I was doing it myself and once I decided to hire them, renting my property became so much easier! Suffice it to say, they have offered me peace of mind as a landlord and that is worth a fortune!

When there was a last-minute delay that affected my ability to move in to one of their apartments on my original move-in date, throwing a wrench in weeks' worth of moving plans, Laureate handled the situation with a great deal of professionalism, accommodativeness, and communication. I didn't realize how thoroughly I had been gaslit and harassed by a previous Denver landlord until I rented with the folks at Laureate.

I moved into an apartment in 11/23 and moved out in 5/24. In this short time: * my apartment flooded with sewage five separate times. Each time, a plumber came and took many hours to clean and fix the weird plumbing system in the apartment (the plumbing system PLUGS IN btw). On top of having to deal with all this, they then charged me thousands of dollars to pay for the plumber. * I received a "violation" while still moving into the apartment for having outdoor items in the yard. This large yard was the main reason I chose this apartment, yet I found out after moving in that I wasn't actually allowed to use the yard. They cited lines in the lease, which did not actually say this. They just pretended it did, knowing that's not what it said. * they threatened to come steal my bikes out of my yard if I did not move them inside. I ended up having to involve the police to prevent them from taking my things. * I had to use spackle to fill the countless holes in the walls, that bugs would crawl out of. I had asked them to fix it but they said it was "part of the style". * After moving out all of my things, I spent two full days cleaning the apartment so that it was in the same condition as when I got there, yet they are refusing to return a cent of my security deposit. They have $1700 of my money that they are refusing to return. * they are trying to charge me rent for the month after I moved out. I was out of the apartment by midnight on 5/31. Asked on the 1st what to do with the keys, and dropped them off on the 2nd. They are now trying to charge me for Julne rent and are claiming that an "employee saw me there in the 3rd". More lies and attempted theft. These people are liars and thieves and this behavior is condoned by the "higher ups". They are running an unethical money-making scheme and have no remorse whatsoever about scamming a single mom out of thousands of dollars I do not have. In summary, DON'T do business with Laureate under any circumstance. They are predators who do not care about what is right or wrong. Their goal is to make as much money as they possibly can, at the expense of people just trying to have a place to live in peace.

    If I could leave a zero star review, genuinely I would. I have never experienced a more…read moreinefficient, unprofessional, and flat out awful property management company in my life. I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.

    I ask you folks, if I took this to court would a judge ask for the permit and plan for this wall…read more.. and when they have to say they have nothing.... And grandfathered it in because they had no permit or plan... do you think a judge would side with me? Please read below. -------- After my lawn being over fertilized I got the "you must water or be fined" Then I tell them what happened and how I was watering it, the HOA calls the water company and reports me for overwatering (informed by water company) The small gray cinder block wall, they refused my neighbors to fix it because they grandfathered it in and told my neighbors I was at fault for not being able to fix the wall ( this is the non permit wall the HOA friends put up, no permit, no plans, they just stacked cinder block over the gas pipe area.... I asked just to see the permit or plans they made for the cinder block wall... that's when they grandfathered the wall in so no one could change it... not even the home owners... just the HOA, big brother?) What this means is this.... If your friend with the HOA you can blow up your neighbors home and all the homes connected to the gas line... because friends of the HOA do not need a permit... meaning gas folks didn't come out and draw the lines.... So if they would have hit the pipe it's ok, because they had been friends of the HOA..... prove me wrong, post the permit and plans for that cinder block wall (safety is not a priority if your family with the HOA). Then, riding through the neighborhood dead lawns every place.... I hope the 12 homes and lawns I took pictures of get a "you must water lawn now" letters, but they will not. If you tell an HOA and point out it's shameful practices of not having same standards for all they seem to get upset... as children do when you bust them. But, I do think part of their hate for me is I am a veteran, that one I can't prove... but the nasty letters and when I talk with them... it's either they think they are better then veterans or they are just a bunch of "my friends" can do what they want and if you are not our friend you are the enemy. I have never been part of an HOA like this, it's like the KKK... if you don't belong to my tribe we hate you. The IRS has been contacted by me because I feel an audit is needed for this HOA... will the IRS take my report seriously is the question, I just hope one retired veteran is working for the IRS office and sees my complaint.... The mail boxes, the allowance of non permitted walks built, the money trail needs to be followed....i sent pictures and proof... so it's up to the IRS to look. Bottom line, these folks are as prejudice as they come, it's a click and if you don't know the secret knock... you're not part of them.

Even after I cancelled the fees, they refuse to refund the fees they have already taken and are continue to illegally charge my checking account for continued HOA fees. News flash: I sold the house. The sale did not include an agreement for me to continue paying the HOA fees. I'm pursuing fraud charges through the bank.
