10/4/2023 - TERRIBLE DEAL! I was trying to consolidate some debt and lower my monthly payments to…read moreincrease disposable income. I knew I was going to have to pay a little bit of a fee or higher interest for doing this, but it was just something I really needed. I talked with one of their reps (who was very nice and reassuring the entire time) we went over all of the financials over the phone, did all the math, added everything up, he gave me "final" figures and everything looked great. I was going to pay more in interest, but my monthly payments would come down drastically. Nothing was ever mentioned about the INCREDIBLY HIGH closing costs of this deal... I get the DocuSign/paperwork the next day.. The total debt we were looking at was $183,000. I was surprised to see over $16,000 in added costs for "closing" That's an 8.74% closing! The national average is 2%-6%. This place is predatory... Even if you are desperate, do NOT go with them, shop around, there are better deals out there. And some places even have -0- closing costs if you qualify! This place knows they have absurd costs, so they don't even mention it and hope that you don't notice or do the math on it.

We were in the process of looking at existing homes and even considering building a custom home. We were already pre-approved with a local lender, but just weren't happy with the options he was recommending to us. I went out to lending tree and submitted a request for proposals. Initially, our phone/emails were flooded with messages from probably 15 different lenders. However, First Ohio's response to me was very different and seemed so genuine. Calling them was the best decision we made throughout this process. Kemp Taylor was our mortgage banker and we were so impressed with his knowledge and responsiveness right from the start. Kemp gave us a variety of options that our prior lender never bothered to explore. He was so knowledgeable and professional throughout the entire process. He made us feel like we were his #1 priority, always responded to calls and emails promptly, and even worked on our loan after hours (and made himself available to us after hours). I'm sure the new regulations make this process even more painstaking, but we would have never known it. Kemp was so calm and made everything so simple. We never had to worry or wonder where we were in the process. Even at our closing, my realtor commented on how great Kemp was. Hands down, this was the BEST home buying experience for us (this is our 3rd home). I will not hesitate to call Kemp in the future and have recommended him to friends and family. He gave me a pre-approval and It took him until the day of our inspection before he informed us that he couldn't work with us because of where I worked. Keep in mind that I already told him where I worked and that we were applying for a Conventional loan and not an FHA for this exact reason. Then when I asked him "Why are you only telling me this now?" His only response was "I just didn't notice". It's a level of incompetence that was not just shocking, but Infuriating.
