We just want to express dissatisfaction and disappointment with the back office of guaranteed service. Last week the supposed painter came but with no paint, we were informed by him, we were supposed to prepare yet no information was given ahead of time by the office, we were informed this is a complimentary service which we highly disagree as this is a DAMAGE done by false marketing and promise by the company. We don't think collateral damage is appropriate for this as it was Guaranteed who OFFERED and SELL the service when which inspected after installation could not comply with the standards of the township, making it fail in inspection for 3 times, and in the process of supposed fixing of the company's mistake, a damage has been done on the wall and no proper fixing has been followed up with. We had to initiate communication and exert efforts to get it fixed. We were misled by the reviews we have seen online making us trust the company. We REGRET giving Guaranteed Service our trust and business. Some technicians were good, some needs training. In resolution with this, 1. We are opting to not avail any services offered anymore by guaranteed service. 2. Would not recommend the company to anyone. 3. Service tech came to my house today. Terrible attitude. Had no tools just an iPad. Did not know very basic things that I asked him ( such as how to remove and clean the aerator on the sink faucet). Was not interested in solving the problem. Some of our water fixtures are clogged with debris from work done on water mains in the street. Wanted us to sign an NDA in order for them to take apart the fixtures. I think they bought Belmar Plumbing. This is a business to drive revenue, not to provide good plumbing service. We have a 5-year-old AC system and the company that installed it before we moved in has been unresponsive! My husband comes from a family of servicemen is very hesitant to work with contractors and has very high standards, so finding the right company was important to us. Guaranteed Service exceeded our expectations. From the moment we called, the experience was professional. Our call was answered promptly, and a technician came out the very next day since we had no AC. He took the time to walk us through the complications with the system, showing us pictures of the inside so we could see the issues for ourselves. He also explained the safety concerns and why the repair was needed, instead of just saying " you need to do this" which I greatly appreciated. We have been using Guaranteed Services for over 5 years, and they have always been outstanding. Over the years they've installed our central air, a Generac generator, updated our electrical, handled numerous plumbing issues, and so much more. They have consistently been reliable, professional, and trustworthy. Our most recent experience, however, went far beyond anything we could have ever imagined. Our furnace stopped working properly during one of the coldest periods we've experienced in years. The furnace was over 20 years old, and after inspection, Guaranteed Services found several major issues. We explored financing for either repairs or a new furnace, but because we already had three outstanding loans with them, we were unable to get approved for additional credit. The technician we were working with, Tim, truly felt like an earth angel. He tried everything possible to help us. We are living paycheck to paycheck like so many families right now, with no savings, and my husband Frank has been working double shifts just trying to keep up with bills. We were desperate and had nowhere else to turn. Tim asked us to give him a few days to see what he could do. That following Sunday, he called and said he had good news. I immediately thought he had somehow managed to get us approved for financing, and I began crying with relief. But that wasn't the news. We wanted to replace our upstairs system. They insisted on using the original ducting because they decided it would be too difficult to remove the humidifier unit that was just sitting there not even plumbed into water. This was in 2022. Since then this system has leaked and cause water damage. Which they fixed for by hiring a different company to come in and replace the ceiling. But then they charged us to upgrade the air handler somehow. That's our fault for listening to the sales person they sent for the "free tune up". And then this past week we had more water damage but they installed a wet switch by this point so the ceiling wasn't as badly damaged. This time they said it was cause by an issue with the humidifier ducts so they didn't have to cover this repair. When I politely explained that I didn't understand why the tech was charging us to the lady on the phone she snapped at me like I was wasting her time. I guarantee I won't be using these guys again. The service with Guaranteed Service is guaranteed to bring on a headache and aggravation. We own a home at the beach that we primarily use in the summer so for the most part we are in northern New Jersey throughout the rest of the year. The service provided by this company is horrific. They say they're coming between 12 and five and show up at seven. They have an answering service that answers the calls so you cannot get anybody in the office connected with the actual company who can properly handle inquiries. In past times, we were told they were coming on a certain day only to drive down to our beach house an hour and a half away and then to be told that they're canceling and they'll come another day. In February of 2026 we had Guaranteed Service come out to help fix a routine issue with our tankless combo heating system. We did not have heat in one of the zones, and after some initial troubleshooting, I determined that it had to likely do with one of the circulators. We called Guaranteed Service because the unit is under warranty with them, and they are typically prompt. They sent a tech by the name Roger to my home to inspect and check out the issue. What should have been a quick fix, Roger took a bit longer and all of the sudden I smelled gas in my house. Roger proceeds to tell me and my wife that the main heat exchanger (of a unit that is only a couple years old) is leaking gas. He then proceeded to tell us that it would cost us over $7,000.00 to replace! When I pushed back and told him that there should not be an issue with this and that I was going to get a second opinion, they lowered the price to $3,500... Still, I was convinced there was foul play. I kick him out and I had a technician come out from Arctic Air to inspect the unit, after a few minutes, he discovered that Roger loosened the screws on the top of the manifold of our Heat Exchanger and therefore CAUSED A GAS LEAK in my house. Straight Fraud. The technician tightened the screws and the gas leak disappeared. I did some research with Navien (manufacturer) and then called Guaranteed Service to see what they would do. The dismissed that fact that Roger did anything and ignored further communication. They did offer to refund the $149 service fee... but that seemed to be a "shut up and go away" offer that I was not taking. These technicians get paid commissions for large repairs and cause them to manufacture issues. Something needs to be done to stop this kind of shady business tactic. I happen to be mechanically inclined and know a thing or two, but for the people who do not know any better, how many times have they claimed massive gas leaks and pulled thousands off of unsuspecting people? Technician came out to "diagnose" older central air unit that wasn't working. Told us we needed a brand new system and R-22 was illegal to recharge (lie) then kept pressuring to schedule his supervisor to come out and give an estimate for a new system. The tech that came out was nothing more than a high pressure salesman. Replaced the contactor and the unit is up and running fine ($20 part). Shop around before committing to replace your entire central air system if these guys pitch that to you as your only option. read more

** Very Disappointing ** I called to get an estimate on having a toilet replaced, shower head replaced & take a look at 2 slow draining sinks. The tech asked sorts of question that are usually asked as feedback when the job is done. Next he proceeded to look at the toilet, shower head and the 2 sinks, just look. Then he had to go back to his truck to write up my estimate. So after a few minutes he returns with a bill for over $3000, yes over $3000 for a toilet. The prices are outrageous. We got a quote from Guaranteed Service to snake our tub drain: $675. Meanwhile, Dunigan charged just $175 for the same job. That's a staggering 285% markup. Do yourself a favor and avoid Guaranteed at all costs (pun very much intended). When I asked Dunigan why the other quote was so high, the plumber told me it's because those guys work on commission -- something I've never heard of in plumbing or any contracting trade. I also wound up giving them 800.00 of the 1900.00 because they claimed I should at least pay for labor and I had to pay 400.00 for a portable AC because they didnt fix the problem. The only thing this company guarantees is that they will not show up or call you on the day of your appointment This is my second and last year I had an appointment 4 weeks ago my son put in not to work and after time that they gave him I called and they weren't coming and didn't even call. I had another appointment schedule two weeks ago end of the four hour again and they weren't coming and they even showing up son lost a day of not working. He has to put in the at the beginning of the they were coming so he didn't work. I spoke to this day and the second time they canceled which was two weeks ago. I spoke to Tyler. She gave me a discount on my yearly membership and we picked July 8 8 to 12 in the morning. I will be they come in that will be on vacation that week and would like to schedule things. What a total disaster this company has been for me!! I needed to replace my entire system. In the early spring, Guaranteed service gave me what I thought was a reasonable quote so I chose them. When the weather got hot, I found out that they only put AC in the downstairs (which barely needs it) and did not do anything for the second floor where we all sleep. I then had to spend FAR more than the other quotes to get the upstairs cooled. I was in shock that they had quoted me for the downstairs only. That wasn't the end of the nightmare. In August, the thermostat kept getting shut down and when they came out, they couldn't fix it. I had them out twice and both times their solution failed within a few hours. I called Guaranteed Service to have 2 outside spotlights replaced. When their service people arrived at 2:49 p.m. they were under impression they were here only to give me estimate. I told them I needed the work done now. They proceeded to replace one of the spotlights. It was then the rep gave me estimate of what it would cost. They wanted to charge me $1,350 to replace the 2 outside spot lights. When attempting to replace the 2nd I told them not to, as I wasn't paying $1,350 for the job. They then reduced price to $650 for both. I had to agree since they already replaced 1. It ended up costing me $680.65 for 2 spotlight replacements that took exactly 1 hour to do, as they finished and left at 3:39 p.m. Stay away from Guaranteed. They are a total rip off. I'm writing this review to warn people of this deceptive, terrible company. They came to home to check on my high end unit because it was a little low on refrigerant, after arriving they completely destroyed my unit and blamed the manufacturer. After the manufacturer examined the unit they determined that the damages were intentionally done. After my complaint to upper management at Guaranteed Service and after giving them an opportunity to repair the unit they instead tried to blame me for the damages. They are a disgusting company and out and out liars. The unit is only 4 years old and still under manufacturer warranty but because they damaged the unit the manufacturer will not warranty the unit. I had to pay 5K out of pocket for a 4 year old unit that was still covered under manufacturer warranty. It's criminal and I will be pursuing litigation. It's now been 3 months and they never showed up for the appointment, so I called them and had a terrible customer service person named Anna. They needed to reschedule because they overbooked and told me the soonest appointment available is another 1 month away. So now I'll be going on 4 months waiting for a simple AC tuning and cleaning. On Sunday August 11th, my Summer tenant alerted me to a gas leak in the house. They exited after calling the gas co. to confirm. This was a Sunday, so I called 4 plumbers known to my Real Estate office, not available. He said he had someone to send and the technician would be there around 5pm...and Michael Kuchie was there on time and investigated the origin of the leak. He was thorough skilled and efficient and was able to repair the leak. My tenants were able to spend the night in their Summer Rental, a family of 10 was safe. I really wanted to like this company and to move forward using them to replace a tankless water heater. I read some people write reviews that they charge an astronomical price and they are right. I guess they pry on people who don't mind paying a lot. I'm a single female who owns a single family home on my own. I'm not someone who wanted to pay triple the price. After I was quoted $15,000 to replace a tankless (existing) water heater I will never go back. I had two other quotes between $3,800 to about $6,000. Not sure if they charge $10,000 in labor or for their "complimentary" two year service they offer with it. However, I politely thanked the guy and sent him out. On Monday GS sent out a technician to my house and said that I needed a $1200 part and said he ordered it. On Tuesday, I called twice to follow up and they said they would call back when they had information which they never did. On Thursday they said that a technician would show up on Friday between 8-10 am, I asked them to confirm that the parts had come in and they said they had. They never showed up the appointment on Friday without so much as a call. Guaranteed Service recently acquired Belmar Plumbing. The service we had with BP was previously horrific (no call backs, failed service calls etc.). Guaranteed Service arrived at the scheduled appointment time and fixed a shower faucet issue in ten minutes. BP had been onsite two previous times and made the issue worse! The Tech, Jared S, was polite, clean, knowledgable and communicated with me throughout the visit. What a great change from what we had! read more
