However, after moving in, I found that the water line is missing its metal lid, the HVAC system was missing a pump that caused a flood in my basement and I had to hire a plumber for drainage issues. After spending $2,300 total with "Eagle Inspection", I realized I should have invested in inspection training instead. When I contacted the company about my concerns, I was promised a callback but never received one. I wouldn't recommend this company unless you already have inspection knowledge.

Shane beat the prices of the two other inspectors I requested quotes from and I was even able to get the infrared imaging to check the walls for moisture and whatnot. The inspection itself was super thorough, the inspection report was also very detailed and you can see a sample report on his website of what you will be getting from him. You can even create a list of items using the website the report is on and it is very easy to do, which you can send to the seller to request to be fixed before you agree on the price. We ended up saving a lot of time and money by sending this list over to the seller. Shane really looked into every crevice of the home, and by walking around with him he gave us some very good advice about what will cost a lot to fix and should be done professionally, and what we could probably do ourselves very cheaply. He also gave us some information in general that would be nice to know about your new home, such as pointing out where the electrical panels and water shutoff valves are. We even got a little book at the end about being a home-owner and things you should know when you own a home. We had actually been able to view two inspection reports on the same home from previous buyers that fell through, and Shane's inspection report caught a lot more things than the other two reports. If for some reason we ever need an inspector in the future we know we will call Shane first.

When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. The person could not schedule the inspection unless the call came from the sales agent. Apparently thats the only way "her computer lets her schedule" The inspection itself was not adequate. The inspector Dave seemed to speed through the inspection. We noticed one leak in the ejector pipe but failed to mention that in his report. Attention to detail and quality of service that you would expect from an inspection company is simply not there. This was a complete waste of my money.
