    Had a great upfront experience and conversation with Gill Mara about a few of the rental property…read morelistings posted by RedFin. Overall he was courteous and incredibly responsive via email and online inquiry. A few of the rental properties weren't available for immediate showing, which I understand, but Gill did a great job at scheduling me for the earliest dates and times. Unfortunately, things quickly turned when Gill began asking for a (maybe refundable) deposit prior to the official showing date. A rather large deposit amount may I add. I just didn't like feeling pressured into putting money into a rental property that I hadn't seen or experienced yet. Ended up withdrawing my interest due to the pressure.

Unlike another real estate agents, she is the most professional, honest, trustworthy, patient and sincere person that I ever met. Although she must deal with many clients, she makes you feel that you are the most important person, listening to my preferences, and gave me many great guidance, lead me to successful purchase of beautiful property and selling for more than what I was expected even with high interest and major HOA special assessment! She really knows how to deal with other parties, even when I was undecisive and became weak minded, she always gave me the perfect solutions and guidance, and she was right every time! Redfin has the best organized system for signing documents, Q&A, schedule and process of the timeline, coordination with other agent and title company etc. This time Ms. Pooja Luitel did the great job informing me all these via email, made whole process so much clearer and easier!

    Dynamic Property Management (DPM) and Aaron Sumiye are among the most incompetent and…read morenon-accountable property management companies I've ever dealt with. They pride themselves on not having onsite management, which is somehow seen as a "plus," but in reality, it just leads to poor communication, zero oversight, and inconsistent enforcement. At my property, DPM recently issued a warning letter for an alleged violation dated 07/18/2025, yet the date of notice was 07/10/2025--eight days before the supposed violation even happened. When we appealed within the required 30 days (per their own rules), it took them nearly three months to respond, only to deny our appeal by dismissing the date error as a "typo." Apparently, homeowners must follow strict deadlines, but DPM and the board can take their sweet time and face no accountability. Even worse, there are no checks or balances in their enforcement process. Essentially, anyone can file a complaint against any neighbor with little or no proof, and DPM will issue warnings based solely on that. When we purchased our home, no one from Dynamic Properties ever explained this complaint process, nor how easily it could be abused. To add to the frustration, Aaron and his team are often unresponsive and dismissive. Emails routinely go unanswered, and when they do respond, it's often with vague statements like "we don't know" or "we're not a governing body." It's astonishing how little they seem to understand about their own house rules. At this point, it feels one-sided, biased, and completely arbitrary. Without any onsite management or proper oversight, homeowners are left to fend for themselves while paying for a "management" company that doesn't actually manage. For anyone considering working with Dynamic Property Management -- don't.     We had a condo in Waikiki that was just too small and wanted to move up to a larger unit, well…read moreknowing that the price would go up as well and this was in May 2021 and the market was wild! We contacted Bob Allen of Help-U-Sell thinking that he would be a good candidate as a realtor for these two transactions. Initially had him provide the MLS listings of larger 2 Bedroom to 3 Bedroom units initially preferably in Waikiki but considered the Ala Moana area as well. We also wanted to see what the comparables were for the unit we wanted to sell. Bob was informed that this would be a Cash buy and really didn't require the older property sell conditional on a buy. And that some of the parties were located in Tokyo, Japan (thus international funds transfer etc etc). Bob claimed that he and Help-U-Sell were familiar and did this many times. Well after looking into his claims with business entities in Japan they were an unknown entity. Thus we decided to go with a more recognizable realtor whom deals nationally and internationally. Bob was very vindictive and frankly very weak in his communication skills. So we knew we made the right choice. But we were still thinking and did communicate with Bob that we were still considering him for the sell of the older unit. We did find the new unit and guess what? It was owned by an Active duty military family but listed by Help-U-Sell only a by a realtor named Chet Dal Santo. He had the seller originally list the property at 960K but received no bites, the owners had their PCS orders to return to the mainland thus losing the essential variable housing allowance (VHA) that enabled them to purchase this place. They would lose that VHA once they reported to the mainland command. Thus really needed to sell the place. Not sure what happened but about 2 months out they dropped the price to abt 900k then 1 month out made inquiries to potential cash buyers looking for this type size of unit, we were contacted and made a cash offer that settled at 860k (100k reduction from original) but the stringent requirement that it close in 30 days. We met the commitment and it sold - but if Help-U-Sell had paid close attention to the market they would have realized that though the home on land market was growing wild the high end condos were increasing but at a much less rate. Forcing this military family into a crisis situation which benefited us but and Chet Dal Santo the listing agent, but not a military family. In the meantime we were working with Bob Allen on the listing of the smaller property and his arrogant, pushy, used car salesman approach was wearing us thin. In particular arguing that our old units Maintenance fee did not include electric in the bill!!! We've owned it and paid the bills for nearly 20 years!!! Bob Allen is unable to listen! We also knew that the selling of the unit would involve non-computive skill party in Guam in addition to Japan. And felt Bob Allen's inability to communicate effectively or be a leader would result in lots of legwork on our part despite he being paid to do the job. Now this along side with a close friend whom tried to work with Bob Allen on selling his home and ran into the same lack of a real leader ship/ communication skills, and of course arrogance. By this time we saw this we had decided that Help-U-Sell, maybe should be Help-U-Lose, would not be the realty company to use. And notified Bob Allen but he was out of pocket on vacation and he never provided a counterpart at Help-U-Sell which I believe is indicative of his inability to delegate authority. Just a bad bad individual and maybe the entire firm is this way. Not sure where he got his marketing skills from but I suspect from selling used cars!! I do not recommend these two individuals Chet Dal Santo or Bob Allen! It's interesting to note that in 2018 there is another review on Bob Allen that I echo the same kind of attitude I see today some three years later!

    This review is for their Help-U-Rent offering, as a tenant…read more Pros: fair dealings, fair pricing, good verbal communication Cons: you have to show up in person at their office on S. King St to conduct much of the business - lease signing, deposit, etc; written communication can be unintentionally off-putting We rented a unit at the Pacifica, working with Monica. Monica is nice in person and on the phone; the niceness doesn't translate as well with written communication, so it's important to not take it personally if an email seems abrupt. We had an issue with the A/C in the unit and Monica was responsive. She visited the unit with the repair person on the two occasions (we had a temporary fix on the first visit, and a more permanent fix a couple weeks later) A few months into the lease Monica told us that the owner wished to sell the unit. We were given an option to move out without penalty and have moving costs paid for. We took the option. As well, we were released from some of the lease clauses requiring professional cleaning and carpet cleaning. In the interim, Monica visited a couple times with different contractors to get estimates for upgrading the unit, in preparation for sale. I believe she makes sure to take care of the property owner in situations like these. As well, we were granted our desired move-out dates, and they accommodated an even earlier (by 10 days) move-out date than the original requested. Our deposit and the moving costs check arrived timely and in full. Overall this was a very positive experience with a property management company, coming from the perspective of a tenant.
