Our building had a fire last year and through a series of twists and turns we found Jarrett and Green Ocean. Jarret's guidance has been invaluable in the rebuild. He helped us find all the best vendors and helped oversee and answer questions along the way (for nearly a year). I am PRAYING on Green Ocean's downfall. The goal of this company is to do as little work as possible and rip off tenants wherever they can - they are lazy, money-hungry cheapskates. I knew I was going to be in for a crappy experience when they couldn't bother advertising the correct house number on the listing, so there was a ton of confusion and waiting around with getting our utilities set up. Then, they tried to charge my roommates and I hundreds of dollars for an earlier (as in only a few hours) move-in on 9/1. Needless to say, we said f*ck that. The ridiculous fees didn't stop there. These scumbags charge $295 just to sign/resign a lease. $295 for an electronic signature on a document. What a total slap in the face. We were also subject to responsibility for paying for/refilling the oil - which was in the lease, so we were prepared for that, but what's the point of owning property if you're not going to do a damn thing yourselves? On top of that, there were required renter's "insurance" payments every month. What exactly was the "insurance" actually covering if we were still coughing up money left and right? Our maintenance issues were basically met with a "can you do it yourself?" type of response, including the time there was literal sewage all over our basement floor. How do you expect tenants to have the proper resources to deal with that on their own? Are you on crack? Is that not what you have a maintenance staff for? We also had an issue with our sink once and I got a link to a YouTube tutorial for a response - it's almost like the whole point of us making the maintenance request in the first place was because we didn't have the tools to fix it ourselves. Green Ocean's communication and work ethic are beyond pitiful. Around February, they scheduled an inspection with us and we had a confirmed date/time frame to expect their arrival. No one showed or bothered to give any heads up that they weren't coming. We rescheduled for the following week, the same exact thing happened. Had we not pestered them, they probably wouldn't have followed up about it at all. The inspection didn't actually happen for another 3 weeks. They don't even do the inspections themselves, they have some third-party vendor do it for them. Another thing they can't be bothered to do themselves. As if this company couldn't make themselves look worse, this was a direct quote from the lease renewal email they sent us: "A landlord owns an investment property to hopefully make a profit, so the above [rent cost changes] was taken into consideration to ensure they are not losing money compared to last year's rent prices". If saying the quiet part out loud and sounding like totally greedy assholes was the goal, it worked. If they're so worried about the money they're making, they should get jobs that don't involve exploiting people who need housing. Renting through Green Ocean was a total money suck and I felt like I was being scammed and taken advantage of the entire time. I always felt annoyed any time an issue came up or we had to contact them because I just knew it was going to be like pulling teeth. I GLEEFULLY opted out of resigning my lease for the next year. Money hungry company that does not care about its tenants. Did not do anything to address security breaches in the building, including packages being stolen daily and unhoused people sleeping in the basement. Refused to install security cameras. Left the keys to our unit in an unlocked lockbox in the public alley, giving anyone access. I lived on the 7th floor and the elevator would break down at least once a week for the 2 years I lived there. Despite all these issues, they still raised rent by hundreds of dollars every year. read more

Green Ocean Property Management is a SCAM. Do not trust this company and do not sign a lease with any apartment that uses Green Ocean. Green Ocean is responsible for sending an INTRUDER who trespassed on private property in our home. Without any notice, as required by Massachusetts tenant law, a man claiming to be an employee of Green Ocean entered our home, did not identify himself, and did not leave immediately. He argued with us regarding his entering the property and he refused to give his name. The business has not made any attempt to resolve this invasion of privacy and safety in our home. We pay $42 per month for their "resident benefit package," but their action directly violated our lease. We have not received any contact by the business, an explanation of this invasion of privacy, nor a refund. Keep in mind that the positive Yelp reviews are from landlords, not tenants. I have also filed complaints with the Attorney General's Office and the Better Business Bureau. I was home alone and terrified when this person entered unannounced. read more

The communication between Jarrett and his staff is so bad they contradict themselves at every correspondences. I hired Green Ocean Property Management in May 2024 after reading their google reviews (which now seem fake/family) but had to cancel my contract in July due to personal circumstances. This experience has been nothing short of a nightmare, and I want to warn others about the issues I faced: Unjustified Charges & Hidden Fees: At the beginning they seemed nice and professional but soon I realized their methods were nothing but deceptive practices. During our discussions, they agreed upon a certain amount for rent renewal, but without my consent, they communicated a $200 higher rent amount to my tenant, adding fees like pet insurance. These charges were never discussed with me and since my tenant and I had good relations they were taken aback and complained to me directly. Then even after this was somehow resolved, every month, I was still left short by $150-$500. Unapproved & Unnecessary Property Changes: First month into the start of contract, they made unwarranted cosmetic changes to my property, such as changing locks and modifying window screens, without my approval/notice. These changes cost me $548 in a single month, far beyond what they can legally spend without my permission, but likely hidden under a clause in their agreement. Poor Communication: Communication with them was incredibly frustrating. They preferred to communicate only via email, with different individuals responding at their convenience, often providing incomplete information. Getting a straight answer from them was a constant battle. The only person who had answers was the owner of the company but you cant expect to have him on your beck and call ofcourse so you are stuck! Exorbitant Cancellation Fees & Delayed Payments: They only pay out to owners after the 25th of each month, even though renters pay on the 1st (I WAS NOT INFORMED OF THIS). This caused significant stress as I had mortgages to pay and couldn't afford such delays. When I had to cancel the contract due to personal reasons, they charged an exorbitant cancellation fee, ongoing monthly fees, and a random 3D tour fee, showing no empathy for my situation. I paid all these extras to just get out of this. In conclusion, unless you're incredibly wealthy and don't mind a management company draining hundreds of dollars from your rental income under the guise of "special services," I strongly advise you to steer clear of Green Ocean Property Management. This company is not for modest earners/owners, and I hope my review helps others avoid the same fate. If you don't trust me just try to visit their office location. read more

Slum lords all. Green Ocean property management is a leech sucking the blood of both tenants and well meaning landlords. They are lazy and negligent and take advantage of people who are economically vulnerable and/or ignorant to available recourse. Seriously if you are a landlord trying to manage more properties find a different management company. As tenants we suffered health/fire code violations. Repairable problems were allowed to become imminent disasters. The "repairs" made would damage the property while being so cheap that our issues were not resolved. Most of our frustration came from the communication buffers that were set up to stop us from getting the easy necessary repairs. In one case a fire alarm was broken for over a month and a half leading to many visits from the fire department and I assume incurring a hefty fine for false alarms(Not to mention the constant annoyance). To solve this we, and other tenants, had to first call their help line and deal with people who had a mediocre understanding of english and no ability to directly solve our problem, then we needed to send 2-5 messages to them on the maintenance portal, then we heard nothing for months, then as we were moving out it was finally being fixed. The have also tried to hide their reviews. There used to be a google review page which has since been taken down. That page was filled with obvious bot answers(the same language in each, bad english, etc) but was not enough to push their rattings above a 3. The other ratings said approximately this: "Jarrett is a grindset fratboy duchebag who seems to always have a scheme brewing. He is also too short to reach anything taller than a doornob. Before being called Green Ocean there was a company owned and operated by the same people called kunevich and Lau realty." From my own research, they also run a painting business called superior painters and at one point were trying to start a management influence youtube channel. Seems like too many schemes to be able to manage anything. Although I have no direct proof of this next allegation there is a lot to imply that GO is predatory about how it selects tentants. I rented an appartement and parking spot at a different dwelling they owned in allston. At both my apartment and the parking spot most of the other tenants I saw were immigrants or 1st generation americans who worked very hard all day and would come home at 830-9pm every night. They would have to leave their children in these appartments while they worked. While I was there I watched one of the many rats crawl into a first floor apartment through a window that was broken and that the tenants had tried to fix. Additionally, on the old posts I remember allegations of threats to tenants when they wanted to fix problems themselves. If you are a landlord that are in need of a management company to take the load off there are equally affordable options that will not leave you liable for serious damages to personal safety and will not erode the value of property. I lived in an apartment with this company managing it back in 2022 and now I have had a few experiences in other places I have some things to share. First of all, I strongly advise you avoid living in an apartment associated with this company. Jarrett Lau has had to rebrand this organization several times, they have done business for years with periodic name changes to escape bad reviews. He lied to me several times directly, but I dont think he is necessarily a bad person, he's just trying to get away with not really doing anything, which I suppose is common in society now. His main lie that I believe he employs to diffuse tension is that he doesn't get any money from your rent. I'm not sure why he believes this will help any situation and it's sort of like a snake promising it doesn't bite or a leech attached to you telling you it's not taking any blood. I did meet Lau in person though, so props to him for showing up. After meeting him in person he doesn't seem to have malicious intent. Jarrett isn't out to get you, he just wants to collect rent and not have to spend any of it managing the properties. If you are forced to go into business with them it's not the end of the world, just prepare to be fed falsities often. They did seem to be descent about maintenance and fixing critical failures. Note they will not treat mold even if it's a a health hazard and they have some mechanism employed to prevent enforcement of health standards in their apartments. read more

As a tenant, I did not have a positive experience with Green Ocean. At first I was hopeful, because when we went to sign the lease they were communicative and attentive. Then as soon as we signed the lease that pretty much stopped. Workers entered our unit without 24 hours notice as well as brokers showing up with interested tenants without notice. When they performed maintenance, they damaged personal belongings, painted on a mirror, broke our dishwasher (in response to a complaint that we saw a mouse. They they did fix the dishwasher after we submitted another request), and destroyed a garden. One summer they only mowed once, despite repeated requests and the grass growing very tall. In the winter they didn't regularly salt the sidewalk during icy weather. They didn't show up for a maintenance appointment, informed us the next day it was due to illness but didn't take the time to inform us the day of, despite having called us to confirm the day before. As people who work from home, this was disruptive and disrespectful. They also changed the locks but never gave us a full set of keys. Communication about renewal was poor. They cold-called me 4 months into our lease demanding we tell them immediately if we wanted to renew in 7 months. Then while I was working to figure out roommate situation, they posted the apartment before I gave an answer, despite telling me they could give me two weeks. When we asked for move-out instructions in the summer (for an August 31 move out) they refused and waited until August 3rd to inform us that they require professional cleaning. Upon move out, it was a long process to get our security deposit back as they tried to charge us for other tenants trash, even though we gave them advanced knowledge of the trash that had been dumped earlier in the week. They also tried to charge us for using the shared trash barrels and it took multiple calls and emails to sort out that they didn't know how many barrels the building has and weren't appropriately familiar with the property. It took over the required 30 days to return our full security deposit due to this disorganization. They charge a bogus $30/month "benefits package" and overall give the feeling that they're out to take all of your money they can. Workers are generally polite when you speak to them on the phone, but they are hard to get ahold of. I cannot recommend Boston renters rent through this company. read more

If you are a renter looking at a property managed by Green Ocean (formerly Blue Ocean, formerly Kunevich & Lau) RUN AWAY and save yourself money, stress, and frustration. We moved into a property that was taken over by this "management" company in our first year, and we should have moved but loved the apartment so stayed way too long. We were subjected to abuse from this company for 6 years that included: -rent raises of 450 over 5 years or renewals -250 dollar fee EVERY YEAR to digitally sign a new lease via panda doc. That's right - we had to pay 250$ every time we renewed our lease just to sign the lease digitally. -trying to force us to use the same company's (Green Ocean Insurance) wildly overpriced renter's insurance. They wrote this into the lease one year! We were only able to get it removed after pushing back and this seemed illegal or at the very least unethical. Our national insurance provider gasped when I told them how much they wanted to charge us per month for comparable renter's insurance as it was more than twice what we were currently paying. -sending repair people in without notice for non urgent repairs. -Not confirming the time they wanted to visit to take a 3-D tour for rental purposes when we let them know we weren't renewing. They sent someone in anyway when we weren't home and posted all of our expensive personal items online without our permission. We figured this out after finding the photos/tour online ourselves. Super fun to feel unsafe in your own home! -taking 10 months to fix broken front door locks. Prior to moving we had a ticket open for over a year for a smoke detector in a common area another unit has removed - it was still sitting in the stairwell when we left. Again, they don't care AT ALL about anyone's safety. -trying to get out of snow removal despite it being written into the lease that it was the landlord's responsibility. Once they finally did start doing it, they often sent a plow at 3 or 4am which always woke up the entire building. -frequently changing the way that tenants need to submit repair requests. One round of crappy software they chose had a security hole so gaping I accidentally was able to access a national database with thousands of records full of addresses and personal information, including the slimy owner of this business, Jarrett Lau. -When we chose not to renew, they gave our cell phone numbers to all of the showing agents across Boston without our permission. We received dozens of texts and phone calls from strangers asking to show the unit with less than the required notice. Green Ocean couldn't be bothered to setup viewings themselves and with respect to the tenants or tenant rights even though they are also a reality company and I assume that was part of what the property owner was paying them for. Prior to this place I had lived at 5 other rentals across Boston and while I had a wacky landlord here and there, this place was abusive, disrespectful, and careless with tenant's privacy, safety, and well being. It is not at all worth it to even look at an apartment they manage in the Boston area. The business is so bad for tenants that we received a community action flyer on our door from a local group trying to take action against them. Sadly nothing ever came of that. If you are a property owner and have any semblance of concern for your tenants and/or common decency, PLEASE look elsewhere for property management services. If you need to see more scathing reviews - be sure to look up the "closed" business on Yelp "Kunevich and Lau" as their rating was so bad they rebranded to try and escape it. Don't ever rent a property managed by Green Ocean property management. You will be sorry if you do. When I first moved in, they were responding to every service request I was filing. Few months later, everything stopped. Everytime I would submit a service request, their response would be that it was working before, and they will send you steps on how to fix it or they would give you the options to send you a handyman at $95/hour. They always tell you that the owner didn't approve the service request and that would be a lie. I was able to meet the owner as the townhouse I was renting go sold and owner had to come and clear the basement. I was able to meet him and asked why he denied all these requests. His response was that he was never contacted about these requests and it was all a lie from GreenOcean. Washing machine wasn't getting any water inside, they refused to come. Ice maker in fridge stopped working, they refused to come. Garbage disposal stopped working, they refused to come. Mice were found in basement, they told me make sure your house is clean. They are after making money and they don't care about anything else. Worst thing is during inspection upon vacating the premises. They will try to deduct anything they could possibly deduct. Thank God the new owners were nice and told them not to deduct anything as they were going to renovate the house. Windows were not very well isolated and leaking a cold drift in the winter so I used some tape to cover the edges. They wanted to deduct money from some residual taping on the window. My advise to you, if you are not a handyman, don't rent a property managed by GreenOcean. They only come and fix a leak. Anything beside a leak, they won't come. read more

I am a current resident of one of their properties. It is showing season, which means that they are looking for new tenants for this coming renting period. In the lease, it explicitly states to give me and my housemates a 24 hour period of notification before a house showing so that we are prepared. Instead, an agent shows up unannounced in the morning and barges into my room while I am still half-asleep. I didn't even have my glasses on, so it was like a strange, unknown man had just broken into our house. It was terrifying! When we emailed Green Ocean to complain about it, they simply brushed us off. Never rent from this company; it is not safe. They do not keep the terms of the lease. Stay away! read more

After changing to a new management team and us paying $900 to end our contract they did not help with any of the transfering of accounts/documents. Dear friends, this is a warning. If it is at all within your power, avoid doing business with Green Ocean Property Management. Greed, greed, greed is the name of the game. Dishonesty is the playing field. Below is just a short list of what they've put us through since they took over the house where we're living. It is by no means complete: - They swooped in with the (equally greedy and entitled) new landlady in October and were originally going to evict us over the holidays until they saw our reaction and suddenly remembered they were dealing with real humans and not just income sources. This is a fact they have since forgotten. - Almost every day since October, the house has been swarmed with workmen making an absolutely unbearable amount of noise from 7AM to 7 at night. I get that remodeling is a noisy business, but the sheer volume and constancy of what these folks have been doing above us and below us can only be described as excessive. One wonders how much apartment can be left upstairs for it to *still* sound like they're knocking down walls. - They have repeatedly given us no warning as to their plans and when they will affect us. Recent surprises include moving our personal property without asking; leaving the new back door with no door knob and therefore no means of locking securely; leaving doors wide open for hours in freezing weather; removing, sanding, and painting our front door, and other offenses. - The have repeatedly neglected to turn off the upstairs apartment's front porch light, which they know shines directly into a bedroom. - Attempts to reach them at their "24 hour emergency number" have gone completely unanswered every single time we've tried. - There is no clear person to go to with any of these complaints. The person who introduced himself as the property manager is different from the one managing the construction who is different from the woman who (once in a blue moon) answers the phone, and all of these are basically paid human shields for our landlady who seems intent on avoiding us like the plague (which is apparently just fine with GOPM). - Our heat was out for a solid business week. Come to find out they turned it off on purpose without telling us so they could realign the chimney. This process has since involved moving our stove and knocking a hole in our kitchen wall. We ended up having to call in two city inspectors, or else we would have had to wait a whole extra week for heat. - Jarret, supposedly the one in charge, whines like a toddler who can't get his way whenever you say anything he objects to. His favorite argument is that our landlady is "spending a lot of money" like that's supposed to impress us. Money and entitlement are all he understands. Greed is his only language. - On top of this, their "building permit" they have for the construction they've been doing is not and has never been signed by any inspector. Mind you, they have not just been knocking down walls, but also doing electrical and plumbing work. I have pictures to prove it (which I will not post because, angry as I am, I'm decent enough not to dox my landlady). They should call themselves Green Ocean Property Mismanagement, because that's all they've succeeded in doing since they came here. Stay far away from them if you can. read more

Most of these agencies just want a piece of the pie, i.e. they want to tap a revenue stream from someone else's property while doing as little as possible. They pretend to "manage" these properties but prove through their actions, or lack thereof, that they really don't care about the tenants. Green Ocean Property Management is one of these agencies. In fact, presumably because their reputation was so bad, they were compelled to change their name from Kunevich & Lau to Blue Ocean Property Management. However, they didn't have the common sense to check and see if that business name was already taken, which it was. They then settled on Green Ocean. But these guys have MUCH work to do to make up for their history of lousy service and unacceptable practices. I don't care if every agency is charging a "finder's fee," it does not make it right. K&L charged us an entire month's rent (nearly $3,000) just to move in and, frankly, that's a rip-off. They also refused to be flexible on the $250 "roommate addition fee" when the 3 roommates I joined wanted to add me to the lease (4-bedroom unit) after submitting their applications to get the ball rolling. There were a number of problems with the apartment over the course of our yearlong rental, from terribly leaky windows in the winter, to a hellishly loud radiator plumbing system, to water suddenly pouring through the ceiling in the bathroom. The infestation of rats was likely exacerbated by one of my roommates failing to clean up after themselves again and again. I will say that the maintenance requests usually received a quick response and contractors were easy to get along with, but the quality and timeliness of the work done to resolve the issues was underwhelming. I would not recommend renting any property "managed" by Green Ocean or any agency with the gall to demand a "finder's fee," especially when the tenants are the ones doing the searching. I was actually a little surprised we got our deposit back, even though we left the place as least as clean as it was upon moving in. So who is Jarrett Lau? Some troubled kid who thinks he can make a business out of cheating other people? Jarrett, if that is not the case, come on dude, man up, put your ego aside, go take an ethics class or something, use every bit of criticism to improve, and start giving us a fair value immediately. So far, so bad. Every time I turn around they're whispering ridiculous rules in my ear as they pick my pocket for another fee. I haven't even moved in yet and I'm out more than $500 on top of the first and last month's rent and security deposit. And due to their unreasonable move-in rules, I have to pay movers an additional $300. That might not seem like a lot to you, but I'm a broke-azz college student. I need to change my major and get a degree in criminal enterprise to deal with this company. This was the absolute worst experience I have ever had with any management company or landlord. All of the positive reviews that are written are probably employees/pseudonyms because there is no way that someone has had a good experience working with this company. I moved into one of their apartments, and right from the start I knew it would be a bad experience. We moved into an apartment with an active gas leak, and while the fire department was able to turn off the gas right away, it took weeks of constantly calling before someone from management finally dealt with the problem and replaced the stove. On top of that, the apartment was completely infested with cockroaches. When we asked for something to be done about the issue, we were told we needed to 'prove' an infestation with pictures. Hundreds of pictures of cockroaches on my camera roll later, and still no help from management (besides rude emails telling us that we should make sure the apartment is clean and free of cardboard, rather than dealing with the root of the issue). After months of being patient and constantly asking for the problem to be dealt with, we finally had to move out because nothing was being done to help us, and the apartment was extremely unsanitary. Not to mention the broken washer/dryer, fallen power lines behind the building, broken fire alarms that were never fixed, and rats everywhere. All of these issues could have been dealt with by the management company, but their neglect and failure to care about their tenants was evident, and nothing was ever fixed. I am so grateful to no longer be living in one of their apartments and having to communicate with the rude and condescending employees, and I hope that this deters anyone else from ever applying for one of these apartments, because I guarantee an absolutely horrible experience. read more

Never effectively dealt with "the worst rodent infestation" one of their own employees had ever seen. They wouldn't show up or answer for long periods of time, just to come back and service one apartment at a time, disregarding the massive holes throughout the apartment building. read more

Green Ocean has been dragging their feet on pest problem that has resulted in 3 roommates moving out since they can't sleep with rats and mice running around all night. The excuse I'm receiving is the one pest company is all booked up. I have been waiting forever for them to seal holes and crevices, but they still won't give me a date. The only option I have left is to call the city inspectors in this Tuesday. Keep on getting the same response and nothing getting done. We will fix it, but they won't give me a date. They always ask for pics, which is a complete waste of time. We have had pest control visit twice. Both times pest control thought it was only mice, but I tried to explain we have big rats as well. I keep telling them I need them back to set up pest control for rats now since they only planned for mice. I could be wrong on this, but I noticed they rebranded. Haven't had time to research this, but they went from Kunevich and Lau to Blue Ocean to Green Ocean. Next it could be Red Ocean. Not trying to be funny, but it always seems like a challenge to get anything done with this company. They act like when I open tickets it's for fun. Always continuing to ask for pics when it's completely unnecessary. Even had their maintenance guy that was full time tell me that they fight tooth and nail not take on new requests since it costs money to fix things. Now they don't have a full time maintenance guy and use contractors I believe so it's always a different person doing the work. It seems like they are trying to save money on benefits and continuously cutting corners. Perfect example is apt 1 on floor one had the rat problem first. I had to ask downstairs if they had a problem and they stated yes before my floor experienced pest problem. Both times pest control came.
