The unit was great! A little outdated but does the job. Clean and well stocked. The view from the upstairs patio made for a nice dinner backdrop. We arrived earlier than anticipated and reached out to host for early check-in, didn't hear back from them for 3 DAYS!! Fortunately a groundsman was there to assist with check in. The host had also failed to mention that the pool advertised was under maintenance and was not available to use. A permanent resident had told us it had not been usable for months. Would have been nice to know this as it was a big selling point for us. Luckily the pool was open by our last day! The Kailua Kona Grand Welcome in Hawaii has gone down the tubes! No 'Welcome' or Aloha Spirit as my family and I were bitterly disappointed in the mgt. at this vacation rental company. The bedding was dirty, the floors were filthy, the towels were not clean, no propane in the BBQ grill then calling in we were told, It's after hours to deal with it' so we won't ever book a stay with the 'No Grand Welcome' on Henry Ave. ever again! Very RUDE employees that made us have to use our beach towels with sloppy maid services meant that our stay was a disaster. Book your stay through another vacation rental as the Manager likes to argue and didn't meet our needs. Terrible since this was our first and last stay with this vacation rental company in Kailua Kona, Hawaii on the Big island where we were really looking forward to our stay. Next, they need to FIRE the Manager who's employees didn't help us to get our room clean so I spent time cleaning the floors so find better maids but we won't book a vacation through them ever again. Their South Lake Tahoe staff is rude, inattentive to issues going on in their rentals such as excessive noise and even fires on their properties which is particularly concerning since they don't keep the properties clean of debris that can potentially fuel fires. Their rentals are unsightly and as a neighbor to one of them, it's embarrassing. They clearly have no concern for the wildlife in Tahoe, houses have windows left open and are known to attract wildlife, mostly bears which endangers their lives. read more

The house we rented via Airbnb with Grand Welcome was not as advertised and had several health and safety issues. We reached out asking for a partial refund and were told that we violated occupancy rules which is not true. These are the issues with the home that they said were not cause for any refund - which by the way these issues have nothing to do with the occupancy of the residence. We did chose not to raise these concerns during our stay so as not to negatively affect our vacation. The following concerns were noted upon arrival and throughout our stay: Safety & Security Issues: - Front door did not lock from the inside and was difficult to lock from the outside - Back sliding door did not lock - Electrical outlet was out of code (confirmed by my husband, a licensed general contractor) and posed a serious hazard - Master bedroom door on the main level would not close without using an object to keep it shut - Powder room door did not close properly, and when forced closed, was difficult to open Cleanliness & Hygiene: - Home was not clean upon arrival; floors were sticky - Dirty linens left outside; clean linens not delivered until late at night - Limited and dirty dishes in the cabinets - Mold in washer and general inefficiency of the appliance - Black mold from water damage on the ceiling in the great room and multiple other locations including bathrooms - Carpets were stained and sticky - Closets filled with disorganized dirty random household items Functionality & Maintenance Problems: - Two bathtubs (including the downstairs master and hall bath) did not drain, causing guests to stand in water during showers - Outdoor furniture was unsafe--my sister fell through a rotted chair - Shower door in the upstairs master did not close fully - Broken toilet in powder room; light in powder room would not stay on - Mattresses were extremely old and uncomfortable - Curtains in the upstairs master repeatedly fell when closing - Several lights throughout the home did not work - No dish towels or washcloths provided - Outdoor trash cans were overflowing upon arrival - All dressers had broken or missing drawers We have provided multiple photographs to document these issues. I rented 130 Pacific, unit B in Oceanside for three weeks while my home is undergoing repairs. When we arrived, I told the property manager it smelled musty and my son was starting to cough. I was told to open the windows. My son's cough got worse. On the fourth day, I went up to the top landing and when I stepped down, my foot was met with freezing cold water. That's when I saw the black on the baseboards and wall. Mold. I touched the wall and door. Both were damp. It was late. I informed property manager immediately and began to pack. I left the next next morning and checked into a hotel. Despite VRBO telling them this is a health and safety issue that requires them to fully refund me, they refuse to do so. In addition to the mold, the glasses were filled with sand that we didn't notice until after drinking. Check in information was not sent in advance. There's no garage door opener provided and no clear information on where to park. The garage has a big divider. The space between in it and a wall with a no parking sign is very small. Street is metered parking. There's not a lot of room to settle in and unpack your belongings. There's no basket to carry laundry up and down. The bathroom with the bigger shower doesn't have any room to put toiletries. It's not functional. Curtains and furniture were caked in dust and cobwebs. They just canceled my rental in Palm Springs the night before we were set to check in??! I booked on VRBO. The reason given was they "offboarded the property"- I'm not 100% sure what that means but they are just simply awful. Save yourself a big headache and pick another management company! A hot mess- broken dishwasher, filthy bathrooms and a hospitality staff that went dark after 24 hours post-checkin. My advice to travelers: get photos and videos of the issues early and start reporting issues as soon as you see it. This company is a nightmare to deal with and voicemails/text messages go unanswered. Avoid Grand Welcome. On 12/7/25 I checked into a place they manage in Mammoth Lakes and there was a horrible, intense disinfectant smell. It was hard to breathe. I immediately reached out to both Grand Welcome Management and VRBO to let them know the stench made the place uninhabitable, and I was staying for the week. VRBO said it was up to GW to move me. GW sent over a property manager who immediately confirmed the intense smell. She mopped which helped a bit, and said that if I left the windows open the smell would dissipate over the next day. When I woke the next morning, it was still really bad. When I returned at 3pm I called GW, told them the problem had not gone away and it would probably force me to move from the unit. I asked if they could look through their empty places to move me (mid-week in early December with poor snow, so virtually every place in Mammoth Lakes was available, plus rates are low). I did not want to have to move so I mopped multiple times and left for an event. When I came back at 6pm the unit still smelled as bad as ever. GW said that they would not move me, and that further there was no guarantee of a refund if I left. I found another place on AirBnB and was out by 7:30pm. GW has thus far only agreed to refund half the cleaning deposit and none of the room fees despite confirming the place stank. I am disputing the charges through my credit card, per VRBO instructions. Review of property rental on VRBO for Bear Haus house in South Lake Tahoe managed by Grand Welcome. The house has mice. It was unsanitary, unhealthy, and unpleasant experience. The first morning, there was a mouse in the toilet bowl. There were droppings in a bucket in the bathroom and on the kitchen counters. There was a leak in front of the fridge, and the couch on patio deck was dirty. I reported the above to the property manager Grand Welcome the first morning of our stay and received a response someone would be out to assist me. No one ever came out to assist or put mouse traps. The following night, we saw two mice, one in the master bedroom and the other in the billiard room. There were mice droppings on the kitchen counters each morning that we had to clean and the mice nibbled on food left on counter one night. On third night, there were mouse droppings on the pool table. The morning we checked out I notified the property management of the above and requested a refund of the cleaning and service fee since I was not provided neither during my stay. It's been two weeks of back and forth communication with Grand Welcome and them initially expressing they appreciate and value feedback and would make it right, to being defensive and expressing they never had issues at this property. The claimed their team came out to the property and sent mouse traps. However, there were no traps anywhere in the house. And the mice sightings and droppings continued to happened after they supposedly set traps. I sent them photos of mouse droppings as they requested proof. After several texts, email, and messages in VRBO app, Grand Welcome has yet to resolve the matter and provide the requested refund of $611.00 ($409 Cleaning Fee and $202 Service Fee). read more

We stayed at the Honu Harmony vacation rental in Waikoloa, Hawaii. When we first arrived I ran straight upstairs to put our baby and toddler to bed come to find the pack n play covered in vomit all around. I quickly texted and called the customer service number all to be told that it won't get handled tonight resulting in my husband needing to drive 40 minutes to go buy one and being promised a refund back. I asked for a manager to call me back immediately because I did not find it fair we had to go out of our way to waste time and gas to buy the property something they had offered. I never received a call my entire 7 night stay there. The located had a terrible bug problem with black flea like bugs jumping from the carpet. Ants and roaches throughout the house. No high chair for a child as listed in their listing. The listing also states there are 2 parking spaces and this is a lie there is only 1 as the garage is locked and not allowed to be accessed by guests. I periodically throughout the trip reached out to see if I could speak with management about the issues and figure out the refund for the travel crib and reimbursement on gas as well. The night before we left I told them I needed the refund ASAP otherwise we were returning the item they then sent me an email to send the picture of the receipt to. I did so and did not hear back once again. Come 5am the morning we are leaving I texted the number and said I need our refund now or we are returning before our flight. Didn't hear anything until we were leaving where I stayed we are taking the item out of their possession and returning it as I didn't want to leave it there without any indication of a refund or not. They texted back saying they already refunded it, but I had no record of this. So I asked them to resend the email confirmation and we turned around and dropped it back at the rental before racing to the airport. I am beyond frustrated with the company and hope if anyone stays at their rentals they do not have to contact the company over issues at all because you will not hear back. Tried to rent a property from VRBO in Palm Springs. Grand Welcome is the property manager. Their listing says 30 minimum and they want $750 for utilities. They also want over $700 for the Palm Springs Temporary Occupancy Tax. The PS TOT is for stays of under 28 days only, we've been renting there for years and know the ordinance, I've read it. We decided to work with Grand Welcome directly and tried to book on their site. On their site they still are trying to collect the TOT and wanted $22,500 for a month utilities. That would be $750/day for utilities. We contacted them by phone and they were going to get to back to us. Of course, they didn't and based on the reviews I see out here, we dodged a bullet. read more

I would NEVER book a vacation rental from Grand Welcome ever again!! I booked a condo on Maui Hawaii on July 15, 2024 for a week in March 2025 as a wedding gift for our daughter's honeymoon. I booked this condo through VRBO with Grand Welcome being the Management Company. I put a 50% deposited down at the time of the booking which was not cheap!! While traveling on October 5th, I received an email from Grand Welcome stating that they have cancelled our rental due to unforeseen circumstances and our deposit will be fully refunded! I immediately made a call to Grand Welcome to inquire why this was cancelled and how to get my deposit monies returned! Condo owners changed management companies resulting in the rental cancellation. Grand Welcome said that the refund would be mailed to my home...but they didn't have my home address!! My home address and all of my personal information was on the rental agreement and confirmation notice that Grand Welcome provided!! I immediately provided my mailing address to them again to obtain my refunded monies and allow me to place a deposit on a condo for our daughter honeymoon! After additional telephone calls to the new Management Company (who were extremely pleasant, understanding & helpful), I found that Grand Welcome provide no information to this management company regarding rentals currently booked that resulted in people showing up onsite in Maui for their vacations to find that their condo rentals had also been cancelled!! I have spent the past 11 days since the cancellation notice trying to get my monies refunded by Grand Welcome!! I have called their customer care number numerous times requesting my refund, and they have taken no action to do so!! The Grand Welcome Customer Service personnel have been unable to escalate my request to their appropriate management and accounting to expedite my refund monies due to me! They have also promised numerous times to follow-up and return my calls and this has never occurred! Grand Welcome is a poorly run, irresponsible company that provides no customer service!! They left me and many other renters hanging who had confirmed condo rentals without any help to secure rentals or refund their deposit monies!! What happended: Grand Welcome canceled the reservation a few hours before arrival claiming that the rental unit's pipes froze (on an unusually warm winter day). The respresentative ("Linda") stated there was nothing they could do other than refund my money (which has not yet occurred). I asked for another accomodation and Linda told me a unit was available but I would have to pay and extra $1100. I asked to accomodated at the other accomodation and Grand Welcome cover the cost as we had arrived to the destination (Tahoe) with no reasonable warning of an issue and we were now stranded. Linda said she understood but there was nothing she could do. The lesson: If you do business with this company (with their less than stellar reviews on yelp) and something goes wrong it's "too bad too sad." I had the bright idea to take my toddler and another family with their two toddlers to the snow for the first time. We booked a lovely cabin in Shaver Lake. The cabin had everything we needed. It was clean, cozy, and perfect for our family get away. Small home like touches like a quilted comforter over the bed and hand made curtains around the breakfast nook. Unfortunately, I didn't understand what a blizzard warning truly meant. When we arrived it was already snowing heavily and didn't locate a snow shovel in time. By the end of our stay on day 3, we were completely snowed in and our cars covered in feet of snow. Grand welcome was super kind and accommodating. They answered my frantic phones with patients. They extended my departure twice and helped me book another night. They called a snow plowing service to come multiple times a day to have the road cleared and reimbursed us for the snow shovels we bought at the hardware store. All around I highly recommend them. We rented a condo in Mammoth through Grand Welcome. After a nearly 7 hour drive and arriving at night the address they gave us already had someone in it! After they said "so sorry for the inconvenience" (through text; they never answer the phone) and we headed to the correct address, the master bathroom had someone else's trash in the can, hair in the shower and on the sheets. You could tell someone had not even vacuumed, just wiped down the kitchen it seems. Could not be more grossed out after finding out sheets had likely not been washed. After texting them they offered to "send someone in," which I would not feel comfortable with since our personal items could not be locked up. I was assured the refund would be processed within 3-10 business days. Then, today, I receive an email for "arrival instructions" for this very same property. Turns out, the reservation was never actually cancelled. So, I call Grand Welcome, speak to yet another customer service representative who claims they have not received the cancellation request email I sent days prior. RED FLAG in the description they called it a Sanctuary, defined; safe place. You decide, the family in the unit above us ( no mention of unit above in description ) were so loud day and well into the night 11:45pm plus. Walking very heavy, running, jumping and what ever else. Left their barking dog for hours barking till well after midnight. We contacted the host, this was the response, We do not manage that unit I can contact the HOA, if it continues you can call the police. I read the negative reviews but still took the chance... and lo and behold we got burned by Grand Welcome (it actually pains me to type "Grand Welcome" because it is so contrary to how they actually treat people). We booked a lovely property at Ko Olina Beach Villas on Oahu for our last vacation as a family of 3 (baby #2 incoming this fall). This was a really big deal because we've never actually had a family vacation! We paid the deposit and had some questions answered by email in a reasonable amount of time (2 days). 2 weeks later I got a text and email from Grand Welcome telling me that their website booking system made an error and they undercharged us by about 20%; if we didn't want to pay that we could cancel. Yes, this was pretty unprofessional and shady but I talked to my group and we agreed it was still the best option. We politely made our displeasure known, but agreed to the price increase. 1 week later they informed me by email that the owner was cancelling the reservation. No reason given whatsoever. No alternative property was offered or suggested. I was extra frustrated because it was a unique unit within the resort that had a grassy walkout area and several amenities for our toddler. They had wasted a ton of our time and put a pregnant woman on an emotional roller coaster. Yet I had absolutely no recourse. What is most baffling is that now when I look up the property it is technically no longer available for our dates but only ONE of the days is grayed out - in the middle of what would have been our 8 night stay. The following week is available for the exact price we had agreed to pay. I don't know what's going on here but I think it goes without saying that it's incredibly unethical to take a booking and then cancel it when a better offer comes along. Even if the owners decided to use the rental themselves, I'm sorry but you should have figured that out before you offered it for rent. No professional company should allow such practices. They clearly don't vet their owners or blacklist the ones that behave this way. In my experience (and clearly the experience of swaths of other dissatisfied guests) Grand Welcome is greedy, untrustworthy and you cannot confidently plan a vacation around them. We asked the property manager how to use it, but he would not tell us. 2) The pool was pea soup. NASTY! They shocked it and told us it was safe to use. NO. I was not useable the entire time. 3) The AC was out in half the house. This was eventually resolved by the end of day 2. They also had full control over the heating. From Jan - May they left the heater running full time. My monthly bill is now over $400 a month; however, they have not paid me for 39 nights of heating during that time period and won't provide proof of what tenants paid for it. I know it was left on and I know tenants contacted them about getting the heat adjusted so there is reason to believe tenants paid for it but I was not given the fee to pay the bill. Along with this I found more issues when I would stop by the property then they did like lights (expensive neon) left on, broken items, dirty floors, etc. They will just take your money and let the 2nd rate cleaners do the rest. It was embarrassing. I even had tenants reaching out to me because their service was so bad. My pool guy complained about the GM not following directions on pool care and being rude. Some of this, I get, comes with the territory but they no absolutely zero about customer service and living up to their agreement. They'll blame you as the property owner! If I could do it over I'd handle it myself or get one of the other main companies to do it. We rented a condo in Aspen Creek Condos in Mammoth Lakes, suite #113 from Grand Welcome through AirBNB. I should have looked at Yelp before looking at the so-called 5 star reviews for Grand Welcome. Here are the issues: 1. Customer NO SERVICE- 6 hours of messaging, phone calls for getting an extra parking pass within a thfee week period. I must have spoken to 10 different agents based overseas and domestically. It was only in arrival date that this was sorted out. 2. BEDS- The beds in the condo are atrocious and extremely uncomfortable. It's a good thing that I brought a bed roll topper for the king size bed in the master bedroom. The bunk beds were sleeping on a crate with a soft pad on these. 3. APPLIANCES - The appliances were severely lacking. The refrigerator was barely cool and we had to throw away a good amount of precooked food that we brought up for our trip. The built in microwave was out of order and the secondary crappy microwave was barely operational. The toaster oven was not cleaned. 4. FURNITURE- The chairs around the dining table were worn out. The frames of the chair were felt in our bottoms. The sofas were worn out. The only saving grace were the two chairs next to the fireplace. 5. CLEANLINESS- The condo was not clean. The floors had food particles and the kitchen has not been cleaned in years. The pots were disgustingly dirty. I brought my own pan to cook. 6. Squeaky doors- Talk about annoying- trying to sleep and squeaky doors The only advantage to staying at this condo is that it is 5 minutes walking distance to Eagle Lodge. read more

Stayed at a Grand Welcome location in Gualala California recently. Their Moonstar Cottage. The place was not as advertised. The only redeeming factor was the view. I took photo and video evidence of the following: 1) Thermostat/Heater did not work at all, and it gets cold on the coast at night 2) No bedpad on the mattress. Just the sheet. Very unsanitary. 3) 1/2 the shower water leaked in the bathroom. 4) Holes in the walls/ wall damage in very places. 5) Rodent problem. Scratching in the walls at night, plus gnaw damage in various places where they traverse. 6) Not clean. Cobwebs throughout 7) Rickety chairs/furniture. My 118lb wife sat on a chair and it creaked and swayed. I could write more but I frankly do not want to waste anymore time or energy here. I attempted to address these concerns above using their "Customer Service" email and received no reply after days of waiting, so I am now posting my review. Very unfortunate. Here was my email reply to them, verbatim, when asked how my stay was: "Challenge #1 - Communication. I had originally booked the trip for October 2nd through the 4th in error. The error was because of the perceived "check in / check out" calendar interface provided by AirBnB. Once the reservation confirmed, within literal minutes I realized the error and attempted to change the booking to October 3rd - 5th. Trying to receive a confirmation for this change was a horrendous experience and is well documented within AirBnB, plus being charged a change fee of $37.66. I will accept the responsibility for the change fee and not hold AirBnB or Grand Welcome accountable, although I hope the calendaring interface improves. I am a mid-40's male that works in the tech industry and consider myself savvy enough to understand the latest/greatest, so it should not be confusing. Arriving Challenge #2 - The heater did not work The thermostat that controlled the "stove" looking heater did not work. The evenings were cold and this provided for a poor sleep in a frigid place (in addition to the bed being uncomfortable for both my wife and I, which she weighs 120lbs and I, 200. Horrible customer service! We rented a cabin in the Truckee-Donner area but we are unable to get there due to the snow storm in the area. Roads are closed! Power is out in the area and no locals are allowed in! We have tried contacting them to get a refund and no one answers. They aren't returning phone calls.
