Fantastic place to live! I've been here about a year and a half and love the community. I lived at Turing for a year before I moved over here. I get the benefits of living at Turing (pool, retail, central Milpitas location) but with a nicer unit and a more intimate community feel. I find this place to be absolutely perfect for me as someone that works nearby, likes to take BART/VTA places, and appreciates the upgraded fixtures, appliances, and layout of Graham. I find the mail room and the garage feel more secure than Turing, even if they share a patrol at night just by the nature of it being a smaller community. Just overall less people coming and going. The maintenance crew are also fantastic and always personable when I run into them. Cody's been very helpful with the few issues in my apt I had and is always genuinely nice. Joseph, Lily, and the leasing office folks are also always welcoming and willing to help. Plus the location is getting better and better. There's Trader Joes, and now a Starbucks, with soon to be a Slice House - only three VTA stops down the road from Levi's Stadium and you have the mall/Home Depot across the street. read more

My partner and I have been living in apartment complexes for over a decade, both together and separately in different communities, and this is our second year at Graham at The Fields. The manager, Lenore, has known us from a previous complex and also since last year in this building. If you are looking for privacy, this is not the place. Management will bother you weekly and often does not properly address your concerns. For example, when we complained to Eyana about cigarette smoke coming from our neighbors, she dismissed our concern and the way she communicates can feel unpleasant and disrespectful. Ironically, those same neighbors who smoke are also the ones who keep making obsessive complaints about us. Only after we escalated the issue to the property director, Christina, was the cigarette situation finally addressed. In all the years we have lived in apartment buildings, we have never had complaints about us, including last year when we lived in the same building on the same floor before moving to a larger unit. And here we are constantly being called and bothered by the office. Because of this experience, I cannot recommend this place, especially when the staff makes you feel uncomfortable in your own home. read more

Dirty pet spa - Pet spa has been so filthy and closed without reason on multiple occasions.This is just not acceptable, it is something I paid for and every time it is closed I have to drive out 15-20 miles to a pet store and pay $20 bucks. I wrote an email to management to complain about this as well, the last time it was due to a faulty door mechanism that took 2 days to resolve. Previously it was always filthy and completely. unusable. 3. My Tesla was dented from residents playing soccer at the parking lot on level 6. I have video evidence of this and similarly, wrote an email as well. No action was taken as I still regularly observe residents playing fetch with their dogs or kids skateboarding on L6 in the afternoon. They sent out an email to the community and then called it a day. 4. Walls without proper soundproofing. I can hear our neighbors talking from just next door. in addition, the truck coming by to pick up trash from the bin and it wakes me up by 7am. For an apartment that considers itself as "luxury" the walls do not live up to its promise. Combined with reason number 1, I have not had any proper rest in this residence. Lastly, I would also like to bring up that, back in August 2023, when my wife wrote a one star review on yelp for Lily and her poor attitude, I received a call from Lily's manager, saying that she's taken action and worked on the feedback that my wife provided. She requested that my wife deleted the one star review out of goodwill, and my wife deleted it out of kindness. Now we're requesting an early termination of our lease because of the reasons mentioned above, but management said that all the reasons mentioned above for moving out are "not their liability". Think before signing a 4K/month rent for a single bedroom here!!! Also, Milpitas smells like crap because it's beside a waste treatment facility. This air cannot be good for your health. read more

I've been renting in the Bay Area for about 10 years.. and I'm an easy going renter.. I can count on one hand how many interactions I've had with landlords/building services or whatever it's called... but from the VERY START here.. HORRIBLE!! I've complained about numerous things and never once (outside of maintenance) have they been helpful. From the initial agent telling me I'm too poor to live here after the bait and switch on the price, to moving into a filthy apartment, to false promises, to lying about parking, to towing my car. They just simply do not care about their residents AT ALL. I knew I should have just trusted my gut after the unprofessionalism upfront but it was a last second thing and I felt like I didn't have a choice. Some of the front desk is great, but wow, when it comes to anything related to money or admitting their wrongs they are completely undependable and simply don't care. Save yourself the headache and look somewhere else. read more

We are residents at Graham and we are happy with our decision to live here! We dealt with both Christina Nguyen and Heather Huynh as Community Managers. Both are exceptional at what they do. They are super responsive and professional. We have had a couple minor issues with our unit (e.g. lights and garbage disposal) but both were resolved by the maintenance team in a timely manner. Can't beat the location of these apartments at The Fields. We're walking distance to Great Mall so convenience and walkability factor are high. The nearby Trader Joes is very helpful for us also. A great place to live! I was the first resident to move into my apartment unit so all the appliances were brand new and well kept. I also have a furbaby and the area is great to walk around with other furbabies to meet in the area. I feel safe walking him around at all times which is a big plus in what we were searching for. The staff at Graham/Lyon Living are great, Christina is friendly and was very responsive when I first moved in, Octavio was so helpful and kind as well. You won't have to worry much about maintenance because the team is super quick and typically comes the day of or after you input a service ticket. Cody is one of them and he's great. Super quick and always makes sure what needs taken care of, is done. One thing to call out though is security patrol, there has been some things going on that I think could have been prevented if security was around more, I thought it was 24/7 but not sure if they changed it recently or what....but it's mainly safe around the neighborhood. t's been a great pleasure to have a very good service team that stops by and takes care of all maintenance-related issues. I really appreciate the time and work of Hector for stopping by, especially on a Sunday. He came by and handled everything by himself, resolving the issue and making it work. It was such a big relief. Cody has always been great, and I appreciate his work as well. He puts in extra effort to help with other issues when asked and communicates about them effectively. I couldn't close out the year without giving the staff at Graham their kudos for an amazing job well done for the properties first year being open. After living at Turing for three years and having an amazing experience with maintenance and the leasing office team, I decided to move next door to Graham and have been living here since May. Huge shoutout to Octavio who is our service team supervisor. He's extremely helpful, always smiling, and very quick to resolve any onsite issues. I can always count on him to provide impeccable service! Octavio has gone above and beyond on multiple occasions to ensure that I've had a pleasant experience living at both Turing and Graham, and I'm happy that we have him here. Also, the leasing office staff and management is just as amazing. I have to give a personal shout out to Nikki, who has also been an amazing leasing associate and has been a great addition to the team. I've been living here for about 3 months now, and overall living at the Graham has been a positive experience! Staff: 5/5 - The staff here are amazing! The maintenance team (specifically Cody and Hernan) have been amazing and so incredibly helpful when it comes to fixing any issues in the apartment. Cody, especially, has gone above and beyond to fix every issue we've had in the apartment. Lily has also been fantastic and she's been incredibly responsive and efficient whenever we have any questions or requests, even issuing us a new parking pass within a couple hours when we needed it! Apartment experience: 3.5/5 - While the staff have been amazing, the actual living experience in the apartment has been mixed. First, the cell reception at the apartments is pretty terrible. Sometimes you can't receive or make calls in the apartment and cell phone data is also very slow or doesn't work at all (especially in the parking garage). You can also hear whenever people are walking through the apartment hallways and going into their apartments, and without fail there will always be someone's fire alarm that goes off almost every night when it's 10 PM or later. However, the appliances in the apartment are relatively new and I love how spacious the apartment is. The apartment complex is also pretty quiet, for the most part. The elevators can also have a bad smell to them at times, but the cleaning crew usually has it cleaned by the next day. read more

For all of the hassles that the property management team gives you and how unhelpful they are with any actual issues that come up for the residents, it's not worth living here. Our bike was stolen and our car was broken into on a day where at least 5 other cars were broken into as well. The officer that came out to take our statement told us this is a common occurrence for these apartments and that the property refuses to install cameras in the garage after being advised to multiple times (they only have cameras on the first floor and none from the second floor and up). Giving 2 stars because the location is nice but we moved because we found the property management team extremely unhelpful. read more

Sooooo, I was moving after 8 years (a good chunk of my life) and my friends who live in Turing Apartments next door recommended me Turing. However, just for fun, I decided to check out Graham. The apartment tour was given to me by Lenore. One look at the model apartment and I was sold! Spacious and clean (and must I saw brand spankin' new!) apartments with a touch of technology. Great Mall is at a walkable distance and so is trader Joe's. I-880 and Montague Expressway are just a couple of blocks away so commuting is easier too. The amenities like gym, pool, etc are top notch. And if you are facing the Creek, then brace yourself for some good sunset views too! I moved in at the start of May and am loving it so far. All the people I have interacted with from Lyon Living (Lenore, Kristy, Sharon and Christina) have been very courteous and approachable at all times. Christina, the property manager, is very prompt with any queries you have and takes care of them right away. PS: They have an offer going on where you get 2 months off your rent for the first year of your lease. I did make use of that offer. read more

Please save your sanity and do NOT rent here! This "luxury" apartment complex is incredibly poorly made, has little to no soundproofing, many residents have no respect for common areas or others, and property management is basically nonexistent if you have any concerns. Also, be cautious of good reviews and especially referrals, the property company incentivizes residents to get good reviews and referrals with a $2000 bonus for anyone they bring in to lease. If you are interested in more detailed issues: The construction of this building was done partially during Covid and they obviously cut a lot of corners. It was originally supposed to be a condominium and the units were supposed to be sold, but they decided to pivot it into rental apartments instead. You would think this might be a positive, but it couldn't be further from the truth. Your apartment will have little to no sound proofing between yourself in your neighbors meaning that if someone above you likes to walk heavily, have parties, or slam doors then you will be able to hear them all over the apartment day and night. Adding to this is the fact that these apartments are all made with hard flooring without any padding so it basically guarantees that you have this issue. Also do not waste your time trying to contact the property management or the security for the buildings. Property management doesn't even answer activebuilding messages, takes weeks to respond to emails, and doesn't take any meaningful action for issues that you bring up. Unfortunately security also has their hands tied from the property rules so if you have any sort of noise complaints unless they can hear it from outside the apartment you basically cannot get anything done. Any loud music, partying, stomping, ect you will have to just deal with because even if you complain they don't take any action, and with how disrespectful some residents are to others matched with the poor soundproofing you are more likely than not going to encounter this. You'll just have to hope you have a neighbor who is willing to work with you because otherwise good luck getting any sleep when your neighbors are walking around at 2 am loud enough to knock the lights out of the ceiling. There are many other staples of the typical "luxury" apartment experience here as well, such as the cheaply made cabinets that will immediately start to peel. Depending on the unit you get you may have a small amount of storage or possibly none at all. There are also almost no amenities in the apartment aside from a small gym and office area, but they will give you access to the building next door's rooftop if the key fob works after requesting to get it fixed 3 times. I also touched briefly on the lack of respect that many residents show here, but also be ready for the following: - Lots of cigarette and weed smokers both on balconies and in front of the buildings (This is especially bad in the area between Graham and Turing where they regularly smoke) which will get blown into your apartment day or night - Hallways with wet or dried trash liquid are a regular sight (though the maintenance people try to clean it they can't keep up with the frequency) - Bags of trash left on the floor of the trashroom next to the trash chutes or outside of apartments - Overfilled trash chutes on the lower floors close to trash day - People in the gym regularly using the peloton machines at full volume with no headphones or using their phone on speaker. - Be careful in the garage as many people like to park their cars in front of the mail room blocking the entranceway while others treat it as one lane by driving through the middle of the garage. All in all, when you have so many options for places to live nearby, stay far far away from this overpriced property and its siblings (Turing and Gideon). I've been in the area a while and have lived in Turing as well which was a slightly better experience, but also I've lived in many other properties nearby which were VASTLY better experiences than both even if I wasn't "the first" to live there. read more

This place is stunning! I had a tour with Heather and she took me around the entire community showing me the fitness center and rooftop pool which is amazing by the way. The apartments are beautiful! Cody from maintenance is great! My a/c stopped working and within 15 minutes he was at my door ready to help. After a few minutes of troubleshooting he figured out the issue and fixed it pretty efficiently. He also was able to fix a few other issues I had in my unit. The staff here is always super responsive, kind, and genuinly cares to help. I really appreciated him following up afterwards to make sure it was still working as well. He spent time really trying to fix the problem and made sure everything was back to normal and working even better than it was before. I know anytime I need help him or another member of the staff is always there, they are super reliable and easy to get a hold of. read more

Living on the 4th floor has been horrible with noises everywhere, particularly from the upstairs. Some people in the upstair penthouses love to host parties and you can hear stomping, loud music, drunk talks and smell all kinds of smoke. They even spit from their balcony a few times. Really disturbing. This has created so much stress and anxiety for me, to the point where I am scared to going back to my own apartment. I was also forced to adjust to my nocturnal upstairs neighbors' sleep schedule because they walk so heavily and the sound proofing is awful. For your mental health, please please avoid this apartment. Don't fall for those referral bonus traps. read more

My boyfriend and I moved in last month and noticed a lot of red flags already. I read another review about how the leasing office/management's response time is very slow or you just don't get a response at all and just a month in from living here, from personal experience, it's true. Shout out to Lily and Christina because when they're in the office, they both respond pretty quickly. Otherwise, it takes days for them to respond to an email. I've went into the leasing office and sometimes, there's no one in the office. So who do you contact then? I just want to mention about the communication among the leasing associates as well. I believe there needs to be some form of better communication because it seems like there's a different leasing associate in the office each day. One leasing associate can be helping you out one day, the issue doesn't get resolved and tells you they'll follow up with you about it the next day, then you go into the leasing office the next day, and it's a different leasing associate that has no clue what issue you're talking about because the previous leasing associate didn't leave a note about what needed to be followed up on. For example, the storage space in our unit is a lot smaller compared to our previous apartment so my boyfriend and I decided to rent out a storage. Lily showed my boyfriend the storage units and we decided to get a small storage space to fit the rest of our stuff. Days passed and Lily tells us that Hugo is at the leasing office and to go ahead and pick up the keys. I go into the leasing office and Hugo didn't have a clue what inquiry I was talking about. Again, this is just poor communication among the leasing associates. So he checks the keys and does notice 2 storage keys. He hands them to me and I go back to my floor to see if the keys work and it didn't. So I go back down to the leasing office and let Hugo know that the keys didn't work. Hugo told me he'll follow up with Lily about it because he doesn't know what's been handled on Lily's end and that he'll give me a call. It's almost the leasing office closing time, no call yet, so I go downstairs and Hugo tells me that he hasn't received a response yet and that he'll let me know the following day. Here comes the next day, I waited until late morning, haven't received a phone call. So I go into the leasing office and it's a different leasing associate, I believe her name is Manee. I ask if Hugo is in today, and she tells me that he's not. I tell her about my issue and she tells me that Hugo didn't leave a note. Also come to find out that Lily was unaware that I was handed storage keys that didn't work. Very poor communication and such an inconvenience having to go in circles and having to repeat myself about what the issue is to different leasing associates. I was also waiting on an Amazon package and on the app, it states that it was handed directly to a resident. From my past experience, the Amazon app will say that it was delivered but actually won't be delivered until the next day. So I wait a whole day, kept checking the mail room, and my package wasn't there. So I go into the leasing office close to closing time asking if my package was there. Jasheen was in office that day, she goes to one of their rooms to check if my package was there, and it was there. If I didn't go into the leasing office, my package probably would have just been sitting there. I would have appreciated if someone gave me a call, text, email, anything to inform me that my package was handed to one of the leasing associates so that I can pick up my package. When we applied, we were offered a 2 week concession that was suppose to be posted into this months statement balance. We checked our statement balance and it's a full months rent so I asked Manee what's the grace period to pay rent. Per Manee, rent is due on the 1st after the 3rd, it's late. It's the second of the month and I didn't want to be late on rent so I ask her what should I do? Do I pay the full months rent and get reimbursed or have the concession applied to next month or? She tells me that she'll follow up with Lily about it and that she'll give me a call. Update: issue resolved! Thanks to Christina for responding even with her time out of office. There's also no service in the garage and even with wifi, the service in your unit still isn't that great. There's definitely a lot of areas Graham should improve on whether it's to hire more staff, figure out a way for leasing associates to leave notes for each other so when they come in, they know what to follow up on for which tenants needs what and to proactively follow up by reaching out to those tenants. Service in the garage and better service in unit would be great also. read more

We moved here last month and loving our apartment and community very much. This is newly build and apartments are premium with some of the high end GE fixtures. Christina and Nikki from leasing office are very helpful and very accommodating. Very pleasant to interact with both of them. I want to give special mention to Octavio, our maintenance person, who is very hard working and always willing to go extra mile to help out. It is very impressive to see him finish his work with a smiling face in a matter of seconds and head out for his next job. The outside community is also great with great mall and an elementary school in walking distance. read more
