Kruz rentals then lies and says nasty things on their review about the renters to save themselves from looking bad and not doing their job. We paid for a clean and ready property but instead we had to spend time to clean appliances/grills/ floors/ change batteries/ thermostats/front door lock etc. We were also in touch with the actual owner of the property so she knew everything and was so very nice and she must have mentioned to Kruz rentals and she left us a bad review even though we did their job of maintaining the property. Kruz rentals most likely uses peoples airbnbs for their own use and friends because owner is in another state. Terrible unreliable and untrustworthy company! Stay away.

She was very helpful showing us around the house, and pointing us out to where everything was.  We had breakfast and snack items galore to make our perfect customized breakfasts at our convenience. We felt very comfortable immediately. We loved every thing including the decor, how clean it was. Our bed mattress and pillows were very comfortable. The bathroom was huge and had a very nice Jacuzzi. The living room, dining room, and kitchen had everything we needed and more. This home felt like paradise to us.  Our favorite place in this home was the lanai and pool.  It was just so beautiful beyond words. We loved going for a swim at night. The water was perfect. It was so relaxing, and it was an all-around spa-like feel.  We are definitely planning our next visit to Royal Bed and Breakfast. I would rather keep it a secret just for us, but I would rather not, so everyone can share the happiness and relaxation that we felt. What good is deposit if not honored. She was given another room not to her choosing or liking since she had 3 grandchildren to share with. We fought for a discount but this doesn't meet the dissatisfaction & disappointment considering our long history of repeated business with the same management. Our family has elected not to renew our business with this location b/c of this, sorry to say. Many of the rooms have not been updated, most of the mattresses of small beds are not comfortable to sleep. In addition, the WIFI in the individual condos is virtually non-existent on the 2nd floor unless you sit outside & what is the point of that at night!

I have to say that I have had a very different experience here than the other review. I also…read morepurchased an existing park model 5th Wheel in March of 2022. In my case, I did a thorough survey of the entire property and rig. This way, I could understand what I was getting into. The onsite broker was extremely helpful, and had a lot of knowledge of the history of this particular site. I considered the age of the rig, and the desirability of the lot it was on, and it became a no-brainer for me to purchase, and cosmetically renovate to my liking. The staff that manages and maintains the property certainly have their hands full, especially during the winter when the park fills up. I have had nothing but clear, and pleasurable experiences with both departments. I can only assume that the 1 star reviewer was either misled by the previous owner, or did not do any inspection/due diligence on what they were buying. That is no fault of the park. Hurricane Ian wreaked some havoc for sure on all properties in the area, but we came out of it reasonably unscathed. I only live an hour away, so this is more of a fortress of solitude for us, rather than a destination to escape the North for months at a time. I find the property to be exceptionally quiet in noise and cleanliness, and in my opinion, well worth the park fees. I am already where I would take this 5th Wheel in Florida, and I don't have to buy a truck, or move it around!

I have had to get all new appliances because the ones that were in here did not work properly and they were a mess, the person I bought it off of did not do anything she just grabbed her stuff and left a mess. The roof leaks which was not disclosed by any means on my contract and on my contract it also said that they were supposed to install fixtures for washer and dryer which they did not, and I was supposed to start moving my stuff in in October and gave me the runaround about the key which I found out I was already paying the electric during the month of October. Now I got a notice in the mail as well as all of the tenants did that are lot fees are going up $75 this year which I was told before I sign the papers by the office that the increases are usually only around $20. I love Florida but I have been lied to by so many people down here selling things and fixing things that I'm beginning to wonder if it's even worth living down here. It's very sad because there's wonderful people that live here and I have made some of the best friends ever. And don't be fooled if you do go to rent in here during the winter it's so packed you can't use the facilities

It was broke. There was no earning board for the iron. There was no sheets and pillowcases for the extra sofa bed in case needed. No manager to help us change rooms at 6 o'clock in the afternoon. We had to wait till the next day at 10 o'clock to talk to a manager. When we spoke with the manager, they were giving us the correct room but we had to wait till 2 o'clock in the afternoon. So from five until two the next day, we lived in a suitcase and had to wait around. Our new room we had to wear shoes or slippers cut before was dirty the entire time. They show on their website and a sign in front of the tranquility pool that says adults only but children were allowed, and they told us we were wrong and it was not adults. Only even though I could prove that they say otherwise. The manager, with all the issues that we had promised some sort of credit or a free something, they never did anything for us at all. When you call down to the front desk no one ever answers doesn't matter what time of the day or night it is. I specifically picked at this hotel so I could have a balcony with a beach view and the adult pool and a nice room and everything was different from what was guaranteed. The bar by the pool on the seventh floor was never open. The bar by the pool you can't get food before 12:30 at that time at all usually even later. The other bar inside was never open until 6 o'clock at night. You spend enough money you expect things to be halfway decent. Be careful if you get the small bathroom it's smaller than a half bath. The sink is about as big as your hand and you can pretty much go to the bathroom while standing in the shower. When I checked out, no one even asked me how my day was if there was anything I want to talk about or if everything was great. So I decided to tell them everything that went wrong and they just basically stood there and looked at me and nothing else. I was in room 931. My name is Kelly.

I wanted to confirm a day-use reservation for Saturday, March 7, and was told there was no record of me or my confirmation number. Daniel made a new reservation that evening, accommodating me (actually my daughter, her husband and three children) in a room equivalent to the one I had reserved in February. He also made it available to them at 5:00 am Saturday morning at the posted day-use rate. The hotel reservations and phone system of the Grand Beach Hotel get zero stars and failing grades. Daniel, without whom my daughter's family would have been roomless, gets the highest possible accolades and praise. Daniel, I salute and thank you.
