TLDR version: I'm very glad I chose Green House Home Inspection (GHHI) and was incredibly impressed with Jared's thoroughness during the walkthrough. Highly recommend him if you need a home inspection as a buyer! Now, for the lengthier review. My agent provided me with a list of home inspection companies, and after reviewing each company's website, GHHI stood out. I quickly understood what the inspection included, that the team had the necessary qualifications and certifications, and that they were a BBB accredited business with an A+ rating (I verified!). My husband and I had a laundry list of inspections we wanted done, and GHHI was able to provide most of them for reasonable, additional fees; at the time of this review, they also offer wood destroying organism inspections, radon air tests ($150), and comprehensive water tests ($250, includes water quality and radon). The total cost of the home inspection + all add-ons for a 2-story home with an unfinished basement was $1,125. This felt incredibly reasonable, and it was also very convenient to schedule so many inspections with one company. I've only had one other home inspection experience as a buyer, and while I remember that report being detailed and somewhat helpful, the inspector did everything himself for 3+ hours, so we had no context for the details he shared and we felt quite disconnected from the process. Jared (the owner of GHHI) takes a totally different approach, and I'm here for it. Jared arrived early and started to walk the property, and once I arrived, he explained his style and how he prefers for folks to walk with him. I was impressed with how thorough he was and his multi-tasking; not only was he performing the inspection, but taking photos and notes, educating me, and answering my questions. As an aside: I'm interested in learning about my future home but this is absolutely not my wheelhouse, and I think Jared did a great job of explaining things in layman's terms. The inspection took roughly 4 hours; I had a septic inspection at the same time, and Jared was very accommodating (and helpful!) when we needed to stop and chat with that inspector. Jared conducted our home inspection in the morning and we received the report that night! I appreciated that photos were included (for evidence purposes but to also jog my memory) and a rating system was employed. A Table of Contents made it easy to jump around. I think the report provided helpful general information as well as notes about recommendations and issues. While the amount of text was more on the concise side, I felt it was adequate and professional. Jared really went above and beyond during the inspection itself, so I think a review really needs to take that process and those conversations into account. I will take Jared's combo approach, which includes a thorough inspection with the client + conversations + a report with photos, over another inspector's approach that is quite removed and only includes a report. Again, I highly recommend Green House Home Inspection, specifically Jared. He was incredibly personable and ensured the inspection process was educational, and dare I say, enjoyable! read more

Dan arrived early and did an exhaustive inspection. Took the time to explain what he was looking for and potential resolutions for the issues that cropped up. It's great to have an explanation of why something is an issue and possible solutions to mitigate. I'm very experienced in construction codes, and I still learned a great from Dan during the inspection. Dan and Jared went the extra mile to secure a water sample, after an issue prevented sampling the day of the inspections. Green House Home Inspections is first class company. read more

Dan went above and beyond (and below!), literally. He crawled under the deck in the mud to inspect the joists and posts. He climbed up a ladder and went through a tiny access port in the ceiling to enter and inspect an inaccessible attic. He went down through a tiny access port in the floor of the breezeway closet to enter and inspect a crawl space that we didn't even know existed. He was extremely thorough, and pointed out loads of things that we had failed to notice. He also answered all of our questions in great detail. He spent a full 5 hours inspecting the house. The most in-depth and professional inspection that I've ever witnessed. Wow. read more

Dan was early and already starting the inspection when we arrived. He spent hours walking us around the property and explaining any and all issues - whether they were minor or significant. He was friendly and very knowledgeable. His report was received later that night and was also very thorough. While we did not end up moving forward with this home, we do plan on using Green House Home Inspections for the next home we find. read more

5 Star in-person inspection. 3 Star inspection report. Jared is the kind of inspector that you want to be present with while he is doing his job. He's not afraid to be honest about what is going on with the home you are considering even if you might not necessarily want to hear it. As a first time home buyer I felt comfortable navigating the home and asking questions with him as we went along. We started upstairs and worked our way to the basement. It took 3.5 hours to go through the home with septic, 3 bedrooms, 2 baths, basement, and attic. The inspection included: general home, septic, radon air, radon water, pests. It cost $1000. His prices are greater than some competitors. He uses Nelson Laboratory for radon air and water results which aren't open certain days of the weekend, so be careful scheduling your inspection if you are crunched for time on your purchase contract. The paper report of the inspection needs work, especially for what you pay. The inspection report we received is vague and most computer generated based on a series on checked boxes. Sometimes there is inspector input, but not as much as you would like. For this reason I would not recommend this company if you could not be present for your inspection. If you can be present, then this is a good choice - if you are willing to pay extra. read more

I'll admit, I was a little apprehensive that Jared wasn't available but I looked at it like football... college games are much more fun to watch than the NFL cuz they're hungrier, right? Well, just consider Dan the college game. He's extraordinarily thorough, patient, personable and just an all around great guy! He's systemic and leaves no stone unturned, making sure everything is understood. He took pictures, climbed up on the roof, checked everything with a fine- toothed comb. Jared is Excellent. He is very Knowledgeable, Trustworthy & Easy to Work with. We called Jared after reading the reviews and because my wife was adamant about choosing an inspector other than the ones offered/recommended by our agent. We were not disappointed.... We arranged a time to meet for the inspection and we showed up right on time. Jared was already there & had located the sewage tank, dug down to expose the cover, and was wrapping up the digging of two holes in the leech field. Soon we were on to inspecting the rest of the home. Jared runs his own business and clearly & justifiably takes pride in getting the job done right. I believe he said he'd been in the business for 13 yrs and it was obvious - he's got a ton of information to share, but it isn't an overwhelming data dump of info - it is important & relevant to the home. He was very efficient and logical in his approach to inspecting the house and also very clear in his explanations & recommendations as we walked through and around the home. I was impressed by the attention to detail - the bit of corrosion in an otherwise clear circuit box indicating some possible water exposure for example. Noting that the furnace needs to be cleaned and that the last furnace inspection wasn't very thorough. We also appreciated his recommendations on ways we could improve the home and how to maintain it as we walked through the inspection.
