    Extremely frustrating experience…read more Before signing my lease, I made it very clear that having a reliable A/C system was a necessity for me. I explained that I understood repairs could take a few days if something needed to be fixed, but I never expected to deal with ongoing A/C problems for more than 2 months. Since moving in, the A/C has repeatedly stopped working. I have now been informed that drywall will need to be removed so that ductwork can be installed to vents that were apparently never connected to the A/C system. Finding out that the home has missing or improperly connected ductwork after moving in is extremely concerning. I also never received a move-in inspection before taking possession of the property. Because I rented the home sight unseen, I expected there to be an opportunity to document the condition of the property when I moved in. That never happened. Now I'm almost positive I'll lose my security deposit even with all the videos and pictures I took prior to moving my stuff in. If you are considering renting through Marshall Reddick, I would strongly recommend documenting everything yourself, keeping all communication in writing, and thoroughly inspecting the property before signing or taking possession. And if A/C is a BIG make-it or break-it, like it is for me, then good luck trying to get them to put it into your lease contract. They'll just reassure you it will be just fine. Then months later during the summer you barely have A/C.

She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

    If I could give a negative stars, I WOULD! Horrible bank to deal with. I had an account for my…read moredisability check to be deposited in and for a while, all was great. One time, a charge was put on my atm card and the overdraft fees came pouring in! My mom checked on it for me as I was in the hospital with pneumonia and got it fixed, or so we thought. More overdraft fees!! Before I could deal with it in person, my mom had to put several hundred dollars into the account to fix this mess. I talked to someone on the phone, as did my mom, and I emailed them through my online banking to tell them to remove the overdraft protection so I wouldn't be charged any more. I was told it would reject the payment and that was it. A month goes by and BAM! My account is suddenly hit with yet another fee! I was made to understand, if the money isn't there, we reject the payment. Well, guess what....I was told when I called on this NEW MESS that I have to come to the bank and sign something to remove that. But, before I got off the phone, she told me it WAS removed and unlike me and my mom were led to believe, even if they reject a payment, it still charges over $30 overdraft fee! So now, I'm WORSE off because I'll probably be hit with another fee from the place I made the payment to!! WTF? IF YOU ARE POOR, SAVE YOURSELF THE HEARTACHES AND KEEP YOUR MONEY IN A JAR OR SOCK AT HOME INSTEAD OF THIS BANK OF THIEVES! I DON'T MAKE MUCH AND I'M BARELY MAKING IT! I CAN'T AFFORD THIS
