Had them quote us on a small parking lot sealcoat job and approved the work, which included prep and striping. They came out in October and did the job. A month later, the sealcoat was falling apart. By spring it had turned into sealcoat dust piles. Could not reach anyone from the company until April. They were going to send a rep out to look at it. The rep came out and took pictures. He said that they had a bad batch of sealcoat at the end of the season and other jobs that they did had failed too. After months of calling to find out what they were going to do about this, I was finally able to get ahold of the owner and he said that the only way he would fix their bad job was if I prepped the parking lot myself. Otherwise, I was out of luck. No refund of any kind would happen, even though I paid for the striping that was never done. We now have a parking lot that we paid to have sealcoating and striping done that looks like it did before the work. Plus we are out the money that we paid for a botched job. read more

Needed a new asphalt driveway. Got a quote from Guardian to remove existing driveway,regrade and level. I told the rep I have had a dip in the driveway for 35 years. He said we will take care of it. Bottom line is the dip is still there. Work looks sloppy after a close inspection. Not a finished look. They will not get my sealer business. This can't be his best work. Not even close. We have a private street (10,000 sq ft) in Highland with 11 houses on it so this is not a routine residential or parking lot job. Guardian closely worked with us on scheduling around our garbage pickup day, offsite parking availability and projected weather. Their bid was very reasonable and offered a reasonable time frame. Sealcoating was done with brush and squeegee and turned out great. Through no fault of Guardian, the mail truck did a number on the one end of the street and Guardian promptly fixed that for us for a nominal charge. Strongly recommend that you include them in your bidding process as you may be pleasantly surprised by their quote. Excellent work. read more

My mother got blacktop resealing/filling quotes from several other companies and Guardian was the highest, but she thought their quote of services were better...thinking we'd get a better quality job. We have a 20+ year old driveway that had a few big cracks and a lot of small spidering stress cracks. We've had this resurfaced a few times in the past and they covered/filled everything which lasted a couple years...unfortunately my parents lost the old company info and we had to try someone new. I've had my worries from the beginning. Since my mother tried to cancel the appointment at 9am before they were due to arrive at noon since the weather report had a big storm w/hail coming that afternoon...they should have called us to cancel. Well, the workmen arrived at 10am, and said they'd charge us $60 to come back another day...again I wanted to tell them to go home and we'll go with some else, but my mother wanted to get it done. They insisted they'd stand by their work if there was a problem later...so they did the work. The workmen were very nice and did the job very quickly...and it looked good...smooth. But it did storm really hard about 6 hours later...the following few days had all of the stress cracks settle and become visible again. The problem is my mother talked with their office originally and had them stop by to quote it...WE WERE VERY CLEAR ABOUT OUR EXPECTATIONS. (Smooth) After the job, we had them come out again to look at the cracks and the story completely changed...now we are getting told "this is just a paint" it doesn't fill anything" and they were not going to do anything. The major cracks that were filled with the rubber looks fine...but all of the stress crack are still there. ...WHY WERE WE NOT TOLD THIS ORIGINALLY?! Guardian did a nice job resurfacing and extending my driveway. Due to the autumn days being shorter, they had to finish the job in the dark, and so there were a few spots needing touch ups that weren't visible in the early evening. Pat, the owner, was responsive and his crew was back out the next weather permitting day. My driveway looks great, and at a very reasonable rate. This was the poorest company we have ever dealt with!!!! Once they finally got here, all they did was spray black tinted water on the pavement, which washed away immediately. They came a second time and that washed away immediately as well. They don't answer the phone and the service they have provided has not been professional!! I wasn't happy with the way the driveway looked this past summer and after numerous phone calls and emails, someone finally came out and took a look at it. They did minor repairs and it looks worse than it did before. I have been trying to get the owner to come out and look over the driveway, to see if he would be satisfied with this work, if it was his driveway. No response. It is very frustrating to hire a company that doesn't stand by their work. Their customer service is non-existent. They ignore emails and voice messages. I have never, ever felt the need to write a negative review about any company in my life. Until now. This company is the shadiest I have ever worked with. In the summer of 2023, I solicited bids to have my driveway resurfaced. After reviewing several bids, I went with Guardian because the sales guy (John) that came out seemed knowledgeable and trustworthy. They resurfaced my driveway in October 2023 at a cost to me of over $20,000 (I have a long driveway). I followed every instruction they gave me for proper care. It actually seemed to be fine the following spring when the snow started to melt. But in the spring, I had soft spots everywhere. Every tire turn created a tire mark depression. Anything metal placed on the driveway (from a bike kickstand to a 20 lb propane cylinder) left depressions. Keep in mind this was in April 2024, after it had cured for the entire winter. And it's not like it was July and 90 degrees. I had been told by the sales guy John the previous year that the best thing to do was to put sealcoat on in the early spring. So I called in March to get on their schedule. They told me John no longer worked there and they don't even do sealcoating until May. I started to get suspicious, but I agreed to have the sealcoating as soon as they could get to me, but first they would need to come take a look at the deficiencies and address the soft spots and depressions. A month goes by, so I call back again. I was nowhere on their list. So I asked to be put on the schedule again. Another month goes by with nothing. Finally a guy shows up at my house in July without calling ahead so I couldn't be there to meet with him. He tells me on the phone he can see the problems, but sealcoating should definitely help. He tells me they will come out and fix the problems and then sealcoat. Another month goes by. I keep calling and literally pleading with them to speak to someone who gives a shit about customer satisfaction. They keep assuring me a crew will be out there soon. I was so pissed off I was about to write this review in late August, when suddenly a crew shows up one day. No phone call or advance notice. Just show up to fix the deficiencies. Not sure what they would have done if I hadn't been home and there were cars parked in my driveway. The sealcoat guys come out a week later. That costs me another $1500. But at this point I'm just naively trusting this place is not a scam (stupid me). A week after the sealcoating, I'm still seeing soft spots, depressions, tire marks, etc. I call back to complain and I am told (yet again) that someone from management will return my call. That doesn't happen. Finally I call late on Friday afternoon and the owner Pat happens to answer the phone. I give him the entire story and he tells me it sounds like it was a bad batch of asphalt (no shit Sherlock!!!). He assures me he will be out there that Sunday to meet with me and look at it. He doesn't show up. I have since called back 3 times to complain. A few times, I get the receptionist who tells me someone will call me. Sometimes I just get voicemail and I leave a message pleading to let me speak to someone who cares. I never get a visit or a call from anyone. These people are con men, starting with the owner Pat. Once they got my $20,000, they gave me a terrible product and they don't give a shit. Their communication is the most unprofessional I've ever seen. Stay away!!! read more

Ripped up the old driveway and poured a new one efficiently. Everyone on the staff was polite and competent. They did three driveways in our subdivision with no complaints. BE WARNED!!! I read some of the negative reviews about Guardian prior to accepting their bid on the small parking lot for our business, but I assumed it was just overly picky customers or people looking for anything to complain about. I'm sure contractors get this all of the time... but I should have taken the bad reviews more seriously. After jumping through a number of hoops to get my plans approved by the city, I finally accepted Guardian's bid and put down a $3,500 deposit for the job. This was during the peak Spring building season, so they couldn't fit me in until about a month later. No problem. Several days before the job was supposed to start, I was informed about additional steps I needed to take with the city before the parking lot could be completed. Luckily, Guardian had to push the job out another week due to bad weather. Then again the following week... To make a long story short, complications with the city and other unforeseen issues with the property made it impossible to move forward with the project. I contacted Guardian and spoke to their receptionist right away about canceling the job and getting my deposit returned. She let me know that her boss was out in the field and that she would have him contact me. I didn't hear anything for over a week. I called back and spoke to the same person and received the same answer. Patiently waited for another week. Called a third time... the receptionist apologized and said she would leave a note on her boss's desk to give me a call to get the situation resolved Call number four... same response. Call number five and six... no answer. So I finally left a semi-frustrated message stating that I needed a resolution and my deposit returned ASAP. I attempted one more time and spoke to someone else, calmly letting her known the situation and that I've waited for over 2 months to get my $3,500 deposit returned. Surprise... no one called me back! Doing crappy work is one thing, but when a company takes a $3,500 deposit check for doing absolutely nothing, you should definitely BEWARE. Sure enough, the fine print in the contract says "Deposits are not refundable for any reason except for cancellation by Guardian Sealcoat & Paving Co." BE WARNED!!! No one even had the courtesy to call me back and provide an explanation. Apparently taking money for nothing is standard practice. I would understand if they kept a percentage for the affecting their schedule, but $3,500 for doing nothing? That's a horrible and shady business practice!!! read more

This is the most unprofessional business I have ever encountered. We put a deposit down with this company last year, they didn't get to us in time before winter so we had to wait until spring. Then it took months for them to come do the work. We had a hard time getting a response, they wouldn't give us a date, we literally waited months. I was so frustrated I wanted to use a different company but we were stuck with them since we didn't want to lose our deposit. Once they finally did the work it was terrible quality. The driveway is uneven with obvious holes. They came once to fix it, admitting there had been something wrong with one of their machines that caused the issue but we saw no difference after they left. We've been waiting for them to come again so we can sealcoat before winter and Pat, the owner, will once again not return our calls. We call numerous times a week with absolutely no response. At this point I've tried just paying someone else to fix it but other companies want to fix someone else's mess. I'm worried we won't be able to sealcoat before the snow comes and our driveway, that we spent a lot of money on, will get ruined. When they finished like a dope I paid in cash (don't EVER DO) but when I noticed the driveway was still soft when I walked on it, I was told they would fix it. Sadly after several attempts to contact them to work on a resolution, Joe stopped returning my texts or calls. Now I have to take them to small claims to recover my damages. If I could give zero stars I would. We did not have a good experience with this company. Unfortunately it started raining as they were applying the sealcoat and rained all night. This washed away the sealcoat on the bottom portion of our driveway. It took weeks to get anyone to come back out and when they did they only repaired part of our driveway. Yesterday, I had Guardian come by and sealcoat my driveway, and I am here to tell you that it was by far better than the last 3 years, which by the way each year I tried a different company! The gentlemen that came to do my job were polite, businesslike and completed their job in a timely fashion. That being said, I must say they did their job better by applying a tar like substance in each of the cracks, and then came back over them with a thick coating of sealcoat. It was unlike other companies who seem to just paint on the sealcoat, thinly, these young men put it on thick covered all areas and worked it in everywhere on the driveway. We had our driveway done by Guardian on July 16th. The total cost was over $7,000.00. On July 23rd after a rain, we had a HUGE puddle right in front of our porch. I contacted Guardian and sent pictures and they said they would get back with me. I never heard from them. On August 6th, I sent more pictures showing the GIANT puddle. they said they would get back to me. I waited and waited, and sent pictures again on September 21st. Still no response. I called and Joe, their salesman said he would call his boss and get right back to me. Of course, I heard nothing. My husband called on October 1st and they said they would be out on Friday. Well guess what?!? They never showed or called. I would absolutely not recommend this company to anyone. read more
