Not a well recognized or established Brokerage. Not part of BBB. Discriminate against different races (mainly Japanese brokerage doing work for international Japanese that don't know better but to use this awful brokerage) I worked with realtor Tao Miller and Broker Jennifer Akaki - they were AWFUL. Tao did not return my calls and emails. I missed many important milestone appts and submission deadlines due to his irresponsibility and carelessness. He claims he was "sick" for months on end. Why doesn't he have somebody to cover for him while he's "sick" - scam and complete slob!! I fired him as my agent. Do not hire Tao, Jennifer, Ben or anyone affiliated with this brokerage. After Tao was fired, I worked with Jen and she started twisting her words and got caught in her own lies. Petty and filthy. When I spoke to Jennifer about my property, she made it sounds as she was innocent and complexly impartial. She emphasized she wanted to do what was best for the customer and she had no interest in making money for the brokerage. Later, I find out she ripped me off because she takes a lion share of the brokerage earnings - as her grandfather started/owned the business. Things started to make sense now. Also, they couldn't do simple commission % math. I wanted to give them the benefit of the doubt, but with all the sneaky and sly things Jennifer and Tao did, it was done. Jennifer was hoping to not get caught and really should be reported to the board and fined/have license revoked for intestinally ripping off customers. Brokerages calculate commission for a living -- that's their livelihood Furthermore, Tao, Jennifer, and Ben will not put anything in writing, mail, email, etc. because they know they will get caught, and they change their story constantly - they did with me for almost a year. Unprofessional and nauseating the lack of intelligence this firm has. Just look at the other reviews of texts sent to clients. I've had so many good experiences with brokerages and realtors in Honolulu, stay clear of this place. I know many people that have been deceived and used by this brokerage. read more

Rudest real estate agent I've ever worked with in my entire tenure as a renter. Unethical and predatory when it comes to their lease agreements, putting in writing clauses that give them discretion to charge you anything, at will, upon move out. Highly recommend AGAINST leasing from their properties. They've attempted to charge thousands of dollars in ridiculously petty, ticky tacky fees that I'm still fighting years later. read more

Best property management team on island. ILCS has been managing my property for years. Recently in April, my tenants received military orders and had to moved out by the middle of May. The team quickly listed my property back on the market and found me tenants in under a month. I will have new tenants starting Monday. I was very surprised that they found new tenants so quickly in this pandemic. What an amazing job! ILCS is a full fledge management company. They take care of you, your property, and the tenants from beginning to end. The monthly and yearly property statements they provide make it easy during tax season. Any issues with my unit or tenants they are quick to resolve. They have a good relationship with handymen, plumbers, and even contractors if you ever need something fixed in your property. Let me start off by saying that I originally did not want to go through a commercial realtor to get a space for my first business. I guess I thought that they would just be an unnecessary middle man and I didn't want to spend money on that but my friend had referred me to someone and said that their commission would come out of the landlord's side. I was like "if that's the case then why not." I met with Jon Bynes and instantly felt comfortable with him and the whole process, and definitely felt that he had my best interests in mind. Seeing the different ways you could get screwed through lease agreements/contracts made me feel silly for ever thinking we should sign one without someone looking out and negotiating for us to begin with. Jon is the perfect combination of optimistic and realistic, which I found to be what one needs in their first business venture as you really want to surround yourself with supportive people who truly want you to succeed. I went back and forth between being set on this one spot, and he was always patient and helpful with my questions, concerns, and personal issues that came up. He was never pushy just to close a deal and wanted me to understand there were other options out there if I didn't feel completely comfortable with this spot..but we finally just signed the lease and I am absolutely comfortable and happy with the decision! Do not rent from this company. First off, my roommates and I had to move out due to COVID 19 so we hired a professional cleaner like the lease stated and then this realty company charged us 11 days of rent after we had already moved out so they can hire pest control, painters, AND additional cleaners. When we moved out the house it was in a livable condition but they felt as if it wasn't. Secondly, it is past a month since we've moved out and we have not received what's left in our deposit. In addition, they sent out the security deposit and decided to put both the renters and the co signers on the check which made it absolutely impossible to cash out because the bank won't accept only one of us to cash it in. Also, they lacked professionalism by being in communication with all of us. Four of us were on the lease and they only would email one of us at a time. They made moving out so difficult and on top of that they are money hungry; They charged us 11 days of RENT after we had MOVED OUT like that's ridiculous! I really hope everyone thinking to rent from this company takes this review into consideration because you will be disappointed in how they run business. Be careful. read more

Absolute worst company to rent from. Money hungry and rude. During my 6 month stay, I was nothing but compliment, paid my rent on time every time, did all the necessary move out procedures (which by the way are outrageous.) I moved out in September, my lease wasn't up until November, they gave me no warning and rented it out to a new tenant in October. By law they're required to give 45 days notice to break a lease. They called me to let me know a week after and then tried to charge me a lease breakage fee. I specifically told an employee (Kathleen) I did not want to break my lease, and I would wait out the 6 months agreed upon. Do not rent from this company if you are not prepared for unprofessional and illegal behavior from management, and also unexpected and un-agreed upon fees. I'm currently consulting with an attorney to try to regain my rental rights. Believe me, this place is not worth it. read more

Don't rent from this company they are money hungry and especially when it comes to moving out they want to take your whole security deposit by forcing you use an expensive professional cleaning company and if you use yours and they don't like the job they will charge you again to use their professional cleaners...they charge you when you move out for a professional exterminator... they charge you for buffing the floors(at least in my specific unit)...they charge you for everything just to eat your whole security deposit. They wouldn't allow me to have AC in my unit when my unit was above 100 degrees daily this summer and is still hot ATM. My family and I including my 1 year old would be walking and sleeping in sweat. It should be illegal to not be able to have an AC unit especially in this unit where it is facing the sun and no breeze comes in. I would highly discourage anyone to rent from these people or deal with them. They don't provide good service and just want cold hard cash from you! read more
