A highly rated and well vetted property management company steered me to Golden Estate Management I tried contacting them via their website by filing out my contact info with a message. So far, after two weeks, no response. They either don't have enough staff to respond to contact inquiries or weren't interested managing a nine unit building for the HOA. Mr. Rex, In response to the below Yelp message, Yes, I DO believe in the ONE STAR. Your 20 years of experience does not equate to proactive established procedures and professional guidance as illustrated by your statement that there are x number of requests. Most of the requests did not have to be filed if the Boards were doing what the codes and governing docs are in place for in the first place. For the record case and point the Special Assessment being poorly presented and in direct conflict of the CC&Rs(especially burdening the Townhouse owners that did not get new roofs). The poorly written decking and roofing contracted work placing even more of a financial burden on the long standing and ongoing unfunded reserve funds.  As the owner of the management company one would think that the online system and the cell app would be and would offer the same accessibility as I made reference to in my request. You have made it clear the app is only good for making requests.   As the owner of the management company you know first hand I have made several requests for direct mailing of posted communications so why you just continue to offer them is unclear to me. As the owner of the management company I need you to explain why the cost of paying the third party billing company is listed on the accounting the way it is. It is a known fact that clear conside documenting documenting documenting is key. Oh yes the issue of the agenda and draft minutes still remains outstanding, along with the use of the bulletin board and show cases. As the owner of the management company you work for 68 units and if 1 of the 68 has concerns why would you constantly ignore them seeing the fact that 30 plus don't give a damn. I want the metal keys to have entry access to all the common area entries as I have been in possession of keys that no longer work and have NEVER received written notification locks were randomly changed without the knowledge of the ownership. I am still dissatisfied that I paid out of pocket $100 for extra entry key cards and when the system was switched over to key fobs I was refused an even exchange of 1 for 1 and limited to only two unless I made another $100. I am requested to know the actual cost not the profiting fee for the keys, the fobs and the clickers.  As the owner of the management company taking multiple walks throughout the OWNERSHIP complex, you don't see highly over paid vendors' lack of workmanship, safety concerns, failure to consult the cut and paste Reserve Study recommendations,  ongoing Governing Docs violations. Perhaps if you did the number of multiple requests you have collected would be far less. WHY MUST MY PRIDE OF OWNERSHIP HAVE TO FACE ROTTING WOOD, UNSURED FENCING, NON SELF CLOSING POOL GATES AND FIRE DOORS,  WATER LEAKING THROUGHOUT THE PARKING TO DUE DECAYING POOL STRUCTURE, AGED EARTHQUAKE RETROFITTING, UNKEPT ROUTINES OF COMMON WATER LINES MAINTENANCE, ETC By the way, I did file an architectural application and never received a formal written response of approval or denial.  I have reported violations of the CC&Rs and R&Rs (guest parking, laundry room and flooring to mention a few) and not received a formal written confirmation an investigation is being conducted and a resolution sort, yet you state as the owner of a management company you have 20 years experience.   The monthly budget appeared to be off by $1000 and you did not even question, follow up, confirm. I am requesting a copy of your contract as a vendor. The CC&RS allow the complex to turn into an apartment building which I find so disturbing(BTW THOUSANDS OF DOLLARS WERE SPENT ON LEAGAL FEES OVER MULTIPLE YEARS TO REWRITE THEM AND THAT NEVER WAS COMPLETED OR DOCUMENTED). The rules and regulations, posted towing signs, usage signs have no power and clearly the powers that be would rather make excuses and enable the continuous situations.  As someone who has over 40 years of experience I put in the hard work along side of what I expect of others. I step up to lead while doing what needs to be done to clear obstacles. I get results and open the way for others to feel safe, empowered and proactive not reactive. Maybe they're over extended and managing too many properties and theyre not doing a good job because they're spread too thin. I was harassed to the point of being forced to sell. In addition to that they held up escrow and charged a rush fee that they did not deliver in the time on their website. At the time it said 3-5 business days for a rush; escrow did not receive in 5 days and we had to extend escrow multiple times--they should not have charged me but of course they did and they didn't even get it done in time. We did not have an hoa vote for years and we kept asking and not getting answers. These people need to be investigated thoroughly by the BBB so if you have issues email BBB instead of posting on yelp. Bbb might be able to do something and if enough people report issues they will. James is known to scream at most home owners but never the board. Victor is the nicer one but they both can be fake nice when they need to. They manage jv properties and the negative reviews there are consistent. Also accounting was a problem several times and his wife is in charge of that, I believe, which is nepotism. They're overall suspicious. I gave up and ran away but I don't like that they got away with mistreating me and forced me to sell for less than I wanted just to try to move on with my life. I feel violated, i loved my condo--the inside of it and the location. They harmed me and either they will ignore this or deny any wrongdoing or send me some kind of threatening correspondence. Atrocious start to finish. GEM is made up of borderline crooks. They ignore emails, automatically escalate their exhorbitant fees, and recommended zero maintenance in the decade we were with them. Our board members all sold their units and GEM made sure to keep it that way and try to prevent us from calling a new meeting to elect a new board so they would continue to not have a boss or any accountability. These guys are terrible, James yelled at our owners and HOA members, refused basic requests for service, didn't respond for weeks at a time. And Victor.. he's a pain in the ass and wont give you anything unless it benefits him. In short these guys will destroy your property if left unsupervised, and when they are supervised will tell you it's your fault or they need to look into it indefinitely. If I could give zero stars.... What a total disappointment with our property management company. They are non responsive and have no process in place to respond to inquires, or resolve issues. They have removed our condo portal for discussion among home owners and give no option to communicate as a community. Instead of being a community that works together to improve where we live, we have to escalate every request - which doesn't work anyway. Not to mention the people assigned to our complex by the HOA are as inept and ineffective as they come. For example - when there is a leak or water damage in one unit, how about contact the unit below to see if they are impacted and have any water damage. Just a thought. One request can take up to 2 years to resolve. In speaking with several home owners, I have yet to find one person satisfied with their performance. I look forward to their replacement. Our money is wasted on subpar vendors that are assigned to do work, and do the bare minimum with no oversight or home owners satisfaction. For example - Send a vendor out to cleaning the gutters so they can throw the gunk over the roof onto the patios, furniture and walkways below. They get paid so we can clean up the mess they make. Sadly, the board currently in place (some of who don't even live on the property) is passive and has no desire to engage home owners and work towards an improved communication process for a better community. But the sure do find a way when they need a vote. To anyone looking for an HOA, I promise you this isn't the one. Whatever you think you're going to get from a new HOA will result in a yelp post and time & energy looking for a replacement. We hire this company to mange the our condor. It is a very bad experience. There is a leakage issue caused by the landscape outside of the building, which leaking water into the external wall. We requested to fix it and they told us they will contact a contractor. But after three months, there is nothing happened. Until a big rain happened, the water flooded into the building through the wall, they finally scheduled a contractor to inspect. But every time we query the progress, they said when we get the report, we get the report. They refuse to share any contact info of the contractor and said we don't have right to ask and waste his time that he is not paid for. read more

Based on the management guidance, we were at the bankruptcy from the last HOA to well-reserved funds in less than 3 years when GE took over. The HOA gave all units free full set of new windows. This is the worst Property Management Company I've ever experienced. There are many many reasons and here's just one of them. The ex Terminator had not been here but once this year the place is teeming with cockroaches. The only job of golden state was to make sure that the Exterminator came and they were paid; both Golden State and the Exterminator are paid every month. As a condo owner I had to actually get the Exterminator on the phone myself and coordinate a visit. Now a month later the only thing I've heard from them was a note from Victor X saying please put this into our porthole. Today, our building's quality of life, safety, physical structure, aesthetic beauty and overall commercial value is 100% better thanks to Victor and Aaron at GE Management. I have lived at 2721 for 23 years, since 1997, and until Victor and the GE Management team began working as our management company some 10 years ago, our building was literally falling apart. Our building and living experience immediately improved as soon as GE Management took over from the previous two other management companies, (both of which the Board let go due to poor service.) As a resident, any email or phone request to GE would quickly be responded to and addressed and payments and notices became available on the GE Management website and HOA Portal. A massive project to rebuild and replant our front landscape area soon began and I joined the HOA committee involved with the new design and budgeting; I was impressed with Victor's hands on approach at meetings and his accessibility during the construction plus his ensuring the construction company complied to the signed contract. The project came out better than expected thanks to GE Management, and we soon added new front doors and a new call box; people still compliment our front building's beautiful landscaping and entrance. The absolute most unprofessional and unorganized management company I've ever worked with. A few things are blatantly clear regarding their work method: 1.) They have zero sense of urgency in that they constantly do not return calls, emails, etc. 2.) They're maintenance capabilities are a joke. 3.) Our building has switched to Golden Estate in the last few years and the improvement in our building has been immense. GE is not your typical apathetic, difficult-to-get-replies-from management company. They are proactive, professional and caring. We work with Aaron mostly and he is nothing but professional and attentive to homeowners' concerns and requests. I noticed tree branches growing into my balcony space recently and shot him an email over the weekend. I was thinking I wouldn't get response for another day or 2 but Aaron replied immediately asking for photos displaying the issue, informed me there may be delays with the city due to COVID, and submitted a request to trim the tree to the city (which he kindly forwarded to me) in no time. In my short experience with this management company I have experienced complete unprofessionalism and incompetence by not only executive management but also their on-site manager. First me say that I rarely write reviews so the fact that I'm actually taking time to do this speaks to the seriousness of this issue. I would have to say the communication is extremely lacking. I typically will allow for at least 24 hours before expecting a response from any business. with this company I literally go days without a response and still have to follow up. Occasionally if I mention an attorney I'll get a response. This is absolutely unacceptable for a business that is taking my money every month. The on-site manager Aaron while a nice guy is constantly apologizing for mixups and miscommunications as he calls them. I literally have to beg for response and babysit their asses for even the most basic of their duties to be done. recently I had to help one of their vendors coordinate a repair because for some reason with the information that I emailed him he still couldn't get the job done. I've had A roof leak above my parking space that has persisted for months and I was told well over a month ago that it was approved for repair. Do you think it's been fixed? You guessed it, NOPE. Let's just assume for a moment that there is actually a valid reason why the work has not started. Do you think there's been any sort of attempt to explain that to me? you guessed right again, HELL NO. After a few days of emailing and asking for a response I was told "sorry I was in meetings." Really you're in meetings all day every day and literally don't have 30 seconds to type an email response? Okay that's interesting since I'm in the corporate world myself, I make a six-figure salary and I happen to work 12-13 hour days. funny but I am able to answer all of my emails and respond to phone calls within a timely manner. Please be aware that the website is a façade and the service is terrible. anytime you have to babysit and help the management company do their jon, it's really time to start looking at the competition. I'm planning to sell my apartment in hopes of separating completely from this HOA and this management company. If that doesn't happen I'll make sure to join the board again since its looks like thats the only way that anything will be done.
