 weeks she waits almost 2 weeks to respond to me to basically tell me that theres nothing she can do and she wanted to situation to "calm down".
