Really odd stay at Grand Welcome's Outrigger Paradise House in Kona, HI. This property was booked through Airbnb, which is where the issues started. The posting itself is extremely confusing, it says there's only two bedrooms and two baths when there is actually 5 bedrooms and 5 baths. For the amount we paid to stay for 7 days, we were extremely disappointed. Check in was fine, but the house was outdated and not as clean as we expected it to be. The couch in the living room had bugs, and one bedroom had crumbs in the sheets. Each guest was only allowed one towel, and we were told we would be charged if we used more! The worst part was that we didn't have hot water for the first 4 days of our stay. We called the property manger who gave us the run around, until we finally had to call the plumber ourselves. The property manager (Jeanette) was extremely rude and unhelpful. I don't have any positive things to say at all about our experience with Grand Welcome, please book somewhere else and do not book a stay with them. If you book with them and something goes wrong with your stay, you may be out of luck. read more

If i could give them a negative rating I would. My Fiancee and I wanted to get married in Lake Tahoe on labor day so we booked one of their listings on air BNB a week and half ago. There was a nearby wildfire which has gotten bigger and not only is threatening lake tahoe area with evacuations but has also laid down heavy smoke in the area with the forecasts saying the air is Hazardous to health. I had asked this company to refund my money due to the uncertainty of the fire but more so that my Fiancee is pregnant and some of our guests are elderly and the smoke forecasts would be particularly unhealthy for them let alone anyone. They denied my $3200+ payment on the grounds that I cancelled out of my 60 day period and my reason for cancelling is invalid. Basically what this company said is money is more important to us than the health and wellbeing of our customers and that being ethical in a time of a natural is not. Pure crooks. read more

This place was perfect for a quick weekend getaway. Beds were comfy, and clean. The only reason I did 4 stars is because there were ALOT of stairs, and the hallways were so narrow. While parking was free, it could quickly fill up. The place is also close to restaurants and shopping. read more

Our stay at Lake Tahoe. I was very disappointed by the fact that I made a reservation according to what I saw online, but I was later informed less than 24 hours before my scheduled arrival to the rental that there were wooden boards on two windows that covered the view to the lake. I was told that the windows were recently broken by a bear in the area and that they did not have time to fix the windows and that's why there were boards covering them. I got to the rental early before my scheduled check in to assess the issue. The boards definitely restricted our view of the lake. The online review of this rental should have been more honest regarding the rental. No pictures showed boards over windows. I found out that the boards had been there for over a month and it did not just recently happen because I spoke to one of the other owners near our rental. I informed the rental facility that I would like to have my reservation canceled and my money returned due to my view of the lake and upcoming sunrises being obscured by the boards over the windows. While I was there the owner of the rental arrived and I was able to talk with her, she let me know that the boards were going to be taken down but that the outer pained window would be broken but the inner pained window was intact and I would be able to have a view to the lake. I kindly thanked her, but I could tell that she was put out and bothered by my request. While we waited for the boards to be taken down we decided to go to a nearby restaurant. We went into a restaurant that was suggested to us by some residents in the community. While we were waiting for our food the owner of the rental came in to the restaurant to order some food, as soon as she saw us I could tell by the look on her face that she was bothered to be where we were. She turned right around and did not stay to order any food. Once we got to the rental it was quite hot because we were staying there during the summer. To my disappointment the rental had no AC, which I did not realize when I made the reservation (this was my fault). However, the online reservation did state there were fans in the unit, unfortunately I could not find any fans. We liked the location very much. The unit was outdated which would have been fine if it had some fans to keep us cool during our stay. I don't think we will stay here again. read more

We booked this room about a month in advance. When it came time to go on our trip the biggest and worst storm of the season happened. There was no way for us to know this storm was coming a month ahead of time. When we called asking if we could reschedule, get a refund or at least a discount on rescheduling, we were told the cancellation policy didn't allow it. This seems very unfair and the fact that they would not work with us is very disappointing. We wasted over $1000 on this room. Below is the severe weather bulletin we got and below that there was a phone number to call regarding questions about our current reservations including changes or cancellations so they make it seem like they are willing to work with you but they are not. DO Not rent from Grand Welcome- Negligent, Filthy, and Rude We rented a house in Tahoma, CA. When we arrived the door combo wouldn't work. We had no service and had to walk a mile to call Jack Forbes- the local "manager" for Grand Welcome. We had to leave 5 messages and after about 10 calls, he answered. Side Note, We were with family friends who stayed at the Water's Edge, Tahoma units #3 and #15, this also happened to them. Definitely seems like a problem with the Local crew. As we unloaded we noticed the house did not look very clean. The inside garbage was half-full, rice on the inner can, big circular crack in the downstairs bathroom mirror, and little handprints all over the slider - We would have easily overlooked these minor things but that was just the beginning. Since we were going out to dinner my son wanted to take a shower but it was completely broken. My husband and I both tried it and realized it was a cartridge that needed to be replaced so no running water in that shower. When I turned to look at the toilet I saw the "I'm clean' tape " across the toilet but the seat had a huge crack in it. Unfortunately, before I could warn my son he used it and now has a big bruise across his upper back thigh from the seat pinching his skin. The big problem I have with both of these items, the cleaners knew about a broken shower and toilet seat. They put the tape on the toilet and there was no way they could have overlooked the crack and no water in the shower. This should have been reported to the Manager and fixed before we got there. This was a big inconvenience and my son now has a bruise across his leg - Unexpectable! My son went to lay in his bed and the mattress fell to the floor. The frame was completely broken and looked like someone put grey tape on it to hold it. The same thing happened to my daughter's bed and the third bed in that room was also wobbly along with the broken closet door. At this point, I did call Jack to report the issues but I had to drive to a spot for service and had to leave a message. The next morning, my daughter went to make coffee and toast but the coffee maker was filthy and the toaster did not work. I asked her how she slept and she said her bed was uncomfortable and felt weird (she was in a different bedroom with a queen bed). We then decided to check the sheets in each room. When we pulled back the covers in her room it made both of us vomit. For some reason, there were 2 sets of sheets on her bed, one on top of another, not sure if the cleaners do that for quick turn arounds? Both sets were absolutely disgusting she was sleeping on crumbles, hair, and other dirt marks. It was the same result for each of the 3 bedrooms. I spent most of the morning washing all the linens and cleaning the house. This was also my son's birthday and we made arraignments to go boating and be gone most of the day. Instead, we were late meeting up with friends because I washed 4 loads of sheets. I called Jack again and we spoke but he seemed a bit put off by everything I reported. He told me a maintenance person would be over to fix the shower and look at my items. He let me know we did not need to be there as we had plans. When we returned Scott was there and able to fix the important items. Jack never once apologized for any of these inconveniences and let a stranger in the house with all our personal property out. These are all big matters and strongly feel the Property Manager Team should have addressed all of them before we arrived. This is our 4th time renting from GW and the worst experience. From the beginning, I never received the check-in email. I spent a very long time on hold with your 888# to have them send it - I even confirmed the door code as the last 4 digits on my cell. I signed a contract to be a responsible renter but the house was a mess. Both my husband and I spent a lot of time cleaning, doing laundry, down a full bathroom, and bruising on my son. I received a text from the main GW asking to let them know if we couldn't leave a 5-star review and that they take complaints seriously. I took the time to write an email and include all the pictures. I have followed up 3 separate times and keep being told they have escalated my issues. We are now 3 weeks since my last follow up and still have heard nothing from GW. We strongly feel we should get a refund for all the inconvenience as well as a complete refund for the cleaning fee. read more

We rented a house in Nashville, Green Hills Escape. It was advertised as having two bathrooms and sleeping space for 8. There were several issues with the house but our biggest issue was that the master toilet was broken our entire visit (handle did not lift the flap to flush) . That left us with one toilet. We contacted them with the issue immediately but they did not come out until I called multiple times and a day later. While they worked on the toilet it was not fixed. We have contacted the corporate office and local office with promises to get back with us during the visit and after but never received return calls. We requested a partial refund for only having one toilet when we paid for two but received an email saying another toilet worked in the house so no refund would be issued. The night before we left at 10pm I received a text message stating that the house was not available, and that I should cancel and try to get my money back through air bnb. I'm not sure why they would wait until 10pm on a Friday night to tell us the plumbing did not work, you would think they knew well before 10pm that the house was not available. We are long time tahoe locals who needed a vacation rental while we were between long term rentals and by chance we came across Grand Welcome. From the very beginning, the Initial Process of reserving and booking the Lucerne Lake House, i couldn't believe how easy and quick it was. Even when I thought I might run into a problem, it became clear there were no problems no delays and because identity must be validated to ensure no fraud is occurring the, communication was excellent and super quick. When it became clear our family was going to need to extend our stay not only did Nicole, the house manager for our home in the keys navigate the process so quickly and superb customer service that when management approval was needed to confirm rate for extended days during holiday season in Tahoe, it served to confirm that at every level (frontline cvs reps, house manager, Corp manager(Jeannette ) they provided 5 star customer service, swiftly, and certainly ensured that a win win agreement was made and we couldn't be happier with our experience on every level. Very unprofessional to charge an extra un-agreed upon $100 cleaning fee after the fact when we already paid a $299 cleaning fee which is plenty for a small place. They will not respond with an explanation. Only to say we "didn't follow check out instructions." We followed all of the instructions on the paper left on the counter for check out and we did not leave the place dirty at all to warrant more than the $299 already charged. They won't even respond to emails asking for further explanation or photos. I even paid for their extra insurance which we did not need to use, but they still wanted more. The property was nice, but i didn't enjoy renting from this company. There's a 33 page terms and conditions to sign outlining every possible way they could tack on additional fees and why they might sue you. Then they sent multiple emails and texts reminding us to clean up and do specific things for check out--each of which conflicted with the previous message. And there were so many other fees rolled into the rental that a short 2-day trip to a small Midwest city was over $500. This was the worst experiences we've had with a rental property. The only positive I can say about this home was the location and the view. The home was located on the westshore of Lake Tahoe, Homewood. Unfortunately, we did not get to enjoy this home as we had hoped due to all the issues we ran into. We booked this home for a 5-day stay, hoping we could work on our computers for a few hrs a day, sitting by the lake and enjoying the view. Unfortunately we ended up spending very little time enjoying this home. From the moment we arrived, we ran into issues. There was absolutely no direct or cohesive communication between the managing company and the homeowners, therefore the instructions given were completely inaccurate. The agency made very little effort in trying to resolve any of the issues. We were emailed instructions prior to our arrival, however the insturcions turned out to be inaccurate. Upon arrival we could not find the correct lockbox, there was one visible lockbox, which did not work, and after contacting the onsite managing company and 40 min of waiting for instructions, we were able to locate the correct box on our own. The house was extremely dirty, there was dust and cobwebs on everything. It was very apparent that there was no cleaning crew in recent days or weeks. We had no wifi until the last day of our trip, due to incorrect login & password provided. This was supposed to be a work vacation for the group, instead, we had to travel 20 min each way, to a friend's home to use their wifi. After discussing the issues with the agency, the only compensation given was a refund for the cleaning fee. Absolutely shamefu!! For the price we paid for this rental this should have been a 5 star rental, instead it was a 2 star at best! read more

After a few days the new stay at home order of California got issued and all short term rentals got cancelled. Grand Welcome didn't communicate with us but with rather he to reach them to figure out what's happening. Most importantly, they charged us the cleaning fees (~200$) + 5% cancellation fees for a cancelation that we were not responsible for. Worst customer experience ever, they were not responsive at all. We stayed in Mammoth Viewpoint #131for our family ski trip. Great location, just a short walk to the Village gondola, restaurants and shops. Condo layout and fireplace were great, but badly in need of upgrades. BTW, our kids complained of a high pitch sound when the CRT tv (sadly, yes) in the living room was on. So much so that it was unusable. It is 2023, Internet connectivity is a MUST, but this unit has zero wireless and very spotty cellular connectivity. Huge issue on many levels. Not only could we not call, text, use apps, etc but we could not get any alerts or messages from others ( including Grand Wellcome) or receive Mountain updates. Luckily, no emergencies but a huge safety issue. And for those of us that work remote, completely lame. I had to skip part of my ski time to catch up on emails up at Canyon. Seriously, pay the $50 per month for internet. Your guests will greatly appreciate it. We won't stay here again. read more

I would not recommend Grand Welcome as a host to anyone looking to rent a property. They do not care about your safety, comfort, or quality of your experience. This is honestly the worst vacation rental company I have ever dealt with. My husband and I rented a property in Lake Tahoe from Grand Welcome through Airbnb. The description of this property and the other reviews repeated mentioned a very steep driveway. I received a message from Grand Welcome 1 HOUR prior to my check in saying "the driveway is ripped up and will not be fixed before you arrive. You will need to park down the street." Seeing as how this property is located on a busy highway, I was concerned with what parking down the street meant, so I responded with "up the street where?" I never received a reply. When I got to the property I figured out that "up the street" meant on the side of the highway, in the dirt. This is actually illegal in Washoe County; Short Term Rentals must provide driveway parking and street parking for Short Term Rentals is not permitted. And that very steep driveway I mentioned was an active construction site with a backhoe actively digging a 6 foot deep trench along the length of the entire driveway. This meant that my husband and I had to carry all of our heavy luggage down a very steep, dust and dirt covered driveway around an active construction site. This was incredibly dangerous and we each slipped on multiple occasions. Every time we left or returned to the property, it was the same. The worst was on our 4th day when the trench covered almost the entire width of the driveway and there was only an approximately 8-12 inch patch of dirt between the trench and a tree for us to step to get by. When we checked out, we once again had to carry all of our luggage back up this slippery, dirt covered driveway on an active construction site. I had to contact Grand Welcome on another occasion to ask about trash disposal since the bear box was inaccessible (another Washoe County STR violation) due to the construction, and again, no response. Apparently this is a common theme with Grand Welcome. After my trip I contacted Grand Welcome to request a partial refund because I thought, no one in their right mind would expect that I would pay full price to stay in a property that was so dangerous and so not as advertised. I contacted Grand Welcome through the Airbnb Resolution Center where they countered my refund request with a very low offer, which Airbnb advised me to take because I had waited until after the trip to contact them. Apparently, in addition to having my vacation ruined due to the dangerous access to the property, I was supposed to spend the rest of my vacation on the phone complaining. Once I accepted the offer through Airbnb, Grand Welcome, once again, never responded. Airbnb tried to contact them for a week with no success, and as of right now, I still have not received my very small refund. Grand Welcome clearly does not care about their renter's safety. I cannot emphasize enough that you should not rent from Grand Welcome. If you have any issues at all, they will be of no help to you. read more

Blood stains with hair were on the pillow and sheets in the property in south lake tahoe. They responded by saying: The sheets were inspected, and they were found to be normal wear & tear stains from a busy Summer. They were washed but the stains didn't come out. Instructions were also given to where to find extra linens and to take what was needed. 1) Honestly, upon inspection they had blood so those sheets should have been immediately thrown out, not kept and left for guests to use (photo 1) 2) The extra linens had dirt stains (photo 2) 3) The washer died and blew out a fuse in the garage so our car could not exit to get groceries or go anywhere... They only refunded the remaining nights that we didn't stay (because we had to stay 1 night as they couldn't resolve any issues or change us to a new location "after hours"). Vrbo and this rental company kept pushing responsibility to each other and ended up not resolving anything... They did not refund us for a bunch of random fees so the total for one night was $400!!!! (originally $135/night) to stay in a disgusting location. STAY AWAY!! read more

Honestly, would give zero stars if possible. We booked our reservation months in advance. When it came time to enjoy our vacation a few problems arose. First, the door code. They had told us we would receive a door code 48 hours before the reservation. Never did. We called and the gave us a code that they said "might work," and to call back if it didn't. Secondly and most important. After driving for 9 hours we received a call at 3:30, 30 minutes before we were supposed to arrive at the cabin informing us that our reservation was cancelled and there was nothing they could do, and that we should "call airbnb, because they had nowhere for us to stay" Leaving us stranded, lost in the snow. These people are unprofessional and do not care about their guests. Please avoid booking with them at all costs! read more

I am giving Grand Welcome a one star rating because of their severe lack of compassion and understanding during these times of hardship and uncertainty, standing firmly by their decision to refuse a full refund my family and I are entitled to. On February 26, 2020, my wife and I booked a reservation with Grand Welcome through Airbnb. The reason for this booking was to treat my wife's siblings and their children to a nice vacation in beautiful Lake Tahoe. My in-laws live in the Philippines and this was to be their first visit to the United States. We booked their Mule Meadows property for the dates April 30 to May 3, 2020. Unfortunately, Covid-19 has struck everywhere in the world. International travel has been banned in almost all countries. We were notified of these flight cancellations, and my family and I opted to cancel our trip as well for our and our communities' safety and health. We cancelled our Airbnb reservation for Grand Welcome's Mule Meadows on March 14, 2020. We do not believe that we acted rashly, but rather quite sensibly. In light of the COVID-19 pandemic, we believe that not only was it our responsibility, but our civic duty, to cancel all of our travel and vacation plans. When we cancelled, we were expecting a full refund from Grand Welcome. However, we were only given a partial refund of $543.04 out of our total which is $1,167. According to them, we cancelled too soon. This is not a valid reason as Airbnb's Extenuating circumstances policy and the coronavirus (Covid-19) explicitly states: "Reservations for stays and Airbnb Experiences made on or before March 14, 2020, with a check-in date between March 14, 2020 and July 15, 2020, may be canceled before check-in. This means that guests who cancel under the policy will receive a full cash refund or travel credit in the amount they paid." Our circumstances definitely meet the criteria. We have made several previous attempts with Grand Welcome to receive a full refund but were denied. We reached out to Airbnb as well regarding this issue, hoping that they would mediate or facilitate the execution of their own policy. Unfortunately, we were just repeatedly redirected to Grand Welcome, while Grand Welcome redirects us to Airbnb. It has been several tiring and frustrating months of going back and forth, and it has severely affected my family's financial, physical, mental, and emotional well-being. These are unprecedented times, and like many across this country, my wife and I are experiencing great hardships. During this pandemic, we were banking on big companies like Grand Welcome and Airbnb to extend a compassionate hand to small guys like us. Sadly, that is not the case for our family. We still believe in the good that is in people and their ability to come together in times of need. Perfect! There was 4 of us and the cabin was the perfect size, cabin was clean and was equipped with everything you need for a perfect stay. The beds were very comfortable, Kitchen was fully equipped with all you needed, The location was awesome! Close to restaurants and local markets. I rented a house in Incline Village, Lake Tahoe & the heater did not work. This was during a June cold snap where it snowed all day & the low was 18 degrees. I emailed AND called Grand Welcome to notify them that we had no heat & no one got back to me. You are legally required to provide heat to your renters! Also the house was covered in large dead moths. I picked up about 10+ dead moths a day & every day more would appear. It was a very cold, disappointing experience covered in bugs with an unresponsive rental company that provided no help at all! DO NOT RENT FROM THEM!!! DO NOT HIRE THEM TO MANAGE YOUR RENTAL PROPERTY!!! read more

This is not a reputable website to make reservations. They are not offering any refunds during the Covid-19 pandemic. They told me they have obligations to their "Owners". I guess they do not care about repeat business. I understand the response that was provided by Grand Welcome, and the option for rescheduling is not flexible. I have not denied the credit. I specifically told the representative I was going to wait, because I was frustrated with her responses. There is no empathy or understanding. The Governor of Hawaii restricted travel to the state and has a 14 day quarantine. It is not a flexible option if you do not know when the state will open. Your flexible option is not flexible based on the fact that we have limited vacation time available which is already booked in the future. The other complaints posted on the Better Business Bureau for your site reflect negative reviews too. read more

Absolutely terrible. We booked an airbnb in Mammoth and they sent a text message day of advising a dangerous winter storm that is "potentially life threatening" and an alert to avoid travel, yet they refuse to give us even a partial refund or rebook our trip despite being absolutely unable to even get to the property. The customer experience manager Stephanie hung up on me twice. They are hard to reach, extremely difficult to deal with and are essentially stealing our money despite conditions that are completely out of our control. Yet another "if I could give zero stars, I would" experience. We booked through VRBO, which has a 2 week cancelation period. Grand Welcome did not honor this policy, and we're now out a few hundred dollars. Their support staff is unprofessional, their communication is meager at best, and there is no means of remediating an issue other than emailing with some woman named Kayla. Enjoy your awful stay and horrendous experience if you should so choose to go with a Grand Welcome property :) read more

They will market your home on the popular platforms and take care of your guests' needs. You and your guests can depend on them.
