I received about 4 answers…read morewithin a day and this Home Inspection Experts is the one that got my attention and trust right off the bat. The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. Just trust Home Inspection experts. They got you covered. I recommend this company 100%.

The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

He talks a lot about how mold is everywhere and grid to minimize because I think he's used to all the crazy worries we all have - so understand that's where he's coming from when he almost excessively tried to calm your fears. Signature Home was also very responsive with email. What really impressed us was Robert the inspector. He was highly recommended and I can see why. He focused on doing a thorough job instead of trying to rush through the inspection. He clearly explained what he was doing. At times, he would point out what he was going to take pictures of so that I can have a visual reference when I read the report. I really appreciated that. I felt comfortable knowing that he was well versed in electrical panels, plumbing, roofing, central ac system, and on. We had inspectors in the past who were simply checking off a list. Robert seems to genuinely enjoy discovering and appreciating the house for its construction. Like others have said, he really left no stone unturned, even getting down to all fours to get into the crawlspaces. The inspector had mentioned that the reports would be hundred of pages and he was not kidding. Even our agent of 20+ years mentioned this was one of the most thorough reports she has ever seen. Ultimately his findings were pertinent to our decision to back out of the escrow. I felt like it was money well spent as it would've been 100 fold more expensive if we end up having to deal with all the issues that surfaced from the home inspection later . Don't bother hiring these guys unless you want a bunch of stuff missed on your inspection! EDIT AFTER OWNER RESPONSE: I've added pictures. This has nothing to do with the remodeling we are doing, these are the original floors when your inspector came to do the service. My review is not malicious, it is my opinion based on the service I received. Stop making excuses for the lack of detail your inspector gave when inspecting my home. This was present and visible during the inspection, he just didn't pay close enough attention.

Contacted a few places and VM3 were the first to get back to me, and we were able to schedule something pretty quickly. From the intake process with Nick, to the actual inspection with Jake, everything was straight to the point, clear to understand, and I knew exactly what was going on along the way. I'm not going to lie... getting these tests are extremely stressful, just because you don't know what's going to come up. One thing that I did appreciate was that they are a testing company only, and don't do any post work, so they don't have any reason to tell you that you need more than you really do. I also loved that they gave you all the numbers and prices ahead of time so that you knew what to expect depending on the number of samples they had to take. Because the house is on the larger side with a ton of popcorn ceilings and wallpaper, everything took a little over 90-minutes to complete. Within 48-hours we had our first report with results, and two days after that, a full report with photos was in our email inbox. Jake himself called to make sure we understood what was sent, and was available for any additional questions after the fact. I hope I don't have to go through this process again, but if I do, I'll for sure call VM3. Not only were they super prompt, they were really easy to work with!

The owner kept asking for payment before work was even done! "As a courtesy, we'll send someone over to check it out" (which they didn't). He threatened to put a lien on our house, because we couldn't pay him...the work was not complete yet. It took 4 month for a fairly simple job (3 months longer than it should have) with a lot of pressure from the owner to pay for shabby work. In the end, the work was okay but too much fuss and hassle and super expensive! Next time, we will hire a company with a more organized manager and a dedicated work force.

Mold Remediation work is super critical. We were working with a Contractor who ended up not doing a proper Remediation Job. It's very important to have a 3rd party inspect the Remediation work. We're so happy that we chose to have GPInspect come and take the air samples for the Mold Containment areas. As soon as I called Dorsaye, she walked me through the entire process and helped me understand GPInspect is ACAC and AIHA Certified. The lab they work with is also certified and not in California. Dorsaye helped us get an inspection scheduled at 7am the next day!! We were so impressed that Joe was willing to show up so early in the morning on short notice to perform the inspection. His report helped us prove how the original Contractor was negligent in the Remediation. Joe's detailed photos and Inspection Report along with the Independent lab results helped us resolve the issues we were having with the Contractor. Joe is very professional and Dorsaye literally walked me through every step. During this entire Mold Remedation process we learned it's very hard to find reputable Contractors and Inspectors who will do an honest job. Because of the thorough inspection results we were able to hire a 2nd Remediation Contractor to come in and finish the job. We'll definitely recommend Joe, Dorsaye and their team to our friends and neighbors. They did a great job. read more

Steve Zivolich at GPI did an EXCELLENT job for us on a mold filled town home. He was thorough and honest and his report was very detailed. This man is a professional and he really knows his stuff. If anyone tells you Mold can't make you sick or mold is your fault for "taking long showers" "living by the beach" or "lack of ventilation" and you are a renter - get some help from this company. I was too sick to meet him at the contaminated apt we were renting but my husband met him and said he was a really nice and professional person and the report is more then I could have asked for. I tried at terrible mold inspector before I found Steve (see my other YELP reviews for who NOT to hire). This was not cheap but worth every penny. Will hire him before I buy any property or rent again! It's not worth losing all of your things to mold contamination or to get sick due to landlords who don't take care of their property. AND Steve's report matched the cheap one the the landlord got done by a questionable company but of course Steve's report was much more in depth and thorough. The place was filled with toxic black mold. It made my whole family extremely sick. Don't wonder. Get it tested. I wish I had done it earlier. You can't see the mold that in behind the walls, under stair cases etc... Steve will find it! read more

Joe is one of the most professional, courteous, responsive, and compassionate people I have ever met. From the moment I realized that there was black mold in my apartment, Joe immediately provided me peace of mind in taking matters into my own hands. I called for a attic inspection because I've been having issues with my roof and some water leaking and I was pointed in the right direction to do an inspection and testing before I started making any repairs. My HVAC is up there also and my wife has been having a lot of health issues due to the smell and we needed to know if there was mold and Joseph was able to find the source of the issue and provide us with a scope of work. I'm glad to say that I was able to find this company to help me with my new apartment I just moved to Fullerton and unfortunately I am in an older building with a lot of issues. The gentleman that came out was very nice and found a couple areas of water issues that I didn't even know about that had some mod growth. He was very thorough with my place being so small I think the time he spent was a lot trying to really find any problems that I could address to the property management which they took his report and did make the necessary repairs for me! They were recommended by my real estate agent, but I've used them before on another house. They were on time and professional. But not thorough. I have bought and sold many house over the years, so I know that these inspections are pretty superficial and they will frequently recommend another type of inspector for more detail. That's fine. Their job is to find the issues that need more attention and diligence. In this case, the inspection lacked thoroughness. At end of the inspection we talked about the issues before the report was written. One thing that worried me was that there was no mention of the leak from the water heater or the mold on the wood in the heater cabinet. I had to show It to the inspectors. Then they took photos and documented it. Items were missing in the report that we spoke about so he edited the report which I appreciated. After closing on the house I found that there is a shower faucet/mixer that doesn't work at all which was not mentioned. Seems like an easy one to find to me. He said the air conditioner is an older unit, which is true, but blows cold air and is working. Turns out it doesn't work. Blows air but the air conditioner doesn't activate so it's not chilled air.
