I'm a state of California Certified Residential Real Estate Appraiser. I have been an appraiser since 1980, yep 37 years. I've seen the good and the bad in this industry. There a lot of people, businesses that just seem to have no integrity for what they do to people and how they act. Appraisers have taken the brunt of issues for which they have no control. The Bankers, Wall Street, Politicians who caused the 1991 Savings & Loan disaster and the more recent rescission which came about due to the deregulation allowing those entities to greedily give money away to people for homes who had not the means to pay for it. No skin in the game as they say. So they would stay as long as possible, trash the place, take anything worth taking then walk away. We appraisers both times tried to raise the warnings and the "bubble" everyone was talking about was made by these entities who would grab as much as they could before it went bust! We all know who got bailed out! I wasn't were you? Too big to fail bull! If you can't pay the very people who make your existence possible then you just will become the next Dodo Bird. I have 5 outstanding invoices dating back to mid-February totaling $1400 with Got Appraisals, or was it "Gotcha Appraisals"? Not holding my breath, as usual the vary parties we pay to protect us have no teeth or desire to flog these people; they sure flogged a lot of appraisers though. We just happen to be a target rich group of people with little to no representation. All my peers are now long gone. Tired of jumping through all the hoops, fighting to get paid, the expenses of keeping it running oh the list is endless. I've hung on as I really loved what this industry did, we were the protectors for everyone, it was about the correct valuation, not filling pigeon holes so the computer can read it most will not listen but we helped a lot. Those who run it into the ground will eventfully bail as in the past, when there are few dollars to be wrung out of it. The rest of us will have to pick up the pieces and start again. I barely survived this last one; I'm still licking my wounds and won't be around for the next one. The industry has lost a lot of good knowledgeable people. Few now will make the cut! Personally I can't imagine anyone in their right mind would want to try. The hurtles and cost are almost impossible to attain. A college education, which these days is often nothing more than away to separate you and your future as it means little in the market place. So you have a bill you may take decades to pay off the tens of thousands and you can't even find a job, What will I do? Well let's try to become an appraiser, I already have the sheep skin all I need to do now is get further in debt to gain the required specialized education to gain a temporary appraisal trainee license. Now you need someone who will mentor you for a couple of years, likely being underpaid to do so. Those years will help you gain more debt for the expense of equipment, printers, and computers, measuring devices, a reliable automobile and its expenses. E&O insurance every year, Software, data services, cell phones, cameras, tablets, an office likely in your home and you will find a host of other people who will try to sell you a host of things too numerus to mention. It never ends! I used to be a business man, an entrepreneur who enjoyed meeting clients and developing means to make a living and provide a service most respected. Now I feel like an indentured servant owned by others whom I never meet nor hardly talk to. No longer able to talk to the very people I must rely on to make a living. Were isolated and some AMC's know this and take advantage of an appraiser like "Got Appraisals" has done with me and many others! I am not alone just google it! It's not just Got either many others do the same thing, put everything on the appraiser who must stick their heads out and accept the responsibility that others should shoulder as well. Some want you to sign contracts now with stipulations you would not believe, you appraisers out there know exactly what I'm talking about, back ground checks for the lenders and the appraiser must pay for it! That one really gets me. I'm a disabled Viet Nam Veteran who had secret clearance's, after the service I worked in another company that required secret clearance's, some years later I became an intelligence agent for the government who really vetted me for super-secret clearance. Even though I was a civilian I carried a DOD card with the rank of captain. The idea was if I were to be captured it would be hoped I would be treated as an officer.Well I never wore a uniform and we know what they do to military people caught not in uniform. I have been in the financial service industry for over 20+ years and I have never seed a situation like we have experienced with GOT Appraisal MANAGEMENT Company as the one our consumer is dealing with at the moment. This situation concerns a consumer who was directly impacted by the mismanagement of services by GOT Appraisal Management Company. This consumer has had considerable financial damage done by GOT Appraisal Managment Company (AMC). See below for a detailed explanation of the damage. This story starts with a consumer performing a refinance on his property and getting stonewalled by this AMC on his appraisal. The original Appraisal was ordered and clients card was charged on 4/18/2016 1st Appraiser was located on 4/26/2016 - 8 days later 1st Appraiser pulled out of the transaction on 5/4/2016 - 8 days after he said he would complete..It appears at this point GOT appraisal MANAGEMENT company has lost complete control of it's company and the appraisers in which they manage. After much prodding, GOT appraisal MANAGEMENT company located a 2nd appraiser and the report was due back on 5/20/2016 - 32 days after we started the original order. 2nd Appraiser went to house completed the inspection but now he allegedly refuses to complete the report for some unknown reason. There is no reason given by the AMC. The only thing we can figure out is that GOT appraisal MANAGEMENT company has stopped paying it's appraisers, thus the appraisers refusal to work. Multiple investigations are ongoing at the moment to find out the real story of why the appraiser would not hand in the report after doing all the work on 5/16/2016 It is now 5/25/2016 and NO appraisal has been returned.... The appraisal report is now 5 days late on the 2nd order....due date of 5/20/2016. Once again we call GOT appraisal MANAGEMENT company and they continue to make excuses about Colorado and the appraisal environment. At this point, the homeowner is furious - rightly so and is filing appropriate legal action against the AMC and it's owners and upper level management. This Appraisal Management Company has caused the consumer substantial financial harm. The consumers loan was approved many weeks ago awaiting this appraisal report and still nothing. The consumer will be filing complaints with DORA of Colorado and the State Attorney's Office against this company. This company has no right to be considered an Appraisal Management Company because this is the last thing they are. This is a highly mismanaged company from top to bottom. The owner of the firm (JR) and the VP of operations (NR) are fully aware of this situation and they have refused to help on any level. These executives of the company have made countless attempts to blame the environment or the appraisers themselves. GOT Appraisal's has taken no responsibility or steps to rectify this situation. The harm they have caused the consumer is considerable. This company needs to be stopped and we will do everything in our power to have them investigated for fraud, malpractice, and intent to harm consumers with malice. STAY FAR AWAY FROM GOT APPRAISAL MANAGEMENT company!!!! read more

BAD COMPANY, Avoid working for AMR Appraisals, Inc. dba GOT APPRAISALS - After 9 months they have not paid for any of the three orders and everytime I call they they have a reason! First they said upload a new W9 form. After numerous calls(Mostly going to voicemail)- One time accounting picked up the phone and she said, oh everything is good but my manager is out for lunch. Next day I called somebody else said oh manager is in vacation and we need confirmation from her. Again I called after a week and she said ok everything is good and will send check today! I said ok, can you give me the check number and date and she said yes I will email you all the information once I go back to office today. After one month still nothing, I called them again and she said oh we have some problem with post office! Really post office! DO NOT WORK WITH THIS COMPANY, SAD. I have filled AMC Complaint Form -- Form6001 with the Bureau of Real Estate Appraisers Office. They also advised me to contact lenders and ask for my payments. read more

I've worked with Got Appraisals for quite some time and they have always done a good job. Their turn-times are quick (e.g. appraisals are scheduled promptly and reports are completed in a timely manner). Should an underwriter request any sort of revision or comment to a completed report, their appraisers are quick to make the necessary updates. As a loan officer, fast turn times are crucial to keep files moving smoothly. I've read some of the other reviews and see that some homeowners are disappointed with their home values. I'd take this with a grain of salt as we all tend to think our homes are worth more than comparable sales might dictate. From experience, I can say that Got's home valuations are justified and fair. read more

Given the time sensitive nature of the mortgage industry, it's a tremendous relief knowing I can rely on Got to be quick to respond as well as to consistently deliver within the expected time frames. One star. They do not pay their appraisers. My boss pays us whether they pay him or not. This is very unusual in this business and I'm very glad I work for such an honorable company. Got Appraisals have owed our firm over $15,000 since June 2017 and its now February 2018. We are reporting them to the BREA, FHA, and the company attorney for debt collection. Got Appraisals seems to have closed up shop and they still owe for outstanding appraisal fees. Unfortunately not an isolated case.

Never paid me. Did appraisal no one wanted, way out in the sticks. Promised a large fee. Got Nothing. Dont waste your time.

I would rate these clowns negative five stars if possible. They don't pay their vendors and treat them like slaves.
