What I am…read moreposting here is based on my own experience and what I have personally seen on the property. Some of the issues described below were eventually addressed, but only after long delays and repeated requests, often taking months or years. Over the years, the condition of the property has steadily declined: * Electrical and utility cables were visible in common walkways near doors, and utility boxes were at times left open with wiring exposed * Gates for the property and the pool were frequently broken or damaged, including sections of the perimeter fence that had large gaps * There were at least two major car break-in incidents where more than 20 vehicles had windows smashed * Over multiple years, the pool repeatedly turned green or off-color, and people sometimes continued to use it before it was cleaned or treated * The pool gazebo deteriorated over time and showed visible rust * Pool plaster flaked into the water on multiple occasions * Paint on gates, railings, and pool areas repeatedly failed within a short time after repainting * Dog waste stations often overflowed before being serviced * Trash areas frequently overflowed and attracted pests * Furniture and large debris were often left around dumpsters and common areas * Concrete walkways and common areas were stained and poorly maintained * Bikes and other items were stored in stairwells, obstructing walkways * Caution tape was left tied around trees and buildings for extended periods * Utility boxes and AC wiring were at times exposed to rain and dirt * Ceiling paint fell in certain common-area entryways * Grass areas consisted largely of weeds and bare dirt, which washed into walkways when it rained * Cabinets inside units were made from low-quality pressed wood materials that swelled, stained, and deteriorated over time Residents are required to pay a monthly internet fee of approximately $60 through the property. Even if a resident wants higher internet speeds, the required property internet fee still applies, resulting in paying the $60 fee on top of any additional service charges. This same setup was used previously with another internet provider selected by the property. Based on my experience, the service had frequent connectivity issues, slow speeds, and outages. I contacted the provider multiple times without resolution, and these issues affected my ability to conduct online work. Front office staff acknowledged that the service quality was poor at the time. Based on my experience, maintenance response times were often significantly delayed. A broken garbage disposal resulted in a clogged sink that went unrepaired for approximately 11 days. I was without a dishwasher for approximately 18 days and without a refrigerator for approximately 7 days. I also requested that the kitchen backsplash be repainted due to normal wear after approximately 10 years. Cleaning can only do so much when paint has not been refreshed for that length of time. Despite multiple requests over an extended period, it took approximately 2.5 months for the repainting to be completed. In a typical residence, this type of maintenance is addressed periodically as part of normal upkeep Recently, my unit experienced a complete power outage caused by a building breaker. Maintenance flipped the breaker multiple times before an electrician came out and replaced the building's equipment. We were also given a notice that the utility company would be coming out to perform work that could cause power outages. After this incident, management offered me $125, but only if I signed a "Release of All Claims" that included confidentiality and non-disparagement clauses -- meaning I would be legally prohibited from speaking about what happened or warning others. I refused to sign and retained the document. After I told them I did not agree to accept the $125 settlement, it was still applied to my account as a rent credit. I am posting this so future renters can make an informed decision about how issues are handled and the condition of the property. This review reflects my personal experience over many years. Conditions may change over time, but this was the state of the property during my tenancy. Photos reflect conditions at the time they were taken.

These include roaches that took months to get rid of, a broken refrigerator and dishwasher, old appliances with a high energy bill, and water that bleaches any fabric it touches. One summer our AC was completely broken for months until maintenance finally made their way to our unit. We also began at $1,500/month for a 2 bedroom and are leaving paying $1,700. Every year I ask for them to not increase my rent and they increase it anyways. The worst part was when we decided to not renew our lease, I asked Nae at the leasing office the steps we need to take to leave, notifying her that we were not renewing. She was very dismissive and only responded "just leave by the 20th". I took her word for it and assumed she noted that we weren't renewing in her system, only to learn ~30 days later that our notice to not renew had to be via email, which is a mistake that cost a lot financially

The management changed A…read moreLOT within the 3 years we were there, but any huge problems we had always got resolved quick. Most of the issues we had were regarding the a/c going out. Sometimes they were able to get there that day and fix it, and there was a time it took several days. Something I really appreciated is that we were given a portable a/c in the mean time, as it was in the summertime when it's HOT. We once had an issue with ants, and they were pretty quick in taking care of them. We rarely had creepy crawly things, which was a huge plus. An issue that we had that we were pretty bothered with is their mail policy. They would usually have UPS/USPS check in boxes with them, then they'd get the box for us once we come into the office, and have us sign. This rule wasn't really consistent, as there were times mail got delivered to our door. We had subscribed to Hello Fresh, and they always left packages on our door. Turns out the delivery service left our box on the wrong door, and sadly a person claimed our box :(. This isn't the apartment's fault, but a consistent rule in whether or not boxes are to be left at the front office would have been nice. I really enjoyed the gym, and the fact that it's open 24 hours. There are times where there is a machine here or there that doesn't work, but it's rarely busy, so you almost always get to do your thing. I had never been to the pool, but it's beautiful. I also feel the need to add that this area did not flood AT ALL during Hurricane Harvey. The rest of Sienna was under mandatory evacuation and some (not all) areas were pretty flooded, but this area didn't have as much as 1/2 an inch of water. Overall, we enjoyed our time here. It was a great place to live, and I imagine it's better now with new management. Edit to add: I just remembered one issue. We had an apartment facing the dumpster, and it looked AWFUL 90% of the time. Some of the residents were really inconsiderate about their trash, leaving it outside the dumpster, rather than opening the gate and putting it in. Sometimes the gate is full, and people would just start dumping their trash on the steps and outside the gate. It was so embarrassing when we had guests! There needs to be a policy enforced about this.

From clogged sinks, toilets not working properly, dryer and washing machine messing up, squeaky wood floors and now to top it off mold in the garage and we can't use it. This place is uninhabitable! We've made the service orders as they ask but just can't spend most of my time on the site to get everything fixed. The mold and mildew has been going on since may 15 and its July 27th. Thats unexceptable! The other things I could look over like the shady nasty paint peeling at the sink but this is a bit much. Im not happy

I have seen the good ole days, the bad days and now the worst days with the new manager by the name of Kim Blevens who of course has a strong and bossy personality. my lease was up and I was looking to transfer with the agreement of paying the $500 transfer fee which I paid. after a few days she told me she would have to run my credit again and I have to do a new application with the deposit in other to transfer to a different unit, that's unheard of. she won't make it in this community with that attitude. even when someone else who works there noticed her brutal behavior and tried to step in to help the situation, she kept jumping in to tell me she was her boss and she brought her over to help her for the day. I brought a friend who was looking for a place to come and rent with the ranch, she ran her off with her interrogations and personal questions. she is a horrible manager and will end up killing the love most of us that have lived here long enough have for this community. this woman knows nothing about public relations and how to deliver good customer service. don't get me wrong the ranch at sienna is a cool and quiet neighborhood for the most part but this woman is about to destroy everything good about this place. her delivery is just bad and her strong personality; wrong for the business. how do you tell an existing resident who has never for once been late on his payment that he has to reapply (run his credit) , pay deposit and transfer fee of $500 just to transfer to another unit at the end of his lease. (so what is the transfer fee for???) commom sense is indeed not commom.

The homes themselves are exceptionally beautiful and the management is top notch. Ask for the manager, Susan! She has blown me away with her skills.

    They are cute apartments because they are new and have a mini backyard but I would either wait to…read moremove in until they change management or at least get everything in order, maybe they are just too new ? When you sign your lease they have promotions and the office screwed up my credits over the course of a few months and now I'm stuck paying almost double the amount of my rent within a two week period and they threatened to evict us for their mistake. Promised to waive late fees and never did. They forgot to also charge us I believe for trash and a few other things for a few months and the whole community was back charged around $900 for that. Gates never work and remain open, ring cameras don't work, they got rid of our security guards so that sucks. And everything is done through apps and they are faulty. I could never get into the pool, I had to jump the gate every time. They close out service/maintenance requests without it actually being finished. WiFi constantly goes out and the lights use to, but that's gotten better. And the management never replies to your emails and if you work a full time job it is hard to ever speak to the manager before she leaves and she's not there on weekend so you have to talk to the other girls who just play the blame game and say they will "let the manager know " but they never do I guess. I can't wait until our lease is over, the management prob will help us less after this. But everyone should know this spot is not the best :(
