Sadly HappyDoors customer service, communication, attention to detail and professionalism went out the window. Through their neglect, my husband and I suffered in the tens of thousands of dollars renovating our condo (down to the sub-floors). HappyDoors allegedly completed a final walk through of the unit, provided a minimal list of due outs (with an absolutely astronomically priced labor estimate of fixes) and returned the renters deposit. Only for my sister to find the unit with urine soaked floors, spongy in some areas, and a grotesque overall appearance - some examples were dark gray filthy doors (which were once white), personal property and baseboards gnawed on by some sort of animal (assuming dogs), rusted tub, and scratched floors. To make matters worse, they then quickly signed somebody new, did no periodic checks and it wasn't until neighbors found a way to contact me, that we learned of unauthorized dogs (that we paid HOA penalties for) who were defecating all over the communal property and terrorizing others by being outside (unleashed). Those tenants also further destroyed the unit (which we finally parted ways with happy doors following this) and had to completely gut it. I always felt like they sided with literally everyone but me, even though my family was at the receiving end of massive financial loss. I also like that Lynn Andrade and Rommel takes care of requests and issues in a timely manner. Rental repairs seem reasonable and they provide you a receipt. I like having the option of using their repair people or your own. Learned it's easier to let them arrange the appointments and find the repair person. Overall, I like how the team works together and how through their website and my phone, they keep communication channels open. read more

They supposedly have a 30 day application process where if the property becomes unavailable, you can transfer the application within 30 days to another property if you find one. Unfortunately, even getting someone to help process this is like talking to a wall and you'll be $35 poorer with no response back to emails. Their phone customer service people are rude and condescending and the agent that did our showing was rude as hell. I've had my fair share of rental property managers and this is by far the worst I've ever experienced. I just got off the phone with one of their representatives to discuss my options on potentially renting my condo out. They were so unbelievably unprepared and unprofessional I actually had to stop them and let them know they were wasting my time. If you're going to be collecting money to provide a service I'd recommend doing even just a tiny bit of research based on the information (and follow-up email) provided. You could definitely tell that there was a certain script to be read from and every question (we only got through 3 in 8 minutes on the phone) was met with a contingency question back (I.e. would you be okay reducing the amount you're looking for if there isn't any interest? - yes of course I would if I can't meet my asking price). I'm not sure how it would go having them actually represent me, but based on that interaction I wouldn't touch this company with a 40 foot pole. Had a scheduled showing with them at a property in Kakaako last Friday at 12pm. Confirmed the showing via inbound phone call from their office and then after via text. Showed up at 11:55p at the property. Waited for another 10 minutes and no one was there. Called the office - it went straight to voicemail. Left a message. Waited around til 12:30p. No one showed up. What a nightmare to be managed by this company. Completely unresponsive, confusing and uncaring. Was without an oven for almost 6 months after a higher unit had a leak and damaged mine. After 2 years I finally moved out entirely because of this situation. Never late, not once, on my $2300/mo rent either. The lies, delays, and unending promises were unjust and unbearable. NOTE: Its been a few years since we left HappyDoors and I'm not sure if the mentioned employees are still with the company. I was hesitate to post an updated review but I'm still pretty unsatisfied with the unprofessionalism from HappyDoors. HappyDoors was a nightmare and it was a relief to rent from a different property management company with better service. We were tenants for almost 4 years and decided to leave because of the poor and inconsistent service from HappyDoors. The location and amenities of the unit are why we stayed. However, as other reviews mentioned, good communication lacked A LOT. If you submitted maintenance requests, then it was like pulling teeth to get a response. I had to call their office multiple times (leaving voicemails) and reply to my own emails to get a response. We understand that there are many other properties being maintained but just responding (whether tenant or owner) in a timely manner (not for multiple weeks) is just good customer service - even if it's a "we will get back to you" response. However, this is not the case if they needed to contact you - they would constantly call and send emails until you responded. So, we found that they only responded to us whenever it was most convenient for them. You will not speak with the same employee and that's where there was A LOT of miscommunication. I found myself repeating information to different employees on various occasions. Which was both frustrating and time-consuming. In May, we had our annual inspection with Rae where she asked if we wanted to renew, to which we verbally said "yes". In the past, we've renewed our annual lease twice, so it wasn't a new process for us. We thought that the inspection went well. However, we found it rather odd that we didn't receive a notice to renew for an annual or month-to-month lease term; we were worried because our lease ended on 7/31. Although, the lease states that we're automatically converted to month-to-month after our lease expired, we wanted to renew for another annual term. I called mid-June and spoke with Bea (a newer employee with whom I've never dealt with before). I asked Bea if there was an update and she said that they were "waiting for a response from the owner" and reassured me that she would do a follow-up. There was no follow-up from Bea or their office. Instead, I found myself following up. In the past, HappyDoors was always good about reminding us about our lease renewal. We had an email chain worth of 3 months of emails from mid-June to August of both Bea and Vicky telling us that they are "waiting for a response from the owner". I even asked them to let us know if the owner didn't want to renew and there was no response. As the lease expired on 7/31, we were automatically converted to month-to-month tenants beginning 8/1. We gave up on the "waiting for a response from the owner" excuse and decided to look elsewhere for a new home. It truly felt like they didn't care. However, we kept getting emails in August regarding the "waiting for a response from the owner on the lease renewal". On 8/31, we received an email from Bea that the owner was "willing to offer a $100 rent increase on a month-to-month term that would begin October 1" - no answer or explanation to our initial question to renew for another year. We counter-offered in an email and received a pretty snippy response from Bea. We ended up finding a new place and submitted our notice to terminate. Once they received our notice, both Bea and Lynn immediately called/left voicemails. Bea left a voicemail that she was still "waiting for a response from the owner", but saw our notice and terminated the ticket. Lynn left a voicemail to schedule a final walkthrough date, as dates were very limited. We ended up scheduling our final walkthrough on 10/5 when our notice to terminate letter stated 10/7. We had the final walkthrough with Rae and it didn't start out well. She was a little late and her kind demeanor changed when we insisted to stay for the final walkthrough. We understood that she didn't want to feel rushed but we lost all our trust in the company after the poor customer service provided by other employees throughout the years. Once, she was finished, we had expressed that we didn't want to move but we were unsatisfied with the inconsistent service. She seemed surprised when I showed her the voicemails. She responded "this has never happened before" and that she would speak to the team. It was apparent that they were dealing with some internal issues. We got our security deposit back in full, which Rae ensured that we would... However, the whole lease renewal and move-out process was a complete nightmare. We hope that HappyDoors does better. read more

I must tap into the running theme of lack of communication and lack of follow up. In our search for a place, despite leaving several messages and having many conversations with people (Vi and Alysia) - you hear nothing back. As a business, you should not tell people that want to do business that you will follow up and return calls - and fail to do so. This is a disappointment given that your clientele are typically running with a time frame. Anyone needing immediate responses, follow up phone calls or communication in general should heed the red flags of all the one star reviews that state the same thing over and over again. Scheduling the showing was a breeze. No complaints there. It's very unfortunate that nobody showed up when I was supposed to view the property. I took time away from work to make my appointment. Happy Doors has an interesting business plan. They treat prospective tenants and current tenants in exactly the same manner. Took a look at the reviews here and it makes me Happy that their field representative Ruel didn't show up at the place I was interested in renting. Would have been checking into Hotel California. I set up the appointment via Hawaii Central and was told by John Lozano that the first open slot they had was a week later. Confirmed it with them and they said to meet at the unit. Confirmed again a few days before and John said again it was OK. Waited at the unit for an hour but Ruel never showed. Texted them and John Lozano replied that they rescheduled me a week later because I didn't give them my phone number since "it is needed for the showing in case their field representative needed it to contact me"Say what? Dude you had my contact info, buy Ruel a smart phone. John texted "please confirm if it works as well as provide your phone number for our records. Mahalo and Happy New Year." Yeah Happy New Year, right. Gotta love it, a company that still operates on voice coms in the 21st century and thinks a no show is no big deal. Worked with a lot of rental agents over the years but Happy Doors is a new experience. Love the fact that they said they don't agree with the Yelp reviews. That 48 hours came and went and after countless unanswered phone calls, texts and emails, we finally received an email today, Nov 5th, offering us to apply for another property they manage. Not a chance. This property, which had at least 2 approved applications on October 30th, was still posted as available and accepting applications until today, November 5th. Maybe the best part about this conversation was how they said WE misunderstood....feel free to see the attached photo - not sure how WE misunderstood anything. I've been trying to get a call back from them for about 6 weeks now, I'm surprised there are so many positive reviews! It's rare to be able to get a hold of them and most of their listings have a phone number that texts you a link to schedule a showing. I've at least tried to schedule showings for about 6 properites and I never get a call back. The worst part is when you submit your info and it goes to the scheduling section and it says there are no available appointments. Why in the world is that even an option then? I'm not one to usually write bad reviews, but I just need it to be known. A couple friends and I recently went through HappyDoors to get into our current apartment and if I'm going to be honest--it was the most stressful and aggravating process ever. Don't get me wrong, they have an awesome worker like Rae who is hospitable and easy to communicate with, however, any other worker (John, Jonathan, Lynn) we talked through in the process of getting our place was very inconsistent, contradicting, and communication/logic reasoning overall just wasn't there. The getting this apartment process through them seemed very rushed and time sensitive to them, and everything they asked of us to get ready for them was coming from a very inconsiderate of our own time/work hours perspective. They would constantly call us to ask us the most important Qs/information during working hours we already previously informed them of, as well as have multiple people talking and sharing information to us that another person from their company was not aware of. Likewise, when dire things would arise that we would want to know more about from the company, the company would be the hardest to reach or come in contact with. Communication overall with HappyDoors seems problematic inside and out. For the most part I'm very grateful for the apartment we got through them, but working with them to get it and having to communicate with this company gives me a pain in the head that I would not wish upon any other, even someone I don't necessarily like. The primary reason for this negative review is much the same as everyone else's, a total lack of communication (pre-covid) so much so that I flew back to Oahu to fire them as my management company. I was only then informed that there was a $750 cancellation fee for breaking the contract early, even though they had still failed to find a tenant in over 4 months. While I understand unexpected emergencies from arising, I would, at the very least, expect some sort of communication from management to their prospective applicants. Me and wife stood in-front of the property we were suppose to view along with two other applicants. Not once did any of us receive communication from management that they were going to be 30+ mins late. We called the front office atleast twice for an explanation but the phone went straight to the voicemail. When the other potential applicants left, so did we. Punctuality is one thing but this reflects on the company's attentiveness to their potential tenants. This company, Happy Doors is highly not recommended to owners or renters. Since taking over the unit that I am renting at, their services has lacked majorly! Have never, ever had to argue with the maintenance or rental agency for assistance. Customer service skills needs to improve, Communication needs to be worked on. This is the second maintenance issue that I had requested. On the first request, I placed an order to service 4 areas (all plumbing issues) in which no one contacted me for almost a week. I emailed them a few times and finally received a call on a Thursday at 8pm! What business will call this late? The gentleman explained that he was the only person since the other worker had quit. He was quarantined and was trying to catch up. My feedback to him "get someone else to help you or work on it if you're quarantined". The story gets deeper and I was getting frustrated, I asked for a supervisor or manager. He had the nerve to say "oh she doesn't know much about maintenance". He promised that she will call me the next day, Friday but yup no call back from the supervisor. On Monday, I spoke to helpful lady of the name Victoria or Vicky. She listened and understood. In the meantime, I had received an email from Brent (?) With the name and number of the vendor who can fix the plumbing areas. I reached out to the plumber and scheduled the date & time - isn't this part of the responsibility of Happy Doors? The plumber did a good job and shared about possible future concerns. Second maintenance request for the dryer that finally had its last straw (stopped working completely, it's old. The washer was replaced a few months after we moved in). Placed an order online and waited. Since I'm getting tired of having to hang our clothes, I gave in and called Happy Doors (12 days after the initial request). Romel asked if I had turn off the breaker for 10 minutes and tried to start it again. Mind you, this is an older dryer that's completely not working. He hadn't called the owner to notify them about the issue, so now there's more waiting. Let's see when the dryer will be fixed or replaced. I was asked a few times to make a nice comment about Happy Doors and was sent an email for the survey a few times. What company will ask to do that?? Been waiting patiently to see how the dryer situation was going to take place. I've given up. Don't use Happy Doors. read more

Rae was really helpful when I moved into the unit about 2 years ago. And Lynn was helpful on my moving out process. I really wish the unit owner was able to extend for an extra year, but it wasn't meant to be with it possibly being a seller's market, even though I requested it from them since the beginning. Only gripe I had was that maintenance wasn't fully followed up at times as some were fixed and some weren't. But I'm an easy person to please as I just "MacGyvered" it myself. Oh well... all-in-all no real complaints as service from them was cheerful and communication was for the most part always returned. read more

My wife and I have just a few weeks to move and found a place we really like that they listed. I went and looked at it & despite some major imperfections we still applied. I have pictures attached of what I am referencing. Long story short I am military and get specific money for housing AND my wife works. Combined we make good money and both have 750+ credit scores. They emailed us back and said we "do not meet the qualifications" and then would not reply to any emails after that. Thank you HappyDoors for taking our application money and ghosting us lol this company is a piece of work..just like a lot of realty companies in Hawaii. NO HappyDoors experience from day one of the request to review the home. Let get to the point. Number you call staff is NOT in Hawaii sounds like it's out sourced out of country. They have NO clue what is happening locally in Hawaii of the unit and its condition. We moved into our rental on Dec. 1, 2022 and the home was NOT Cleaned, screen doors broken, garage door issues, AC unit was not operable, anyways it's been a nightmare. To this day screen doors have still have not been addressed. Been told so many lies and sorry after sorry with no actions on resolving the issues. Unfortunately, this company sucks. Potential clients BEWARE - unless you'd like to experience the PINNACLE of INCOMPETENCE. This company: - Lied about fixing things that they promised to fix but never delivered (oh and they still charged for it) - Tried to send multiple invoices for other work that was already paid for (clearly poor record keeping) - Replaced the deadlock when the prior tenant left, but NEVER GAVE A SPARE SET TO THE BUILDING SECURITY (property management 101) - Repeatedly were asked to send keys to the owner - took 2 weeks to simply go to the post office and send the keys. - Then when the owner showed up on move-in day, it became evident that HappyDoors SENT THE WRONG KEYS. - After hours of trying to get a hold of someone at the company, it then became obvious that the property manager LOST THE RIGHT KEYS which equated to almost 2 days of delay. - They also REFUSED TO PROVIDE A DIRECT SUPPORT LINE when trying to resolve the issue. - When the keys ~magically appeared~, management REFUSED to meet the new owner at the address to take responsibility. Seriously convinced that everyone we worked with at HappyDoors including the owner is brain dead. The only redeemable individual working there is the customer support agent, who I felt bad for because he had to represent and apologize for the company's COUNTLESS shortfalls. MILITARY AND TENANTS BEWARE! 1. HappyDoors pays for fake reviews on Google. Look at how generic and similar they all look. It is more expensive to fake reviews on other sites- look there. 2. HappyDoors places nearly all routine maintenance costs on the tenant. Read their tenant handbook- you will see that you will be responsible almost everything (A/C servicing, pest control, etc) 3. Happydoors charges homeowners a fixed price every month, meaning they take on as many homes as possible and cut costs by any means necessary. 4. He doesn't hire kamaaina, instead hiring cheap labor in the Philippines. All HappyDoors customer service/leasing employees are based in the Philippines and provide terrible and frustrating customer service. Once they get you into a lease, they will ghost you whenever you need help. 5. Their leases are predatory and unfair to the tenant. Everything in the lease is there to take advantage of you and keep your money. Be careful. 6. When moving out, we left the house in better condition than when we moved in. They still kept $636 for cleaning costs and gave it to their friend's cleaning business. Make sure you take photos before you move in or they WILL rip you off. 7. Brent Foster, the owner, threatened to continue charging me rent and make me pay to find new tenants AFTER the lease had ended at the agreed date and I had surrendered the keys. He harassed my family for over three weeks before he agreed to comply with the original move-outfor agreement. 8. Brent Foster and his company HappyDoors is predatory and takes advantage of the people of Hawaii and the Military. Because I stood up to his unfair and illegal business practices, he demanded my commanding officer's contact information, threatening to call him. What a coward. Can you imagine the entitlement and ego to demand that? Before signing a HappyDoors lease, please keep looking for a little bit longer to find a home not managed by these scumbags. read more

I leased with these guys for about 3 years - thankfully, I moved and no longer have to deal with them, because over that span of time, I'd say service went down completely. In the beginning, their service was great - friendly, helpful, genuine, and had awesome communication. They were on top of things and seemed organized, and went above and beyond to take care of us. This is originally why I was able to give them 5 stars, and what used to set them apart from other property managements I've worked with. Now, like most property managements, they just don't really seem to care that much. Their service became more and more mediocre, doing the bare minimum (sometimes barely that, even). Communication was poor and inconsistent. Most of the time, they were impossible to contact, and I often felt they lacked a sense of urgency when it came to any concerns/solving issues. My interactions with them were usually robotic and impersonal, and it was common for their tone to be condescending/snobbish. Overall, just pretty unimpressive and frustrating. I could get more detailed but I am not here to be spiteful or call out specific employees (not that they would care, anyways) - I just want other potential tenants to have an idea of what they can expect. Despite all of this, it's probably not the worst property management company to work with, but I'd personally never lease with them again. This was our first time owning a home and hiring a company to manage our property. We hired HappyDoors Property Management and worked with them for 4 years, however none of those years were pleasant. From the beginning, we did not receive the services that they promised and constantly had to follow up with them to ensure they were taken care of. After every tenant they would send us a huge bill of repairs and we would have to reference their own lease agreement for them to charge the right party accordingly. It was very difficult to get in touch with the property manager assigned to us. When reaching out, the customer service representatives would say that they're in a meeting or out on the field and would return our call by the end of the day but would never do so. Since the assigned property manager is the only person that is in charge of our property no one else can help, so we would receive resolutions weeks to months after the issue occurred. From beginning to end, HappyDoors needed constant reminder of their own policies and procedures. The customer service from both representatives and managers were subpar and did not uphold the standards that they promised. Unfortunately, we cannot recommend this place to anyone. read more

Mind you this was at the beginning of the whole Covid 19 so we were a little extra cautious.. Paul was very professional and kind he came out to look at our property which is a New build ADU unit. At this point I shared I was getting estimates for our first time using a Property Management Co. he gave us ideas and information then left us with paperwork to review what they did further.. We ended up going with them because of how they treated us..We felt good and safe with the staff at Happy Doors handling our New Property. It was shown one weekend and then rented. After countless issues we asked to end our contract and Vicky Angeles agreed that they would end our contract because as she stated "Happy doors failed you as a company." They then decided to ignore us for weeks and tell us that they couldn't honor that because Vicky was out in emergency leave and did not pass anything down. It's truly hard to believe anything that they say. We have emails and phone calls with no responses for weeks!!! When my husband finally got a hold of someone, Aldrich hung up on my husband. Paul another associate there will not answer any texts or phone calls. The owner sent an email with majority of information that was incorrect. It's like no one at the company communicated. My experience with happydoors has been amazing! From the start, the woman who showed us the property we are looking to rent (I forget her name, I wish I could remember!) was so friendly and ready to answer all of our questions! She had a fun personality and a great sense of humor that made the house showing stand out from all of the others we had toured. The house was exactly what we had been looking for and the property manager was a plus! Since the beginning of our application process, everyone at happydoors has been quick to respond, friendly, and has communicated with us very clearly! Very bad experience dealing with these guys. I'm a renter and these guys ask me why is my electric bill going up because I'm using the AC in my house when they don't pay for the electric. Also had many maintenance problems and it takes forever for them to have someone come over and fix it. Couple times I had to buy the material and fix it myself and they couldn't reimburse me for it. Especially dealing with John Lozano. He's very difficult to deal with. read more

Explain to me that when you decide to submit an application to rent a particular property, that my children, who will NOT be responsible for the rent or anything else, and who will be coming and going due to the fact that they're in college, and in other states, have to submit an application as well?? Just because they're over 18??? RIDICULOUS. The only reason I can see that your company requires it is that you get to receive the almost $40 for the application fee from EACH child!!! Not going to do it. My wife and I are the responsible parents. You don't need to run credit checks and receive payments from our children. Again...RIDICULOUS. To top it off, this "APPLICATION FEE", is non-refundable, and doesn't even guarantee placement in the home. You should be ashamed of yourselves. Bye! read more
