We stayed at stone Circle cottage. Extremely disappointed. The house is dirty with cobwebs and crumbs everywhere. The bathroom floor looks like it has never been cleaned. The bed is old and worn out and needs replacing with nothing but two flat sheets thrown on the bed, the carpeting needs replacing it is beyond nasty. It is Graybeard responsibility To maintain a clean, comfortable living space. This has not been provided. Rachel offered to have the house keeper come back. It would take her hours to clean this house. She also offered us $60 to replace most of our clothes that were ruined with the washing machine. I just celebrated my 70th birthday at Breath of Heaven in Black Mountain. It was PERFECT. Wonderful view, nice gas fireplaces inside and out. Icing on the cake was the INDOOR hot tub. The reservation process is simple. The home was clean and well stocked. I may have to make this my yearly birthday celebration PS. Don't let the driveway scare you. We came here with our kids and grandkids! We loved the town of Black Mountain and Montreat! It was really a treat!! We were up in the canopy of trees and went through a few rain storms and it was lovely!! The amenities of the house were wonderful! We stayed at the amazing high cliffs house! A truly unique design with spacious bedrooms, living rooms, and a fully-equipped kitchen. The most impressive part was the view. We had the most joyful time watching the clouds, trees, and sunset from the balcony and firepit area. After visiting both smoky mountains (TN) and black mountain (NC), I really think the black mountain is more beautiful. It is a perfect getaway destination. You can choose what you will but my advice to anyone wanting a property management company for their property is to stay clear of Greybeard. They didn't extend my contract after a year due to low rentals (they only rented it 4 times in 2023) which was fine but I paid a one time fee for their linen service which I thought would be a better value if this was going to be a long term thing. I asked if they could do something in regards to that fee since they were not extending the contract and they said they would look into it. I never got a response even after mentioning it again. In addition to this linen service fee, when they entered the home all beds were made as I left the house in the condition to rent as is. Upon arrival they swapped out my linens for theirs. Once I returned to the house after their departure beds were NOT made as they found them, not only were the comforters just folded up at the foot my linens were no where to be found. When I confronted them about the sheets they asked what I did with them. THEY are the ones who took them off. Upon arrival there was a carbon monoxide detector beeping due to the battery so I replaced that, there was a light out in the staircase to the downstairs which I too had to replace. I found a balled up tissue under one bed (yuck), a pop top tab under another and when I went to the shed there were 4 bags of garbage stacked up in there which I am assuming is from all 4 rentals. They were supposed to take garbage to the end of the road to the trash station with the card they put in lanyards and hung behind the front door. Apparently that NEVER happened. When replacing their combination entry unit for my original, mine is off center from where it was originally which shows the paint from before the last paint job so I will either have to try to recenter it or paint again. In addition to the missing linens, a couch blanket is missing and the magnetic screen to the back deck is ripped which I had to replace. I accepted that certain things would come up missing while renting but due to the low frequency and the culmination of everything else I do not find it acceptable. After numerous times asking for some kind of compensation in which I would be ignored the owner said I am free to proceed with my actions. HORRIBLE PROPERTY MANAGEMENT COMPANY! read more

A group of 4 of us recently stayed at the Panther Cat Perch residence. I have to say that communication with the rental office was always timely and helpful. They have an app that is extremely useful and gives details on checking in and out, house rules, and answers to almost any question you might have. Loved the app! I have to mention that getting to the house is a bit difficult, make sure to use a GPS/map to make sure you don't make any wrong turns! There are sharp turns and I imagine that in the rain or snow the roads are precarious. Our house was beautiful, modern, clean, and comfortable. We were welcomed with a tasty pumpkin bread on the kitchen counter. The room downstairs has a king bed and the upstairs has a queen. Inside there's a washer, dryer, and clothing iron with board. Outside a hot tub, table with chairs, and a gas grill. There's a creek nearby and the views are beautiful. Things to work on: * the Teflon coating was completely scratched on all the pots and pans, which made us hesitant to want to use them. I cooked eggs on the same super small pan each morning because it was the least scratched :-/ *the place could use a larger and a better couch, this one is on its last legs, not that comfy. *the hot tub had an unpleasant odor by the third day, it would be good to get someone out there every two days to check on it and give it some maintenance. I would definitely stay here again, and I would love to check out the other properties they have as well. read more

I have been renting a property in Asheville from this company since July 2022. This winter, our heat went out over night. As you can imagine, the house got down in the 40s very quickly. The next morning we called Greybeard to address the situation. They had an HVAC man out the same day to identify the problem. Unfortunately, they weren't going to have the parts to fix it for several days. Aggravated that I wasn't going to have heat for several days, I reached out to Greybeard to see what could be done. Without hesitation, they offered to bring several space heaters out in the interim. As promised, they were delivered and worked great. Getting There Was Half the Fun! The winding and twisting road as you ascend the hills promises a spectacular destination. It didn't disappoint! When you enter the front door, the views through the impressive wall of glass make you exhale whatever stress might be left from the so called real world. The weather, for once, was on our side and we spent hours losing our self staring out over the Blue Ridge Mountains. On our first trip back into town, we got to see a black mama bear with four cubs. The house itself is very clean, fully furnished, and the layout perfect for my wife, daughter, and her boyfriend. We did a little hiking and shopping in near by Black Mountain, and toured The Biltmore Estate in Asheville. Greybeard were extremely helpful and friendly and followed up on every detail. We couldn't possibly have planned a better Labor Day weekend. read more

We stayed at Jarrett Creek Cottage and absolutely loved it! Booking was easy and the team at GreyBeard was super helpful and friendly. This cottage is in a great location just 15 minutes from Black Mountian. I would highly recommend Black Mountian Bistro for lunch or dinner it is decorated beautifully for the holidays!!! (Pro tip bring your trash because GreyBeard is just across the street). This cabin was perfect for us and we could bring our dog with which is always a challege for us when we go on vacation. We notified the company and we're basically told we'll refund your first night making us stranded in Asheville with my pregnant wife @ 1am!!! Now everything is booked in town and prices skyrocketed at the ritzy places. Stay away from this company! They'll have a lawsuit on their hands in no time. I wonder how many guests got Sick during and after their stay?! We could have lost our baby if my wife didn't notice the mold and got severely ill. You'll be hearing from us again. I guarantee it. This was the WARDLAW House - I feel bad for the property owners who entrusted their property to the property maintenance, management, and/or rental company(ies). EDIT: I may have gotten the pricing details wrong and yes the other property we were placed in was beautiful...BUT I believe the pictures speak for themselves. We were still left in the cold for a night with my pregnant wife. We have rented several homes in Asheville through other rental services (you know who) and property conditions and amenities are hit and miss. Not so with Greybeard. After renting three homes they've managed, we've learned that there will be no disappointments when it comes to everything one needs to feel at home for a month or longer stay: nice bedding and plenty of towels, truly well-stocked kitchens, well cared for properties, and maintenance available right away if it is ever needed. Even better than the great properties is the rental team. Mandy in particular worked tirelessly to find a beautiful and affordable home for us when a rental we made through another company didn't work out, and to find a last minute substitute when we wanted to make a location change. This is not something i like to do but after making attempts to clear up My wife and i are in our 60s now and we are looking to move back home we been looking to buy a home but its a crazy market right now. we decided to move closer to the western NC maybe rent for 6 months i seen a nice home in Marion NC we liked i applied for it i paid the application fee 40.00 dollars next day the lady name b. emailed not call and said i didn't qualify due to my credit i was floored to hear that i tried calling but it always a recording mail it said due to cov19 i email her i ask her to explain. she applied saying it was outstanding debts on report which i applied that they was 6 years old and was my sons where i signed a truck loan in 2016. which i am making payments on but since then i bought two vehicles made the payments on and paid off. have two credit cards and make 4650.00 a month in salary and own my business. she based it off two old debts 2016 that was not mine and i was paying off and she didn't look at nothing else on the report. I feel they just did it take my money. not sure if this is normal practice. But i can't believe with my good paying history i was denied its not good business practice. yeas i email owner he applied just repeated what she said. I recently had my wedding in Black Mountain. My family rented out 4 vacation houses from Greybeard. First of all, the ladies in the office were so friendly and accommodating. One of the helped us find our rehearsal dinner spot. Secondly, the houses were immaculate! They even make you a pumpkin bread for your arrival. They helped make my wedding weekend perfect. I highly recommend them. And, if you are traveling with several people, it is actually way cheaper and more comfortable than getting a hotel for the weekend. read more

Greybeard Rentals made the rental process incredibly smooth from beginning to end and we highly recommend them. My family of four with kids sixteen and thirteen and our eighty-five pound dog recently spent five nights at Tranquility Treehouse and loved it. Even though the houses on the cul de sac were close together, because we were tucked into the trees it felt very private. The Village of Cheshire is a small upscale community with both full and part-time residents. There are three restaurants and a small gourmet market to which you can walk. We drove our Honda Pilot. It just fit into the parking area shared with the house next door. Overflow parking is literally about 50 feet from the front porch so it was never an issue. The house was spectacularly clean and incredibly cozy and charming with a Pottery Barn-ish aesthetic. The well-equipped kitchen had everything you'd need to prepare meals. Some staples were provided (spices, coffee filters). Greybeard left us a delicious loaf of a local bakery's pumpkin bread and a small starter kit with detergents and a collapsible dog bowl. Ingles supermarket is a five-minute drive. The owners left a grocery card in the cabinet so you could get sale prices. On the main level there's the kitchen, a half bath, and the family room with fireplace. The kids slept on the lower level. There's a double or queen bed- not sure on size- and a Murphy bed. On this level there's a full bath and washer / dryer and a gas fireplace. We spent each night relaxing on the small deck off this level. The top floor houses the spacious master bedroom and bath. There are two balconies off this bedroom. All mattresses provided a good night sleep. There's a SMART tv in the living room and a mounted tv in the master. Wi-Fi speed was lightening fast. We were in downtown Asheville and parked within 20 minutes. Downtown Black Mountain was a 5-10 minute drive. There you'll find a few shops, restaurants, and coffee places. The community offers enough green space to walk your dog. Right across from Village of Cheshire there's an easy hike. We were told it's about two miles. The house is spread over three levels with many stairs so if you have young kids or people with ambulatory issues, that may be an issue. There are no doors to divide levels, so noise travels. After exploring the area, we were glad we chose this house as opposed to being in downtown Asheville. The house made us feel like we were visiting the mountains and we enjoyed relaxing there after long days. Not all windows have screens and curtains, so you're on display at night and might need to use the ac so bugs don't fly in. Both heat and ac worked well. We really loved this house and would stay again if in the area. read more

While the house that we rented through Greybeard was beautiful, the beds were not made. I did not discover this until I turned down the sheets to go to bed (a bit early, as I had gotten sick). The next morning, I called Greybeard. Two people explained to me why they do not make the beds in this area (Montreat). I stated my expectation for beds to be made for an $800 rental -- just as we ensure the beds are made at our home that we rent out at the beach. I was told that "this is not the beach". A short time later, someone from Greybeard actually came to the house -- not to make the beds, but to further justify why the beds were not made. She asked if they were made now, and I said no. She did not offer to make them. There are many choices out there... and I will never rent through Greybeard again. I was astounded at their lack of self awareness, poor customer service, and defensiveness. read more

Renter Beware! If you book and your plans change you will lose your deposit due to the abusive business practices of this property owner and their rental agency, Greybeard Realty. During March 2014, we booked a one week rental for late July. In April we canceled since our family reunion plans changed and were assured by Greybeard that they could re-rent the property and that we could reschedule for another date. These statements proved to be false. They rented part of the first weekend and last but effectively made the Monday-Friday period unrentable. For months I have been trying to find a compromise or negotiate credit for another time. We have lost over $600 in prepaid deposits and a great deal of time spanning from April to September trying to find a solution. We're screwed. So, please be careful in selecting a rental agency or property. I would strongly advise against renting from either Blue Bear Cabin or Greybeard Realty. Sadly, when I book for our large extended-family reunion in 2016 it won't be in North Carolina. read more
